Complaint: Three weeks ago, I received a letter from my ( former ) mortgage lender, XXXX XXXX XXXX, that my mortgage had been purchased by Carrington Mortgage Services, to be effective XX/XX/XXXX. Every day between XX/XX/XXXX and XX/XX/XXXX, I went to the CMS website to learn what my new account number would be, so that my mortgage payment, due on the XXXX, would not be missed, and to set up automated payments. According to their site, they were " unable to locate your account at this time, '' which was understandable. So, on the XXXX, I called their Loan Servicing number. Here is where the nature of my complaint and issues began.
After entering the last four of my social security number, I connected with an agent. She then had me verify my social security number several times. Even though I entered the information and verified it, the agent stated that she has my loan information up on the screen and called be by another person 's name. It wasn't until after I told her she had the wrong information, after verifying both my name and social security number once again, did she say she doesn't have any information on me. I explained to her the mortgage purchase, to which she replied not to worry as I have a 60 day grace period, penalty free.
I then began to conduct some research on CMS, going through numerous reviews and consumer complaint pages. Not liking what I was seeing, I went back to the CMS website and saw that they wanted complaints to be physically mailed ; working in XX/XX/XXXX, I believed that that would prove futile as there would be no record of my wanting information : having a digital copy makes good business sense, especially in verifying verbal information. Scrolling down, I did find an email address for " Customer Advocacy ''. I sent an email to verify the grace period, to try to get my account number, and to question how someone else 's information could come up and be presented after having verified my information.
The response I got was for me to provide my CMS loan number or my property address. Nothing further was touched upon.
I emailed the agent who had replied, giving him my address ; the response that follwed was for me to go to the CMS website, log in, and get my account number. This not only proved useless as the site still states " we are unable to locate '', but it also didn't address anything I had asked about or was in need of written verification.
With that, I emailed the same agent again, repeating my initial email. The agent replied, asking for my phone number. Between my next response and this email, I called Loan Servicing once again. As before, I entered my social, verified it with the agent once I connected, and before he was able to speak I asked him to verify the name on the account ( I explained to him why ). Once again, it was that other person 's account ... same one as before. This time, the agent offered to change the person 's name to match mine! After I questioned the agent as to why he would do that, he then told me that my grace period was only until the end of the month ( XX/XX/XXXX ).
As the new grace period was a far cry from what I was originally told, and with this agent offering to change the account holder 's information, I emailed my reply to the Advocacy agent once again. Besides asking about the last phone call, I explained in the email that I am writing and working with this from work, that I would not be able to speak at length on the phone as I was at work, and that email was my preferred method as it maintained a digital record of the correspondence. I finished by adding that it shouldn't be this hard to get written confirmation about the grace period.
That was yesterday. This afternoon I received a response stating " I am unable to continue to try to assist you over email per our company policy ''. However, it should be noted that I am welcome to mail my payment.
So then, after repeated contact with the company in trying to get written confirmation or verification on the grace period, after trying to get written answers as to how after giving my information another person 's account comes up, I felt that this is the next logical course. Please keep in mind that I am seeking written confirmation so that I have something documented in the chance that something should go wrong with my account, and that I only sought this method after having read dozens of customer reviews on the company.

Complaint: XXXX XXXX XXXX sold my mortgage to Carrington Mortgage Service. When I was ready to pay my monthly payment, Carrington sated that my loan was " not yet in the system '' and I would receive " a welcome packet ''. I never received a welcome packet and my first correspondence with Carrington was a delinquency notice for the two months in which they were unable to accept a payment, plus a third. I made payments but got behind when I was in the hospital and lost work, the house froze and then flooded when thawed in this bitter Maine winter. I received a Notice to Cure but Carrington won't apply funds they have and won't accept any payments. Clearly, from the beginning, Carrington intended to take my house and the equity I built up over the past fifteen years. When the loan was sold, there were no late or missed payments to XXXX XXXX XXXX. Carrington engaged in unfair business practices intended to set up the homeowner, me, to fail. The house is on the market for sale and Carrington will be paid in full, but I do not want it to go to foreclosure and lose all my equity.I 'm selling because I will be moving for work, but I don't want anyone to have to deal with Carrington Mortgage. I want to get caught up but they will not accept a partial payment or a principal payment and interest separately, or apply payments already submitted. this is unfair, cruel, and does not let people get caught up ; and, they set it up that way.

