Complaint: Since I submitted my prior complaint ; ref ( complaint number XXXX ). I have XXXX more issues : in order for my lending to process my loan, Carrington Mortgage had to transfer the Appraiser, Carrington Mortgage refused to do this until I paid {$600.00} which according to them was the cost of the appraiser. I mailed in a Cashier check for {$600.00} to Carrington Mortgage. The Appraiser is now transfer to my lender who informs me that they were notified that the appraised has not been paid and payment had to be made before the process could continue. The actual appraiser fee was actually a little over {$400.00} not the {$600.00} I sent to Carrington Mortgage. This is ridicules that a company will falsely charge me money. In addition to this, Carrington Mortgage continued to email me stating that they would beat any offer that was given to my by new lender, this was propose to my several times and I have the emails to prove it. I responded that I was no longer interested and that I was not happy with their services. Now I received a letter in the mail stating that I got a negative report in my credit score because Carrington Mortgage disapproved my credit after the fact. This is outrageous.

Complaint: I got a bad loan from XXXX XXXX in XXXX XXXX. My house was appraised for more then what the house was valued to buy it. I had the loan for under XXXX XXXX up until XX/XX/XXXX/XX/XX/XXXX when Carrington took over. I dont understand what was going on. It stated XXXX doesnt payments because they are out of business and Carringtion will collect payments. I never signed anything and I believe my mortgage was not suppose to be transfered. I had a 2yr arm at the time. In XXXX XXXX my income went down based on my business was not doing good. I stopped paying by XXXX XXXX. I tried to work it out with Carrington but it did not go smooth. So I hired someone to help modify my loan. In return I was referred to a law firm who did my loan mod from XXXX XXXX - about XX/XX/XXXX/XX/XX/XXXX when I believe the mod was done. The bank gave load mod, but all it did was add all arrears on the principal and I was still given a new revised ARM loan mod. The House was never valued then {$210000.00} from when I bought it to present. I was given a {$280000.00} Loan ( XXXX ) on a house that isnt worth that. Now the loan is {$360000.00} ( loan was modded under Carringtons servicing ) and the house still only remains valued at {$210000.00} or less. The house was then put up from short sale between XX/XX/XXXX-XX/XX/XXXX only to find out that, either the bank or realtor was lying about what was going on. The realtor said she was in contact with the bank, Carrington said they only had an office number with a different contact, but there was no contact going on. About XXXX XXXX, I have been trying to get a loan mod done. Everytime time I submitted a mod package myself, Carrington and its services reps finds a way to deny me. It is " always '' one piece of paperwork that is missing and why I get denied. Funny thing is I never received a letter from them saying why I was denied. Ive been recorded several times stating that. I hired a firm I thought who had a lawyer to help me. The kept a log which i have on documents submitted. Again every that company saw that Carrington was trying to deny me without even processing me. It got worse. I had to stop the sheriff sale twice within the last few months. XXXX XXXX I got the sale date pushed back to XXXX XXXX. Then in XXXX XXXX I had to go in front of the judge. A rep from the bank was on speaker phone. I pleaded to the judge Carrington is not giving me suffient time nor answers to make a loan mod. I showed proof I am actively working to save my home. I have always stated I intend to keep my home. So they know that, they arent giving me a chance at all because I feel they dont want me to get a loan mod. I had to file bankruptcy chapter XXXX XXXX XXXX. I saw the trustee on XXXX XXXX only for Carrington to still have an active sale date to sale. Im XXXX man going against a giant. I now have a sale date on XXXX/XXXX/XXXX, I put in my load mod package yesterday. I have to update with my P & L and bank statements. As per there site, " All requests for assistance must contain, at minimum, a completed and signed Request for Mortgage Assistance ( " RMA '' ) form. Failure to supply a completed and signed RMA form may result in delays in the processing of your request. '' I talked to my lawyer today, to save some money, he asked can I pay the money at the court house to get the date pushed back. I told him I cant because I used them alreadly. Im asking for help. This is my only option for right now. I havent received one letter from Carrington to why I was turned down by them or HAMP, which Im curious if HAMP even got the chance to review. Please help me, I dont know what else to do, I just want to save my home with fairness and not under pressure. They keep the date close, so they can find a way say im missing paperwork or tell me with out proof that I was denied and I would have to redo a new loan mod package, in hopes they can sell my home before it can get approved. Please help me

