Complaint: On XX/XX/2018 I applied for a mortgage through Amerisave. I had been called so many times by so many places after leaving my contact info on line. I was trying to find out about the HARP program, which no one seemed to know anything about and if they did they all had different answers to the same question. A mortgage is frustrating. I finely came in contact with a man at the above mortgage company. He seemed easy to work with and all was good. He said it was approved, congratulated me and I found all the pay stubs, tax, insurance and on and on info. I payed them to have the appraisal done. I had no problem with this and knew it would appraised above what I was asking to mortgage. It did. My insurance was changed to their title company escrow, title orders, closing person picked out. Was just waiting for a date. Instead I received a email that denied my mortgage. I was so confused could not understand what could have gone wrong when everything was right. It was because the mortgage would be for a manufactured home. They do not do Manufactured home mortgages. No one told me this! I didn't know it made any difference. I spoke with XXXX online and he said he asked me if it was for a single family home loan, I believe that was the term he used. I said yes, I live in a home, only one family lives in this home. I did not know that meant " not a manufactured home '' how was I supposed to know that? He never once asked me if it was a MF home. I thought he had all the information on it, because he had access to get that info so I never gave it a second thought. I was extremely disappointed, I had cancelled another mortgage for the better terms. Since than interest rates went up My biggest problem is the {$610.00} I paid for an appraisal that was not needed on a mortgage I would never get. I was told by XXXX I would get the money back with the mortgage pay out, which was important it had come from my retirement savings account. Im not getting a mortgage so Im not getting that to put back and in fact they don't even want to reply to my emails asking for the {$610.00} to be refunded to me. Im not mortgage specialist, in fact I know so little and am told there is no one that knows all they should. Apparently XXXX XXXX just learned something, they don't mortgage MF homes. I don't think I should have to pay for his mistake, I cant afford to. I cant apply for another mortgage because other mortgage companies want to choose the appraiser That would be spending {$120000.00} just to have appraisal done making the expense of refinancing not affordable enough to bother refinancing after closing costs are added in. Please tell me is there anyway to get a refund of the appraisal fee? Thank you for your time : XXXX XXXX

Complaint: I have a home mortgage loan ( Loan # XXXX ) with AmeriSave Mortgage through " XXXX XXXX '' for the property address " XXXX XXXX XXXX XXXX , VA XXXX ''. This is my sole loan and I am the only person in " Promissory Note '', and as of now I am liable for the loan amount of approximately $ 360K. Originally, I gave third party authorization just to collect information about my loan for my ex-spouse to refiannce, and revoked authorization end of last year itself for my ex-spouse. Recently, I found last month XX/XX/XXXX that " XXXX XXXX '' processed " Loan Assumption '' to my ex-spouse without my knowledge and agreement. This Loan assumption process is going to keep my name in the " Promissory Note '' and my name will not be removed completely and keep liability issues, which will directly impact my security clearance ( As I am a XXXX XXXX ) of my livelihood. Since, they have done this process without my knowledge, I have requested a letter over the phone and by email today to both XXXX XXXX and XXXX XXXX, so that I can to produce this letter in the court for evidence. I talked to XXXX XXXX ( ph : ( XXXX ) XXXX XXXX ) about this matter since he was assisting my ex-spouse in this matter. He re-directed me to talk with his manager XXXX XXXX ( ph : ( XXXX ) XXXX XXXX ). I tried to reach XXXX XXXX several times over the phone, left voice message and emailed to both to request the letter to produce in the court. But, there was no response and reply. I made a complaint to XXXX in vain for proper response and compensation. Recently, now XXXX XXXX from AmeriSave ( Ph:XXXX ), reached out to me by email improperly to manipulate the " conflict '' and " integrity '' of the existing loan, for which I am the only one responsible and liable, in order to help my ex-spouse with the guidance of ex-spouse attorney to cause further big damage to my finance, credit history, job and major money loss. This mal-practice needs to be stopped immediately and I need fair compensation for their mal-practice and process. Thanking you in advance.