Complaint: XXXX XXXX XXXX XXXX XXXX XXXX XXXX, NC XXXX XXXX XXXX XX/XX/2018 Carrington Mortgage Services : Escalations Team XXXX XXXX XXXX XXXX, IN XXXX Loan Number : XXXX Last 6 of SSN : XXXX Escalations Team, XXXX : I am needing a letter from Carrington stating that I am currently up to date on my mortgage loan and without any outstanding balances ; or late payments. The late payment reported to the credit bureau should have never been reported due to Carrington making a mistake on an escrow analysis. I need this so that my lender can re-score my credit score and allow me to purchase a home. I was told by Carrington that I would receive an email stating this and now I am being told that I wont ; that I must continue to jump through hoops to fix a matter that wasnt my doing. I will take drastic measures to fix this as soon as possible. I am currently living a friends house with a family of XXXX and currently XXXX XXXX in the United States XXXX XXXX ; I don't have the time to weight around for 30-60 days in order to resolve this.
Today I find myself in a terrible bind. Back in XXXX, I received a notice about our monthly payments increasing ; Carrington mentioned over the phone that it was due to having two separate insurances. My initial monthly payment was approximately {$620.00} and after your company conducting an escrow analysis it jumped to $ XXXXall values given throughout this letter are approximations, because we don't remember exact amountswhich is a ridiculous amount to pay compared to the homes value. I had set up an automatic payment program through your website to escape the stress of having to do it manually every month. Unfortunately when the money was going to be pulled from the account, there was not enough funds for the payment being request from Carrington ; again due to our monthly payment going up from a mistake caused by you, not I. When I contacted Carrignton, I was told that the monthly payment went up because of our insurance. After going back and forth with multiple Carrington representativeof whom were very disrespectful and incompetenceI found out that this was all caused by your company thinking I had two insurances. I then had to jump through hoops to try and fix an issue your company caused and continuously failed to correct on their own. I contacted my insurance provider on multiple occasions and had her contact Carrington to try and explain to you that I should not be paying this much ; that all you had to so was run another escrow analysis and figure out I only had one insurance. Well as you all ready know, this takes time and while this was occurring I kept paying extra. Back in XX/XX/XXXX your company placed a payment on escrow hold because it wasnt the total amount ; this is absurd and why I am in the this issue today. Once I called I payed all due payments and fees I needed to pay to make my account current. While this was going on I was told by Carrignton that this issue, once resolved, would be easily rectified by them sending me an email stating the mistake and I would also receive some sort of reimbursement by a mailed check or lowering one moths payment for all the extra money Ive payed from your mistake. To date I have not receive a single amount of compensation nor the email needed for me to fix this issue and get it off my credit report. The results of Carringtons mistake has now left mea XXXX XXXX XXXX, with a family of XXXX without a home to live inin a friends house and unable to be approved of a VA loan in order to purchase a home. Today I contacted Carrington once again because my lender asked me to contact you to try and get this email stating your fault emailed to me so that she may re-score my score and qualify for a loan. All I have gotten from your company is disrespectful representatives who have been all but productive and positive about my concern. A repressive by the name of XXXX replied after being asked to transfer me to a superior or supervisor said Ugh nah, nope. This is complete unacceptable and a lack of responsibility on your part as a company who prides themselves for customer care. I have read multiple reviews online about issues like mine and all are just disgusting. I don't know how your company is able to run in this type of environment. Finally, I was able to reached a representative who told my lender over the phone that you guys were at fault and that I have never missed a payment, that it was your fault but my lender needs it in an email with your letter headed stating it from your party. I will contact Consumer Financial Protection Bureau ( CFPB ) and will file a complaint for this matter. Even though your company was responsible for this inappropriate and stressful situation for me then ; when I had to then pay extra money, jump through hoops to get your problem fixed for me. Now I must do the same because you caused this issue, you told me you would send me an email stating I have been up to date on my loan and never caused a late payment on my part. I am an XXXX XXXX XXXX, 11 years in the XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX and now I have a family of XXXX XXXX in someone elses house because I received orders to move to another station and now can not purchase a home because of your incompetence for lack of a curse word. Please fix this now!