Complaint: I have recently been denied a Short Sale via my lender for the second time and I have many questions about this process as I feel my lender ( Carrington Mortgage ) has not been fully transparent and cooperative on my behalf. On XXXX XXXX, XXXX, I received a letter stating that my Short Sale request was denied and that I should contact XXXX to inquire. I contacted XXXX yesterday evening and the representative I spoke with stated that my request was denied because I did not have a " negative '' on my monthly expenses in relation to my income and that I needed to contact my lender about re-applying again. Although I thought this was a somewhat strange reason for a denial, I contacted Carrington to express my concerns and to find out what other options I had. The first Carrington representative I spoke with stated that based on what she could determine from my account, it appeared that the RMA package was incomplete and that I should resubmit everything AGAIN to Carrington and that it would go directly to Short Sale Dept. and not the waterfall process. I asked her when would this be due as I needed time to resubmit the paperwork again and she placed me on hold to find out. After being on hold for about 10 minutes, someone from the Short Sale Dept. spoke to me and stated that my XXXX credit score was too high and it should be under XXXX to be eligible for a Short Sale. I was totally floored because for the past 5 months, I have been told numerous stories about the status of my SS application. The reason I was denied the first time for a Short Sale was because I was informed 1 ) my XXXX score was too high and my mortgage payments were up to date and that I needed to show hardship in paying the mortgage and that 2 ) I needed to vacate the property and rent elsewhere to show further hardship. My husband is XXXX which is the reason we needed to move from our prior garden style condo which has no elevator on the property and he could no longer continue climbing the stairs due to his deteriorating health condition. When we were denied in XXXX XXXX, we decided to do what we were instructed to do by Carrington and XXXX and vacate our property to rent elsewhere and we stopped mortgage payments. Now, my application has once again been denied after being told by Carrington that everthing was still in the Underwriting Dept. for the past few months. We feel now that we are being FORCED INTO FORECLOSURE as we have no other options since the property has been vacant since XXXX XXXX, XXXX. I have had a real estate agent and an investor who was interested in the property via Short Sale. We are confused as to what to do because of so many conflicting stories by both Carrington and XXXX : XXXX score being too high, no negative for my monthly expenses on my Short Sale application, or something being forgotten on my RMA and to resubmit the entire package again to Carrington to the Short Sale Dept. Can someone please tell me what it is I am supposed to do at this point to AVOID FORECLOSURE? I do not want Home Retention as my husband and I can not return there to live on the property and I can not pay rent in my current place and a mortgage. We are prepared to seek legal counsel to assist us in the event we are being forced into foreclosure because I have done my due diligence for the past year in attempting to appy for the Short Sale process - TWICE and have been provided conflicting guidance from Carrington and XXXX. Please advise as to next steps regarding my account.

Complaint: Carrington Mortgage has advised I had an escrow shortage of {$700.00} which raised my monthly payment from {$810.00} to XXXX, they have advised again within 90 days that my escrow was short by {$700.00} and raised my monthly payment again from {$890.00} to {$910.00} within 90 days. This is absurd. I have never in the entire time I have had my loan had this happen while I was with XXXX XXXX XXXX.

Complaint: My mortgage was transfered from XXXX XXXX XXXX effective XX/XX/2015. I did not recieve notification of my account being transfered until 7 days prior to my due date. That is against CFPB guidelines. I made my XX/XX/XXXX and XX/XX/XXXX payment online. For whatever reason something happened on there system and the payments did not come out. I have asked to speak to a manager every month since XX/XX/XXXX, I have yet to speak to anyone in management, nor has one called me back. Nobody has tried to assist me, nor have they provided me with my request of the written notes on my account. Every represenative that I have spoken with is rude, they talk over me and always refuse to allow me to speak to managment. I have yet to speak to anyone in managment nor has anyone called me back. I want all my calls to be listened to and I want this to be rectified or I will be seeking Attorney representation.

