Complaint: Upon receiving information regarding refinancing while reading information via email from Quicken Loan, I did not authorize them to do a credit inquiry. I decided to cancel any additional services to inquiry. The request on my credit report lists Quicken Loan as making a credit inquiry, this was not authorized and should be removed.

Complaint: Last year, 2014, I went through Quicken Loans for a mortgage and it was the worst decision I ever made! There are so many different departments that my loan went through, I ca n't remember all of them, however, in the one department, XXXX took my loan, changed the interest rate from 4.125 % to 4.255 % so I can bring less to closing. I did not agree or sign off on the new interest rate but XXXX took it upon himself to change my rate and lock it in. I told XXXX to change it back and he could n't nor could his supervisor. I did n't know that I could refuse the loan at the time. I have an FHA Loan.
They also " Guesstimated '' on my property/school taxes, which are public records. I 'm having a hard time paying my mortgage and bills. I would have never purchased this house and now from being behind on everything, my credit score dropped considerably that I 'm unable to get approved for another loan so I can purchase an affordable home and sell this one.
I 've applied for a loan modification through Quicken Loans and they lost my husband 's pay stubs. They tried to say that I did n't send them but I have copies of what I sent them originally. This is also not the first time that they have lost my documents. I 'm tired of producing and reproducing information.
Quicken Loans is the worst company out there and they 're awful to try and deal with. Some people are nice but for the most part they are just plain ignorant! One person told me that my credit score is more important than my mother who was in the hospital at the time with XXXX problems ....
I would never recommend Quicken Loans to anyone and I 'm telling everyone about what they did to me.

Complaint: I applied for an FHA refi loan with Quicken Loans. They checked my credit and estimated my house value at {$190000.00}. The rep said I had to submit {$400.00}. good faith money in XXXX hrs or the loan was null and void. I said I thought this was unusual, and that I was a XXXX citizen and I did not have a lot of extra money. He said it was required to process my loan. I submitted the money. I was then asked for a lot of other documentation which I provided and they said was okay. Finally an appraisal was ordered. The appraisal came in {$40000.00} under what I was told. I questioned the appraisal and the comps. I even had the listing agent to my home and she agreed with me. She said property taxes alone showed a difference but beyond the differences were apparent to anyone. I contacted the CEO of QL, XXXX XXXX, who simply forwarded my message to XXXX XXXX to handle, the rep who asked for the {$400.00}. QL then sent the appraisal back to the same appraiser and asked if it was correct. He said yes. In the interim I was contacted by XXXX XXXX of QL who asked me if I had {$31000.00}. to being to settlement. I said no, I was not giving anyone anymore money.

Complaint: I contacted quickenloans about getting pre-qualified for an FHA Mortgage. The agent pulled my credit reports and said that while my credit score qualified me for a loan, they could not proceed because I have disputes on my credit report. It is my understanding that under CFPB regulations, credit can not be denied for " exercising in good faith a right under the Consumer Credit Protection Act ( such as disputing information in your credit report ). ''

Complaint: I applied for a refinance through Quicken Loans. I provided all the documents requested by their initial loan originator. They pulled my credit, received my XXXX and last two years XXXX and recent paycheck studs and I met their requirements to complete an application. They asked me to pay {$400.00} up front for the appraisal. I did. They locked me in with an agreed upon interest rate. I went through the entire process and was about to close when they decided that they were not comfortable my current job status as an contract engineer and at that time wanted to see that my contract would not end for another 3 years, even though I was a XXXX employee and provided that information upfront. I want my {$400.00} refunded.

Complaint: I recently obtained a mortgage on a parcel of land and an existing house thru Quicken Loans. The land is part of a subdivision and tax information wo n't be available until the next tax roll assessment. Until that assessment is complete, I pay out of pocket to the original owner of all of the parcels, my share of the taxes. What Quicken is doing however is forcing me to make Escrow payments equal to the tax of all of the parcels knowing that the amount is incorrect and significantly overstated. What I am told is that absent having the specific amount for my parcel, they can collect the amount of all of the parcels. And yes they know this is in error and acknowledge that it is in error. That defies all logic.