Complaint: we applied with amerisave mortgage corporation XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX georgia XXXX for a refinance mortgage they were offering all kinds of discounts for 30 year fixed loan with next to no closing cost if you took higher interest rate. we had done a 15 year fixed mortgage with quicken loans that we closed on XX/XX/2018 we realized the payments were higher than we wanted. so we decided to which to 30 year loan. thats where amerisave came in. they would not except appraisal we just had done in XX/XX/XXXX with quicken loans so they ordered another appraisal in the mean time they were very picky about personal info they wanted like we had never seen before. they made us change our home owners policy the way they wanted to be with out us knowing and before we even set a closing date they contacted our insurance co. and had amerisave listed as lein holder on home owners ins. the appraisal came in at XXXX higher than it did in XX/XX/XXXX they had a problem with that and tried to have appraiser change the value of our property from XXXX to to some crazy low value XXXX the appraiser refused to do this so they canceled our loan and did not even pay appraiser the fee he earned that we paid them for.

Complaint: My client applied for a loan with Amerisave Loan and was given the run around. The underwriter required a {$10.00} Reserve for a $ XXXX Loan and when I questioned the amount the Loan Originator could not provide an answer. They have asked for her personal bank login information to verify funds that she submitted several copies direct and then he stated that there printer made the error. The contract expires on XX/XX/XXXX and we are NO were near a loan approval based on the incompetency of this lending team. There appears to be a pattern of discrimination from this company! They want information that NO OTHER LENDER wants, and ask for information repeated that could be verified by the bank. The representative even stated documentation was altered and then said their printer was not working properly!

Complaint: I wanted to refinance my existing loan XX/XX/XXXX with Amerisave. Amerisave is in the business of " bait and switch ''. I was told that I could get a loan basic on my credit score ( XXXX ) and income. They had me get an appraisal XXXX to start the loan process without a " Good Faith Estimate ''. Amerisave required consumers to order and give payment authorization information for an appraisal before it would provide a Good Faith Estimate ( GFE ) for the mortgage, I found out later that the appraisal orders were being referred to its own affiliated company. During the loan process there was always something they needed. The out come was to get a loan for XXXX dollar more than what loan owe on my original mortgage. Amerisave was fined by CFPB Orders Amerisave To Pay {$19.00} XXXX For Bait-And-Switch Mortgage Scheme XX/XX/XXXX. I called amerisave customer service, I just wanted a refund of my appraisal fee and got the run around. Something needs to be done about scams companies like Amerisave. Thanks.

Complaint: In the beginning of XX/XX/2018 I contacted XXXX XXXX via an internet advertisement. A loan officer, XXXX XXXX, from AmeriServe contacted me as a result. I disclosed all of my financial info verbally and again via their electronic transfer questionnaire. Due to my credit score being over 800, and my loan to value ratio quite low, they issued a " Loan Terms Agreement '' statement showing " Points '' at {$930.00}. But when the actual application was to be submitted that required my electronic signature, the points changed from {$940.00} to {$1300.00} which is about {$420.00} higher than was quoted. In my opinion this is a " bait and switch '' tactic. I verified with another lender that there was no change would have occurred during this time period for any client with my qualifications with any lender. They also charged me {$550.00} for the home appraisal, which was never completed. I called the appraiser and he informed me that he had received the initial order but when he called them to verify the transaction, they never answered their phone and would not return his calls. I called the lending agent I had been dealing with and told her to cancel the transaction as I did not approve of their business practices and questioned their integrity. Also requested the return of my {$550.00} deposit. As of this date it has not been received. Her reaction to this call really surprised me. She replied " Oh, Ok and said goodbye and hung up. '' Really an odd reaction after all of the time and effort we both expended. I obtained my loan from another reputable company and everything went as expected. This company also required info on my wife as she would also be required to sign documents as an additional party to the loan. AmeriServe agent claimed that was not needed. Very strange.