Complaint: On XXXX XXXX, XXXX CMS reported that there was a 30-day late payment to the credit bureaus when that information was incorrect as a payment of {$1000.00} was deducted from my account and paid to CMS. On XXXX XXXX CMS reported that I was 30 days late when payment was received in the amount of {$1000.00} on XXXX XXXX XXXX and was not applied to the loan and was placed in an unapplied funds account pending the balance of {$130.00} per the recent escrow analysis conducted prior to XXXX XXXX without my knowledge. The paid amount was not reported to the credit bureaus instead CMS reported that the account was 30 days past due when again that was not correct as payment was sent and received per the memorandum provided dated XXXX XXXX XXXX. The notification letter informing me of the escrow increase was sent on XXXX XXXX, XXXX, which is after the erroneous information was reported to the credit bureaus, which I was made aware of by the negative information being applied to my credit report. CMS states that they try to avoid financial hardship on the customer, however not one phone call was made notifying me of the change in the amount of my mortgage payment. CMS states that they are required to report accurate information to the credit bureaus however based on the information provided via memorandum dated XXXX XXXX XXXX, CMS has failed to do so on all three occasions. CMS has continued to cause financial hardship by again reporting in XXXX XXXX that I was 30 days late when CMS was in receipt of {$1100.00} and held the amount in unapplied funds and appropriated {$900.00} to be paid for XXXX XXXX. On XXXX XXXX, XXXX XXXX received payment of {$1100.00} and an additional payment of {$260.00} on XXXX XXXX XXXX bring the account current per CMS, after receiving notification via mail on XXXX XXXX that the account was delinquent according to CMS. For the months of XXXX XXXX, XXXX and XXXX XXXX, CMS has received payment and made no attempt to contact me via phone and the attempts alleged by mail was received after the negative information was reported to the credit bureaus. As a Service member CMS customer service agents have been rude and uncaring of the hardship a XXXX faces and has made no attempts to support, instead I have to resort the XXXX to get some assistance. As stated before CMS has reported erroneous information to the credit bureaus per the memorandum provided and has made it clear that they will not correct the information or provide some relief in the form of contacting the credit bureaus and reporting that they were in receipt of all month 's mentioned above payments. CMS has not taken into account that since buying this loan from XXXX XXXX XXXX and for the last 8 years I have never missed a payment or have I been late into account when reporting. CMS has caused undue stress for my household and has no remorse for their actions. CMS has not reported payment to the credit bureaus since purchasing the loan XX/XX/XXXX and only started reporting my account XX/XX/XXXX which is in breach of the federal law that provides for timely and accurate reporting in regard to the current loan status, payment history and loan information. Per the Consumer Financial Protection Bureau guidelines which required suppression of information being reported 60 days after written request that was alleged to be sent on XXXX XXXX XXXX which I was not in receipt of per the information stated above. CMS did not properly notify me of the increase as a phone call was not made and I received the escrow analysis after requesting the information on XXXX XXXX, XXXX after the negative information was reported.