Complaint: Quicken Loan placed a lien on a lot personally owed in full by us. We had applied and were approved for a VA refinance loan in 2012. prior to that in XXXX 2012, we had changed our property lines and that was approved by the XXXX XXXX county board and filed. When Quicken was working on the loan they received the new approved survey and the new Parcel numbers for each lot, they XXXX attached to the home address and the one owned by us. They chose to place a lien against both my lot and the one that was the home lot. I did not find out about this until they paid my taxes on the lot that was mine. They now state that thier Title search company ( owned by Quicken ) did everything correctly. However, the XXXX XXXX title people state that is not true. I have all info in a form that I can send, this has been reviewed by the WI state banking examiner who are not able to resolve this due to a lack of legal personal. The bottom line here is I was forced to take a second remortgage in order to gain my own property back from Quicken. While Quicken covered most of their cost, they refuse to repay me for the cost of the VA funding fees. We could use some help with this.

Complaint: loan # XXXX we began a process with quicken loans XX/XX/2015. seller paying closing cost and appraisal cost.. gave a {$400.00} deposit for good faith estimate. was to come off the down payment at closing. it would only be lost if we ourselves backed out ... many problems and XXXX times cancelling closing dates,, the seller backing out.. asked for the GFE deposit to be returned and was informed NOT HAPPENING! spoke with exec. office ... Complaint: RE : Predatory Lending Practices XXXX Loan ( XXXX XXXX Dear Consumer Protection Agency, I purchased my first home in 2007 in XXXX Virginia. As I am now speculating that I may have been a victim of predatory lending practices being approved at a high interest of 6.37500 % for 30 years.
For the last two years or more, several unsuccessful attempts at a mortgage loan modification have been attempted. The last attempt at a mortgage loan modification has been especially painful with Quicken Loans for the last four months to be told that I have to wait until XXXX. All of the necessary documents were sent to them Quicken. All of the necessary documents were reviewed. They requested that I open a new credit card line, charge on it, and pay ... ..and I did.
Through all of this, I have also been told that I should have been in direct contact with my loan servicer, XXXX owns my house.
I can not say how tired of the run around I am getting now as a possible victim of predatory lending practices. I am writing a little desperate for help and guidance as the suspected outcome of all of this should be a loan modification with a lowered interest rate that might in turn drop my monthly mortgage on my house.

Complaint: I got a new job in a town that is XXXX hours from where I currently live and work. I wanted to buy a house in the new town and move into it prior to my start date at my new job. I contacted Quicken Loans, and I was told by their agent that buying a house prior to the start date of my new job would not be a problem. I was pre-approved for a loan through Quicken, and I put an offer in on a house in the new town. My offer was accepted by the seller. When I told the agent at Quicken this, I was told everything was fine/there would be no problems. Then several days later, I was told that they would be unable to start the underwriting process until I had received my first paycheck from my new job. I have extremely good credit ; I have been employed in the same line of work steadily for 8 years ; I am currently employed and will be between jobs for less than one week ; I have a low debt-to-income ratio ; and I have an offer letter from my new employer which gives my starting date, the amount I will be earning, and that I will be guaranteed 40 hours per week. When I started the loan process with Quicken, they told me this was sufficient. Then, several days after the process was going, and after I had put down {$5000.00} EMD on the new home, they tell me that I will not qualify for a loan from them until I can produce a paycheck from the job in the new town that I will be moving to. They claimed this was because XXXX desktop underwriting program " requires at least XXXX pay stub [ Sic ] so we would n't be able to close until we have a new pay stub. '' I feel that Quicken loans purposely mislead me and was dishonest to me when they told me that I had everything necessary to get a loan and to close on a home prior to my start date at my new job. Furthermore, I do not believe that they are being completely truthful about the XXXX pay stub requirement, as I have multiple factors that point to my being an extremely safe borrower who has a guaranteed future income.

Complaint: To whom it may concern, On XXXX XXXX, 2015, I applied for a loan to refinance my home with XXXX and was denied because of my income. I later applied through QuickenLoans to get into the HARP program and was once again denied for the same income issue. A week later I reapplied, and on XXXX XXXX, I received notification from QuickenLoans stating their reason for denying me as being a credit issue. Attached with the denial letter was a copy of my credit score of XXXX, and QuickenLoans required credit ratings of XXXX. I would like someone to look into this matter because when I applied the first time my credit was not an issue. Also during all XXXX times I applied I was told everything was up to date and would be approved. I am now questioning their reason for denying me because the denial letter rates my credit score as within the requirements for approval.
