Complaint: 8 weeks ago my mortgage was raised by XXXX and when i contacted lakeview loan servicing my lender they told me my property taxes were raised and they could not explain why. I contacted the county of XXXX XXXX counties office of the assesor and discovered my deed restricted home 's value ( BMR ) was recorded at the full amount. As of XX/XX/2016 the purchase date, my home was recorded at the value of {$680000.00}, instead of the restricted value of {$380000.00}. I provided all the documentation to the county who made the correction and provided me documentation of the mistake. As a result, my lender overpaid my 2017-2018 taxes by over {$3000.00} and had overdrawn my escrow. I contacted lakeview and provided them with all the documentation stating the mistake from the county and a new tax bill showing the correction and I cant get anyone to respond to my emails or my calls to fix this situation from lakeview. Last month I had to pay an extra {$600.00} on my mortgage and this month an extra {$250.00} and every time I speak with a manager who says they will call me back, no one does. They tell me there is no one that can take my call and I have overpaid this lender almost {$4000.00} and no one is willing to explain how to fix this.

Complaint: Please review the time line that outlines the delay in my request to have my PMI insurance removed from my current loan. XX/XX/XXXX : requested to have the PMI removed from my loan account XX/XX/XXXX : called back to inquire on my request that I had sent to the lender in writing XX/XX/XXXX : called to inquire when the request would be completed. Was told that the request has been escalated and I should here back soon from a local appraisal company when they would be able to complete the request. XX/XX/XXXX : Follow up call was made with loan company on status of my request. Was told by representative that it may take up to three weeks for the process to be completed. XX/XX/XXXX : Follow up call to inquire on status of appraisal which was still pending. Was told by representative that my request was denied and that if I wanted an appraisal completed that I would have to pay for it out of pocket. Requested a copy of denial letter that was then emailed to my attention. XX/XX/XXXX : Follow up call made to loan department again inquiring on denial letter via email and if I wanted the appraisal still done that I would have to pay XXXX to have it competed. I then agreed to pay for the fee and the payment was completed over the phone via my checking account with routing number and account number. XX/XX/XXXX : received my loan statement that reflected my XXXX appraisal fee was processed as an additional payment towards my principal loan account. I called in to inquire on the transaction and was told then that my home required some unknown upgrade requirements to justify the appraisal. When I spoke with the loan representative I recall that they stated " don't worry about the fees you have paid into thus far and they will be refunded to you once the appraisal is completed as long as the home value meets the requirements. XX/XX/XXXX : Filed a formal complant XX/XX/XXXX : complaint was responded to with no valid reason for my appraisal request to be executed. XX/XX/XXXX : Called into CFPB to inquire on the next steps considering no valid reason was provided by third party as to why the appraisal request has not been honored. Lending company continues to delay my request and the loan is now reaching the two year mark and I am simply asking for a true market value assessment be completed of my home as the initial appraisal is now two years old in XXXX this year of XXXX. CFPB representative suggested I submit a new complaint for follow up.

Complaint: My home loan was sold to loan care/Lakeview Loan Servicing. I did not originate the loan there, so I have had no specific contact with any customer service representative. I attempted to call 3 different times within the month of XXXX, all ended with me hanging up as I do not have more than an hour available to wait to speak with someone. So at the end of XXXX I put in an electronic letter/e-mail to the loan company asking my question with hopes to receive contact back. When I did not receive anything back by the end of XXXX I tried calling again, still not a practical wait time. I then submitted another e-mail at the beginning of XXXX. Both e-mails detailed what I was looking for and how to contact me and neither have resulted in any attempted contact back to me. I feel that due to the reason for me contacting them that they are avoiding me. This is an unfair practice as this has possibly resulted in me paying at least an additional {$170.00} that I possibly would not have had to pay. I was contacting the company about possibly getting my private mortgage insurance removed, or at least looking into the idea. I assume that they would require me to pay for a new appraisal, but I needed to know what other costs would be associated with this and what the process would be. I have felt through this process that this company does not wish to help me to possibly get this PMI removed and are therefor unfairly trying to continue to charge me more than I should be. I feel that at the current time I am at or below 80 % loan to value, which is would be determined through a new appraisal. I am also open to the idea of making a lump sum payment to bring this down to 80 % if the new appraisal does not come back high enough.

