Complaint: I bought home in XXXX XXXX 4 months the mortgage company send letter that my mortgage will increase from XXXX, .They increase payment on escrow account about {$52.00} and {$34.00} for shortage in escrow deposit account.Total {$86.00} more in monthly payment.During closing my attorney told me that mortgage can increase only when ptoperty tax went up.I have sent about 5-7 letters to mortgage company to resolve issue.I get back only one letter which nothing explain, If they wiil increase motgage every 6 month because of escrow account, my mortgage payment shortly rich point where i will not able to pay mortgage.Can you help. I have question .Can I make payment myself to the insurance company and property tax directly to the city with skiping an escrow account.. XXXX XXXX

Complaint: PHH Mortgage Services, has sent me notice that they are the new servicer of my mortgage loan that XXXX XXXX XXXX XXXX has been servicing for years until weeks ago. I called my loan servicer XXXX XXXX XXXX XXXX on XX/XX/XXXX to let my Relationship Mgr ( XXXX XXXX ) know I was making a full mortgage payment via wire transfer at XXXX XXXX XXXX XXXX but, my normal relationship mgr was not available and had starting missing scheduled appointments, even on XX/XX/XXXX. The other Relationship Mgr ( RM ) told me not to wire the mortgage payment and to make the payment over the phone for free to avoid the wire fee but I told the RM that my father was already in the bank ready to wire the payment but the RM insisted on paying over the phone. This was a 3-way call with my father, the RM and myself. My mortgage payments were more than 60 days late but, less than 90 days as discussed with the RM. I had informed the RM that my new employment started on that coming Monday, XX/XX/XXXX, and that I would catch up on my mortgage payments. As my father started reading the bottom of his check, I interjected after he finished reading the routing number and told the RM not to include the check number, and the RM immediately and rudely said, " Ma'am Be Quiet ''! After, my father read the numbers on his bank account, the XXXX RM told my father and I that the Bank Number went in correctly and emailed my Receipt of a full payment and also sent a receipt through the USPS mail. Then about 5 days later XXXX sent a letter dated XX/XX/XXXX stating that " Your Payment was Returned Unpaid '' ; and that " The payment we received on XX/XX/XXXX for {$1600.00} was returned unpaid by the bank. '' I contacted XXXX XXXX XXXX XXXX and their Clearing House and they have no record of XXXX even attempting to process a payment on or after XX/XX/XXXX. The XXXX XXXX XXXX associate told me, even if XXXX Mortgage had included a check number with the account numbers for payment, XXXX XXXX XXXX would have still processed my mortgage payment. I have supporting documents to prove XXXX Mortgage 's fraud. Even after XXXX made me delinquent purposely on my mortgage, XXXX refused to take my full mortgage payment. Since XXXX until presently, I continued to receive disingenuous information from XXXX Mortgage about modifications, the loan process, trying to pressure me to sign new loan documents with a higher interest rate and/or a balloon payment, etc. In XX/XX/XXXX, I had a third party organization, XXXX, sign to look over my XXXX documents and contact XXXX on my behalf. Then, PHH Mortgage Services recently sent me a letter dated XX/XX/XXXX, that PHH Mortgage Services is the new servicer for this account and collecting payments ; and gave me a new XXXX loan account #. XXXX XXXX XXXX XXXX sent me documents to sign and send them 3 payments of {$1500.00} each due XX/XX/XXXX, XX/XX/XXXX, and XX/XX/XXXX, for an Alternative Modification Trial Period Plan Offer, but recently PHH Mortgage wants the signed documents and payments sent to them, PHH Mortgage Services.

Complaint: Sent Mortgage payment to PHH Mortgage and they are not applying payment my account as a monthly payment. I have contacted the company numerous times and I told the payment is in principal and that they will reapply it correctly. They have not after numerous attempts and my account still reflects past due. When I request to speak to a supervisor for assistance I am put on hold and forgotten about. I have stay on hold for hours and no response and even get disconnected.

Complaint: The mortgage is from XXXX XXXX, serviced by PHH Mortgage I was charged twice an inspection fee of {$11.00}, both on XX/XX/19, when asked for an explanation i was not given one. They just say I agreed to it by signing the loan docs. When i asked to talk to a supervisor i was refused, saying someone will call me back ( which hasn't happened ). I was also charged attorney fees of XXXX on XX/XX/19, even though the loan was brought current in XXXX.