Complaint: On XXXX/XXXX/XXXX, I faxed Carrington Mortgage a request to have XXXX ( 30 ) day lates removed from my bureau reports. The payments were not thirty days late. The XXXX payment was phoned in on XXXX XXXX, XXXX and the XXXX payment was phoned in on XXXX XXXX, XXXX. My payments have always been made at the end of the month since inception with XXXX Bank in XXXX. I explained that my credit score was XXXX on XXXX XXXX, XXXX and it dropped to XXXX by XXXX XXXX, XXXX due to Carrington 's reporting. The XXXX payment did not report until XXXX. I called Carrington several times and told them I am a XXXX patient and the drop in my credit score has created undue hardship for me. I am not able to refinance my home to bring the payments down or secure transportation to my doctor appointments XXXX miles away. The Carrington supervisor encouraged me to wait for a response from Carrington before contacting the bureaus, because it would slow the process. Thirty-four days later, on XXXX XXXX, XXXX, Carrington finally told me via the phone they refused to remove the thirty days late, because the payments were not immediately applied. I still have nothing in writing. During this time I made the transition from a teacher with 15 years of service XXXX XXXX payroll to Social Security and long term XXXX income, but I always made payments prior to thirty days late. This organization is ruthless. I believe they destroy people 's good credit to attempt foreclosure on them. There lack of courteousness and unwillingness to provide customers with experienced contact resources in applicable departments is testimony to that. Carrington Mortgage does not care! These people are in the business of debt collection and real property acquisition.

Complaint: I got behind on mortage payments. and I sent all information that the mortage company requested and received a repayment plan that I could not afford because they used my fathers income and he does not help or live at this residence. I was told by them Carrington to do a Quit Claim Deed I did so I could submit paper work only for me and I sent them a copy they have on file because I called them to check if received.So now I have received XXXX calls and XXXX letters telling me I have to send in information for my dad even though I did the quit claim deed. I have given these people everything they have asked for.I have a XXXX counselor who has faxed everthing to them. I am not trying to loose my house.Now I was told to fax in a request for a loan assumption package I do n't understand it 's like they do n't care if you have done everything they asked and in time.

Complaint: Our firm, XXXX XXXX, was hired by the Borrowers to investigate possible errors committed by their mortgage servicers, previously XXXX and now Carrington Mortgage Services. The Borrowers were approved for a loan modification XX/XX/XXXX that brought their payments down to {$1300.00}. The modification agreement stated all past due amounts including taxes, insurance, and any other fees past due, would be added to the unpaid principal balance. Less than 3 months later, the Borrowers were sent a notice informing them their monthly payment was increasing to {$1600.00} effective XX/XX/XXXX due to an escrow shortage. If the past due taxes and insurance were capitalized into the new principal balance amount as the modification agreement stated, there should not have been an escrow shortage and there should not have been that significant of an increase in their monthly payment. After receiving the notice of payment increase, the Borrowers contacted XXXX several times over a short period of time to determine the precise amount of their escrow deficiency so that they could pay the amount and lower their payment back to what it was supposed to be according to the modification agreement. Each time they spoke to someone at XXXX they were given a different figure amount that needed to be paid with no explanation as to why the amount was fluctuating. Due to their ongoing frustration, they hired our firm to investigate what they actually owed and why their payment had increased shortly after they modified their loan. We hired a forensic accountant to analyze the modification and the loan 's transaction history. In said analysis, it was determined XXXX never capitalized any amounts other than past due interest into the post modification principal balance, which was the cause of the large escrow deficiency and improper payment increase. Moreover, the transaction history showed XXXX did attempt to correct its error by posting a payment to the account that was then credited to the corporate advance and escrow balances in an attempt to bring the payment back to what it should have been. However, XXXX failed to perform an updated escrow analysis after posting said credit/ payment and the account was still inaccurately showing the increased payment amount as due every month. Throughout this process, the client continued to make the modified payment amount each month, which was being placed into suspense each month and led to XXXX charging excessive late fees monthly. Additionally, XXXX finally performed another Escrow Analysis that found the Borrower 's escrow account actually contained a surplus however, they refused to disburse the funds due to the delinquency of the account, which was caused by their failure to properly process the modification and conduct an updated escrow analysis in the first place. The most recent escrow analysis conducted by XXXX was dated XX/XX/XXXX and states the monthly mortgage payment for the last year was {$1300.00} however ; XXXX was claiming the Borrowers owed {$1600.00} on the monthly mortgage statements. Then, conveniently the loan was transferred to a new servicer, Carrington Mortgage Services, who is now attempting to claim the Borrowers owe several months of back payments for the inaccurate amount of {$1600.00}. When the issue was presented to Carrinton, they claimed there was nothing that could be done because it was the past servicer 's records. And when XXXX was notified of its errors, it claimed there was nothing that could be done since the servicing rights have been transferred to Carrington.