Complaint: My mortgage was sold to a company called Lakeview Loan Servicing LLC. They take out payments for escrow to pay my homeowners insurance and property taxes. Two years in a row they did not pay my property taxes until I received a Notice of Past Due Personal Property Taxes from the XXXX County ( AZ ) Treasurer 's Office. Last year they had to pay a penalty. I am currently on hold with them about this year and have been so for over an hour. They also failed to pay my homeowners insurance until I received a notice of cancellation and called them. Every time I have been assured the problem will not happen again.

Complaint: I was contacted by my mortgage servicing company ( XXXX ) in XX/XX/2017, via a mailed letter, stating I was eligible to request termination of my monthly PMI due to my loan to value reaching 80 %. They stated I would need to submit a written request, which I did in XX/XX/XXXX. I called several times to follow up on the request only to be told they have not yet received my email. They provided me with the same email address I sent the initial request to and told me to re-send the request. Every time I call to follow up on the request they state that they have no record of my request. I feel as if this is a delay tactic to keep me paying PMI. They contacted me, therefore I feel it incumbent upon them to follow through with the removal of PMI from my mortgage payment.

Complaint: My original mortgage company, XXXX XXXX, transferred my FHA loan to Lakeview Loan Servicing several months ago. I send my check mid-month ( before the due date on the XXXX ). I don't get the statement from them until the middle of the next month. This month, my bank statement showed my check ( sent XX/XX/XXXX for {$1200.00} ) did not clear. I called the mortgage company. They couldn't find my check. I canceled the first check and sent a replacement check on XX/XX/XXXX for the same amount. It has been 9 days ( all checks cleared in under 8 days before ). What am I supposed to do if this company is so incompetent that they can't process my checks properly? I've called, I've emailed and got the response that they are looking into this ... .I have excellent credit and will not have my rating damaged by them. Complaint: Our original mortgage was sold to Lakeview Loan Servicing , LLC ~XX/XX/XXXX. On XX/XX/XXXX Lakeview sent a check from our prepaid escrow account to our local tax collector for {$2500.00}, which was an incorrect amount, and the tax collector sent it back to Lakeview on XX/XX/XXXX and to date Lakeview has failed to pay our XX/XX/XXXX taxes. The first we were made aware of this failure was XX/XX/XXXX when we received a letter from XXXX County Tax bureau informing us our taxes had not been paid. Since that date we have made repeated phone calls to Lakeview with no results. Lakeview has admitted it's their mistake ; they have acknowledged to us they have our XX/XX/XXXX tax money and that they are responsible for all late fees which continue to accrue the XX/XX/XXXX of every month but despite our numerous phone calls, 2-letters from us and 1-from our attorney, they have still not dispersed our money they received last year to correct this problem. We have had customer service reps and supervisors " promise to call us back '' and they have never called us. We feel this company is a fraud, incompetent and essentially they have stolen our escrow tax money. XXXX county has also advised if Lakeview does not pay our XX/XX/XXXX taxes, our property will be added to the tax sale list. Please help us and stop this incompetent company!

