Complaint: Wells Fargo Mortgage is punishing us for reporting them to HUD for not following FHA guidelines. We were XXXX out of our home, a XXXX, and did not make our full payments for 9 months while the house was repaired. HUD / FHA guidelines state that mortgage companies should not report for 12 months after a XXXX when the borrower is paying as agreed. We had an FHA mortgage with Wells Fargo. We learned too late that FHA and HUD protects XXXX victims. Our congressman intervened and HUD told Wells to follow guidelines, but we had entered into a contract to sell the home. If they had done the job correctly and offered the options up front, which would have allowed us to keep our home, they would not be able to report the late payments. HUD can not help because we sold the home to avoid foreclosure ( we did not refinance under disaster guidelines because we did n't know of them ). Wells Fargo Mortgage refuses to stop reporting despite knowing they did not initially follow HUD / FHA guidelines. It is obviously punitive for the complaint to HUD. We lost tens of thousands of dollars of property in the flood and were left homeless for a period of time. We had nothing except the clothes we were wearing when we were evacuated. From forks to pillows to underwear, etc, we 've had to replace everything and it 's been hell. Well Fargo Mortgage does not care. It is actually XXXX specific individuals in the mortgage servicing area that continue to not follow FHA guidelines. They must have the account noted ; no matter what method we use to voice a complaint, all contact associated with our mortgage ends up with XXXX of them. We at first thought that the reason they continued to justify the negative reporting was because we complained to HUD, but after speaking with each on the phone it is obvious from their statements that it is because we 're a XXXX couple. HUD guidelines specifically state that there should not be any reporting for a twelve month period after a national disaster, but these XXXX individuals continue to come up with any reason they can because they are XXXX. I question whether the culture at Wells Fargo Mortgage in general is XXXX or just this department, but I seriously recommend any XXXX couple think twice before doing business with Wells Fargo Mortgage.

Complaint: Update ReportXX/XX/XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXXDear CFPB and Mr. President ObamaI have sent a complaint to server officials and received the same response from ASC every time. My mortgage Company ( ASC ) has sent the same papers repeatedly to you. The questions that were asked were never answered.
1.Was I a victim of Predatory Lending?
2.Was and am I being treated fairly?
Those questions were avoided, with a hold lot of papers, on this is how the loan was given to ASC. Does anyone check into these situations to find out the truth or do we just bury it in more paper. I was referring to the XXXX loan. Not the collection agency/ mortgage company ( ASC ). I was expecting an answer. I do not have anymore money for a lawyer. They messed me up in papers too. My sister is on SSI. Since I made the complaint in XX/XX/XXXX. I have been sending papers to ASC to get this modification. Papers to prove my income, my sisters and my nephew income. The last paper ASC requested was a letter explaining what the abbreviation ( Allot ) on a pay stub meant, It 's allotment. I was promise a lower payment, not a lower interest on the same money. They would n't even refinance. That is why I need to know after 8 years of payments, if this loan was a loan that they anticipated to fail, and with all our saving with it.
On XX/XX/XXXX, I was told that the modification was denied due to the fact that our loan only accepts XXXX modification pure loan. I asked why did they put me through 8 months of paper work to say that. Requesting all that paper work for what. XXXX XXXX XXXX said that we could reinstate our mortgage, put what I owe on the back of the mortgage, and start paying it. XXXX XXXX XXXX ( my worker ) told me that I have to pay {$50000.00} to reinstate my mortgage. I have to do a short sale or deed of lieu or just foreclose. XXXX XXXX stated that I ca n't be helped. I do n't qualify for none of the government loans or programs. I want to keep my home. This all started when the roof needed repairs and they refused, due to my one-month late mortgage. It does n't seem fair for a company to mislead you and leave you homeless after 9 years of payment and harassment. If there is anything else that I can do please let me know.

Complaint: My car was totalled in a XXXX in XXXX XX/XX/2014. Upon XXXX reviewing the loss, they contacted Wells Fargo Dealer Services ( WFDS ) to get the total estimate of my outstanding loan and they have sent WFDS a check for the same amount. This was all within the same billing period. After XXXX sent the check, WFDS came back saying that I was late in my payment and they are showing the same on my credit report. I have disputed this record and yet there was nothing done.

Complaint: The complaint is against Wells Fargo Mortgage Dept.
I filed for a chapter XXXX in XXXX. I sent money to the trustee for 5 years to make payments to debtors. My lawyer told me to continue to make my mortgage payments, which I did. The first couple of years they took my payment and applied it to my loan then all of a sudden they took my payment but did n't apply it to the loan. When it got to over {$3000.00} I called and ask why this was happening and they said they did n't know. They did go ahead and applied it to my loan and said everything was straight. Everything rocked on like it was suppose to then all of a sudden they stopped applying my payments. They have not applied a payment since XXXX XXXX. They are holding about {$12000.00} and will not apply it to my loan. My chapter XXXX was completed XXXX XXXX. I have called several times trying to find out why they have not applied the payments. They tell me it is being looked into. I do n't know why they would apply then not apply then apply and then not apply. I ca n't file my taxes because my statement for interest is not right. My credit report shows I am not making my mortgage payment each month when in fact I am which needs to be corrected because it is making my credit look worse than it is. They have told me they have been waiting on some kind of release. I called my lawyer and he said they were not included in the chapter XXXX therefore there is no kind of release for them. My lawyer did ask what bank it was and when I said it Wells Fargo he said no wonder. He has had proplems with them before.

