Complaint: We have an escrow account setup with mortgage lender ( Wells Fargo Home Mortgage ). The escrow account is setup to pay property tax and homeowners insurance. We, the homeowners, received a delinquent property tax bill for XX/XX/XXXX taxes, the invoice date is XX/XX/XXXX in amount of {$1400.00}. Apparently the lender did not declare our property as the lienholder ( this was revealed to us by the Board of Equalization 's XXXX XXXX XXXX and therefore did NOT receive our XX/XX/XXXX property tax bill. We were told to fax the tax invoice to our lender for them to process payment. Then, a month later XX/XX/XXXX, the lender notified us that they paid the tax bill and paid an additional {$280.00} for penalties/interest or loss of discount. We were then contacted on XX/XX/XXXX by the Board of Equalization that the lender OVERPAID the {$280.00} and is required to request a refund to put the money back in our escrow account. Meanwhile, the lender sent us an Escrow Review Statement showing we have an escrow shortfall and to either pay shortfall of {$1800.00} or receive higher mortgage payment amount ( from {$1700.00} to {$1900.00} ). We contacted the lender on three separate occasions to protest their overpayment of {$280.00} and to request not only that they refund us, but to also re-review our escrow shortfall. We can not afford for our mortgage to increase over $ 170/mo and we also expressed our concern that they were not shown as the lienholder on our parcel number with the XXXX County tax department which would prevent them from receiving future tax bills and paying taxes via escrow account. Is n't it illegal to collect escrow money and not be the lienholder on property. Wells Fargo has not only caused us distress with paying our taxes but has OVERPAID with interest of {$280.00} even though the BOARD OF EQUALIZATION CLEARLY STATED THERE IS NO INTEREST ON THE INVOICE AND TO ONLY PAY THE PAST DUE AMOUNT OF {$1400.00}. ATTACHED ARE THE DOCUMENTS..

Complaint: I have an account with Well Fargo Home Mortgage. During the course of the loan, I went through a Loan Modification program. Wells Fargo had me under a contract to pay a significantly lower mortgage payment for 12 months and then my mortgage was refinanced. Wells Fargo is reporting several months of late payments although I paid the contracted and agreed upon loan modified payments during this time. My payments were never late- they were modified by Wells Fargo . I paid the AGREED upon MODIFIED payments and they should not be reported as late. I have contacted Wells Fargo several times and they have informed me that they are showing my account in GOOD STANDING. One customer service representative told me that the late payments will not be removed because even though the loan was modified, it was not the original payment amount. Under the loan modification, I was told that I could not pay any MORE or any LESS than the agreed upon amount and had to follow strict modification guidelines. Wells Fargo is reporting false information on my credit report. This false/inaccurate reporting is causing financial hardship and undermining my credit worthiness.

Complaint: On XX/XX/XXXX I was surprised to find a much lower than expected balance in my business checking account. I was concerned that fraudulent activity may have resulted in unauthorized use of the funds in my account. I spoke to my bank and was told that with all pending and processing transactions I had an available balance of {$200.00}. I thought the balance was significantly higher. Though I was departing on vacation, I was confident that further fraudulent activity, or any further withdraws for that matter would be impossible due the fact that I had not affirmatively opted in for overdraft protection for ATM and debit/pos transactions. The logic being, even if someone did have my information that the bank would not authorize any subsequent transactions because after an ATM withdraw of {$180.00} my available funds should have been less than {$20.00}. I confirmed with my banker that I was not enrolled in overdraft coverage either through a connected account or the more common {$35.00} fee per transaction. I was shocked to see upon returning from my vacation that my account had a balance of - {$1100.00}. Not only was I unprepared for the overdraft fees associated with the transactions that brought the account negative I was confident that any transactions ( some of which do indeed appear fraudulent ) would be able to be debited against my available balance. This has left me in a dire financial situation. I went into the branch and confirmed that overdraft coverage was indeed not authorized on my checking account and the banker could not explain why the transactions ( which were charged {$35.00} overdraft fees as well ) were authorized. This is very distressing since I made financial decisions as well as a decision to postpone assessing prior transactions on the reasonable assumption that my account would not be charged anything past my very low available balance. This has left me in a difficult financial situation made even worse by the fact that any deposit made by me must first be used to pay off a negative balance and associated fees. Furthermore, my banker can not tell me why or how these transactions were authorized. This means I literally only have the downside of overdraft coverage and none of the benefits.

Complaint: I want to find out if my husband and I were impacted by Wells Fargo 's illegal practice of opening unauthorized accounts. All the resources say to check our Wells Fargo bank account for unusual activity. But the problem is we are no longer a Wells Fargo customer, because of their unusual and seemingly illegal activities on our bank account, we changed banks several years ago. I contacted Wells Fargo to complain about their practice of taking funds out of our checking account several days prior to the authorized date, causing our account at times to be overdrawn. Especially when they took our mortgage payment out 3-5 days prior to sending it to the mortgage company. I asked repeatedly what were they doing with our money during that period, were they investing it to make money off of it? They gave me all kinds of vague answers saying it was perfectly legal and they wanted to ensure I would have the funds available and this was their way of ensuring that. After months of frustration and unable to stop them from taking our money out of our account unauthorized, first we stopped using their online banking to authorize certain large payments, then we just changed banks. But I believe strongly that the money they were deducting from our account may have been used to set up unauthorized accounts. Can someone assist me with how to research this since I no longer even have an account with them, and we did not have paper statements from them from that time period? Thank you!

