Complaint: MY LOAN WAS TRANSFERRED TO GREEN TREE IN XXXX XXXX FROM XXXX. XXXX XXXX I received a paper from them showing these fee 's that they added on and when I called them they could not explain it. I know I was n't behind on my escrow and my taxes went down as well. That 's the month when it started. I told them I was waiting to hear about my modification from XXXX and they said that I have to apply for a new XXXX with them. So I did and they denied me. I tried again and once again they denied me and said even though my house is worth XXXX the appraised amount they the house is worth is XXXX. When I applied for the modification again for the second time. they denied me. in XXXX XXXX. So I wrote a letter to appeal it and I did n't get anything back from them this time. So I called in XXXX and ask them what should I do next. First they said that they did n't get my appeal. And then they put me on hold and said OH YEAH WE FOUND IT. And they will be sending me out the paper work so I can reapply for the modification. While I 'm reapplying for that I get a letter in the mail from downtown. Saying they filed a foreclosure on my house. Which I did n't understand if we appealed it last year in XXXX. and they must have lost my paperwork. So between XXXX starting this an sending it over to green tree. Which Green tree is not helping not one bit.

Complaint: My original mortgage was with XXXX Mortgage so I had no choice in the use of Green Tree Servicing LLC. The house that was being serviced by GTMS was sold and the closing date was originally set for XXXX/XXXX/2015. I was told by the title company not to make my XXXX payment as this would alter the HUD. The closing was moved to XXXX/XXXX/2015 however as the payoff was being sent via ACH it would reach GTMS prior to the Late phase. I received an unfriendly call from XXXX at GTMS on XXXX/XXXX/2015 indicating I needed to call right away. I did so however of course no XXXX was available so I spoke with XXXX. I explained to XXXX that the closing had happened and the funds from the proceeds for me were posted to my account so I was certain Green Tree had theirs as well. She insisted they did not and indicated that the only way to prevent reporting a late payment ( never been late in the over 20 years ) was to give them my payment information and if they did not receive the pay off by Monday XXXX/XXXX/2015 they would secure a payment. She assured me that if they did they would not. I reviewed the on line account on XXXX/XXXX/2015 and the account was closed and indicated as paid in full so I knew the payoff was received. I called on Friday XXXX/XXXX/2015 simply to make sure. The representative I spoke with rudely told me she could n't help me because there was nothing for her to look up as the account was not active. Okay so no payment should draft on Monday if no account is open. Guess that is not true as GTMS took the over {$1200.00} plus a {$12.00} fee on Monday XXXX/XXXX/2015. I immediately called and was of course given the run around and the hummm not sure why that happened. I was told it would be reversed right away and XXXX took my checking account and routing information to make this happen. I waited a week before calling back only to be told that the funds were in a " no where to post '' account and it would be 30 days prior to their release. Makes no sense. The rep kept saying that they could n't refund money from a closed account well they sure could take it to a closed account. She transferred me to a " supervisor ''. I received said supervisors voicemail and three days later am still waiting for a return call. Not appreciative that my money is sitting somewhere unknown to me and that I have no way to get it back. Bad Bad Bad business practice!

Complaint: Greentree Mortgage Servicing, I originally had my mortgage with G.M.A.C. Greentree took it over and it 's been a nightmare ever since. I get behind and they wo n't accept my payments. Yesterday I tried for several hours and got stonewalled, insulted, treated horribly, they even threatened to liquidate my home out from under me. I also get ripped off by their {$12.00} speedpay to pay over the phone. I attempted to pay {$1100.00} that would be XXXX Mortgage payments and they flatly refused to accept it. Their word was unacceptable. They wanted {$1500.00}. I received a letter from them that stated they would accept that if paid in 30 days. I told them this on the phone and she /they said to bad we want more. I struggled to get that paid within the time allotted. They said they were their to help me which I knew was XXXX. They wanted a loan modification. Being as I 'm not stupid and they would screw me either way I sent a {$1100.00} to their South Dakota address after being told by another XXXX of their lying reps to send it to a XXXX address. I said to him that 's not going to happen and hung up. I sent the check to a post office box with a return receipt requested. The young lady at the post office stated they put a notice in their ( greentrees ) P.O. box and they have to sign for it right there. It cost me {$19.00} to do that. It would have cost {$45.00} to Fed Ex the check overnight. They will now have it on the XXXX which technically is past my 30 days to pay per the letter I received. I tried repeatedly to pay what they requested over the phone on the XXXX and they said too bad. That 's the way it is. The female actually said to me the first one to hang up loses. I put the phone down and walked away. I came back shortly just to find her still on the line. What kind of company are these people. I now threaten them in return. I totally understand why people snap. I want to go to a Greentree Building and do just that. The sleep I 've lost. The stress they have caused me and they do n't care. I 've had enough. Help! Complaint: I AM ATTEMPTING TO AVOID A FORECLOSURE SALE. MY SERVICER, GREEN TREE, HAS SCHEDULED A FORECLOSURE SALE FOR XXXX/XXXX/2015. MY SERVICER HAS HAD A LONG-LASTING PHONE MALFUNCTION ISSUE SINCE LAST WEEK. I AM UNABLE TO COMMUNICATE WITH MY SERVICER. THE ONLY NUMBER PROVIDED TO ME IS XXXX XXXX XXXX. THIS IS AN AUTOMATED SYSTEM AND IT HAS HUNG UP ON ME MORE THAN A XXXX TIMES SINCE LAST WEEK. I HAVE HAD OTHERS CALL FOR ME ON MY BEHALF WITH THE SAME RESULTS - HANG-UPS! WHILE MY SERVICER WILL NOT ALLOW ME TO COMMUNICATE WITH THEM, THEY HAVE SENT ME WRITTEN NOTICE OF THE FORECLOSURE SALE FOR XXXX/XXXX/2015. Complaint: We recently received our escrow analysis from Green Tree Mortgage and were informed that effective next month, our mortgage payment will be increasing by {$300.00} per month. They claim that there was " glitch '' in their system last year, such that while they paid our insurance premium, the amount had not been escrowed. As such, they are now raising our rate to compensate for this glitch to make up for a significant shortage. We were told that nothing could be done to rectify this, that it 's " simple math '', and to simply be thankful that they are spreading the shortage out instead of collecting it within 30 days. Even if we paid the $ 2500+ shortage out of pocket today, our monthly payment would still raise over $ 250/month to accommodate their " glitch ''. Needless to say, we are extremely disappointed & frustrated.
