Complaint: Round point Mortage servicing corporation has been charging me a late fee each month when it pasts the XXXX of the month. My mortage is due on the XXXX, I actually called them and asked them to change the date they said they couldn't When XXXX came around the XXXX dropped to {$1000.00} a month from {$1000.00}. I have always sent them more then {$1000.00} a month since XX/XX/2019, Round point has been getting XXXX yet they dont show that they are applying the difference that is {$26.00} difference each month They do not show what or where as the extra money gone to. I have been giving them this amount to catch up on the late payment. yet it never gets applied WHY?????? The last statement show them charging me a late fee but never shows where the difference has been applied to or why its not on the statement it self. below is a copy of their statement from XXXX of 2019. One month they took off XXXX cents and another they took off XXXX cents. I want to know who is pocketing the additional {$26.00} each month since XXXX. Also I have reach the 78 percent mark on the PMI They were going to take it off in XXXX of 2019 then it was XXXX of 2019 and now they say its XX/XX/2019 I have been getting nothing but the run around with excuses of why they havent removed it. The law states that they must remove it when it reaches XXXX percent. Each month all I get is the next month.. I want the {$100.00} since XXXX to be reburised to me since they should of taken it off in XXXX. This mortage company is the worse! I want my rights protected if you cant do it then tell me who i can go too to get this taken care of. Complaint: Round point has said that they would removed the PMI on XX/XX/XXXX statement. Today I got the statement and they refused to removed it. I have asked many times and they keep moving up the date refusing to removing. I have the right to request that your servicer cancel PMI when you have reached the date when the principal balance of your mortgage is scheduled to fall to 80 percent of the original value of your home. This date should have been given to you in writing on a PMI disclosure form when you received your mortgage. If you can't find the disclosure form, contact your servicer. I have reach well beyond that 80 percent point. Even if you dont ask your servicer to cancel PMI, your servicer still must automatically terminate PMI on the date when your principal balance is scheduled to reach 78 percent of the original value of your home. For your PMI to be cancelled on that date, you need to be current on your payments on the anticipated termination date. Otherwise, PMI will not be terminated until shortly after your payments are brought up to date.

Complaint: I'm working with Roundpoint Mortgage. I pay {$3300.00} per month. I made the prepayment of {$15000.00} ( {$4000.00} once and then {$10000.00} ). I was hoping the payment to automatically reflect that but it didnt and when i called i was told that i need to apply for a mortgage recast. I mailed in form the customer service rep told me to mail in and even emailed the same form on the XXXX of this month. I called again after mailing it out and spoke to the same rep who told me that she'll mail out another application after they receive my form. I asked her to email that to me to expedite the process to which she told me they dont email it out. I was surprised as to why would they not email it to me and why only mail it? It clearly looks like they are tyring to delay the recast process so that they dont reduce my payment even though I've prepaid {$14000.00} towards my principal. So i followed up today on this and asked the agent when are they going to mail me that application? He confirmed that they have received the form i sent in last week and said they have assigned a rep for this and that they are not going to mail out the application. This is not what i was told last week. Then this rep transfers me to 6 different people and everyone looks like is trying to give me a run around just to prolong the recast process so that the ROUNDPOINT Mortgage doesnt reduce my payment even though they have received {$14000.00} in prepayment towards the principal.

Complaint: My current mortgage was sold to Roundpoint Mortgaging in XX/XX/XXXX or XXXX of 2019, in the process my old loan company did not forward the payment to roundpoint. Roundpoint never reported to me that the payment was not received from them, and instead erased all of my payments and moved them each up one month, this was done without my knowledge. About 6-7 months later I get a statement saying I owe them around $4000 for 3 missed payments. I called to get the situation handled which they would not work with me to handle. When questioning the current person from Roundpoint she told me when they moved my payments up a month they only put back what my loan payment was and the extra I had paid each month was not documented. They have threatened me with foreclosure and continue to harass me about this situation. This should be between the old lender and the new lender since I have made my payments. My credit had a 100% ontime payment history, so this is not a recurring situation for me. I have spoke with them multiple times and I’m greeted with rude employees who refused to help me.

