Complaint: I applied for mortgage w Amerisave and got approved. I reseived disclosure and I reviewed it on XXXX/XXXX/2016 and found error in the value I listed my house price ( I do n't know if I added XXXX or they added ) I flaged it several times and uploaded it to them on the same day. I followed that with phone calls to them and they told me not worry and it is normal mistake. They reviewed the disclosure and did n't update me on any any thing and proceeded with appraisal ( cost to me {$800.00} ). After the appraisal I received a new disclosure with over {$8300.00} of extra fees. This substantial amount and I 'd have stopped the refinance and appraisal over this since the refinance rate is the same as the original rate and this will take away large amount of the cash out. I asked for a refund for the {$800.00} but they refused. They clearly violated TILA and I disputed the charges with my credit card company. I 'd like your help in resolving this matter. Please advise on my options.

Complaint: AmeriSave Mortgage Corporation has acted in bad faith. At the beginning of my request for a refinancing, I asked whether AmeriSave would make a loan for a property held in trust. The answer was " yes ''. After my submission of approximately XXXX pages of documentation and payment of a {$570.00} fee, AmeriSave refused to close the loan unless I took the loan out of the trust. ( It should be noted that a copy of the trust was submitted very early on in the process. ) AmeriSave gives as a reason for refusal the fact that although the property is now held in trust as indicated in the title, the title lists only me as trustee whereas the trust also has my wife as a trustee. The said they would close the loan only if I took the property out of trust. AmeriSave 's bad faith reasoning is bogus, as can be demonstrated by the following : 1. A major bank refinanced this property several years ago with the exact same documentation and found no problem. The instrument used was the a standard XXXX document. 2. Based on a suggestion by an attorney, I offered - at my expense - to have the second trustee put on the title. This would have cured the problem cited by AmeriSave, but they still refused to close the loan. I should point out that my reasons for not taking the property out of trust are two-fold. First, added expense. Second, mortgage notes prohibit the change of title without lender approval so I could not put the property back into the trust without AmeriSave approval. Based on their past performance, I can not take a chance that they would not permit my putting the property back into the trust. Summing up : AmeriSave has acted capriciously and in bad faith. Their condition for closing the loan is not according to early assurances and, furthermore, is unreasonable based on previous history by another lender as well as the refusal to agree to a simple approach suggested by my attorney which, cures the problem they cite.

Complaint: I have been refinanced my mortgage with AmeriSave Mortgage Corporation on XXXX 2016. Then I told XXXX XXXX XXXX and XXXX XXXX XXXX that I will pay a Property Tax and Home Insurance by myself. But XXXX XXXX and XXXX XXXX and their company did not agreed it. They forced me to gave money to them and they told me that they will pay Property Tax and Home Insurance for me. Then I sent my money to them and they collected my money but they did not pay Property Tax for my home. Today, I got a bill with interest, and late charge from XXXX XXXX XXXX as following : Base Tax : {$830.00} Late Charge : {$16.00} Interest : {$58.00} I am trying to contact them but they told me that they did not have collected a money for Property Tax and Home Insurance. I would like to know that are they a scam company or not?

