Complaint: It appears Wells Fargo Home Mortgage is engaging in the prohibited practice of dual tracking while having received timely all the required documents and financial information. I 've been sending in all required documents multiple times since XX/XX/XXXX . I also call over the phone to verify that the documents were received. I have received the enclosed Wells Fargo letters which are vague and do n't provide me with any information on the status of the loan modification assistance. The CFPB issued amendments on XX/XX/XXXX , The rule issued establishes new protections for consumers, including : Requiring servicers to notify borrowers when loss mitigation applications are complete : Whether a borrower is entitled to key foreclosure protections depends in part on the date a borrower completes a loss mitigation application. If consumers do not know the status of their application, they can not know the status of those foreclosure protections. The final rule requires servicers to notify borrowers promptly and in writing that the application is complete, so that borrowers know the status of the application and have more information about their protections. The CFPBs new rule clarifies that, if a servicer has already made the first foreclosure notice or filing and receives a timely complete application, servicers and their foreclosure counsel must not move for a foreclosure judgment or order of sale, or conduct a foreclosure sale, even if a third party conducts the sale proceedings, unless the borrowers loss mitigation application is properly denied, withdrawn, or the borrower fails to perform on a loss mitigation agreement.

Account status incorrect
Complaint: In XX/XX/2017 I used XXXX 's service to get credit reports from XXXX, XXXX and XXXX. I noticed that there was a 'negative ' account being reported. The account in question was a Wells Fargo line of credit for {$20000.00} that had a status of " Late 30 Days '', even though the account has a balance of {$0.00} and is closed. I contacted Wells Fargo and their analyst agreed it was incorrect and said she would work to get it corrected. I also opened disputes with all 3 credit bureaus. I thought the issue was resolved, but I just ordered new credit reports, and the account is still in " Late 30 Days '' status. This status has been a negative attribute on my credit report for over 2 years, I have followed the prescribed procedures, waited the 30 days the bank has by law to respond, and they have not corrected the problem. Just to be crystal clear, because the Wells analysts were confused on this point before I escalated : there were several periods over the life of the loan where it was 30 days late, but the CURRENT STATUS is PAID OFF with a BALANCE OF {$0.00}, which means that THE CURRENT STATUS CAN NOT POSSIBLY BE 30 DAYS LATE.

Trouble with how payments are being handled
Complaint: Hi, I received a letter in the mail with a check from Wells Fargo, that relates to the ADMINISTRATIVE PROCEEDING File No. XXXX. I am not satisfied with this settlement as Wells Fargo damaged my credit score, charged me Incorrect late fees, and incorrectly calculated my loan payments. All of this created suffering for me and my family. Why is this money not being charged on interest that they stole from me? Why am I not getting payments for damages caused to my credit report that could have affected me getting another line of credit or lower interest rates? Please let me know who I can contact about filing a lawsuit for this. Why was Wells Fargo let off so easy?

Seized or attempted to seize your property
Complaint: My name is XXXX XXXX XXXX. I live at XXXX XXXX XXXX, XXXX, PA XXXX. I 'm am now a retired XXXX and have an XXXX from a well known XXXX school. I now spend considerable time helping people, FOR FREE, that are referred to me by my pastor or one of the deacons in my church. One such referral was a widow who, together with her husband, took out a line-of-credit loan on their home for the purpose of building a handicapped-accessible bathroom for her husband who, by then, had become wheelchair bound. They borrowed the money from Wells Fargo Bank and were strong-armed into taking out " life insurance '' on the loan. What the bank did was far more egregious than the auto insurance scam everybody is so excited about today. It 's worth looking into - someone should. After reading the " life insurance contract '' language, you would believe that you had purchased life insurance protection on your loan. YOU WOULD BE WRONG!!! Instead, you would eventually learn, as did the widow mentioned above, that you had only purchased a " debt repayment management tool. '' It was nothing but a 13 % surcharge on the loan that provided no benefit whatsoever for the borrower, but a very nice " extra kicker '' for Wells Fargo. If anybody at the CFPB wants to discuss this issue further, I can be reached at my home telephone number : ( XXXX ) XXXX. Thank you for taking the time to read this treatise and I would welcome the opportunity to discuss this matter with CFPB. Sincerely, XXXX XXXX XXXX

Account status incorrect
Complaint: I had a checking account with Wells Fargo. ( I had had this account for 16 years ). This account was linked to my Wells Fargo credit card. Each month I could automatically pay my Wells Fargo credit card bill. I had it set up so that if I took no action the minimum required payment would automatically be taken out of this Wells Fargo checking account. That way even if I got busy my credit card would always be paid on time! Out of no where in XXXX 2017 Wells Fargo closed this checking account. Because they closed this account my credit card payments on the Wells Fargo credit card were then NOT being paid. I was totally unaware of this and I do not believe that Wells Fargo did enough to notify me that they were closing this checking account. It was very surprising especially since I had had that account for so long.
Apparently they had changed their policy and this account was being closed because it did not have the required number of transactions per month. I never got a phone call to notify me of this information. To me this is especially shocking and upsetting since I had been a customer for such a long time and had a record of paying my bill on time. Then Wells Fargo started to send me letters stating that my balance had not been paid. I received the first letter on XXXX XXXX, I did n't look at the letter at the time as my XXXX child had been born the XXXX XXXX. By XXXX XXXX, they sent me another letter stating that I was delinquent on this account and that a payment of XXXX had to be paid immediately. I also did n't get this letter until several days later. Finally I got another letter on XXXX XXXX that stated that I had to pay a minimum of XXXX. This was the first time that this matter was brought to my attention and I was horrified. I immediately paid the XXXX. Even though I worked hard to rectify this situation Wells Fargo still put a hit on my credit score. This has severely impacted my credit score. Currently I am trying to buy a new home and my ability to lock in a competitive rate is being affected by my low credit score. All of this had happened because Wells Fargo closed an account I had that was paying them on time every month. I feel that this situation was Wells Fargo 's fault. As they first set me up to not pay my credit card bill, then charged me enormous fees when my payment was late and then finally they hit my credit score and damaged my credit history when none of this was my fault.
