Complaint: I have a mortgage with Freedom Mortgage Company and after reviewing my paperwork, I noticed some discrepancies on my paperwork. On my HUD-1 my interest rate is 6.5 % with a loan amount of XXXX but on the truth in lending statement my interest rate is 7.078 % with a loan amount of XXXX finance charge amount {$130000.00} total payment {$230000.00}. On the GFE the amount is XXXX. HELOC XXXX. According to my payment schedule payments should be $ XXXX ... However, I have never paid this amount since the beginning of the loan the lowest amount I have paid is XXXX. On XXXX/XXXX/15, I call collections and spoke with rep ID XXXX who informed me I had a escrow shortage of {$1600.00} and my account was being prepared for foreclosure. She transferred me to customer services XXXX ID XXXX ... she said an escrow analysis was done on XXXX XXXX and mailed XXXX XXXX, 2015 to my mail box. The problem with this statement is I do not have a mail box. I have receive all other mail except this XXXX that have been sent to me. She also stated that the new payment did not go into effect until XXXX because I had a short fall on my escrow ; but if you notice my XXXX statement I am paying the same amount for Escrow as in XXXX. This does does not square. I asked about my status with my mortgage and was informed that I needed to speak with someone in collections. I was transferred to Agent ID XXXX. We discussed completing a loss mitigation packet. I informed her that a payment had been sent. She said, the payment would be returned because, the foreclosure process had begun and they would process the documents when received to determine if they are accepted. But they will continue with the process even during the review. In order for the process to stop the entire amount of {$4400.00} is due. But, I question this amount that is due because of all the discrepancy with my financed amount and payments.

Complaint: I strongly believe rules need to be adopted whereby an invoice, bill or letter to collect a debt should be clearly indicated as such. For instance, if the law mandated that these documents, and only these documents, could be sent in a blue envelope ( thus no more blue envelopes sold in stores ) and that it had to clearly state on the front that it was an attempt to collect a debt, that would eliminate many consumers from inadvertently throwing away bills they were not expecting.
I 'm writing you primarily because I get several pieces of mail a week that look like bills, yet when I open them they are some sort of solicitation ( sales ) mailing. For instance, today I got something in the mail from my mortgage company that looked like a bill. It said " second and final notice '' and " important information '' ... things that would lead an average consumer to think its a bill. Instead it was a sales mailing to buy mortgage insurance if I lost my job or could n't work. These types of mailings are common and result in people like me throwing away legitimate bills by accident because we get so much junk mail that is styled like a bill.
Also, you need to do something about the credit rating agencies ( personal rating agencies XXXX. Paying off a mortgage should benefit your score. If an account in collection is paid in full ( perhaps the consumer must make the original vendor whole ), then it should come off your credit report easily. The credit rating system is broken ... I 'm almost XXXX years old, never had I ever not paid something I owed, paid XXXX things late maybe 60 days at worst, and yet my score is barely over XXXX. How is it that mortgage companies have such a different credit score than what the public sites show us? Seems to me like they should be the same. Since credit is our main source to buy things XXXX for most ) and your score only makes your purchases more expensive XXXX APR XXXX, it should hold true that your same concerns about payday loans should be applicable here. Those with lower scores get the worst rates, ultimately paying more which keeps them in financial difficulty. Right now, credit scores do n't accurately reflect a buyer 's ability to pay a debt ... it mainly represents who does n't throw away their mail and is diligent at managing their bills ( regardless of their actual spending / buying power ). What happened to the days where it was simply your debt to income ratio? That makes a lot more sense and you can use a person 's tax returns to figure income.

Complaint: We provided all the documents they need to refinance our home mortgage. Home appraisal was done from our pocket. We were very upset about the XXXX months waiting for this home refinancing. We just wanted to rate the service of XXXX XXXX XXXX # XXXX as very, very poor and we would like to file a complaint about our experience ; very poor in communication! My husband called the secretary or assistant more than XXXX times and left a message all the time XXXX and also called XXXX 's cellphone so many times but no reply at all. We highly expected that they could help us with our loan because we were struggling financially and we were living paycheck to paycheck and hoping that they could lower our monthly payment and it did n't happen at all. All we want is their communication if they 're still going to process or not. We have waited for nothing! The money that we spent for home appraisal was wasted. And without them knowing, we paid late payments for our home mortgage and other bills because we 're expecting that it will be closed soon. We have an option to look for another banker or lender, so it could be done as fast as XXXX days. But simply informing us that they ca n't finalize the loan is an easy task to do but we did n't hear anything from them at all. Even my questions, worries and anxieties were not answered at all ( especially those bills that came regarding supplemental tax bill and updated home insurance ) which were already late too. He do n't have a heart to help others! We wasted a lot of money and time for nothing!!! They keep on giving us promises that it will be close by XX/XX/XXXX, then XX/XX/XXXX and now around XX/XX/XXXX or XX/XX/XXXX.