Complaint: RoundPoint Mortgage Servicer gauged the amount of payoff. But beside that ... I was told that after my payoff, I was to expect verifying paper work in the mail with in 30 day 's. Readmitted I would call for updates. I was told that the " XXXX '', " XXXX XXXX '', was signing off and RoundPoint would file the document at the Court house. Than, as soon as all was done, RoundPoint would forward a letter providing me with a letter. Over a 10 year spread of talking to always new people, I've learned that only a few know what is gaining on but the phone service reps across the bar, are left in the dark. My favorite question ... '' how long have your worked for the company,? '' I receive the usual standard answer " I been here 2 years! '' ( What a joke! ) Recently I was told that I owed a lot of money and what to expect? The representative who had a little chip on his shoulder was from XXXX XXXX not XXXX! I asked him when I made the last payment. He got silent and apologized when he realized the account was paid off. Pay off date was XXXX of XX/XX/XXXX. I still have nothing confirming that RoundPoint has removed the lean!!!! Last Friday, XX/XX/XXXX, and after a phone call to RoundPoint, I learn that RoundPoint forwarded a letter on the XXXX, of XXXX to an address that is not active anymore. Needless to say that I have, as of today, NOT received this letter. ( this company just doesn't stay one top of staying in touch with their customers ). Reminder : In the early 2000 's the US Government Ruled that US Post office addresses be replaced by 911 Addresses. In my neck of the woods this took place for about 2 years. So in the mid 2000 's my address changed but the contract address, a U.S. Rout address would not be replaced. This became the first problem when RoundPoint forwarded a Settlement offer in XX/XX/XXXX that I never received. Yes I never received it!!! So fast forward XX/XX/XXXX, and after RoundPoint was informed through CFPB, Federal Court by Attorney in fact, and uncountable change of addresses in their system, THEY DID IT AGAIN!!! I find this behavior unprofessional, incompetent and the heights form of procrastination. This is not a professional Company this is a company that rides a thin line between right and wrong! Never sever enough to be criminal, but since they dont have to obit by the same Laws as a Bank, they continue to cause even bigger hard ships to the already troubled home owner!!! Their behavior has cost me personally an instant amount of money!!! All because RoundPoint strives of Confusion and provide the Home owner with just enough information to get them of the phone! Companys like this get rich on the back of hart working home owners. Solution : I suggest like attorneys send one copy to the home address including the old and new and a second to the P.O. box address. Over all the years I have dealt with RoundPoint representatives ... once they get you of the phone they say anything to get you off the phone! as the good book teaches ... Complaint: There was a major tornado in XXXX Ohio on XX/XX/XXXX. My husband and I have a mortgage through Roundpoint Loan Services. We had a fire in our home in XXXX, a flood in XXXX and our homeowner insurance dropped us. We were not insured so the mortgage company placed forced insurance. We filed a claim and the forced placed insurance issued a claim for {$83000.00} to the mortgage company for repairs with {$10000.00} for recoverables. Our mortgage owed, not payoff was around {$93000.00} give or take. Our XXXX square foot home is a total loss. We have verbal quotes around {$200000.00} to fix and every contractor states easier to tear down and rebuild than to fix. I requested that Roundpoint uses the funds received to payoff the loan and eat the {$15000.00} since they under insured the forced placed coverage AND the property has PMI coverage, they will get their money but I dont feel we have to pay {$15000.00} because they under insured their forced placed coverage that we paid for. They called and told us no they will not use the funds to pay off the mortgage and has started sending foreclosure documents. Also we are actively seeking help from XXXX and the XXXX however this has been a slow process. Now the home is full of XXXX mold, they didnt tarp the home when we called the mortgage company. We called countless times asking for their insurance to help and our home is in worse shape. There should be no issue with them using the money in the escrow/ suspense account, pay off the loan while we are trying to get help with a loan to repair with the XXXX XXXX They are tearing up my credit by not using the funds to pay off the loan and I do not understand why my loan can not be paid off. Any assistance would be helpful

Complaint: I am filing a subsequent complaint to Complaint No. XXXX. I received by XXXX information from my mortgage company ( Roundpoint ). They sent to me what I have marked as ( Exhibit A ) which consisted of some of the documentation I sent to them when requesting assistance along with a contract I did not receive which is noted without my signature. In the letter that was sent with this packet Roundpoints ' representative stated that they offered me assistance in which I did not cooperate in supplying needed documentation. I have enclosed Exhibits B thru K of what was sent to them with dates in the form of emails and letters. My Exhibit L is the receipts of mortgage payments with dates made to Roundpoint. I had this same issue with Roundpoint in 2016 however, I did not know that I have any recourses available to me so I agreed to paying a month and a half mortgage payment for six months in order to become current because they did the same stall tactics that they are doing now. In their letter it states that I was offered two months without a mortgage payment after which they would report me late. That does not make sense I continued to make the payments timely and the only reason I reached out to them was to be assured that I would not receive another late report. I would appreciate any and everything you could do in this investigation to have them remove this black mark on my credit. Thank You