Complaint: We contacted AmeriSave on XX/XX/XXXX, requesting information on products that they offered for non-owner occupied loans for two residential properties. First, we spoke with a representative, XXXX XXXX. We asked him if we were eligible for these loans, given that the title on the properties may be in the name of our XXXX XXXX XXXX XXXX. He assured us that he would check first before we initiated the process as he didn't want us to pay for an appraisal if it wouldn't go through. XXXX stated that he verified this information by checking county records and checking with his colleague. We started the process, submitted the initial application and scheduled the appraisals on XX/XX/XXXX. On XX/XX/XXXX, after the appraisal was completed and we paid for it, they stated that they could not work with us on one property as the title listed a company and not individuals. This was the specific question we asked before even moving forward with AmeriSave. It ended up that we wasted time and money on an appraisal for one property that wasn't applicable. The second property was eligible, so we decided to move forward with the loan process and providing them with an abundance of documentation. Through the month of XXXX and up until even today XX/XX/XXXX, AmeriSave has made our lives miserable and required 7 separate conditions from the underwriter. Some included full 12 month mortgage verification on a property completely unrelated. All property HOA and HOA bills ( twice ), insurance documentation, and more. I had complained that this was highly unprofessional, some conditions ( items requested ) were already sent and in their possession ; yet they requested it again anyways. Still, they continued exercising us constantly. We complained to management, and they told me that the underwriting manager as well as the loan officer 's manager were both involved. They came back with a final condition for full tax returns on two companies that we have ownership in. We submitted this final information on XX/XX/XXXX. I have called the loan officer responsible for our case everyday since then. I have left voice mails. She is very familiar with me, but I have received no response back. I have sent various e-mails, and still have received no response. They have gone completely dark and I can not contact anyone regarding my loan or what the current status is. I have been bullied throughout this process, have paid wasted fees, and taken time out of my busy schedule to bend backwards for them on multiple occasions. I have been proactive throughout this entire process, with me always reaching out to them, instead of vice-versa. I have run out of options, and can not stand for the unprofessional and uncaring attitude that is apparently systemic throughout this organization.

Complaint: The day after XXXX XXXX, I was told by Amerisave loan officer, XXXX XXXX, that they needed my credit card information to " lock my mortgage rate ''. He stated the amount that would be on hold would be {$440.00} for the appraisal. On XXXX I gave verbal instructions to XXXX over the phone that I did not want an appraisal ordered until after I did my personal inspection and negotiated some repairs with the seller. XXXX confirmed by emailing my agent on XXXX and notifying her that I wanted to hold off on the appraisal. I again reiterated my request to XXXX by email on XXXX. On XXXX XXXX, I received an email that I had been charged for the appraisal. XXXX told me that the realty agent told him to order the appraisal. I immediately disputed this as Amerisave was the custodian of my credit card information and I gave them clear instructions not to order an appraisal until I personally inspected the property. Amerisave acts as a middle man as the agent must order the appraisal from the appraisal mgmt company. No matter what they were told by a realty agent, my word as the borrower takes precedence, and Amerisave made a poor decision in overriding the borrower 's request by taking direction from a sales agent whose interest is to sell. Amerisave had no right to release my credit card information to the appraisal company at the direction of the realty agent which was against my specific direction. After some research online I have come across troubling complaints from other mortgage customers stating that it is a scam that Amerisave is conducting - they promise to " hold '' the credit card and then release that credit card information to their affiliate, XXXX Appraisal. I unfortunately did not come across this research prior to applying for a mortgage with them. It should also be noted that the CFPB ordered Amerisave to pay nearly {$20.00} XXXX in XXXX for " bait and switch '' practices related to their charges for appraisals and their affiliate XXXX Appraisal.

Complaint: I have a mortgage loan with Amerisave Mortgage corporation on my house. They collect taxes and home owners insurance money with my payment as escrow. This XXXX 2017 I changed my insurance company and the bill is directly send to mortgage company for payment. They mailed the payment to some wrong address and the insurance company is going to cancel my coverage. I contacted the mortgage company via phone, email and fax and they are not responding to my inquiries so far. I send them the correct information where the payment should be send. But they are not responding to any of my inquiries. I want them to contact the insurance company directly and solve this issue before it is too late. Also I want this company to contact their customer once an inquiry such as this made, instead of going through these type complaints. All the relevant information on the loan / insurance are in the attached documents.