Complaint: Hello, I am having an issue with my mortgage bank. Basically what happened was last year my loan was sold to Freedom Mortgage Bank. The bank lowered my mortgage payments by {$200.00}. I had called few times and asked why and they explained to me that my property taxes went over {$2000.00} down a year was little confused about it so I had called again and different represanative told me the same reason. I did n't believe that property taxes can go down so much, but I did n't know what else to do so I believed them. This is my XXXX home so I am really new at this. Now a year later they sent me a letter stating that my escrow is over {$4000.00} short so they want me to pay for it. I had tried calling them and they are giving me lot of runs around and no one i willing to explain to me how they made this mistake and why do I have to pay for their mistakes. I had tried to get help by contacting my town hall tax assesors, counselor for my district, even the loan officer from previous bank before my loan was sold and no one is able to help me. I just want to know if there is anything that could be done. I honestly do n't think that this is right. It was their own big mistake and now there are trying to make me pay for it. Thank you

EACH AND EVERY MONTH I CAN NOT ACCESS MY ACCOUNT AND HAVE TO SPEND AN HOUR WITH A TECHNICAL REPRESENTATIVE BEFORE BEING ABLE TO PAY MY BILL. IF I DONY HAVE TIME FOR THIS MY OPTION IS A PHONE PAYMENT WHICH THE COMPANY CHARGES FOR. THIS I THINK IS THE REASON THAT THE WEBSITE DOES NOT WORK PROPERLY SO THEY CAN GENERATE PHONE PAYMENT REVENUE.

Complaint: We applied for a streamlined refinance on XXXX XXXX, 2015 with Freedom Mortgage. Initially, we were told the process would take XXXX3 weeks. Since that time, we have been through several processors at Freedom Mortgage, so we never know who to contact for questions. We have been promised several closing dates ... of which all of them have come and gone with little to no explanation. They stated once that part of a delay was they were waiting on us to send a subordination agreement ... of which I had sent them XXXX times previously for their approval before having my XXXX mortgage lender sign it. Then ... when Freedom approved the subordination, I overnighted the signed document to Freedom ... only to find out several days later that they needed the subordination changed. We are fed up with this process and do n't understand the consistent delays with the complete lack of communication.

Complaint: I own my home through Freedom Mortgage XXXX XXXX XXXX and have since 2007. I am experiencing a hardship with paying my mortgage, presently. I have reached out to Freedom to try and gain resolution to my problem to no avail. In XXXX, I reached out to Freedom to perhaps refinance at a lower interest rate and was handled so unprofessional and rudely, getting nowhere, but further behind. I have depleted ALL finances available and still have no help from Freedom. Freedom has no resolution steps for people who experience the unfortunate situation as me and I regret having them as my mortgage company. I have been a loyal customer since 2007 and feel there should be something in place for times like this.

Complaint: We initially started a refinance with our current Lender, Freedom Mortgage. After receiving the rates, we decided to go with another Lender. We are at the final stages of completing the new loan transaction and paying off the Freedom Mortgage Loan, and require a " payoff statement '' from Freedom Mortgage. Unfortunately, this process is being held up because Freedom Mortgage refused to give it to our new Lender sighting " we were working with them still ''. Since that is n't true, we wrote a letter indicating we were no longer working with Freedom and instead, we are working with XXXX XXXX.
Even after providing this letter ( which Freedom Mortgage required ), our new Lender has not been able to obtain a payoff. I ( XXXX XXXX ), then contacted Freedom Mortgage personally, in another attempt to obtain the payoff. I was told by the frontline representative that it will take two ( 2 ) weeks to mail it, which is unacceptable. They 've had ample time to order the figures if need me, so that it can be ready for us to have in-hand. After asking to esclate my request, I was then connected with a manager who stated that they might be able to have it ready and fax it to XXXX, but there were no guarentees. As you can understand, every day this take longer, I 'm being charged additional interest at a higher rate, than if my loan was with XXXX, so it 's important to me to get the payoff statement quickly, so that we can move forward. I 'd like to understand what Freedom 's timeline is for providing a payoff? Waiting two weeks or to be told " I might be able to get to you '', seems like a bad busines practice. I checked Freedom 's website, and all though it 's covered with informaiton on how to refinance with them, there 's not even an option for me to electronically order one ( an option most servicers provide ). By not processing these statements quicker, it seems like a stall tactic so that you can continue to charge me interest at a higher rate, and to try and pursuade me to do business with you only. My request is that you ( 1 ) Provide a payoff statement ASAP directly to XXXX via fax @ XXXX attention XXXX XXXX and to ( 2 ) please help me understand how your only option for provding a payoff statement is through snail mail, which can take up two ( 2 ) weeks to order.