Due to these deceptive practices I am now accessed additional late fees, in jeopardy of accelerated foreclosure proceeding which incur attorney fees and fees to examine property, detrimental erroneous credit reporting delinquency, and possible further court appearance by ex-husband to request the property be sold since it shows late payments.

Complaint: Carrington bought my mortgage from XXXX in the middle of XXXX taking my trial payments to modify my loan. Carrington claimed they didnt receive any paperwork they needed and had a nasty bill collector call and harass that the house was being taken and when would we be out of the house. My daughter called the bank and made a balloon payment to bring it up to date and we are late again. Same man started calling and even called me at XXXX. I am having my daughter cal Carrington directly but I no longer want their debt collectors calling me, only carrington directly. They also had someone come out to do residency verification, the previous people employed by XXXX were more professional, the gentleman in question stepped onto my property without permission, engaged in a verbal dispute with my son-in-law stating that the bank owns the property and he did not have to talk to us.

Complaint: I have been making monthly payments on my mortgage of XXXX since XX/XX/XXXX. Carrington Mortgage took over my loan in XX/XX/XXXX. I advised them in writing that I would be sending payments by automatic deductions from my XXXX account. I sent a combined payment thru XXXX for a total of {$1100.00} on XX/XX/XXXX and XX/XX/XXXX ( I entered the wrong amount for XX/XX/XXXX payment and send a letter stating why the second payment ). Payment thru XXXX of {$1100.00} was sent on XX/XX/XXXX ; the XXXX XXXX payment was made on XXXX due to pay schedule. However the XXXX payment on XXXX was sent back to my XXXX account on XX/XX/XXXX. In the meantime I received a monthly mortgage statement from Carrington that {$7100.00} was due on XXXX. According to the delinquency record on back page of that ; only one payment on XX/XX/XXXX was received. Then I got an intent for foreclosure letter dated XXXX stating I needed {$23000.00} to cure the default. This makes no sense since I am trying to make payments. The next payment from my XXXX account to Carrington is today, XX/XX/XXXX. All the XXXX transitions are documented. It appears to me the Carrington is deliberately trying to take my home. I am concerned about this. I did not know where else to turn.

Complaint: Mortgage company : Carrington Mortgage Service, llc Loan no : XXXX on XX/XX/XXXX requested a payoff statement. On XX/XX/XXXX paid the total amount to pay loan in full requested in the statement ( {$97000.00} ) via wire transfer ( documentation is available if needed. ) While waiting for the releasefof the lien, another monthly statement was received. immediately called CMS. they had no knowledge of the loan being paid off. Asked them to provide a fax number so I can send them all the document proving the payoff. Faxed 13 pages of documents and a personal written request for the release of the mortgage to all 3 fax numbers that they had provided us.
on XX/XX/XXXX we received an escrow refund check for {$2200.00} From CMS, which usually means that the loan was cancelled, but still it was not release.
Meanwhile since the monthly payment was not made it became delinquent and late charge notices started to come in. They also reported the delinquency to the credit bureau and ruined my perfect credit score.
Called CMS, four more times. Each time they provided us ( myself and my authorized user ) with different fax, phone and mailing address to send them our documentations. They also escalated the " problems '' to their " managers '' and we were going to hear something from them by Monday XX/XX/XXXX. Nothing happened.
Instead they invoked foreclosure based on " terms of " my " mortgage contract. '' I have done everything in my power to stop foreclosure and release the mortgage ; faxing documents, contacting CMS on numerous occasions, sending certified mails to all branches of CMS, including their California, Arizona and customer service offices, notifying HUD, by certified mail, of the problem ... but have not been able to cancel the loan.
Since per Georgia 's law lenders are required to cancel a security deed within 60 days of full payment, how can I hold them reliable for failing to cancel the deed and is there anything that your bureau can help me with?