Complaint: Applied for a refi mortgage through Amerisave did all the mountains of paperwork, appraisal, and everything asked of me. They are very slow, XXXX XXXX was my loan officer. This process started in around XX/XX/XXXX. They were running extremely behind but was informed 3 weeks ago all was fine. We finally got assigned a processor last week, we talked in email and all was fine, XXXX XXXX kept telling me all was fine. Then all of a sudden I get an email that our loan was not acceptable by the below email. " XXXX, Underwriting reviewed your income and we ca n't use a lot of your income ; specifically the dividend and interest income. There 's not a two year history of it. I 'm unsure why it was even being used. However, I have talked to management and we are working on getting the full appraisal amount refunded back to you. You provided us the income documentation in plenty of time so it was just an error in calculation. I 'm really sorry as the only way I am paid is if your loan closes. I will confirm with you ASAP that we are getting you the appraisal amount back. I appreciate you being so proactive throughout the process. -XXXX 6 days from closing and then they said they made an error. I have spoken with the President, XXXX XXXX and explained my mistrust and anger at what the heck were they doing. He apologizes and then does a song and dance explaining that they had to go through guidelines, guidelines that should have been done 6 weeks ago.He said he would look into the situation and then asked about my quicken loan which I stopped because Amerisave had a better rate and term. Then I look up complaints and see my loan officer XXXX XXXX mentioned several times. They should not be allowed to conduct any type of financial business because their system is severely flawed. The right side does not have a clue what the left side is doing and the upper management could care less. Then XXXX XXXX has the gull to email me and ask me why I am distraught that this happens all the time. If this happens all the time they should not be allowed to do business because they are messing up a lot of people lives. My wife cried for hours wondering how we can go through a process of weeks with all being ok, to woops we made a mistake. We were going to use the 2 months savings to take a vacation. Please see below. " XXXX, XXXX, I know. I was shocked. My assistant made a mistake in the income calculation. I am getting with my manager when he gets back from lunch to initiate the refund of the appraisal deposit. I will confirm once I know '' " XXXX, Mistakes are made. My assistant is n't perfect. I trust her judgment with income and this time her calculation was wrong. People are declined all the time for income reasons. Being declined has no impact on your credit or anything of that nature so why are you so distraught? Lending guidelines are more strict than they used to be. If you think XXXX can close the loan then reach out to XXXX. I will let you know once my manager confirms the appraisal refund. -XXXX I am confused also as to where the customer service is in the above. He did n't even try any alternative and just washed his hands of it. This company should not be allowed to operate and XXXX with peoples lives like nothing they does matters to us the consumer.

Complaint: I had started the loan process with Amerisave after XXXX could not accept us trying to buy a stateside house while living and working overseas. We had gone through all the motions and was told that we would have to claim the house as a XXXX home which was not an issue. All documentation had been submitted and underwriting is being completely difficult. My wife and I are residents of Ohio. I enlisted in the XXXX XXXX in XXXX XXXX. I got out in XXXX XXXX. I currently work for XXXX out in XXXX, XXXX and my wife is a XXXX. Her job covers the housing and technically we do not pay rent out of pocket. I 'm not sure what is so hard to understand about that. That 's not the real issue though. It came about that the underwriter can not accept my Ohio address as a real address. I do NOT understand why, I lived there for 10+ years even before going into the military. They ca n't give me a clear explanation as to why they will not accept it. I have claimed Ohio State taxes for multiple years at the same address. It is frustrating that I 've paid the appraisal fee and not I 'm hanging on a limb wondering why an address can not be accepted to start closing the loan. Upsetting.

Complaint: I started out my cash-out refinance using a VA Loan with Amerisave because they had approved me for a 3.375 % interest without paying points ( in fact they were supposed to give me {$680.00} for taking that rate ) I talked to a man at the company and he said that 's right because I have a XXXX credit score. I also received a loan estimate that showed no origination fees which he also stated they do n't charge those. Now, after a long back and forth of documents I already uploaded it was told I did n't need to send at first but then told I do need to send we are in the closing portion. I 've set a date for a closing agent to come in my house and fill out the rest of the documentation tomorrow on Tuesday at XXXX. They sent the final loan disclosure the previous Friday afternoon when they knew I was at work and could n't contact them back right away. I reviewed this final disclosure and there was and it says " Origination fees ( points ) {$2800.00} ''. So I called them out on this and they 're " looking into it '' right now, but stated those are the points to buy the rate down because they do n't charge origination fees. This is normal but as previously stated I was approved for the rate with them paying me {$680.00} because my credit score and income are within that range. So this seems to be the same " bait and switch '' AmeriSave had to pay XXXX in 2014 for, and they 've just gone back to their old ways. I will keep an update on what happens with this. My guess, they do n't get back to me until after lunch at which point I have to go into work and wo n't be able to work it out until tomorrow morning.