Old information reappears or never goes away
Complaint: Massive frustration after many months to get a bad account off my credit, I can not buy a home until this happens. Wells Fargo Cash on Demand # XXXX XXXX XXXX XXXX is from XXXX, my ex-wife opened this for a school loan when we were married, at the divorce and clearly stated on the final divorce decree, this debt will remain with my ex-wife, she agreed it was hers, this was XX/XX/XXXX, and Wells Fargo seems to think as the secondary on the note they could come back to me if she quits making payments, I guess after it went to collections a few years ago, my ex agreed to a payment plan to settle the debt, looks like that will take years, Wells Fargo admitted to me that she has been making on-time payments for a few years. My attorney has told me that even if she defaults again, Wells Fargo can not make me responsible whereas the court has taken that from me thankfully.I have spoken with Wells Fargo numerous times and have finally worked my way up to management, XXXX XXXX, I hope I have her name right in the Executive Office, she just sends me to other departments and I have not yet found anyone willing to help, this is a horrible injustice to me, to keep me from buying a home for a account I have no power or ability to resolve, and the blatant disregard to at least try to help is criminal, they are no longer returning my calls, I have remained kind and patient. Please Please Please help me with this, really do not know where to turn, with all the negative press and news coming out of Wells Fargo I am not sure why they can remain in business, one of the folks in collections told me Wells Fargo has gotten way too big and there is no way they can service all they have out, just as a note my ex wife applied for this credit using my name and SS # without my permission, their so-called fraud dept was no help at all, please let me know what more you need from me, I am desperate and homeless, no rentals here in Utah and its killing me, Thank you, XXXX XXXX

Complaint: on XXXX XXXX, 2017 my daughter wired {$2500.00} from her Wells Fargo Account to a XXXX XXXX XXXX Account for an apartment she was planning on leasing in XXXX. After learning of the wire transfer I did some investigating and it became clear that she was scammed. I had the account number for the scammers XXXX XXXX XXXX account and called and tried to stop the transfer. I was told by a XXXX XXXX XXXX rep that the transfer was in progress and Wells Fargo needed to call XXXX XXXX XXXX to stop it.. Simultaneously, while I was on the phone of XXXX XXXX XXXX, my daughter was calling Wells Fargo to advise them of the scam. Throughout my call with my daughter I continued to text her to find out how the call was progressing. She texted back and told me she explained the situation but kept getting put on hold. Approximately, half an hour after she made the call to Wells Fargo she was told that the bank was opening a case. She was given a case number but when she called the next day, Wells Fargo had no record of the case. She had to explaining the situation again and was given a new case number. Needless to say, the money was taken by the scammer Wells Fargo did n't even speak to XXXX XXXX XXXX until XX/XX/XXXX ... one day later! Wells Fargo maintains that they are not responsible for the loss. I maintain that Wells Fargo is responsible for failing to take appropriate action and contact XXXX XXXX XXXX while the transaction was in progress.

When I called in XX/XX/XXXX to make payment I was told the payment plan was deleted on X/X/2017. The customer rep told me her supervisor will review the call to see why the payment plan was deleted. Complaint: On XXXX XXXX, 2017 I went to the XXXX Wells Fargo Branch in the city of XXXX XXXX, CA and attempted to deposit a cashier 's check from the proceeds of the sale of our home. The check was made payable to my husband, XXXX XXXX and Me, XXXX XXXX in the name of our Trust. Our account is a joint account. A branch supervisor told us she could not accept the check unless we opened a " trust account '' and brought in our " trust documents. '' WE found this ludicrous and non-sensible, so we proceeded to cross the street to XXXX XXXX where we have XXXX account, a MILITARY account, with a XXXX balance, with XXXX XXXX having sole ownership. XXXX took our check, again payable to both my husband and I and our TRUST. CHASE did not hesitate, did not question, they simply deposited the check for over {$110000.00} and put a hold of only two days. After the two day hold was removed, we had them made a CASHIER 'S CHECK payable to my husband only, so that Wells Fargo would not cause us any grieve. Well, they did and they have consistently, since XX/XX/XXXX, and then again on XX/XX/XXXX, when we DEPOSITED A CASHIER 'S CHECK MADE PAYABLE TO MY HUSBAND, OWNER OF THE ACCOUNT. The teller placed a 12 day hold on our money, from XX/XX/XXXX and stated the funds were on hold until XX/XX/XXXX. A twelve ( 12 ) day hold on a CASHIER 'S CHECK?! I immediately contacted Wells Fargo on XX/XX/XXXX and their " Executive Team '' became involved to " resolve the issue. '' The issue was NOT resolved by the Executive Team, and in fact, an Executive Team Member told me he would NOT release the hold because XXXX had not released the money. We confirmed personally with CHASE that they were not in any way, shape or form holding our money hostage, as evidenced by the fact that they immediately, only XXXX days later, released the money and gave us a CASHIER 'S CHECK. How in the world could the Executive Team Claim that XXXX was holding our money? After many emails via my online banking, with ZERO resolution, I resorted to Social Media via XXXX. I do not know if they have done anything on their end to release the funds, but today, my husband had to go in person and demand that OUR money, ( again in the form of a Cashier 's Check ) be released. The Branch finally released the money today, though they could have confirmed the funds by XX/XX/XXXX and released our money by XX/XX/XXXX, as XXXX would have done. At this point, we have lost money on the interest that XXXX XXXX, another one of our banks, would have been paying if the money had been made available to them. XXXX XXXX is paying us 1.30 %, versus Wells Fargo which pays 0.01 %, so at this point, their holding our money hostage caused us to lose on interest, which would have been accruing this whole time. Now, to add INSULT TO INJURY, even though I have in excess of {$100000.00}, Wells Fargo charged us a {$35.00} NSF FEE! We have over {$100000.00} and Wells Fargo charged an NSF FEE?! Unbelievable. The treatment we have received from Wells Fargo is inexcusable and inexplicable, but maybe not so, as Wells Fargo is once again embroiled in more fraudulent activity with their customers.