Complaint: I have been trying to get a reinstatement quote and instructions for nearly two weeks. I spoke with PHH mortgage first on XXXX to discuss options to bring current. I was told I have to call back on XXXX because they don't have all my information yet. On XXXX I called again and was told no modification was possible and to contact there lawyer " XXXX XXXX XXXX '' to get reinstatement quote and instruction. On XXXX I called XXXX XXXX XXXX and was told it would be 3 to 5 business days because they needed to get information from PHH. On XX/XX/XXXX a called XXXX XXXX XXXX again to follow up since no quote was received. They informed me that they are still waiting on information from PHH. That they would escalate the request and I should have reinstatement information sent to my email by end of day or next day at the latest. I then called PHH XX/XX/XXXX to inform them that the lawyer was still waiting ion them. PHH informed me that they sent mortgage information to XXXX XXXX XXXX on XX/XX/XXXX but would call them right now to confirm. PHH representative then informed me that they spoke to the lawyer and I would have reinstatement quote by end of the day.

Complaint: Back in 2009 when all the housings went underwater my mortgage went upside down and is still hunting me now I did not walk away like most people did I stuck it out until now I asked for a principal reduction not a modification I don't qualify for refinancing through them or anyone else want touch it because of the upside down mortgage owing {$82000.00} and a home is only worth {$17000.00} due to the 2009 illegal appraising of homes and other illegal measures I asked him could they at least bring it down to XXXX XXXX or a number that makes better sense they said the only thing I can do is modified alone I have been told to let the home go into foreclosure and buy it back I don't want to do that it mess my credit up I am up to date on my payments had to do a bankruptcy chapter 7 in between this the loan is not reaffirmed they would rather lose {$82000.00} then lower the principal so I can stay in there this is unfair

Complaint: DUAL-TRACKING COMPLAINT Dear Sir or Madam ; This complaint is about PHH Mortgage Services and XXXX XXXX XXXX XXXX illegal practices while allegedly providing Loss Mitigation service to a home owner in distress. The following brief background may be appropriate. XXXX XXXX XXXX ( XXXX : XXXX ) ( XXXX or the Company ), a leading financial services holding company, announced on XX/XX/XXXX the completion of its acquisition of PHH Corporation ( PHH ), a mortgage platform with established servicing and origination recapture capabilities, effective immediately for approximately {$360.00} XXXX in cash or {$11.00} per diluted common share. The close of this acquisition marks a new chapter in our history, and creates a strong non-bank mortgage servicer, positioned for growth, and better able to serve borrowers and loan investors, commented XXXX XXXX, Chair of XXXX Board of Directors. The newly combined company, as of XX/XX/XXXX, services approximately 1.7 million loans with an unpaid principal balance of over {$290.00} billion. In XXXX, the combined company originated more than {$3.00} billion of residential mortgage loans including reverse mortgages. In connection with the completion of the acquisition, PHH did become a wholly-owned subsidiary of XXXX and the common stock of PHH was delisted from the New York Stock Exchange. Accordingly, PHH Mortgage Services ( PHH ) and XXXX XXXX XXXX XXXX ( XXXX ) are sister companies and subsidiaries of XXXX XXXX XXXX, a financial services holding company which, through them services and originates loans. OnXX/XX/XXXX, I XXXX XXXX the person making this complaint hired XXXX XXXX XXXX. from XXXX XXXX XXXX to represent him for a Loan Modification with XXXX. The house in question is located at XXXX XXXX, XXXX XXXX XXXX FL XXXX By XX/XX/XXXX the application papers were already completed and sent to XXXX for consideration. OnXX/XX/XXXXa Trial Modification proposal was approved and sent to my attorney for review and considerationXX/XX/XXXX was the deadline to accept or reject XXXX offer. After consulting with my attorney, onXX/XX/XXXX we rejected the offer and called XXXX to review their offer and request a consideration on the amount of the new monthly payment. The reason to not accept the proposal was that the propose Mortgage payment was a little too high in relation to my income. We try to explain XXXX that accepting that payment would put the property in foreclosure again very soon. XXXX only response was that the servicing of the loan was transferred in the middle of the loan modification to its sister company PHH Mortgage Services and that any further communications needed to be conducted with them. On XX/XX/XXXX we finally got a confirmation that the Loan was transferred to PHH and that we needed to wait until the process to transfer was completed. On XX/XX/XXXX we finally got a green light to proceed with a new application to request a Modification from PHH. ( Exhibit 1-4 pages ) In the middle of the process I received a Letter from XXXX, PHH, or XXXX XXXX Attorneys from XXXX, XXXX XXXX XXXX filing a Motion with the Court requesting a date for a XXXX sale of my home. The Motion was dated XX/XX/XXXX ( Exhibit Page 1 and Page 2 ( dual tracking ). The hearing took place on XX/XX/XXXXand my home is schedule for sale for XX/XX/XXXX. On Thursday XX/XX/XXXX we finally sent a complete Modification PACKAGE as requested and agreed upon to PHH. PHHs review only took 2 days Friday and Monday. Application was denied by XX/XX/XXXX. OnXX/XX/XXXX, I receive a letter from PHH datedXX/XX/XXXX denying my request for a loan Mortgage Modification ( EXH last page 7 ). The reason was that, I entered into a Trial Modification within the last 12 months. The Trial Modification gave me untilXX/XX/XXXXto accept the offer, but as stated before I rejected the offer on XX/XX/XXXX. It seems that they never intended to approve any Modification and that PHH acted in bad faith in dealing with me because at the same time we were working on a Modification PHH was working on scheduling the sale of my home. OnXX/XX/XXXX, my attorney timely appeal and requested PHH to review my application for a loan modification due to the fact that I never failed to meet the terms and conditions of the trial plan as I never accepted them from XXXX. Also, my attorney requested that PHH provide the terms and conditions for PHH loan modifications since they were claiming that I dont qualified because I rejected an offer in the previous 12 months. Today,XX/XX/XXXXmy attorney received an email from PHHXXXX denying the Appeal. This Complaint is a formal request to you, the CFPB, to review PHHXXXX Loan Modification program and mediate in the resolution of this matter so I may be able to keep my home. Sincerely XXXX XXXX