Complaint: I inquired about Refinancing online. Several Mortgage Companies, including Amerisave set me several e-mails for several weeks. I take care of my totally invalid mother and it 's been frustrating with all the e-mails and phone calls. Amerisave kept sending me athe same e-mail that allows hyou to click in that days rates. I clicked in everyday and did nothing until XXXX/XXXX/XXXX, when the Rate was 3.25 % with Closing Costs of {$2700.00}. I clcked on the Link to Apply at that Rate and Fees and I went as far as the Application all wallowed me. Upon not being able to finish, I received e-mails from XXXX XXXX of merisave. She promised that if I sent my XXXX Tax returns, she could finish locking in that Rate and the aforementioned Fees. After sending her my Tax Returns, she sent me a Link to choose a NEW Rate. I told her I wanted my Rate and Fees from XXXX/XXXX/XXXX, as applied for and as promised. She told me that I could n't get that Rate and Fees, and I had to go with that day 's Fees of {$3800.00}. I complained, she said I insulterd her, which made me more upset, so I called her a XXXX. I 'm under tremendous stress caring for my mother and XXXX XXXX lied to me and insulted ME. I insulted her in return. I wasas also mad that she was trying to change the Fees on me. When I complained to her Supervisor, XXXX XXXX, he insulted me also and refused to honor the Rate nad Fee I locked in on XXXX/XXXX/XXXX. Complaint: I applied for a loan with AmeriSave so I could get a pre-qual letter as an adjunct while I looked for a home to buy. I was applying for a 30 year fixed rate mortgage loan. I was contacted by AmeriSave Loan Agent, XXXX XXXX. There was a problem at first when my credit was requested from the Credit Bureau 's. My credit which is excellent, but it came back in my old name only. I had a legal name change in XXXX XXXX. I was not sure if that would be a deterrent to getting a home loan and the loan officer was not sure either. The loan Officer stated that she was checking with her Supervisor about it and would get back to me. In the meantime she informed me that I needed to submit certain paperwork. On XXXX XXXX, XXXX, a day after the paperwork was requested, I mailed all the paperwork to them with the exception of my bank information which I wanted to wait on submitting until I was sure the name change was not going to be a problem. I then had to go out of State to attend my Mother 's funeral. By XXXX XXXX, XXXX, I had not heard back from AmeriSave so I emailed XXXX XXXX to ask if they had received my paperwork and how things were going with my name change information. She replied a day or so later, stating that I needed to go into the portal and check it out. When I checked in the portal, it stated that my paperwork had not been received/entered. I checked again, and again, still no paperwork was noted in their system. I tried a couple of times to contact her by phone regarding the missing paperwork, but received no reply 's from her. On XXXX XXXX, XXXX, I emailed XXXX XXXX, XXXX 's supervisor regarding the situation. I also requested that my paperwork be sent back to me. I did not hear from him. Finally XXXX weeks later on XXXX XXXX, XXXX, I emailed their customer service department about the situation. On XXXX XXXX I still had not heard back from anyone so I sent another email to AmeriSave Customer Service Department. I am very concerned about having my paperwork out there somewhere unknown. It has information that I would not want in the wrong hands. I have not been able to obtain a response from AmeriSave to date. I do not wish to pursue a loan application with them after this situation, I just want my paperwork returned safely. I do not know what the problem is exactly, but I can not work with XXXX XXXX. I find her unprofessional at best. Is there a reason I ca n't work with you on this? I felt comfortable working with you and would like to have you as the loan agent. If this is not possible, I am thinking seriously of not going through Amerisave for a home loan, in which case I would request my packet of information that I mailed to Amerisave be sent back to me.

Complaint: I attempted to get a refinance mortgage. Amerisave charged me {$420.00} for an appraisal and then proceeded to send me inaccurate paperwork. They did this 3 times and when I told them I could n't sign inaccurate paperwork they closed my loan application saying I did n't respond. I have contacted them XXXX times and they are refusing to contact me back. I looked up Amerisave Mortgage and there was a lawsuit by the CFPB that Amerisave lost forcing them to pay a large amount of money for illegal practices such as this. Well, they still are doing so. I would like my money refunded.