Complaint: I put a request in writing to my m's insurance taken out of my escrow account ortgage company asking to have my homeowner. I wanted to be able to pay my homeowner's insurance .Roundpoint mortgage deleted my escrow account . I have not been able to have the issue resolved after numerous phone calls and promises that the account would be corrected.The errors resulted in an inaccurate escrow account, misapplied payments and a negative amortization. My concern that all the errors could affect my ability to pay my mortgage. I put together a timeline of events and attempts to have the issue corrected. Complaint: Our mortgage is serviced by Roundpoint Mortgage Servicing Corporation. Our residential earthquake insurance was set to renew XX/XX/2019. This bill is paid out of our escrow account. On XX/XX/XXXX, we received a notice of cancellation due to non-payment of premium from our insurer, XXXX XXXX XXXX ; our policy was set to cancel by XX/XX/XXXX if not paid. I called Roundpoint the same day and was told that they had mailed a check on XX/XX/XXXX and provided a check number, but they were unable to tell me whether that check had been paid by their bank. I called XXXX XXXX XXXX, and I was told that they had not yet received payment on our account. I called XXXX again, and they said they would attempt to trace the payment, and they would have more information within 3-5 business days. I said I would call back the following Thursday. On Thursday, I called Roundpoint again and was told that the check for my premium payment was sent not to XXXX, but XXXX, which I believe is the underwriter. The check covered not just our premium, but premiums for some 59 loans, and the check exceeded {$70000.00}. They still were not able to tell me whether the check had been paid. I called both XXXX and XXXX, and neither had received a check with that check number or for that amount, or anything approximating it. On XX/XX/XXXX, I called XXXX and learned that the payment still had not been credited to our account. I paid the entire premium myself with a credit card. On our most recent mortgage statement, XXXX deducted {$420.00} from our escrow balance for our insurance payment, but has not accounted for that amount, and has not been able to even determine that the check they issued was deposited by the insurance company or that they provided remittance advice including our insurance account number ( which would make the matter the insurance company 's responsibility ). I am now out {$420.00} paid out of my own pocket, plus the {$420.00} deducted from our escrow account.

Complaint: I closed on my current home XX/XX/2018 with an FHA mortgage through XXXX XXXX XXXX XXXX. At closing, I paid {$3700.00} to the Federal Housing Administration. My mortgage was bought by Roundpoint Mortgage Servicing shortly after closing. I have been paying {$150.00} towards PMI on each monthly bill since I've owned the home ( Nearly {$6000.00} total ). Fast forward to now, I just tried to refinance my FHA mortgage to take advantage of the lower rates ( also through XXXX XXXX, but XXXX XXXX XXXX XXXX was bought by XXXX ). I was unable to refinance for the reason that my FHA loan was never endorsed. I called Roundpoint numerous times, I submitted emails explaining the problem to the emails that they told me to contact ( XXXX and XXXX ). They also told me to contact XXXX XXXX/XXXX who they said they bought the loan from ( I had no idea/was never notified that they ever serviced my loan ... never paid a bill to them ). I contacted them, and they just put a note on my account to back date my PMI. 1 ) that's illegal. 2 ) I still can not refinance my mortgage because it's still not endorsed. So I'm basically being held hostage with these interest rates until I pay off my mortgage completely unless someone does what they were supposed to and gets my loan endorsed. Besides that, where did all that money go? If it didnt pay for mortgage insurance for the past year, it certainly should be coming back to me. I get a different person everytime I call and no one is ever able to fix the problem. I have even had my lender ( XXXX XXXX ) on the line with me to help explain. It's impossible to get anyone to understand or fix the problem.