Complaint: My Name is XXXX XXXX I am a XXXX with XXXX XXXX XXXX in XXXX, Id. I have a client XXXX XXXX who has asked me to help her short sale her property at XXXX XXXX XXXX XXXX XXXX XXXX, Id XXXX. XXXX 's property is in default due to a divorce and loss of income. The lender is Wells Fargo. I proceeded with the short sale. I listed the property for {$180000.00} and received an offer for {$180000.00}. Wells Fargo approved the sales price and gave us full approval to close. The buyer 's financing fell apart right before closing so we did not close. I received another offer for {$180000.00} and was in the process of getting it approved by Wells Fargo but those buyers got transfered out of the area. I received another offer for {$180000.00} but this time Wells Fargo came back with a counter offer of {$200000.00}. I called them and was told they had a Brokers Price Opinion done and it came back {$29000.00} more than the previous XXXX. In a XXXX of months that property did not increase in value {$29000.00}. I can not sell this property for that amount. The seller did try to sell the property her sell for {$200000.00} but did not get any offers. I disputed the appraisal with comparable sold properties and information about the small town of XXXX but Wells Fargo denied the dispute. I believe Wells Fargo is putting my Client in Harms Way by not accepting the original price of {$180000.00} which they did accept. I am attaching the emails from the Wells Fargo Negotiator, and the approval letter from Wells Fargo. I do n't know what else to do. I have tried everything to help this client and Wells Fargo is being unreasonable. The house is not finished and is in an area where there is not many properties sold in a year. XXXX XXXX loan number is XXXX. I would like you to look into this matter. I believe this is wrong and Wells Fargo is suppose to be helping the home owner not harming them. Complaint: I applied for a Home Affordable Modification Program ( HAMP ) loan with my loan holder, Wells Fargo. I was informed after submitting my documentation that the process would take thirty days ( 30 ). It took over sixty. I had XXXX conversations with the underwriter and despite these conversations and supporting documents, my income was significantly understated by Wells Fargo and my debts were overstated ; my {$50.00} annual HOA fee was increased to {$97.00} monthly and I had multiple points of contact. As a result I was told I did not qualify and I was not eligible for HAMP1 or 2 Step loan or 40 year term. The process is not transparent and no alternatives were offered.

Complaint: THE FOLLOWING ARE THE REASONS THIS MODIFICATION SHOULD BE RECONSIDERED.
XXXX Wells Fargo determined we are over the Hamp Guidelines and we are not. We owe {$720000.00} and guideline is {$720000.00} ( we do not owe you a XXXX of {$47000.00} We borrowed this money from in-laws to pay current. ( this is why we have a lien on our property for this. All late fees are to be waived per Wells Fargo when modified. ( attached current coupon ).
XXXX. The value that was determined by the XXXX is way off. The value of our home is at least 1.1 million to 1.2 million ( remember my husband is an XXXX ). See attached sales and they did not even considered our horse keeping and our pool, spa and waterfall and R.V. access and complete remodel inside and out. ( see attached comps ) They also used comps that had no usable lot and all upslope and we are completely flat.
XXXX. The income that was determined is way off. The underwriter considered our income based upon not guaranteed salary for co-borrower and also determined our income based upon personal expenses and husbands payroll deposits put into co borrowers XXXX account. I had to prove this to XXXX as well. They did the same thing but when I provided the proof they changed it and gave us our mod. ( see attached ) we just received a mod for our rental property. Please also be informed my husbands pay increase just started in XXXX 2014 and we received his XXXX check mid XXXX for the higher amount, prior to that his income was much lower. I have attached XXXX, XXXX XXXX XXXX, Bank Statements all of which support my claim to what I had to show to XXXX recently for them to approve our mod on our rental. You are doing the very same thing they did and once I provided them proof what was personal and what was business for deposits and expenses the mod was approved no problem and our DTI was XXXX.
XXXX. Attached e-mails from XXXX Wells Fargo XXXX who advised me not to make any payments and assured me our loan would be modified and you would not try to take our home.
XXXX you told me on XXXX occasion you could not advise wheter I make a payment or not but it would be best to wait for the outcome of this mod. You as a home preservation XXXX should know right away whether we meet the XXXX guidelines and you should also know if we had a previous mod. We should not have had to wait for so long only to find out you could not modify. With you working in such the capacity you are, you should know this and not string us along.

Trouble with how payments are handled
Complaint: I was in the XXXX program at XXXX XXXX XXXX XXXX College in Iowa. I had taken out all of the federal loans that I could available to me. The head of the hygiene department recommends you do n't work during the program because it is so difficult. XXXX recommended the Wells Fargo student loan program. I was naive signing up for the loan because I thought I could pay it off quickly after school. I could n't have been more wrong.
Unfortunately, I was moderately XXXX right out of XXXX school from a bad XXXX who called me by the wrong name then XXXX Not Wells Fargo 's fault but I have been working full time in constant pain making a good income to pay off this student loan. I am struggling to pay it off because the interest on the loan is so high. And I 'm doing that because I want to do what 's right and pay off the amount I borrowed from Wells Fargo. It 's a 30 year loan and the interest rate is 12.24 %. Almost all of the payment goes to the interest on the loan, not the principal. The amortization schedule is crippling.
I took out {$20000.00} initially. By the time I started repayment after XXXX, I owed $ 27,000+. I 've been paying for 5 years totaling {$12000.00} and the principal balance still owed is {$24000.00}. We 've asked them repeatedly if they would accept a payout amount and have been turned down and they want {$24000.00}. We 've even stopped making payments at their customer service staff 's recommendation which damaged my credit to see if they would work with us. I was almost to default ( I cringe thinking about it ) and no luck they would not work with us. Also, Wells Fargo denied their customer service reps would ever recommend that to us.
I found out another girl from my XXXX class is struggling with the same issue. I 'm not alone. I ca n't even imagine how many other past students are struggling with this right now. Please, I beg you not to take out a Wells Fargo student loan so they can no longer offer this predatory loan to consumers.