Complaint: In accordance with XXXX servicing guidelines Section XXXX, we believe our investment property currently being serviced by Amerisave Mortgage Corporation / XXXX is at or below 70 % Loan to Value based on the recent increase in housing prices and recently sold comparables in the neighborhood. Regardless of seasoning since it is an investment property ( our mortgage is seasoned almost XXXX years ) we have the right to request that the servicer have the property appraised to determine the current value so we can terminate our mortgage insurance if it comes back at or below a 70 % Loan to Value ratio. My wife who is also on the mortgage first called Amerisave Customer Service on XXXX XXXX, 2016 and verbally requested to have the mortgage insurance cancelled based on current market value. The customer service representative informed her that the request was being sent to their Escrow Team for review and processing. We received a template denial letter dated XXXX XXXX, 2016 with the " Other '' box checked and the explanation of " LTV must be at 80 % for investment properties ''. There was no other communication relating to a recent valuation or other instructions on how to request a valuation for the purpose of removing mortgage insurance. My wife then contacted the online customer service via their online chat on XXXX XXXX, 2016 and again requested to have our mortgage insurance canceled based on the current value. We received the same template denial letter dated XXXX XXXX, 2016 with the same explanation " LTV must be at 80 % for investment properties '' and no further instructions on how to request a valuation to determine the current Loan to Value. On XXXX XXXX, 2016 we sent a Qualified Written Request ( QWR ) to Amerisave via XXXX overnight with confirmation the letter was received on XXXX XXXX, 2016. The QWR contained plain language that the letter was a Qualified Written Request under section 6 of the Real Estate Settlement Procedures Act and also contained the XXXX Servicing Guide section XXXX. XXXX including the requirements for a Borrower-Initiated request for termination of mortgage insurance.We received the same template denial letter dated XXXX XXXX, 2016 with the same reason. As of today XXXX XXXX, 2016 it has been XXXX days since Amerisave Mortgage Corporation received the Qualified Written Request for them to appoint an appriaser for the purpose of determining the current value of the property to terminate mortgage insurance. To date, we have not received a an acknowledgement letter ( due within XXXX days ) or a substantive response ( due within 30 days ) to our request as required under current RESPA regulations 12 U.S.C. 2605 ( e ) ( 1 ) ( A ) and 12 U.S.C. 2605 ( e ) ( 2 ). Amerisave Mortgage Corporation is currently in violation of regulations under RESPA and has delayed our Borrower Initiated request for termination of mortgage insurance. At no time has Amerisave provided direction or useful assistance to our numerous requests, causing us to spend valuable time submitting these inquiries and costing us money by continuing to pay mortgage insurance.

Complaint: We applied for a refinancing loan for our home in XXXX 2015. When we applied for this loan, we paid for the home inspection fee which cost us about {$520.00} in XXXX 2015. In XXXX 2015, they have made us to do to pay XXXX home inspection, additional {$520.00}, promising that this fee will be refunded at the closing and the loan is almost to be closed. As of now, after XXXX months the loan is still in process and the underwriting is requesting more information. We have XXXX credit scores with very strong financials.