Complaint: This property has been under contract since XX/XX/2019. On XX/XX/2019 Roundpoint Mortgage confirmed that they have received all documents needed for the short sale review. On XX/XX/2019 we received a counter offer from the investor. The short sale was declined on XX/XX/2019, due to insufficient offer. The decision has been presented to the buyers right away and received a reply that they are going to submit a value dispute. I received the complete supporting documents for value dispute as of XXXX19. They said they are just being held up by the home inspection. I resubmitted the complete short sale package again and the complete supporting documents for value dispute as of XXXX19. Note : the initial offer is {$160000.00}. The buyers counter offer is {$200000.00} along with the supporting documents. Roundpoint Mortgage confirmed that the documents were deemed complete as of XX/XX/19 and it has been forward to the underwriter for short sale approval. The estimated timeframe for the decision provided was a maximum of 30 days. - Weve monitored the file almost everyday for update and to expedite the process as well. See Call notes below for additional information. XXXX19 - No decision yet on the short sale approval as of today. They have just gotten the title back on XX/XX/XXXX. They advised me that it's still under review, and to give them more time since they're reviewing for the Bankruptcy at the same time which has taken a bit longer, together with the uploading and imaging. They added, surely by next week they will have a decision. XX/XX/2019 Called Roundpoint Mortgage via XXXX and spoke to XXXX XXXX ( SPOC ). I asked her if they already have an update on the short sale approval since its been over 30 days already. I explained to her that we were told that the decision will be issued either XX/XX/XXXX or XXXX. She said the file still under review and they are doing their best that they can provide a decision as quickly as possible but at this point, they are still waiting on the investors decision. She also confirmed that on the XXXX of XXXX they sent out a letter to the borrowers address regarding an extension to their review. This file has been escalated already to the higher management to expedite the process. XXXX19 Called Roundpoint mortgage and spoke to XXXX . She advised me that the status is still 'pending ', she said that short sale can take up to more than 30 days. She confirmed that the documents are complete and was forwarded to the processor on XXXX of XXXX. The value was ordered on the XXXX. As of XXXX XXXX. 2019, notes from the liquidation supervisor said that once they received the value then they'll continue on the review. Will monitor the file. XXXX19 Called Roundpoint Mortgage via XXXX and spoke to XXXX XXXX . I asked her if they already have an update on the short sale approval letter since its been over 30 days already. She said the file still under review and they are doing their best to provide a decision as quickly as possible. At this point, they are waiting on the investors decision. While on the phone she sent an email communication to her manager to follow up on the escalated file. At this point, we are no decision yet and the file still under review and waiting for the investors decision. Can you please assist in making Roundpoint escalate this file? Complaint: I am having problems with roundpoint mortgage not dispursing my escrow money to my insurance company to pay my yearly ins premium. I have reapeatedly have called them and they have put me on hold numerious times along with lie n to me sayn they have overnighted my payment to my ins company.this has gone on since XX/XX/2019. They refuse to dispurse my money and i have well over the amount to pay it sittn there nor will they give me a explanation y..soo on XX/XX/XXXX my ins cancelled me n i had to pay out of my own pocket a XXXX dollars to reinstate my homeowners in n to keep this rgt for time being or till i can seek legal advise n consultation. I want something done about this asap.

Complaint: In XX/XX/XXXX the United States shut down causing myself and hundreds of thousands of federal employees to go without pay for approx. two pay periods or a month. I contacted my mortgage company and told them I wouldn't be able to pay XXXX 's mortgage and did they have any programs I could get into so I wouldn't show negative on my credit report because I had been working to improve my credit so that I could possibly refinance my mortgage. I was told that there was a program I might be eligible for and all I had to do was send in some documentation. I work in an office where I have access to fax machines and computers so I sent the information in several times and even had co-workers fax it in for me because ( Roundpoint ) my mortgage company kept sending letters that they hadn't received the documents. At one point Roundpoint even told me that they didn't understand the information I had sent them so I revamped that and sent it in. When I began getting frustrated with the stall tactics and the run around I was receiving I attempted to call and once I inputted my account number I was told that there was nothing I needed to do but wait until I was contacted. As the time was passing I continued to send all other payments on time while trying to get accepted into the program, finally three months out I spoke to someone that told me he could see that they had my information but if I followed through with the program my loan would be rewritten and things like the interest could change ; he advised me to find a way to pay the missed month to save time and trouble. By this time it is XXXX and I had already paid XXXX 's mortgage ( on time ) so I made an additional payment to catch up and to eliminate the stress I was going through. Up into this point I was reported as current on my mortgage, however as soon as I made the second payment Roundpoint reported my as thirty days late on my mortgage sending my credit plummeting making years of struggling for nothing. I had the same thing happen in XX/XX/XXXX while applying for a program then, but that incident I just let go. To make a long story short I really need this to be taken off of my credit report, first because it isn't true and secondly because it is unfair for Roundpoint to force me to stay with them through lies and manipulation. I contacted them and requested they remove the negative report and I was told that they were within their rights to make the report even though we had been working on this since XXXX.
