Complaint: I have been trying to get a loan modification from Freedom Mortgage since XX/XX/XXXX and have been getting conflicting information and they constantly ask for the same documents. They did deny the modification and I appealed on XX/XX/XXXX but I have not received any written communication on the status of the appeal. They are still however asking me for the same documents. My spouse is not a co-borrower but they told me they need his financial information and then they told me I did not need to and now again they want the information.

Complaint: According to my latest credit report, FREEDOM Mortgage has reported payments missing on mortgage account ( XXXX ) Credit report shows delinquent 30-59 days, 60 days and 90 days FREEDOM Mortgage reported delinquencies have resulted in a dramatic drop in credit scores. I find these delinquencies appalling and outrageous. Due to the numerous setbacks/delays and FREEDOM Mortgage authorization to miss two payments during closing on refinancing application, XX/XX/2016 Freedom Mortgage informed me that they could not proceed with closing until account had been brought up to date. I had been led that I was authorized to at least two payments, while preparing to close on refinance application. During this process their had been numerous setback/delays, with no explanation. Due to FREEDOM Mortgage 's unwillingness to process refinance application in timely manner, having been given the run around, having been deceived on several occasions and Title company continuous delays in approving subordination, I had been forced to enroll into the repayment plan for six months. I was in compliance with they terms and conditions. I even sent documents to support authorization to miss mortgage payments. Instead of FREEDOM Mortgage admitting that they may have been wrong and proceed to reassess the situation has proceeded to report negative comments on credit report which has resulted in a dramatic decrease in score.

Complaint: This is about Freedom Mortgage Corp. For all of XX/XX/XXXX I have been giving the monthly mortgage premium payments to a supervisor in the Finance Dept . to process as their online website had so many glitches and inconsistencies which made it extremely difficult to even access information far less to make the payment. For the most part, I was not able to log in at all. I have been receiving tons of mails and calls about re-financing which I kept on telling this company that we were NOT going to refinance as we already had a very good VA rate. Each letter showed a completely different mailing address - most of which were just for correspondence purposes. The last payment I was able to give to THIS supervisor was for XX/XX/XXXX and was told by him NOT to accept any more payments for XX/XX/XXXX & going forward. I had never defaulted on any payments for this loan for the past 6 years although the loan kept moving from one company to another without knowledge or authorization- resulting in all kinds of website & customer service issues. I do n't believe the proper escrow amounts were ever transferred as we were NOT consulted in any of those internal transactions. After multiple efforts of trying to reach Supervisor XXXX - who is located somewhere in new Jersey- via emails & phone calls, he eventually returned one of my calls to tell me that he had been in training as he was being put into sales and he had been told NOT to take any more payments from me unless I would provide them with auto payments via a checking account. He responded only after I threatened to take them to court for " Refusing Payment " to get me to refinance and that a judge may just consider the debt satisfied if they continue to refuse payment as it has happened in the past. I have every email from the inception of XX/XX/XXXX problems with THIS mortgage company which had resulted in a supervisor handling the matter personally. I went ahead and read the numerous reviews about Freedom 's scams with folks & payment issues, and I realized that I was not alone with this situation. In spite of all my efforts and emails and phone calls - both made & received - to have someone take the payment over the phone which was how it had been paid for the past year, everyone I speak with in the customer service blatantly told me that they could NOT take payments over the phone but they were calling me to let me know that the payment was overdue and was subject to additional fees and charges. NOW, I am receiving calls from Collections and have already gotten a mail threatening foreclosure. There is NO checking account to give anyone as the checking account had been closed due to fraudulent activity and the full payments were being made religiously every month with a credit card. There were no issues with this in XX/XX/XXXX except NOW, they have refused to take the payments in XX/XX/XXXX unless we refinance and are also threatening foreclosure NOW. I have never heard back from XXXX so I have stopped emailing & calling as I am not even sure if he still works there. I have even walked them thru the process of the things that were wrong with their website and all I was being told that they were still working on it as they had new IT people. I heard that for a whole year. The website still shows NO improvement. I am unable to attach anything due to a problem with XXXX??? I can try to copy to these columns as opposed to attaching. 1 ) In XX/XX/XXXX, the website showing error & unable to accept payment.All emails from XX/XX/XXXX & onward resulting in NO communication going forward.