Complaint: We recently went through the process of refinancing our home loan from an FHA to a conventional home loan with Amerisave Mortgage Corporation. I vetted several companies and ultimately chose Amerisave because they were offering the best rate for what we were looking to do. Everything seemed pretty standard and the whole process went relative smoothly. We were going through this process to get cash out and pay off some loans we had acquired to make some updates to the home. One thing I was specifically concerned about was based on our closing date when our first mortgage payment would be due. I spoke to our XXXX XXXX XXXX XXXX on the phone and he advised me that if we closed at the beginning of XXXX our first payment would not be due until XXXX first. I addition he stated that as long as our loan funded within the 15 day grace period we could withhold our XXXX payment from our current lender. This of course was news to my ears as it was our goal to pay off all of our outstanding debt which of course XXXX was aware of because we had discussed in length previously the best way to get the most funds from the transaction including increasing the loan amount late in the process. Later in the process I reached out to XXXX again because I received a letter from my lender at the time that indicated the buy out figure included in the Amerisave documents was only good until XXXX XXXX indicating the loan would have to fund even 5 days sooner than we had planned. He assured me that we should be find as it only takes approximately 4 days to fund. So assuming we close XXXX XXXX, it would fund well before the XXXX XXXX date. Great! Eventually everything was approved and we were given a closing date of XXXX XXXX. This didnt phase me because I did not understand nor was it ever explained to me that the XXXX closing was a qualifier and that closing in XXXX would change the due date of our first mortgage payment. As I do not do this everyday I expected that given our prior discussions and XXXX 's knowledge of our goals, including his advice about retaining not just 1, but two mortgage payments for the furtherance of that goal, and knowing that we were well within a good range of closing and funding by the XXXX that he would have given me a heads up of the impact that accepting this closing date would have. They did none of that. So I unknowingly agreed to the XXXX XXXX closing date. Of course at closing we did not inspect the many closing documents before we signed them, including a document that indicated that our first Mortgage payment would be due XXXX XXXX, rather than XXXX XXXX as previously discussed. Everything went through as expected until I received an email indicating that my loan had been transferred and the XXXX XXXX payment would be payable to the new loan servicer but that my XXXX XXXX payment was still due to Amerisave. I immediately responded and explained that there must be mistake as I was advised repeatedly that our first payment would not be due until XXXX XXXX. I quickly realized that their very careful wording of " IF '' we closing at the beginning of XXXX your first payment would be XXXX XXXX. Of course I never questioned the " if '' portion because we did n't even begin the loan process until the end of XXXX and in my mind it was a given that we would close in XXXX. If anything my concern was that we would n't be able to schedule closing early enough in XXXX. It is my feeling the XXXX was very well aware of our goal, and what he had advised me, and it was very clear that it was our goal to carry through with his advised course of action. And!!!! he should have at least mentioned that the closing date suggested by them would affect OUR BOTTOM LINE! as we gladly would have waited the XXXX days. My husband and I have corresponded with them at length and their stance is the the liability for these errors is completely ours and that this payment is due and owing. They did however allow us until XXXX XXXX to make the payment as I advised them we had already paid all those loans off and did not have the funds available. We are not saying that we are not at least partially responsible we absolutely should have reviewed te documents we were signing, but I know for a fact that I confirmed closing date information with him on more than XXXX occasion. I am not sure if anything can be done, but this just does n't seem right. Whenever dealing with mortgage reps I feel like I am always on high alert because I know they can be shady. As such I feel like I always ask all the questions and try to do my due diligence. As such I cant help but feel taken advantage of. If he had never given us that option and had I not asked about the closing date etc on several occasions that would be one thing, ignorance is not an excuse. But I did, and so I can help but feel bamboozled, lied to, mislead. The average person only does this a handful of times in their life, but these people do it everyday, and I cant help but feel like they knew exactly what they were doing.

Complaint: XXXX/XXXX/XXXX I reached out to Amerisave to refinance my primary residence. I advised them that I have both a foreclosure and a bankruptcy on my credit report. They assured me with the time since the bankruptcy there was no issue after they pulled my credit report. They started the refi process XXXX XXXX # XXXX XXXX They charged me up front for the appraisal. They had me change mortgagee on my insurance. Last week I received a call they can not proceed because the bank resold the foreclosed property in XXXX. The resale was between the bank and the buyer. My foreclosure was in XXXX. Despite providing all the documentation they requested, they insisted they can not proceed. I have requested reimbursement of the appraisal which I feel is only fair in light of the sequence of events. Since they are aware they use the resale date not the foreclosure date, this should have been disclosed from the onset. I feel this is an unfair practice. I now have to pay for a new appraisal since I am using a different lender.