Complaint: I have been requesting for my PMI insurance to be removed since XX/XX/XXXX. Followed all the written requests and have tried on a monthly basis to get my request approved with no action from the mortgage company. I was told that in order to pursue my PMI removal request, that I would have to pay for the appraisal fee which I did pay for. This request was completed on XX/XX/XXXX and I was told by the underwriting department that a refund would be returned due to insignificant home improvements did not meet the guidelines of my appraisal request. Submission of each email has generated 3 separate acknowledgement emails advising that XXXX received my emails and would respond shortly. To date, NO RESPONSE HAS BEEN RECEIVED for ANY of these emails! Multiple calls have been placed to XXXX to follow up. Each time I have been instructed to submit another email. Complaint: We bought our home in XX/XX/XXXX and our first payment was supposed to be due in XX/XX/XXXX. When the loan was sold to Lakeview Loan Servicing , LLC, we attempted several times to make our XX/XX/XXXX payment. We were told that the payment was moved to XX/XX/XXXX and that no payment was due XX/XX/XXXX. We were hesitant to accept this change as our note stated that the payment was due XX/XX/XXXX. We made calls prior to 5/1 and again on XX/XX/XXXX. All documents received from our new lender, including a mortgage statement dated XX/XX/XXXX, show our payment due date is XX/XX/XXXX. However, on XX/XX/XXXX, my husband received a phone call stating that we were late for our XX/XX/XXXX payment. Apparently this was an error made at some point in purchasing the loan and it was fixed on XX/XX/XXXX. If it was fixed on XX/XX/XXXX, we received nothing in writing regarding this change. Now, 2 weeks after the change, and one week after we are already late, they called demanding payment. We have attempted to request that this mistake be cured and our loan modified but were only told that we need to make 2 mortgage payments within the next 20 days to avoid penalties. My husband spoke with a supervisor yesterday who admitted to having made the mistake and told my husband " it shouldn't be a problem to adjust our payments and add a month to the end of the loan ''. When I spoke to them today, the company was clear in offering no cure to their mistake. The last person I spoke to was XXXX, her ID # XXXX. Any assistance in the matter is appreciated. Thank you

Complaint: I have a XXXX XXXX backed mortgage, serviced by XXXX and underwritten by XXXX XXXX XXXX. Nearly a year ago I suffered a job loss and contacted XXXX as to my options. XXXX put me on a forbearance plan and referred me to XXXX XXXX counselors for a work out. I made initial payments to XXXX but was later unable to reach them and was led to believe they were no longer in business. Every step of the way from day one I have done as instructed by XXXX or XXXX and as I have committed to. XXXX on the other hand has routinely and consistently mislead or lied to me about the process, next steps or actions that they have taken to remedy my loan. I have pages of supporting, written documentation. I regularly receive intent to foreclose notices while on a payment plan. I am put on a payment plan only to be notified the following month XXXX has rejected the plan I have already paid in too - TWICE. I make payments with a confirmation number only to learn the payment was not processed nor was I ever called / informed of any issue. I routinely ask to be transferred to a supervisor and am either disconnected, put on hold never to be picked up on or told that I would receive a phone call and never have them call me. The actions of XXXX have been unfair and deceptive. The result has been for my credit to negatively impacted and threatened with the loss of my home. I am in the process of filing formal complaints with XXXX XXXX and XXXX XXXX. Any help or guidance as to my legal protections would be greatly appreciated. In addition, I would like to find out who has governance over XXXX so that I may file a formal complaint with them as well. XXXXs unfair and deceptive practices have most certainly caused the loss of homeownership for many others. I want to work to stop this operation from ruining other lives. Complaint: XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, Fl XXXX Loan # XXXX Lakeview Loan Servicing XX/XX/XXXX I submitted a request to have my Escrow property tax payment reduced because I filed for Homestead Exemption in XX/XX/XXXX and it was approved for this year, XX/XX/XXXX. I submitted all the documents I received from the XXXX County Tax Collector 's Office to the loan servicer, Lakeview Loan Servicing , LLC and they are refusing to make the necessary adjustment to my Escrow payment. The adjustment would affect my property taxes by approximately $ 400- {$500.00} per year. If the servicer has a concern about the documents I presented, they can check the Property Appraiser 's Website. I think it is unfair that I am being forced to put more money into my Escrow account than is necessary. I would also like to know if I can receive interest on my money that is being held in their escrow accounts. I do not wish to speculate but this might be the reason why they are trying to force me to put more money into my escrow account than is necessary.