Complaint: I have submitted 23 disputes to FREEDOM Mortgage and they have been non responsive to my many concerns related to the processing of my refinance application. I have received several letters from FREEDOM Mortgage stating to allow up to thirty ( 30 ) business days for a response. The response time has expired on letters received as far back as XXXX 2016. I have even sent several emails on these issues. All to no avail. I have contacted CFPB, Better Business Bureau, Department of Veterans Affairs and my attorney. Whys has these organization allowed FREEDOM Mortgage to continue to be non responsive to their customers, especially one who is an XXXX Military Veteran with over 30 years of service. FREEDOM Mortgage unwillingness to corporate has lead me to enroll into a repayment program. FREEDOM Mortgage insisted that they did not authorize me to miss mortgage payments during the refinance processing. I provided proof and was told that they did not authorize missed mortgage. FREEDOM Mortgage even stated to CFPB that they did not authorize me to miss mortgage payments. Claiming that documents looked suspicious. Customer may have prepared. I found that their comments were appalling and outrageous. I have attached documents on unresolved issues, numerous complaints against FREEDOM Mortgage.

Complaint: My mortgage holder, has attempted to, and is presently trying to, fraudulently foreclose on my home, doing so for years now, using various extreme predatory lender tactics. They are Freedom Mortgage, my loan number is XXXX, their phone number is : XXXX XXXX XXXX XXXX. The property address is XXXX XXXX, XXXX XXXX XXXX, XXXX, CA XXXX. I was referred to you by my US Congressman XXXX XXXX that sent an inquiry on my behalf to you yesterday. Freedom Mortgage is colluding with our homeowner 's insurance provider, XXXX XXXX, to literally steal our home. This has gone on for at least two years and is out of control. A couple of months ago, our lender, and our insurer, nearly succeeded on foreclosing on our VA Home loan without us even knowing about it. Our home has been gutted down to the bare wood underlayment subflooring with several walls, ceilings, and fixtures demolished. The home is obviously unlivable, and it is dangerously contaminated. There was a break-in while we were gone, blood and XXXX sprayed everywhere through our home, the intruder died there, the police investigated and emailed us that he had been dead there for several days. We requested to our lender XXXX Freedom Mortgage XXXX that they allow us to not pay our mortgage till the home could be repaired or replaced. They refused to cooperate, months later they finally sent us forms so we could fill them out to stop having to make payments, we submitted them, they vaguely claimed to have lost the application and or lied and said they never received them. The lender has several times transferred our mortgage to other entities, other companies, then gotten back to them, to cause confusion and failure of automatic payments to go through. It has been a huge battle for several years just to get them to cooperate so we can have automatic payments so we do not fail to make a payment. Because they have moved our mortgage around so much, when we make a payment, either automatically or over the phone, it does not go through. We call them and they say they received the payment, but later they claim they did not. They often charge late fees as part of this elaborate scam, that we have to fight them about too. They are always hostile and provoking on the phone. Just like our lender, our insurer cancelled our policy in secret a few months ago, did bizarre things in conjunction with our lender to block our payments, instead of the lender working properly to make sure we had insurance. They both create paper trails that make it look like they are cooperating but they are not. Our insurer sent a Claims Adjuster to our home that we met there for his inspection. He had 4 other people with him, from a crime scene clean up company XXXX called XXXX XXXX as there was a police report on file of XXXX XXXX XXXX XXXX, XXXX. Our home can not be remediated of XXXX XXXX. The Adjuster was hostile and dangerous acting and would not leave and let us lock up the property. We had to call 911, two sheriff 's cruisers arrived almost immediately, they all tried to con the cops into arresting me but one of the cops that knew me saw through his plan. He had already lied on the 911 tape to dispatch over my cellular speaker phone about his description and color of his car. He had a XXXX but kept it in his waste band under his shirt most of the time. Our home was taken over by force like that because our insurer, in cahoots with our lender, do anything and everything to criminally take our home from us. We have a low fixed interest rate, about {$70000.00} equity in our home. The lender has tried to get me arrested, conspiring to wrongfully take our home, knowingly exploiting my extreme 100 % service-connected XXXX from honorable war service in the XXXX XXXX XXXX. Freedom Mortgage is vicious, sneaky and predatory.

