Complaint: 1. Multiple ACH in the same month- Selene Finance has done XXXX ACH transactions for XXXX mortgage payment in one week. I have raised the issue but no solution.
2. Shortfall in escrow- They have increased my mortgage by saying that there is a shortfall in escrow of over {$3600.00}, but have not given a reason how the shortfall occurred! I have followed up multiple times and they say that it started with a negative but they done tell me why the negative happened when the property tax did not increase and the interest payment did not increase!
3. Incorrect reporting to credit bureaus- I was under a repayment plan and made all payments on time. I represented to the previous mortgage company XXXX XXXX XXXX who corrected the credit bureau reporting but Selene refuses to do it.
The repayment agreement implied that we make a monthly payment that included a portion of the current payment and portion of the past due balance. From the monthly payment of {$3700.00}, {$2000.00} is accounted towards the current portion of the mortgage and {$1700.00} is accounted towards the past due balance ( para a pg XXXX of Stipulated Payment Agreement ). Therefore, we were current on all payments!!! They are reporting late so the borrower is tied to them for a longer time on high interest rates and bogus fees!

Complaint: XXXX XXXX XXXX sold our mortgage to Selene Finance on XXXX. We were 1month behind on payments at time. Despite our efforts we could not catch up and were being charged unexplained fees from Selene, they also mishandled our insurance payment that year. We were approved for a mortgage modification on XX/XX/XXXX, with a trial payment period of 3mths XX/XX/XXXX/XX/XX/XXXX/XX/XX/XXXX. They put new adjusted payments in an unapplied account, then said our XX/XX/XXXX payment was returned for ins. funds-our bank statements shows it cleared. XX/XX/XXXX they sent a notice of default with intent to accelerate, said we broke the trial agreement. The payment that they reversed XX/XX/XXXX has disappeared completley-they took it. Now we are back to square 1 with them but we owe even more. Corporate advances charges keep increasing each month-they said this was for postal and inspections?

Complaint: Our property is in Tn, and we had to leave due to my health in XXXX of XXXX. Leaving our sons to take over the mortgage payments and utilities and all of our belongings. Everything was going fine until we got a couple months behind in our mortgage. The original mortgage holder sold the mortgage to another company without our knowledge.
When we found out, we tried to work with them and we told that they do n't make arrangements. They want the whole arrears or nothing. The loan holder is a XXXX Veteran and there is no way to come up this kind of money. We even gave them new our address away from the property.
This went on for 2 years until I hired XXXX XXXX, an attorney, to stop the foreclosure in XXXX I paid the attorney to do my wishes, which did n't happen. We tried to do cash for keys, and it was never presented. We dismissed the attorney in XXXX.
XXXX of XXXX, some XXXX came to the door asking questions about the property, wanting to come in. My son refused. She went around to see our XXXX XXXX XXXX barking, and she stated that he was the XXXX making all the noise. The next day he came up missing.
A police report was filed. Cars passed slowly taking pictures of my house and property.
We contacted the mortgage company in XXXX of XXXX requesting loan modification. We submitted the paper work many times and they kept tells us they never received the paper work.
They sold the property at foreclosure sale on XXXX XXXX, XXXX, and no one purchased it. They still would n't work with us. Our personal belongings were still in the house, and we were trying to work with them so we could get our stuff out.
We were never served with with eviction papers until XXXX XXXX, XXXX, giving us 30 days from the XXXX to remove our things.
On the XXXX, the mortgage company ordered all our belongings inside and out side be removed and destroyed. We have litigation over the disposal of the personal property.
This complaint is that they never allowed us to do a Loan Modification, and foreclosed on us, and sent people to harass our son while he was staying there. We finally brought him to live with us XXXX of XXXX cause he could n't handle the harassing any longer.

