Complaint: I have been in discussion with my lender, Quicken Loans, since last year concerning payment of my flood insurance premium. While going through the process of a re-finance with them, it was brought to my attention I did not have flood insurance on my property which I am required to carry on the property. To make a long story short, they admitted mailing the premium ipayment to the wrong address. This mistake was n't discovered until 8 months after the policy expired. As a direct result of their error, I had to obtain a new policy which carries a premium that is more than XXXX the original policy. Also the deductible was raised from XXXX to XXXX dollars. This has caused me a significant financial hardship. Quicken did pay the difference in premium for last year 's flood premium. This year I called to let them know the policy had again increased and to see if they could offer any assistance in paying it since it is their fault I am now having to pay this new premium. Please understand I have compared my policy to those of my neighbors. Theirs went up slightly while mine more than XXXX, only because I had to obtain a new policy when my premium payment was mishandled by Quicken. I have spoken to a number of Quicken agents and managers about the situation. It is my belief that this issue has been trivialized by them and seen as not being important. I do n't think they realize the impact their mistake is still having on me. I am currently paying XXXX what my neighbors are paying in flood premiums. My deductible is also XXXX their deductibles. Unfortunately this rate will follow me as long as I own this home. If all insurance goes up 5 %, more is coming out of my pocket than my neighbors ' pockets all because of a mistake that was not my fault. I have made my mortgage payments on time every month since first getting a loan with Quicken a few years ago. I feel very let down in the way this situation has been handled. I have asked them to make up the premium have refused. This is hitting me especially hard right now. We have just " celebrated '' the XXXX anniversary of XXXX XXXX. If it had n't been for my flood insurance coverage, I probably would not be in my home today.
I can provide you with whatever documentation you need, including a memo on my Quicken loans account showing they claimed to have sent a payment.
I apologize for the length of this. I am still frustrated by the whole incident.

Complaint: Quicken Loans is attempting to close on a loan with the clients name, XXXX XXXX, XXXX, FHA case number. They fraudently misquoted her numbers telling her the world and then bait and switched her. They charged {$400.00} for a fee not related to the appraisal so they could keep the appraisal. In every which way they tried to skeem and push something in front of this lady, all the while I was diligently telling her they were in the bait and switch program. I wish this not to the case on future, elderly, XXXX, living in poor neighborhood individuals. They also denied transferring the fha case, which is illegal, despite the client writing us a letter, stating that she was wanting to go with us. Again, very illegal and very unethical, you can not have a lender like this operating in OHIO.

Complaint: Per FHA Guidelines The lender is held responsible, equally with the appraiser, for the integrity, accuracy and thoroughness of an appraisal submitted to FHA for mortgage insurance purposes.
FHA may pursue appropriate enforcement actions against XXXX or either party for violations. In my situation not only did the appraiser use a foreclosure but he also used a XXXX property that needed a lot of work as well. He also totally disregarded the below grade portion of my home. To clarify that, he only tried to focus on the above grade portion of my home and totally disregarded the below grade. The homes he found not only had lower total square footage than my home but they also had XXXX and XXXX less rooms in those homes as compared to my home. Per FHA Guidelines the characteristics of the property must be based on selections that have similar or the same characteristics including site, site view, location, design, appeal, style, age, size, utility, quality, and condition and the homes selected did n't fall under that criteria. I provided homes that were exact replica 's of my home in total size, rooms, and appearance and the appraiser and my mortgage lender ignored those.

Complaint: We refinanced our mortgage with Quicken Loans in XXXX XXXX. We had the money to pay it down under the 80 % required to avoid a PMI payment, but the money was not liquid and would have been difficult to get immediately. The broker informed us that the PMI payment would drop off as soon as our LTV was under 80 % ( or possibly 78 % ). We then proceeded to pay down the mortgage as we said we would, and it was under 80 % right around XXXX of XXXX.
We notified Quicken Loans that the loan was under 78 % and they told us that they could not drop the PMI without another appraisal ... ... just 3 months after the loan was refinanced. Without this appraisal they now intend to charge us PMI insurance until XXXX, when the PMI would have dropped off naturally.
This is a 15 year fixed mortgage and the LTV is currently around 75 % based on the original appraisal. Nothing has happened that could possibly decrease the value of the house between the refinance date and when the principal was under 78 % ( or the present ). The real estate in my area has also had no major fluctuation in that time.
I believe the mortgage broker was deceptive and should have informed us that this could happen. We were very clear about our plans to pay it down and our ability to pay and our plan to pay it off within months. We could have sped up the pre-payments to be under whatever deadline they have assessed here. If we would have been informed then we could have also paid the money up front and avoided this all together. We had ample savings at the time the refinancing was done to pay it down at the time of refinancing, and can prove this.
I also believe the servicing department is being oppressive by requiring an appraisal just months after the refinancing. I could pay the appraisal fee and let it go, but I 'd rather make a point to file a complaint in hopes that other people do n't get cheated like this.