Complaint: On XX/XX/XXXX my property, located at XXXX, XXXX, SC was reassessed by the XXXX, South Carolina Tax Assessor 's Office. On XX/XX/XXXX a CORRECTED copy of the tax notice was sent to Freedom Mortgage, the mortgage company that services my home mortgage. On XX/XX/XXXX, Freedom Mortgage paid {$1200.00} from my escrow account for the property taxes owed on my home. The amount paid was the amount of the ORIGINAL tax bill, and not the CORRECTED tax bill which was sent to them on XX/XX/XXXX. The XXXX Tax Collector held on to the payment of {$1200.00} until the middle of XX/XX/XXXX at which time they returned it to Freedom Mortgage. It was returned because it was not the correct amount that was due. The amount due was {$1300.00} because of the reassessment of my property on XX/XX/XXXX. On XX/XX/XXXX I went to the Tax Collector 's Office and was informed that the amount due was {$1500.00}. There were late fees that have now been added on to the account. I had been in telephone contact with Customer Service Representatives of Freedom Mortgage on XX/XX/XXXX and was told to outline the problem in writing and FAX a letter to the tax department so that it could be researched. I wrote a letter on XX/XX/XXXX and FAXed it to the Tax Department at Freedom Mortgage. I called the Tax Collector 's Office on XX/XX/XXXX and they have not received the payment. I telephoned Freedom Mortgage on XX/XX/XXXX and was told a disbursement of {$130000.00} from my escrow account was made on XX/XX/XXXX. The Customer Service Representative stated it should be resolved by XX/XX/XXXX. The account will be DELINQUENT if not paid by tomorrow, XX/XX/XXXX and the amount owed to the Tax Collector of XXXX, South Carolina is going to increase to an amount higher than the current {$1500.00} that is now due. I am attaching a copy of the letter I FAXed to the Tax Deparment and the documents I received from the Tax Collector of XXXX, SC on XX/XX/XXXX. It should not take six weeks to research a simple tax payment issue. The letter that I sent to Freedom Mortgage has a date of XX/XX/XXXX, but the year was incorrectly typed as it was typed and sent in XXXX.

Complaint: Our home was purchased in XX/XX/XXXX. It is a New construction home purchased from XXXX, XXXX was our original Mortgage Lender. We put down More than 20 % on a Conventional 30 year loan. We waived Escrow for our Property Taxes, but Escrowed our Homeowners insurance. The loan was sold to XXXX before the first payment was due. XXXX only had our loan until XX/XX/XXXX, and it was sold to Freedom Mortgage. Our first payment to Freedom Mortgage was made XX/XX/XXXX. We Paid every month on time, and also paid XXXX Extra mortgage Payments over the last 2 Years. Our property Taxes were all paid including the Interm Tax for new Build, ON TIME IN FULL. In XX/XX/XXXX we received a letter from Freedom Mortgage that our Escrow account was Short and that they have paid our County/Local Tax in XX/XX/XXXX ( I paid them in XX/XX/XXXX ) and that they paid our School tax in XX/XX/XXXX ( and they werent due until XX/XX/XXXX which is when we pay in XX/XX/XXXX ). They were increasing our payment from XXXX to XXXX to make up for these shortages. I Immediately called the Local Tax Collector to confirm we were still listed as the address to bill taxes, and we were, and she had NO record that the County/Local tax was never paid by Freedom Mortgage they only Had record of my payment made XX/XX/XXXX. They did have record that Freedom had paid the School tax in the amount of {$3200.00} in XX/XX/XXXX. I then called Freedom Mortgage, they advised me to send payment to them for the School tax reimbursement Which I did on XX/XX/XXXX. Which still resolved nothing, since that time they have been allocating our payments incorrectly. We continued to pay our NORMAL monthly payment of XXXX as they had NO basis to force escrow. our taxes were paid on time, in full ... .and we are at a 65 % LTV . They are now claiming we did not make payment for the month of XX/XX/XXXX which I sent bank statements showing we did, and they were placing our funds in Un-allocated funds, which has messed up our Amortization and possibly our Credit Score. I have spent countless hours on the phone w/ Freedom Mortgage Customer Care and they are less than helpful. Freedom has admitted they were wrong about the taxes, Has adjusted our Monthly payment back to XXXX but Funds are still not correct from XX/XX/XXXX.