Complaint: Selene financed submitted a letter dated XXXX/XXXX/XXXX concerning Case # XXXX on XXXX/XXXX/XXXX ( Validation of Debt Notice ). This letter was never delivered to me. We were not given the opportunity to dispute this debt since Selene DID NOT send it to us. If it had been sent, We would have definitely disputed the amount. We were current on our mortgage until XXXX, XXXX, when we fell on hard times. We were granted a Forbearance from XXXX XXXX through XXXX XXXX, which we satisfied, therefore, how can Selene say we are in default beginning XXXX XXXX? XXXX! Now XXXX entities are Dual Tracking - XXXX & Selene Financing. Selene is in talks with us concerning various modification options and XXXX continues to proceed with foreclosure. We were not given our Due Process because we were not informed. We have found many documents recorded in the XXXX XXXX 's office claiming XXXX mailed or delivered documents to us, were NOT mailed or delivered to us. We will continue to notify govt entities and make them aware of these unscrupulous acts.

Complaint: I submitted paperwork for a loan modification on my home. All paperwork was excepted. I was then told that all that was needed was my bank statements. I sent the statements four times on the fourth time I was told that the statements was excepted and that it would be added to my modification package. I received a letter from the company ( Salene Finance ) on XX/XX/XXXX that I had until XXXX XXXX, 2015 to have all paperwork in. I called Salene and was told the sale date ( XX/XX/XXXX ) was placed on hold because of my being in the modification.I called three times XX/XX/XXXX to check on the modification and was told that it was being reviewed or that it was in under writing. I received a letter on XX/XX/XXXX and was told by a foreclosure Attorney for Salene that the house was sold on XX/XX/XXXX. I have not heard from salene as to what happened with the modification. I am now being evicted from my home. the home was sold back to salene.
I want to stay in my home I have been in this house for 9 years, I would like to have the modification that was promised to me. The have offered cash for keys XXXX and 30 days to move. I am XXXX and have no where else to go.

Complaint: My finance co. Is trying ito make me pay an extra year of escrow. Selene Finance said they can charge what ever they want. Complaint: In response to complaint # XXXX because for some reason I can not add anything in to that already submitted complaint.
We only have a mortgage with this company ( Selene ) because it was moved by the government from XXXX XXXX XXXX which it was moved there from XXXX and before that it was moved from XXXX XXXX XXXX XXXX. Before that we had XXXX and before that we had XXXX. We 've been moved around so many times it is ridiculous. We want to stop feeling like we are being bullied by the bank who currently holds our mortgage. We want to stop feeling lied to and abused. We want to stop having to feel like keeping our house is killing our family financially.
In addition to our paperwork being reviewed and a major mathematical error being found literally days after I submitted my last complaint that allowed for our home loan modification to move forward, we have now run into a whole new set of issues with the same loan modification. We completed the necessary trial payments as directed in the XXXX XXXX paperwork and on XXXX/XXXX/XXXX Selene mailed us a packet of information to fill out and return with a new set of trial payments to be made starting XXXX/XXXX/XXXX. We filled out the necessary paperwork and made the XXXX/XXXX/XXXX trial payment but nothing in our online account has been updated and still says we have not made a payment since the XXXX payment. When my husband contacted Selene to see what was going on, we were told that they were not able to read the notary stamp as it had flattened in mailing. We were informed that a new set of paperwork should have automatically gone out to us but for some reason it had not. A new packet was sent that has a higher principal balance than our online account shows as well as a higher percentage rate than our online account shows. How can they just change our percentage rate when we have a fixed rate mortgage? Also, they are requiring us to enroll in ACH where they plan to automatically and electronically take money out of our bank account each month in order to satisfy our payment. We are not okay with that and when we asked them to not include that as it makes us uncomfortable, our request was denied and no reason was given.
We asked for a HAMP or HARP in order to fix our principal of approximately {$240000.00} to more closely align with our actual market value of approximately {$150000.00} ( updated as of today, not as of our request ). They told us that they doe not refinance loans they only modify them. Is n't HAMP / HARP government programs that are not actual refinance options but principal forgiveness programs for those who are severely upside down on their mortgage loans? Also, we keep getting certified mail asking us to call in to set up an interview but when we call, we get bounced around into perpetuity and eventually hung up on. Also, Selene calls my cell phone every single morning ( 7 days a week ) and when I answer, they hang up. When I call them back they tell me they have no idea why I 'm still getting daily robo calls and they 'll remove my account from that. When we call in to try to verify things or ask for clarification, we are routed to XXXX XXXX whose voicemail box is full and then we are hung up on. XXXX XXXX has not returned a call to us in months - I 'd venture to guess it has been over a year. This is the longest, most ridiculous process we 've ever been through. We have XXXX acres and XXXX square feet of living space in a XXXX. How can they possibly think that is worth a XXXX dollars? We literally could NEVER sell our home and NEVER gain any equity in the forseeable future. Please help!