After many years I finally received an FHA Modification in XX/XX/XXXX. The payment was still high. I was advised that I could appeal which I did, and then after I requested the appeal I was advised that I had to reapply, this was in XX/XX/XXXX. I thought that perhaps I would be able to make a payment, but it truly was going to be a hardship, so I began submitting documents as of XXXX XXXX, XXXX. I sent all of the documents as per the checklist, RMA, TAX returns XXXX and XXXX, XXXX, paystubs, bank statements, Interspousal Transfer, etc. Then when my representative called she was advised that we needed to fill out a new XXXX and check off a little box near my signature. Now today, XXXX from Carrington Mortgage advised that they had received all of my documents but that I needed the documents from XXXX, my ex-wife, when all along I advised that we were separated. Now I am told that I also need an assumption letter ; that I need to fill out a form to have XXXX sign as well to a research center for the bank, and that I would receive the documents so that I could assume the loan. My representative asked the Carrington representative why we were not advised back in XX/XX/XXXX if this new item was added to the list of documents. ( Please see the checklist attached-no where in the list does this requirement appear ). She apologized and continued by adding that FHA can only postpone a trustee sale if documents are completed within 37 days. I now have a Trustee Sale on XXXX XXXX. I waited over 5 years for a modification only to lose my home as a result of faulty information I am receiving. I was not given accurate information by the Carrington representatives. I am told that I can stop the sale by XXXX of XXXX actions : File Bankruptcy, Pay the arrears plus attorneys fees, or be in a disaster area. It seems that the representatives time after time, gave us piece mail information. I am at the risk of losing my home because I was not given the proper information. It seems the banks are doing this to have the homeowners give up. I need the assistance of the CFPB to assist. I feel the representatives at the bank were negligent in advising what really were the proper documents. I am not even given the opportunity of time to have the review nor sell he property via HAFA short sale. Please help me and my family not lose our home via foreclosure.

Complaint: I am writing because my property has been denied a short sale. I have been dealing with this issue for several years. My loan originally belonged to XXXX XXXX XXXX, who I started loan modification processes with back in XXXX. I was current on my mortgage payments and was told that I would only qualify for a modification if my payments were at least 45-60 days behind. I was instructed by XXXX XXXX XXXX to stop making payments on my home or my modification request would be denied. There were several attempts for the modification until XXXX, when the mortgage was sold to Carrington Mortgage Services. I was never informed of the sale of my loan until the summer of XXXX when I found a manila door hanger on my front door, asking the homeowner to call a customer service. It was then that I started short sale discussion with Carrington Mortgage. In XXXX XXXX, I was told to fill out and send back a " Request for Mortgage Assistance '', along with supporting documentation. This was sent to XXXX XXXX, who I was told would be the relationship manager and single point of contact for a short sale. In XXXX XXXX, I spoke with several Carrington employees, in either the home retention dept., modification dept. or the " overflow '' dept. and was finally told by XXXX XXXX that my paperwork was in modification and not short sale status. I was then told that our loan had to be reviewed for modification only since it was a FHA loan. If a modification were denied, then we would be able to apply for a short sale and start the process over again. XXXX XXXX was going to send the file to XXXX XXXX, another account representative in loan modification, and she would contact me. XXXX XXXX asked for more documentation and sent the file to " Property Preservation ''. After receiving and filling out several packages more assistance packages between then and XXXX, we received notification from Carrington that our package did not " satisfy requirements to proceed '' and we had 90 days to provide even more documentation ; which was sent in XXXX XXXX. After getting even more run around about loan modification and a short sale, I decided to hire XXXX in XXXX to help resolve this and short sale my home. Since with XXXX and listing the property, we have had XXXX different contracts on the property. As of now, there is a cash offer for the property, which is {$10000.00} above the asking price. After the denial of the second contract, Carrington dictated to XXXX what the list price of the house should be. According to Carrington Mortgage Service, a XXXX was completed and the home was valued and to be listed at {$180000.00}. There is an active buyer that is offering {$190000.00} CASH for this property. This offer was denied by Carrington Mortgage and I was told that it was going into foreclosure. XXXX XXXX, with XXXX XXXX XXXX, has been in contact with HUD and Carrington Mortgage about the sale of this property. HUD is stating that Carrington Mortgage Services waited too long to do anything with this property and will not back the loss of this loan. Carrington Mortgage is stating that too much time has passed on the loan, which it should have been liquidated years ago and they will not approve a short sale.