Complaint: I was speaking with Quicken Loans about requirements for a Mortgage Loan, and did not authorize a credit inquiry. However, my credit report was ran without my approval. I consider this fraud and identity theft. I then called back to ask why they did that, and was told by XXXX XXXX of Quicken Loans that they had 'permissible purpose ' if they had my social security number and date of birth. I told them that if anyone had my info they still needed my approval to do anything with it,. I would like to report this agency as willfully misusing my identity and would like to press criminal charges and file a civil lawsuit against Quicken Loans.

Complaint: While looking for a mortgage lender, Quicken Loans customer service agents stated numerous times via email, voice, and online communications that they would be able to accept semi-monthly payments ( XXXX payments a month ) and suggested that those payments would be applied immediately. After obtaining my loan and making semi-monthly payments I noticed that Quicken Loans would wait until the second payment is received before applying the payments. After a reply from QL via XXXX, they notified me that mortgage interest is paid in arrears. Although this is not a common term ( try XXXX it ) and is not normally used with mortgages, it means that the half payments would make no difference.
1 ) Quicken Loans mislead me on several occasions to believe they would accept and apply payments immediately. ( email available ) 2 ) Quicken Loans does not easily disclose how their mortgage interest is calculated. ( try searching " arrears '' and " quicken loans '' ) 3 ) Knowing this, I would not have went with Quicken Loans.

Complaint: I called a couple dozen loan companies to find Refinance rates XX/XX/2015. Not as single company was given my social security number. When I filled out forms I NEVER gave my social security number or authorized any credit checks. Quicken Loans was the ONLY company to run a credit check & they ran a " Hard Credit '' check. I have screen shots from filling out there form that show diffinatively I never gave them my SSN & the form specifically says they are NOT authorized to run a check. On XX/XX/XXXX I saw a " Hard Inquiry '' was run by Quicken Loans. On XXXX XXXX, 2015 I logged on to XXXX ( Quicken loans web site ) to confirm they did not have my SSN. I have a screen shot of the form that shows that they were never given my XXXX. At first they said they ran no credit check. Then they said they ran a check and that I authorized it. Then they deleted me from XXXX and said they did n't run a credit check. In the end they said I ran a credit check and I authorized it. THE SCREEN SHOT PROVES THEY WERE NEVER GIVEN MY SSN. They took the information I provided and STOLE MY SSN and then ran a " Hard Inquiry ''. I reported all this to the credit reporting agency " XXXX XXXX '' and gave them the screen shot proving my SSN was stolen. And the screen shot also says I was not authorizing a credit check!!! XXXX XXXX, which appears to be a branch of Quicken Loans, said I gave " implied concent '' even though the screen shot specifically says the opposite. Quicken Loans stole my SSN. I have provided a list of all the executives I spoke to and there numbers. I tried for over a month to get them to correct it, even sending them the screen shots. They claim now that my MyQL.com account was deleted by accident. This " accidental deletion '' occured on or about XXXX XXXX, 2015. The executives at Quicken Loan are clearly covering this up at the highest level as only they could have there IT person delete me. They deleted me before they were notified by me that I had a screen shot already that proved what they did and that they stole my SSN and ran an unauthorized credit check. Even in the face of this evidence they are now saying I authorized the " hard inquiry ''. I authorized no inquiry of any kind and this is proven by the screen shot. I do n't know for sure how they got my SSN but I suspect that their credit agency, XXXX XXXX, stole it for them and then they used it to run a " Hard Inquiry ''. Again, I inquired with about XXXX dozen other companies at the same time period about their rates thriough online forms and over the phone and not a single other company ran a credit check because I NEVER GIVE OUT MY SSN!!! My fiance, XXXX XXXX, has the screen shot and emails sent to those involved on our home computer and can send the proof right away if you call him at XXXX or you can call me, XXXX XXXX at XXXX and I will have him email you the proof from my email address.