Complaint: XXXX filed a foreclousure claim against me on XXXX. Since then I had tried to resolve this issue and requested a modification of my loan under harp program. Since then I do have suffered almost all the bad mismanagement and horrors stories that you already know from other persons. My file of monthly requested financial information filed to XXXX and their service agents XXXX is like three inches tall and even though the Judge from XXXX Florida instructed them to resolve my case last year byMay XXXX and the diligence of my legal representative XXXX they never modified my loan. On or about XXXX XXXX i did decided to accept a very bad trial payment period of three months for which I did paid {$2100.00} each month up to XXXX XXXX. After my second payment XXXX changed their service agent from XXXX to Selene Financial and I do have made all my payments up to XXXX XXXX but Selene had not do anything to complete my modification request evaluation. Furthermore on XXXX XXXX they provided XXXX and XXXX information that I am delinquent for over 180 days which is totally incorrect and is hurting my credit score. I need your help to make Selene and XXXX finally evaluate and make me a reasonable modification offer under harp program or their own in house progrms on a timely manner. I am also suffering since XXXX XXXX and lost my wife because of XXXX XXXX and have been making all my efforts and sacrifices to resolve this issue and XXXX XXXX XXXX, XXXX and now Selene Financial have proven to be impossible to move forward even thoth the intervention of the Judge. My only hope is all the help you can provide me, thanks to all of you and Congress XXXX XXXX for their fights againts this abusive financial firms.

