I am livid. I am really really upset with Wells Fargo Bank and its shady banking practices. The only reason that my wife and I switched to Wells Fargo from XXXX XXXX XXXX was because it was closer to our home and now I regret switching. I have been duped, tricked and lied to by Wells Fargo Bank. I am sending this letter out to the president and all of the bank managers of Wells Fargo Bank in my area to let you know how upset I am with your bank and its unethical banking practices. Today, I was embarrassed when I went to the store and my card was denied for insufficient funds. This had to be a mistake. I check my account on my mobile phone each day to see transactions. The problem is that Wells Fargo uses a system that is designed to give you FALSE information regarding your transactions and balances. This is XXXX of several transaction examples. On XX/XX/XXXX, I paid my XXXX cell phone bill in the amount of {$620.00}. Instantly, XXXX notifies me that my transaction was successful. My XXXX account shows Paid in Full on XX/XX/XXXX. When I look at my Wells Fargo mobile app, it ALSO shows that {$620.00}, was taken from my account, leaving me X amount as a balance. Now, today XX/XX/XXXX, after my card was denied, a Wells Fargo Rep informs me that NO, the money did n't come out of your account on XX/XX/XXXX as XXXX AND Wells Fargo statements said it did. It along with several other transactions came out of my account ALL on the same day, XX/XX/XXXX. During this time, Wells Fargo 's mobile app has been giving me false balances. The result is that their system then is able to charge you a {$35.00} overdraft fee. This is OUTRAGEOUS!!! When I explained how deceiving this practice was, the representative was quick to credit the {$35.00}. The problem was that since I was given wrong balances showing higher balances, I was overdrawn by {$300.00}. No amount of I apologize for the inconvenience, did any good. That gesture did little to help me. I informed him that the Wells Fargo app can not be trusted as your system gives out misleading balances. And at the end of the conversation, the representative could n't even with a clear conscience say, Have I satisfied your concerns? or We value you as a loyal customer. I TRUSTED your bank and mobile app to tell me the truth. I was lied to by your bank executives who encouraged me to track my account with this app. They KNEW full well that the Wells Fargo banking system gives deceptive information. I am mortified that I put my trust in your bank. Your other customers need to be made aware of these practices. It is my hope that this exposure brings an end to this dishonest practice. Complaint: I was refinancing my mortgage through Wells Fargo. After providing them multiple document proving income and several other documents ; I was decline due to a clause in the VA agreement on the closing of the mortgage. The reason I was given is that they consider my owned property as a condo when in fact it is a privately owned residence. The reasoning behind it was n't very well explained and now for me to lock in a rate I must provide a lock-in fee to the bank until they figure it out. I am a XXXX Vet and I feel I have been mistreated in this whole process. I would like a written, clear explanation as to why the VA and Wells Fargo refuse to assist a XXXX Vet.

Complaint: I am livid of the way Wells Fargo is making it seem that I was aware of the final Balloon payment. In my contract is does not say I will be paying a balloon of {$39000.00}. It only indicates I will pay a balloon equal to the unpaid principal. However ; it does n't come is writing $ XXXX.The Agent that approved my loan was not honest, he never mention the me the final balloon that I will need to pay at the end. This is why Wells Fargo got sued in the pass because Wells Fargo was approving this type of loan. I am going to involve my Attorney General. For the fraudulent and deceptive practices committed.

Need information about your loan balance or loan terms
Complaint: I received correspondence from Wells Fargo advising there was an error in how my loan payment was being calculated and they would update that and me on what my loan balance should be. This revealed Wells Fargo was estimating my loan payment based on a 20 year repayment term instead of the 25 years on my promissory note. The correspondence provided to me by Wells Fargo advised that any late fees incurred as a result of this incorrect payment that was required will be reversed. I contacted Wells Fargo regarding any deferment taken during this time if an allotment would be made. The customer service representative advised me it would not and did not let me speak to management as I requested. The representative advised they could not assume had the payment been lower I would have been able to make it and would not have used deferment, despite the fact that they are assuming the same for late fees. I do feel a portion of deferment should be allotted back to my account based on Wells Fargo 's negligence. I do not think it is fair to require I use the same deferment for an additional 5 years, particularly when Wells Fargo is making the assumption late fees should be waved because of their incorrect payment calculation.

Complaint: In XX/XX/XXXX, I attempted to refinance my mortgage with Wells Fargo using the HAMP program. I believe I fit into the classic reason the program was established. I was current with my mortgage ( never a missed or late payment ), but had lost my job in XX/XX/XXXX. I worked for XXXX XXXX and my annual salary was XXXX {$XXXX}. In XX/XX/XXXX I gained employment, but at a significantly lower salary $ XXXX. Through hard work, I was able to quickly increase my salary and was making $ XXXX by XX/XX/XXXX. Even with the increase, I was struggling to make my mortgage payment, but again was never late. HAMP was designed to help people in my situation. The stated intent is to modify mortgage terms so that the monthly payment is no more than 31 % of a persons gross income. At the time I requested a refinance my payment was 38 % of my gross pay. I was denied and encouraged to apply for a HARP loan. I agreed ( desperate to skip a month with no payment ). I did get a slightly lower rate ( from 6 % to 5.125 % ), but my old loan was " interest only, '' so the net was a higher mortgage payment. After the process my payment moved to 39 % of my gross income. I attempted to resolve this years ago and never got a clear reason from Wells on why I did not receive a HAMP modification. I finally dropped it, but after the recent news that clearly shows Wells did/does not have the proper governance and controls in place, I am requesting someone review my situation. I have since moved and found another lender to work with, but believe I am the victim of UDAP and there are likely others in my situation.