Complaint: We are suffering from a financial hardship and have been unable to make our mortgage payment for some months. This situation began last XXXX/XX/XX/XXXX when our vehicle was vandalized and has continued till now XX/XX/XXXX. Our vehicle was vandalized last XXXX/XXXX which made it necessary for us to rent a car for transportation, paying the majority out of pocket since our insurance only covered 30 days @ {$30.00} per day, Then XX/XX/XXXX our bank account was hacked and {$3400.00} was removed from our account, This amount represented the bulk of our income for the month and we had no way of replacing it. We have called our mortgage company, PHH, on a regular basis for some months to keep them informed of the situation we are experiencing. We have received a package from them to submit for consideration for modification or some other form of relief. We are retired senior citizens on a fixed income, my husband is a XXXX veteran.

Complaint: Good afternoon, thank you for assisting with my issues. On XX/XX/XXXX I learned that my loan servicing was transferred from XXXX loan servicing to PHH mortgage. I was given a contact of XXXX XXXX ext.XXXX. I called to make a payment, and no one answered the phone. At that time I was 2 month behind and had a late fee of roughly {$1900.00}. I made 2 mortgage payments over the proceeding 3 weeks by the automated phone payment center.I have all the documentation ( i did have a routing number issue on a couple attempts ). After multiple calls on hold for hours, I had reached a customer service rep and was told i could get current with a payment of roughtly {$3900.00}, and made that payment around XX/XX/XXXX. I was told the late fees were removed, due to federal law with a new servicing provider, and made a payment of roughly {$3900.00} bring me current, which I did. I thought it was somewhat resolved aside from the illegal, inexplicable chargers and lack of customer service until..days later I got a letter and I owe over {$11000.00}. I realized payments were missing, there were payments not being applied and the escrow was off, there were fees piling on. The account was in suspense dated back to XX/XX/XXXX. I make a payment to get current and then this, heartbreaking. I asked for an escrow break out, never got it. There are funds that are currently missing.Full payments missing. Please help with holding this Lender accountable. I have all bank records and letters to verify these issues