Complaint: On Saturday XXXX/XXXX/XXXX my car became engulfed in flames while parked at a friends house I was visiting in XXXX, GA for the holidays. Once I reported the fire to my car insurance and started a claim, I was informed by the same that for my personal belongings in the vehicle, that would need to be claimed under my homeowners policy.
On Monday XXXX/XXXX/XXXX I promptly called my homeowners insurance agent XXXX XXXX of XXXX XXXX XXXX of XXXX, XXXX XXXX XXXX promptly informed me that my homeowners insurance with XXXX ( XXXX ) had been canceled as of XXXX XXXX, XXXX due to non payment of premium by Selene Finance ( SF ), my mortgage company who is responsible for the yearly payment of premiums. I then contacted SF customer service at ( XXXX ) XXXX and left message with XXXX XXXX the assigned representative for my account.
On XXXX/XXXX/XXXX I called SF again at XXXX after not hearing back from my XXXX XXXX, XXXX call.
On XXXX/XXXX/XXXX, I again called SF and was directed to the Insurance Dept. at XXXX, to which I inquired about my homeowners insurance being canceled. I was then told by a representative of the Ins. dept. that SF had received notice on XXXX XXXX, XXXX that my homeowners policy had been canceled and the letter was dated XXXX XXXX, XXXX from XXXX. At that point I was told that a representative from SF Claims dept. would be contacting me within 48 hrs, and the name of XXXX XXXX with XXXX XXXX XXXX XXXX ( XXXX ) at XXXX would be my contact.
On XXXX/XXXX/XXXX at XXXX I received a voice message from XXXX with XXXX at XXXX, referring my claim back to SF because XXXX do not handle those types of claims for SF.
On XXXX/XXXX/XXXX I initiated a call to SF Ins. dept. and speaking with a representative in the department I informed the rep. of the message left for me on XXXX XXXX, by XXXX from XXXX The SF rep. informed me a rep. from Selene Finance Ins. dept. would be contacting me back.
On XXXX/XXXX/XXXX at XXXX I received a voice mail message from a XXXX with SF at XXXX ext. XXXX giving a reference no of XXXX.
On XXXX/XXXX/XXXX, I received a voice message again from XXXX of XXXX informing me that I need to contact SF at XXXX or fax no XXXX, to file a claim because XXXX does not handle these types of claims for SF.
On XXXX/XXXX/XXXX after receiving XXXX 's message I intiated a call to SF Ins. dept. where I spoke with a XXXX, who gave me XXXX XXXX XXXX XXXX ( XXXX ) at XXXX, another company who processed SF claims.
On XXXX/XXXX/XXXX after being told by XXXX that they do not handle these types of claims for SF, I called SF Ins. dept. and spoke to a rep. by the name of XXXX ID # XXXX, who took my info to be forwarded to an escalation team within SF Ins. dept, for clarification of my claim for the purposes XXXX & XXXX handling the claim.
On XXXX/XXXX/XXXX at XXXX I received a voicemail from a XXXX with XXXX, stating they do not handle this type of claim for SF and referred me back to XXXX at XXXX to file my claim.
On XXXX/XXXX/XXXX an XXXX & XXXX rep. called from XXXX and took a partial claim on my behalf on my losses, then stated an adjuster would be calling me back.
On XXXX/XXXX/XXXX I contacted SF to inform them that, per XXXX phone conversation of XXXX/XXXX/XXXX, as of yet no adjuster had contacted me regarding my claim. The rep. I spoke with at SF then transferred me to the ins. claims dept. at XXXX.
On XXXX/XXXX/XXXX at XXXX ; XXXX XXXX rep. XXXX at XXXX contacted me and stated XXXX at SF XXXX informed her to refer me to XXXX XXXX at XXXX at XXXX.
On XXXX/XXXX/XXXX called SF and spoke with XXXX XXXX about my claim still needing to be processed. XXXX XXXX informed me he would speak with his boss XXXX XXXX, and give him a few days to get back to me.

Complaint: We obtained an FHA mortgage in XXXX 2009 with XXXX XXXX. Shortly thereafter within the same year XXXX XXXX was shut down by the Federal govt. Our mortgage was shipped to XXXX in Virginia. We ran into numerous problems that they did not provide to us ( i.e., original Title policy charged in orig. mortgage, asking us to pay {$10.00} a document when we submitted a QWR asking for the Assignment of Note from XXXX XXXX & discrepancies in Settlement charges ). From 2009 until present, XXXX has given us a plethora of Assignments - XXXX, XXXX, XXXX, XXXX. Approx a yr ago, we received notice form Selene Financing informing us that they would be servicing the Loan. After some months, they informed us that they were the Lender, even though they did n't identify themselves as such when sending us correspondence. They were acting as servicers for XXXX. We asked who sold them the Loan and if they would send us a copy of the Assignment. They told us XXXX sold them the Note, and Selene mailed us a copy of the recorded Note with the FHA #, LoanCare 's acct #, and the MIN # blackened out. What I ca n't fathom is how could XXXX sell the Note/Assignment when they have NO Assignment from XXXX XXXX?! I 've asked XXXX on several occasions to produce the Title policy included in the original mortgage but their response was " We have nothing to do with the origination of the loan. '' I 'm sure Selene will give us the same response. Does this mean XXXX, Selene and whomever comes along out of these tranches can lay claim to the property and not explain the services & charges that were not performed in the origination of the loan? We would like a resolution but we are so very hesitant to deal with these entities.