Complaint: During my investigations into a fraudulent withdrawal, I discovered erroneous billing through my credit card. I had booked a trip through a travel agent and paid with my credit card for {$4300.00}. There was an existing balance of about {$4000.00}. Later on that week. I had made a cash payment on the credit card for {$4600.00}. However, I recently discovered that Wells Fargo did not charge my card, rather issued a cash advance. My payment of {$4600.00} was allocated to my purchases and not my higher interest rate cash advance balance. This error increased my interest charges unfairly and outside of the scope of our agreement.

Complaint: Wells Fargo Case # XXXX ; Claim # XXXX XX/XX/XXXX My son presented and cashed a non Wells Fargo check at the XXXX, NJ, XXXX XXXX teller 's window for {$2800.00}. XX/XX/XXXX I Filed claim that the bank cashed a non Wells Fargo check for my son XXXX, {$2800.00} which was not deposited first and did not have my permission to authorize it to be cashed. XX/XX/XXXX Wells Fargo claimed that my son used my bank card as identification authorizing the bank to cash the check and refusing to reimburse us. XX/XX/XXXX Wells Fargo Closed my son 's account. XX/XX/XXXX Wells Fargo Charged my savings account, {$880.00} as their Right to Offset. Issues : 1 ) I did not authorize or give permission for any check to be cashed by XXXX using my joint accounts with my wife as financial support. 2 ) I did not give my son access to my wife and my joint accounts at any time. 3 ) The bank representative at the XXXX XXXX, NJ office issued my son XXXX a Debit Card only to allow me to transfer money to his Debt account for incidental expenses. 4 ) My son XXXX did not have any more than several dollars in his account at any time except when I transferred money into it. 5 ) My son was never an authorized signature to my wife and my joint accounts nor did he have access or permission to access them for any reason. 6 ) The bank cashed a check for XXXX presented by him without first being deposited, and without funds to cover the check in his Debit Account. 7 ) The bank failed to do its due diligence by rejecting the check protecting my wife and my joint account. 8 ) The bank did not attempt to contact or notify me that a large check was presented and that my joint account were considered collateral. 9 ) The bank claimed that my son presented my WF bank card ( which was not true ) and could not prove it to me. 10 ) XX/XX/XXXX The bank also stated in their letter that a copy of our signed Consumer Account Application dated XX/XX/XXXX was sent to me. It was not. 11 ) XX/XX/XXXX, Wells Fargo charged my wife and my joint savings account {$2800.00} as a right of offset. 12 ) After numerous calls to the Executive branch and President of Wells Fargo, this claim is unresolved and I insist that the bank had no authorization to charge my joint account and the bank had no business cashing a check for my son without it being deposited and vetted as they have done to me in the past. The Bank 's failure to exercise good judgement, due diligence to protect their primary depositors while following their customary general banking practices and procedures then making my wife and I responsible for their errors and mishandling of this.

Complaint: I have been working with Wells Fargo for possible home retention options in order to avoid foreclosure and remain in my home. After several attempts and even hiring an attorney, I feel defeated. My first submission was denied due to Wells Fargo stating they could not reduce my monthly payment, I think re-applied using my girlfriends income, which double my income at the time, they still would not provide me with options. Finally a 3rd attempt was made which reflected my most recent income, my rental income and proof of ability to pay and yet once again I was denied as they stated they " can not review the file due to the changes of circumstances being the same '' although that is not true, my income is different. I am not asking for a lowered payment, I am simply asking to start making my payments again. I explained my hardship, in 2010 my XXXX son was XXXX XXXX XXXX XXXX XXXX, additionally I then went through a divorce. These too major events impacted my life and was unexpected. I did not intentionally default on my mortgage but things happen and I am grateful to even have the opportunity to be considered for options but feel I have been treated misfairly and not being properly considered for all options to save my home.

Unable to open an account
Complaint: I am being accused of, by the bank, of perpetrating the fraudulent activity. I deposited a fraudulent check unbeknownst to me at the time of deposit. When I realized that something was " not right '' I went to the bank and tried to explain what happened and the bank representative informed me that I could not do anything at the time and that I should wait to hear from them to pay what I owed on the account. I never heard from the bank. A couple years later I tried to open a new account and was denied. I was informed that I had to admit to being responsible for the fraud committed and pay the bank fees and then they would consider my request to open a new account. After I refused to admit any wrong doing the bank representative informed me that he could not help me nor advise as how to resolve this situation. I have submitted all the documentation necessary to evaluate and support my side of the story. Including the initial email contacting me in this fraud.

Complaint: My husband and I purchased a XXXX XXXX XXXX on XXXX XXXX,2015. After a closer review of our documents we have determined that we was charged for Vehicle Service Contract. We have a copy of the contract with our loan documents but we did not sign this contract and it was added in with our loan with Well Fargo Dealer Services. The total amount added to our contract was {$3300.00}. We never agreed to this service, and feel like the loan company was deceitful in adding it to our loan.