Complaint: I fell behind on my mortgage. I hired an attorney to help me apply for a loan modification. My attorney faxed in my application and a third party authorization to Carrington Mortgage on XX/XX/XXXX. My attorney has been calling Carrington since then and they claim they still do not have the third party authorization uploaded into their system. They confirmed they had the application but they are purposely evading allowing my attorney to speak with them and thereby evading review of my application. As of today XX/XX/XXXX they still have not recognized my attorney 's third party authorization. They then tried to call me today on my cell phone asking for me to speak with them. I told them my attorney faxed you an authorization over a month ago and Carrington has purposely avoided recognizing that authorization. They tried to tell me they are missing paperwork and I told them I have an attorney and my attorney is the one who is handling all of this for me. Carrington is obviously trying to block my attorney from being able to help me. They evade review. Avoid conversations with my attorney by falsely stating they ca n't see the attorney 's authorization, however they can see my financials and application which was sent the same day with my application. My attorney says this is against RESPA Regulation X. Carrington is not allowed to evade review and they are now over the 30 day limit allowed to completely review my file.

Complaint: In XX/XX/XXXX, XXXX XXXX XXXX sold my mortgage to Carrington. I was unaware this had happened until the end of XXXX and did not receive contact information from the new loan servicer, Carrington until the end of XX/XX/XXXX. They would not let me pay via online, by phone via automated pay, or set up a draft. I mailed in payments via check for XX/XX/XXXX and XX/XX/XXXX, which cleared. The payment I mailed in for XX/XX/XXXX never cleared and yesterday they returned my XX/XX/XXXX check for payment with a generic letter refusing to accept it until I pay the full amount required but did not state in the letter what the amount is. My monthly mortgage payment is {$1300.00}. For XX/XX/XXXX and XX/XX/XXXX, I paid {$1400.00} each month. For XX/XX/XXXX, I tried to pay {$1400.00}. I have tried to contact them via " online chat, '' via email and also via telephone. I tried to pay by phone and the automated system and they will not allow me to, nor does my online account allow me to pay online. I also attempted to set up auto-pay from my checking account and it will not go through.

Complaint: XX/XX/XXXX, our Loan servicing was transferred from XXXX to Carrington Mortgage Services , LLC . We never received any communications or information from Carrington. The only information we received was a notice of servicing transfer from XXXX. XX/XX/XXXX, we finally get a letter asking for updated contact information. I mailed updated contact information back to Carrington. XX/XX/XXXX, an unknown person showed up at our residence with a piece of paper with a phone number that stated contact as soon as possible. My husband called the number XXXX on XX/XX/XXXX. It was Carrington and the conversation was about what were our intention to do with the property. He asked why have n't we received a monthly statement and was told they do n't automatically send them, we have to request one. When I mailed XX/XX/XXXX payment, I requested a statement and have yet to receive one. XX/XX/XXXX, we received a blue envelope from Carrington with our check for XX/XX/XXXX 's payment and a letter demanding a quick collect or XXXX XXXX payment. XX/XX/XXXX, my husband called Carrington about why we received the letter and why they returned check for XX/XX/XXXX. He informed them that all payments were made on time and up to date. Carrington had cashed all our checks. They stated their records showed no payments were made.
I pulled cleared checks from our and faxed to them. Carrington stated they will look into it and get back with us but process could take 30 days. XX/XX/XXXX, we received a letter of intent to foreclose and another one XX/XX/XXXX. This has been very frustrating to have to deal with a Company that is supposed to have our best interest first. They have been cashing payments and not professionally handling them. Then to threaten foreclosure when they are mishandling funds. We have to jump through hoops to prove to them that we 've paid them. It 's sad. I had a credit card cancelled due to incorrect information being reported to the credit bureau due to their mistakes.