Complaint: Good Evening, I am reaching out to you this evening to file a complaint against Carrington Mortgage XXXX # XXXX. The reason for my complaint is due to clear TRID violations, on top of what I deemed as threats to either close my loan, or not be provided the credits owed to me through my rate lock agreement and good faith cures. I am currently going through a streamline refinance with them since they currently service my loan. The main issue I have is that throughout the process they never disclosed any title fees associated with the loan. They did provide me with a SSPL, but not once did the loan estimates that I received have those fees. Once they disclosed the closing disclosure to me there was over {$1000.00} worth of title fees disclosed. I pushed back asking what valid change they had all of sudden to charge those and without that this was a violation of the regulation. After some back and forth, they agreed it was an issue stating 'system ' problems and worked to provide me an update disclosure. When I received that updated disclosure I noticed that they cure they provided me was not accurate. The cure was almost {$300.00} less than what it should have been per the regulation. I again pushed back stating this was an issue. At one point I was even asked what I thought the cure should be. I was finally provided an updated closing disclosure, but it was followed up with a we need to close 'or else ' scenario. I informed them that less than 24 hours to review the documents was not enough time. The response I received was if we ca n't close this month we can not provide you with the credit for the rate or the lender cure for the fee violation. My rate is locked through XXXX/XXXX/16. To help provide a little background, I am compliance manager at a local mortgage company. I am working to get this resolved, but my concern is how this company is treating other customers. I am lucky enough to know what is right and wrong, but there are others out there that do not. I have copies of all my disclosures as well as email communications with the lender that document these issues. I would be more than happy to provide them if someone were to contact me.

Complaint: Our mortgage was sold to Carrington MS , Inc about 6 months ago and they have made it nearly impossible to pay more than our minimum payment. We always try to pay extra to pay down our premium and previous mortgage servicing companies have made it easy to do so. Carrington, however, wants to collect as much interest as possible and refuses to work with us to make paying our loan off early a reality. It is frustrating that mortgage companies can sell our loan whenever they want, but our only recourse to rid ourselves of a selfish company is to refinance.

Complaint: I submitted a loan application to Carrington Mortgage Services LLC XX/XX/XXXX. The loan officer was XXXX XXXX. Originally, he was very helpful even though I have fair credit score, and began the loan process stating that he had a XXXX % loan approval rating. After about a month of me asking him questions, because I have never had a loan before and do n't know how things work, he stopped answering my emails. Prior to this time, he had asked questions about XXXX my partners XXXX and XXXX. Finally, XX/XX/XXXX, he called my partner and stated that he did not like the " tone '' of our emails to him and stated that he was our only hope for a loan and that he was considering not helping us. This came from out of the blue. Following this phone call, he has not taken any of our repeated telephone calls or answered the numerous emails which we sent to him. We asked him specifically if he had a problem with the fact that We are a XXXX couple or the XXXX that my partner suffers, XXXX XXXX declined to answer. It is now XX/XX/XXXX and we have heard nothing from Carrington Mortgage or XXXX XXXX in regards to our loan application. It is our belief that XXXX XXXX has stopped working on getting us a loan because of our sexuality and my partners XXXX.