Complaint: Approximately 90 days ago, we applied for a simple refinance loan from Quicken Loans. With a credit score over XXXX we were told there should be no problems in processing this loan. We were told we were approved but since then, Quicken Loans has stalled and delayed for no known reasons. All documents have been given them. The original interest rate lock has expired due to their stall tactics and now they want to raise the interest rate and even if we were to agree they are unable to give a close date. They shuffle you from XXXX customer representative to another like some stereotypical car salesman. I paid them {$500.00} to cover the appraisal costs, but their stall tactics continue, in spite of their advertised promises. My desired solution is a refund of the {$500.00}. This company really should be investigated for possible violations. I will not do business with company.

Complaint: Quicken Loans has a lure on the internet saying if you would like to know about the Making Homes Affordable Act to sign in. When you sign in you get no info about the act. Just a come on to apply for one of their loans and immediate access to giving telemarketers your info to contact and harass you. There is no way to opt out. There should be a sanction on false advertising and an opt out so if you get suckered in you can get out.

Complaint: XXXX XXXX of Quicken Loans. Every time I come close to closing the mortgage loan.. He would come up with an document that he could have asked me for several weeks ago. I have a high credit score and he has asked me for a document on four separate closing occasions. Today close to closing he stated that 60 days of account activity were missing on my bank statements that I 've faxed to him two weeks ago. The bank teller printed out those statements and signed those pages. I have been going through this with him for almost three months. I have searched the internet for complaints. Complaint: I was set up to complete a mortgage with Quicken Loans INC. the third party appraiser, turned in an appraisal document with words mispelled, missing or incorrect information, and failed to fill out the certification that the individual was physically present at the property. Quicken Loans failed to contact me to get the matter resolved. I as an individual had to gather documents from XXXX, and local tax office to show the invalid information contained within the report. Quicken Loans failed to contact the consumer to update him of the process, the consumer had to reach out to Quicken Loans multiple times, and finally Quicken Loans in an email admitted that the XXXX party appraisal management company found that the comparable properties turned in by the consumer should have been considered. Quicken Loans after nearly a week and a half has failed to resolve the situation. Quicken Loans stated via telephone that the issue was the consumers fault. Quicken Loans has failed to refund any deposit made by the consumer. Quicken Loans has failed to follow any good faith gestures in their short comings.

Complaint: I was surprised to learn that bi-monthly payments made to Quicken Loans on mortgages are not credited at the time the payments are made, but are only credited once a month. Obviously this results in Quicken being able to collect interest on the monies that are collected for XXXX days or more before they benefit the consumer. We learned from Quicken that this information is outlined in their closing documents. It is not clearly disclosed on their website information regarding bi-monthly payments or verbally disclosed when enrolling in the bi-monthly payment plan. This is certainly different than many other mortgage lenders and a benefit to Quicken and not the customer. At least any customer moving to the bi-monthly payments should be made aware that their payments are not credited when received by the lender.

Appt with appraiser cancelled by Quicken x XXXX without notification to me or explanation. Appraiser informed me that XXXX asked her the following day on both occasions to rebid the appraisal. Difficulty obtaining information from XXXX on several occasions. Requested my money back. Deposit agreement states " If your application is denied or withdrawn, for any reason, we will refund your deposit, minus the actual cost of your appraisal and credit report ''. No appraisal has been performed. I 've requested XXXX times or more that my money be refunded and XXXX has not responded to my request or refunded my deposit money. Email from XXXX of Quicken Loans dated XXXX/XXXX/2015 XXXX XXXX quoted below, but I have yet to have my money refunded. I have been contacted by XXXX XXXX via phone XXXX and have returned her calls x 2 requesting my deposit money refunded but she has refused to respond to this request simply returning my calls and wanting to " explain '' but making no response to my request for why my deposit money has not been returned. I am hopeful CFPB can assist in obtaining my deposit money. After reviewing other complaints on the internet since my fiasco, I have learned that this appears to be a common strategy for Quicken Loans to refuse to refund deposit money.
