Complaint: I have contacted Rushmore Loan Management for approximately two years now, in writing, via phone and email. I have filed a XXXX complaint. While they are polite and keep responding to me in kind, they have not addressed the issue. There is an amount showing on my monthly bill as " short interest '' in the amount of {$7800.00}. I have requested that they detail how this amount was derived - yet they keep sending me some arbitrary documents ( for example, the loan documents I signed, and some financial pages of transactions - none of which correlate or add up to a short interest amount of {$7800.00}. ) They have written to me again, denying my request to remove this amount from my billing statement, indicating they have " providing the payment history for the life of the loan '' - however - none of the documents they have provided show me specifically when and how I accrued a short interest amount due of {$7800.00}. I am very worried and frustrated, and seriously do not know what to do or where to turn. Please help me resolve this matter!

Complaint: 2nd try - Rushmore LM does not know how to properly service negative amortization loans. I am only allowed to pay the minimum payment on line - not even the statement shows the negative amortization payment amount. I have to call and spend 30 to 45 minutes with them every month to make my payment because they are not equipped to handle the payment online or by mail. Companies like this should not be allowed to handle loans they are not suited for. I understand the loans can be moved however it should be mandated that the new company knows how to service the type of loan the consumer has. Rushmore LM does not allow me to execute the options of my negative amortization loan. They only allow the minimum payment. This is NOT acceptable

Complaint: I applied for a loan mortgage modification. I was approved. The mortgage is requesting a down payment. When I questioned the request for a down payment the mortgage company increased the required monthly payments. the monthly payment is unreasonable.As senior citizen, and want to stay in my home I feel the mortgage company practices are unlawful. The deceptive practices are not in the spirit of helping families stay in their homes.

Complaint: On XX/XX/272019 I sustained a water leak under my kitchen sink. I filed a claim with XXXX, my Homeowners Insurance. After delays with XXXX, the work to rebuild my kitchen began on XX/XX/2019. All checks submitted to me by XXXX are required to be sent to my Mortgage Company, Rushmore Loans. On XX/XX/2019, a check for {$32000.00} was issued to me and, subsequently forwarded to Rushmore ( with all required notarized documentation ). I sent these documents via Mail and, when I followed up with my File Owner, XXXX ( XXXX ) she claimed they were never received. I then uploaded the documents on their website ( XXXX ) and again, XXXX claimed they were never received. Finally, I faxed everything and got a confirmation that it was sent/received. I later checked the transaction history on my Mortgage account, and it shows that on XX/XX/3019, the check was deposited, and that on XX/XX/2019, the check was RELEASED to me. This is false, as that amount was never released to me. I have, in fact, paid over {>= $1,000,000} OUT OF POCKET for materials and labor in order to keep the work going. In the meantime, I have left 7 voicemails for XXXX over a two month period, and she does NOT return calls. I feel something fishy is going on here. XXXX called me once, while I was working, and arranged to call me back at XXXX that afternoon, but never did. The one time I finally got her on the phone, she claims we had a bad connection, and wanted to call me back, which I didnt want to take the chance to do. Furthermore, she is very un-informed, cant answer a single question, and cant explain why this check is documented as released to me when it never was

Complaint: XXXX XXXX sold my load to Rushmore Loan Management Services ( RushmoreLM ). RushmoreLM is not suited to handle a 'negative amortization ' loan. Online and statement by mail only give the option to pay the minimum amount plus insurance. They see my loan as a standard ARM and at the same time tell me they understand a negative amortization loan. Since taking over the loan ( 4 or 5 months ago ) I have to call every month to make my payment. I never speak with the same rep so I have explain my loan so they take the right payment. This takes time as they put me on hold to read the mounting notes of the previous months. They go through the same series of solutions that I go through every month that never fix the issue. Since being forcibly moved into this company it has taken me 30 to 45 minutes to make a payment. It used to be 30 seconds online at XXXX XXXX. All I am being told is that they are working on it. My relationship due to my frustration is not going very well with this company. I understand my loan can be transferred and what I do not understand is how it can transferred to a company not suited to handle this type of loan? What recourse does a consumer have in this type of indecent?

Complaint: Hello, my name is XXXX XXXX. I have a situation that I can not do by myself anymore and I need help. I have been trying to receive a loan modification for a very long time now. I was transferred not too long ago to a new servicer RUSHMORE LOAN MANAGEMENT SERVICES , LLC. There is a foreclosure sale scheduled for my home on XX/XX/XXXX. From my first bank, XXXX XXXX XXXX and they have denied me multiple times for a loan modification until XXXX XXXX XXXX transferred my loan to XXXX. I told XXXX I want to apply for a loan modification. They have told me to pay {$2000.00} for a Trial Period Payment of 3 payments. I told them I can not afford that and I asked them to apply me for a loan modification. XXXX sent me an application for a loan modification. I have filled it out and faxed the full packet to them. After 3 months they then have told me that I do not meet the qualifications for the XXXX loan modification and the representative told me to apply for the Keep Your Home California program. So I did. But the Keep Your Home California program has denied me. At this point I applied for the Making Home Affordable Program and faxed over a full packet to XXXX. After some time I yet again get transferred to another servicer which is now my current servicer RUSHMORE LOAN MANAGEMENT SERVICES , LLC. I sent over the a full packet to RUSHMORE LOAN MANAGEMENT SERVICES , LLC again in hopes for a loan modification review. I and my family are in a very tight spot with RUSHMORE LOAN MANAGEMENT SERVICES , LLC and we do not know what else to do. I can make monthly payments for this loan of around {$1300.00} for the loan, insurance and taxes. That is an amount I can afford. Please review this company as to why its taking so long to review and approve the loan modification process. Seems as though every company is prolonging the process as much as possible. RUSHMORE LOAN MANAGEMENT SERVICES , LLC are in Violation of my CALIFORNIA HOMEOWNERS BILL OF RIGHTS

Complaint: My Loan, XXXX, was transferred to Rushmore Management in XXXX from XXXX XXXX XXXX. The loan had been transferred to XXXX from XXXX XXXX Loans. We entered a modification in XX/XX/XXXX that provided for a permanent 5 % APR, and a payment below {$650.00}. The subsequent billers continued to escalate the payment under the guise that escrow estimates were short. However, my local property taxes have not increased. On XX/XX/XXXX, the current biller, Rushmore, more than doubled the APR to 11.27 %, and increased the minimum payment to over {$1200.00}. The biller has refused to address the XXXX modification agreement. We have also submitted documents for a new modification that Rushmore claims was not received. In the interim, we requested a deferment, or reage as the current payment is not feasible for us, or in keeping with the decreased value of the property. The original loan holder, XXXX XXXX, grossly overstated the value to collect extremely high closing costs. I have resubmitted the hardship application again, on XX/XX/XXXX, I am asking the current biller to adhere to the XXXX agreement, restore the 5 % APR, and adjust the minimum payment accordingly by reducing the balance, extending the term, or another option available. Requests for extensions were submitted by the company 's phone agents in XXXX, XXXX, and XXXX, with no response. Based on our previous inquiries, We also expect any delinquency to be removed along with any negative reporting to the consumer credit reporting agencies.