Complaint: I have a FHA loan with Freedom Mortgage and my mortgage insurance was scheduled to fall off on XX/XX/2017 I have called several different times to confirm this date. I 've been staying one month ahead on my payments so last month I called because I was wanting to make my XXXX payment, but the online site was still showing the mortgage insurance was still included on the payment. So I called a customer service agent with Freedom Mortgage who checked and verified the date of XX/XX/2017 and stated that was correct, and that the online site had just not updated yet since I was a month ahead, and told me my payment would go from {$420.00} to {$380.00} so if I wanted to I could go ahead and pay the {$380.00} and that it would probably be better to mail it than pay online so she mailed me out another statement and said it would't hurt to make a note on it that the mortgage insurance was due to fall off on XX/XX/2017 I was paying for XXXX so it was no longer due and that this was my new amount. Well I decided to just wait and let my payments catch up and it would update on it 's own, So I received my XXXX bill and it still does n't reflect the amount that is to fall off. So I call again on XX/XX/2017 and that agent tells me that I need to request for the mortgage insurance to remove in writing and mail or fax it to them. That really upset me, I told her I just spoke to an agent the previous month & what she had told me, so she said she would talk to her supervisor to see about having it expedited. when she returned to the phone she said her supervisor stated that the mortgage insurance payments ran a month behind so I would have to pay them for XXXX and it should be updated before my XXXX payment.I told her I did n't agree with that that a date was set of XX/XX/2017 and that should be the date they honor & that I would find someone to check into this matter for me to see if what they are saying is true or not.

Complaint: We escrow our taxes through our mortgage company. We got a notice that our house was going to Sheriff Sale for failure to pay taxes. Freedom Mortgage claims they sent in the taxes but the county never received them. When we called to find out what was going on the customer service representative said it had to go through their tax department who can not take incoming calls! Can not take incoming calls?!?!? ITS TAX SEASON Freedom Mortgage is screwing us out of a deduction and they are telling us that they will respond by XX/XX/XXXX. A little passed our tax deadline. We then find out that they sent the payment to the wrong account number to the county. They hold the mortgage to our house and do n't even know where it is! We can not get any resolution to the problem because we ca n't speak to any one in the " tax department '' they have to " call you back ''. This is absolutely the most ridiculous thing I have ever heard! We are going to lose a tax deduction and are going to have to pay penalties for late payment and the best they can come up with is the tax department has until XX/XX/XXXX to respond? We have no where else to turn. These folks seem to think we have hours to spend on the phone trying to get answers! This is a very frustrating issue!

Complaint: Freedom Mortgage is not calculating my monthly escrow payments appropriately. As a result, when it is time to make payments for taxes and insurance my escrow account is short. This is not a result of taxes or insurance increasing as my taxes stayed the same and my home owners insurance only increased by {$50.00} for the year. My escrow account is short approximately {$500.00} and they can not offer an explanation as to why. My frustrations are fueled even further by the fact that this is the second time this has occurred. I need to know why there is a shortage and what can be done to prevent this in the future? Lastly, I would like to point out that the damage has been done for this year as we will now have to pay extra on our monthly escrow payments to make up for the shortage. This clearly could have been avoided if we had been given the appropriate amount to pay each month instead of what seems to be some kind of made up amount.

Complaint: On XX/XX/XXXX I refinanced my VA home mortgage with XXXX XXXX XXXX XXXX in the amount of {$220000.00} with a monthly payment of {$1000.00}. ( See enclosure BBB_ Complaint Case ID # XXXX ). This mortgage was subsequently purchased by Freedom Mortgage Company. As you can see from XXXX I have been paying {$1400.00} every month on time. Then in XX/XX/XXXX my payment was raised to {$2200.00} ( See XXXX ). I contacted Freedom Mortgage and they told me the increase was caused by a mistake at the XX/XX/XXXX settlement on the amount of property taxes and that they were going to spread the " arrears '' out. A new payment in the amount of {$1900.00} ( See XXXX ). I filed a complaint with the Better Business Bureau and Vice President XXXX XXXX XXXX confirmed the increase was due to a mistake at settlement. ( See BBB_ Complaint Case ID # XXXX ) Therefore due to a mistake at settlement and that mistake not being caught by XXXX or Freedom Mortgage, my monthly payment has increased by {$480.00}. I feel this is either incompetency or the part of XXXX mortgage companies or a predatory loan I never would have agreed to in 2015

Complaint: REF Case number : XXXX Due to an error by Freedom mortgage company while selling my mortgage to another lender, I was reported to the credit bureaus as delinquent on my payments despite a promise that this would n't happen. This shows on my current credit report as having missed XXXX payments. During this time i was servicing the loan through the new lender. This has destroyed my FICO score and thus my credit worthiness.