Complaint: I am addressing this complaint directly to you because I believe the issue needs attention from the highest authority. Recently, I had submitted an online application for mortgage refinancing to Amerisave Mortgage Corporation, XXXX ID # XXXX for my house located in XXXX XXXX, CA. Going through Amerisave 's online application, its system prompts XXXX to pick available rates the corporation would offer based on loan amount, property value, location and credit scores. Further, it let 's one view all associated costs and fees that come along the selected rate, and how much Amerisave offers as credit to the consumer to cover those costs ( please see attached printout from Amerisave online application ). According to the rate I qualified for and selected, all fees, including an appraisal fee of {$590.00}, was covered by the credit Amerisave offered, and even some leftover that ends up not being used. Even though I clearly pointed out this fact to the loan originator handling my application and I did n't want to pay an excessive fee upfront for a service I was not sure of, I was told and lured into making the payment on the pretext that it is customary and that all mortgage companies charge fees in spite of what its website claimed and offered. For an ordinary customer like myself it was confusing, and though I felt manipulated, I made the payment because I needed to refinance urgently and I was assured of the service. A few weeks through the application process, Amerisave indicates to me that it has rejected the application and would not return/refund the upfront charge it made. I tried to convince and prove to it that the grounds it based it decision on were not true and justified, but it was adamant on the money I felt I was unfairly ripped off. I believe that a mortgage corporation like Amerisave, or for that matter any other financial institution, has the right to provide services to whomever it chooses or deems qualified or deserving, but at the same time I strongly believe that an ordinary customer should not be taken or manipulated on hard earned resources for services not rendered. I believe that mortgage refinancing should not be like a " lottery '' where customers try their luck for exorbitant fees and there is a good chance that they would fail. I kindly request your authority to address this issue so that Amerisave refunds the fees it has charges for no avail. Thank you very much for your attention and consideration.

A few weeks later I received disclosure and I noticed a figure of {$2500.00} " other income '' was shown.I explained at the time I want due to inherit stock but I did not have it in my possession yet.Underwriter has delayed processing and asked about this other income.Loan officer went back and " faked '' my income from Social Security to satisfy underwriter.Meanwhile I have submitted bank statements, tax returns, documents 2 and 3 times.These are shuffled back and forth between 2 officers and the underwriter..Closing was set for XXXX XXXX and has not happened.Has been delayed because they did not request HOA documents from condo assoc.I had to call and request that they be sent. They informed me they never received a request from AmeriSave.Loan application has been bogged down and delayed because they do not provide detailed info of what they need.As of XXXX XXXX they should have all the documents they need to move on to closing.It is not happening.Loan officer left on vacation and the other one no longer answers e-mails.Title co. and real estate agent try every day to get an update and get this loan to closing without anymore delays.All request are ignored.

Complaint: I have a mortgage loan with AmeriSave Mortgage Corporation. I received a letter from HUD notifying me that Effective XXXX 2015 the FHA mortgage insurance rates were reduced. Interest XXXX ( XXXX # XXXX ) has reviewed the FHA Mortgage for my home located at XXXX XXXX XXXX , XXXX XXXX, NM XXXX, and that I was elIgible to take part in the FHA STREAMLINE PROGRAM. This program was designed to reduce my interest rate and lower my monthly mortgage mortgage payment with NO OUT OF POCKET COSTS, NO APPRAISAL & NO INCOME QUALIFYING. I was surprised by AMERISAVE that increased my mortgage payment and kept the same rate of interest of 4.375 % that I was paying. AmeriSave also increased my escrow account monthly adddition to {$470.00} and they were applying {$450.00} to the interest and only an average of {$180.00} to the principal. It is impossible to communicate with AmeriSave since they only have answering machines and not a single person to answer complaints.

Complaint: I recently became aware that Amerisave Mortgage Corporation participated in some illegal practices that harm customers. I did not know at the time ( until recently ) that I had any legal recourse for an issue I had, and I would like to seek restitution at this time. I applied for a 30 year fixed rate mortgage loan with Amerisave on XXXX/XXXX/06 ( loan application # XXXX ). As part of the process I paid for an appraisal. I also paid for " discount points '' to lower the interest rate on the mortgage. These payments were made through my credit card on XXXX/XXXX/06, and I have those records. Shortly after I cancelled the loan, as the terms had not been satisfactory. It was my understanding that the {$390.00} appraisal fee was non-refundable, but the {$3000.00} that was paid in discount points should have been reimbursed. I inquired many times to Amerisave to get this {$3000.00} reimbursement and they said they could not refund the money. Not only was this bad customer service, but caused customer harm to me in a deceptive and possibly illegal action of not returning the {$3000.00} in funds. Although it has been nearly 10 years, I would like to have this money refunded to me. I did not know at the time that I had any rights to get this money back, and was told to the contrary. Please advise. Thank you.