Complaint: CMS purchased my loan from XXXX in XX/XX/XXXX.
CMS did not give correctly tabulate my escrow account.
They raised my mortgage payment by $ 65.00+ in XX/XX/XXXX I called them and tried to advise them of their error.
They insisted there was no error and refused to make a correction.
In XX/XX/XXXX they completed an escrow analysis, and again, they did n't tabulate my escrow account correctly.
I should have an $ 1,075.00+ surplus.
CMS incorrectly calculated my surplus to be {$10.00}.
I reviewed their analysis and noted they paid my USDA annual fee amounting {$1200.00} twice by mistake.
I asked them why and they said its because it was never paid in XX/XX/XXXX.
I obtained my last escrow statement from XXXX which clearly shows they paid {$1200.00} in XX/XX/XXXX.
CMS refuses to acknowledge their mistake and refuses to refund my money.
I have included objective supporting documentation to corroborate my contentions.

Complaint: XX/XX/XXXX, XXXX XXXX XXXX received {$25000.00} on my behalf from Hardest Hit Fund mortgage Reinstatement program. At the time I owed {$42000.00} XXXX XXXX XXXX had previously denied my modification applications on my loan due to a outstanding issue which was an appraisal submitted to XXXX in XX/XX/XXXX from XXXX XXXX XXXX. ( an XXXX company owned by me in the past ) I submitted an explanation or rebuttal explaining that I did not submit a report to XXXX and I had experienced a situation with theft of signatures that had been reported to the XXXX .They denied my explanation and refused my RMA. At that time I applied to the hardest hit fund, and as I said was approved for {$25000.00} reinstatement loan, which XX/XX/XXXX XXXX XXXX excepted. At that point I still has a past due balance. I called XXXX and was told to make my monthly mortgage payments of {$680.00} I paid XX/XX/XXXX, XX/XX/XXXX and when I went to pay XX/XX/XXXX the would not accept my payment and said I was back in foreclosure. They did not send me and intent to foreclose. In XX/XX/XXXX they did send a Modification package, but since they did not accept modifications from me I submitted a package through consumer debt councilors. XXXX XXXX did personally speak to the bank who was aware that I was looking to modify my loan to help pay the past due amount.My XX/XX/XXXX statement said my payment was late and I had a past due balance of XXXX On XX/XX/XXXX I received a notice that they were transferring the service on my loan to Carrington Mtg services, LLC as of XX/XX/XXXX. On XX/XX/XXXX I received a statement that XXXX was the total amount due and stated my loan was in foreclosure.I feel that they wrongly excepted the reinstatement from the government without providing me an agreement to pay past due amount, and feel they did not follow the correct procedure to return my loan so quickly to foreclosure. I am now having an issue with Carrington Mortgage they have a fraud item flag on my account due to a pay stub submitted in XX/XX/XXXX on my behalf that had the same year to date as the prior stub.This was received from a third party at my former place of employment and my only explanation could be they had ripped up my documents and than tried to put them back together. I have no proof, no longer work there and the company has had a completed employee turn over so no proof exists and they will not accept a modification package or repayment plan from me. I did hire an attorney from XXXX, XXXX XXXX, reputable Real Estate attorneys near me, but as luck would have it my attorney XXXX XXXX has quit his law practice in search of another career and I am stuck on my own. Please help me to find out if my rights have been ignored by XXXX and if I have any recourse. I just want to keep my home and pay my past due and current mortgage My loan is owned by XXXX XXXX XXXX XXXX XXXX as Trustee for the holders of XXXX XXXX XXXX.
