Complaint: I was told that because I was a veteran who made 12 consecutive payments on time I sas being given a rate reduction refinance free of charge at no cost to me of 1/2 % from 5.15 % to 4.5 %. If I knew what was going to happen or that it was a lie I would never have committed to doing a refinance. I feel that I was targeted in a predatory manner by my mortgage company. I am a XXXX veteran and so I get an exemption for my taxes and was waiting on a refund from my escrow account. In XX/XX/2019 I was contacted by my Mortgage company about this incentive to reduce my mortgage rate from 5 % to 4.5 %. After a short period, maybe twenty or so days, I was scheduled and had someone come out to the house to sign a very large amount of paperwork ( more than sixty or so pages ) where I was shown that my rate was going to be reduced by about 180.00 per month. I finished signing and the person left. About three months later ( XXXX ) I received my taxes due and called the mortgage company to submit the numbers and receive my refund of all the overpaid tax money in my escrow account because I receive a large deduction being a XXXX veteran. It was then that I was advised that my escrow account was emptied and used as an advance to pay down my principal on my house from the original XXXX to XXXX. Fast forward to yesterday where I received a letter from the mortgage company telling me my escrow account was now negative ( XXXX ) and I needed to submit a one time payment of XXXX to bring my escrow account to the minimum or if not, my new mortgage payment would now be an additional {$700.00} per month for the next year, which is more than I was originally paying. This in no way helped or benefitted me and has only put undue stress on my finances. This was obviously deceitful and harmful and I would have never entered into this deal if I knew this is what it was. Now I have no money for XXXX for my family and no money to cover the taxes due in XXXX for the XXXX district. I dont understand how this is even legal.

Complaint: I received written notice from Freedom Mortgage Corporation on XX/XX/19 that servicing of my loan from J.G. Wentworth Home Lending, LLC was transferred to Freedom Mortgage effective XX/XX/19. Their notice indicated I needed to make all payments after XX/XX/19 to Freedom Mortgage, but they did not send me notice until XX/XX/19! I already made my current payment to JG Wentworth for XX/XX/2019. I have tried calling Freedom Mortgage, but their wait times are 25-30 minutes. I tried emailing through their online system, but their system limits characters so that only a brief sentence can be sent! Freedom Mortgage has gone out of its way to make themselves inaccessible to customers. Freedom Mortgage needs to get the XX/XX/XXXX payment from JG Wentworth since I paid them on time and neither Freedom Mortgage nor JG Wentworth gave me reasonable notice. ( Actually, JG Wentworth has yet to send me any kind of notice. )

Complaint: I have an advocate that is trying to help me understand this process and also advising me on what I should do. Her name is XXXX XXXX her phone number is XXXX. You may also contact and send information to her about my situation. Her email is XXXX This is the second time I am writing you about this same situation in which they said they will fix it, but haven't yet. I spoke to Freedom Mortgage ( Loan # XXXX ) Manager ID # XXXX, on the XXXX of XXXX of XXXX. He assured me that he would send in a request to have all the penalties and late payment fees remove off of my record going back to XXXX, and file a credit dispute to remove the 'late payment report ' off my credit record by the XXXX of XXXX of this year. Since I was never late paying my mortgage and they have received the refund check back from XXXX County Tax Collector. Freedom Mortgage had been applying the Property Tax to my mortgage even though I have a written, notarized document from XXXX County Tax department stating that I have a Tax Deferral that is active as long as I am occupying the property. I started getting notice from Freedom Mortgage and Certified letters from XX/XX/XXXX until XX/XX/XXXX saying that I owe a mortgage payment of {$2200.00}. On this date XX/XX/XXXX, I immediately called Freedom Mortgage and talk to a lady named XXXX ID # XXXX, she look at my file and stated that it says that they will not go back to the year XXXX to remove the penalties and because I did not pay the full mortgage which included the property tax. I have been paying the full amount but without the taxes. I was not late paying my mortgage. Now that they have their money back from XXXX County, they are still trying to make me pay more including the taxes which they already have. They are still giving me the run-around with this issue and is not trying to straightening it out at all. I mention to XXXX that this sounds like a 'Law Suit ' to me, because you all have lied to my credit bureau and refuse to fix it and knowing that I am on a fix income of {$790.00}. per month, you are trying to drain every last penny that I get from me. That's when she said she would see what she can do to fix the problem. At this point I am getting another run-around. This has been going on since XXXX of XXXX and it is now XXXX of XXXX, and all I get from Freedom Mortgage is we will try and fix it. I am so tire of this and I can't get out from under them because they have mess up my credit so bad that I can't get refinance from any other company and they refuse to fix it.

Complaint: I submitted a complaint through the XXXX XXXX XXXX as well as the Consumer Financial Protection Bureau on XX/XX/2019. This complaint related to erroneous information placed on my credit report by Freedom Mortgage. Amazingly the very next day, Freedom Mortgage shifted alot of the disputed funds around to the correct locations. I have disputed the incorrect information reported to the Credit Bureau in XXXX of 2019 which reflected I was 30 days past due. However this was due to Freedom Mortgage 's inept customer service and the fact they used the wrong account information provided to them fpr payment. After the payment was returned for this reason I re-submitted the payment. Which caused me to be 30 days past due. The fact that I was 30 days past due XX/XX/2019 which was solely their fault. I have spoken with my financial insitution to confirm these errors commited on their behalf. I am a 100 % XXXX Veteran and this is a Dept of Veteran Affairs Loan. I feel that all of these problems were purposefully done by Freedom Mortgage because I backed out of continuing the refinance process ( XX/XX/2019 ) with them. Since then I have had several misapplied payments as well as spoken with over 20 representatives almost on a weekly basis. Each representative is uninformed and I have to reexplain every thing to them and they can not give me an explanation. The ones who have provided some explanation, always have a different explanation. Furthermore, they have insisted that they could not correct these misapplied payments because they have already been sent to their investors. Which is when I filed complaints. The fact that Freedom Mortgage corrected all misapplied payments the following day, shows an admission of guilt/mistakes on their behalf concerning my account. Today, XX/XX/2019 they updated my credit report with a date of XX/XX/2019 reflecting that I owe more than I currently do according to the statement they sent me. This makes the credit bureaus see it as an increase in my debt. Unfortunately, I can not unnecessarily refinance my home with another company or I would certainly do so.

On several occasions I have made the requests to appeal the initial decision on my request based upon the fact that my income is being calculated incorrectly and artificially inflated due to such error. Additionally they refuse to send any written communication to me stating that my appeal was denied and why. I have made this request several times in addition to requesting clarification on how they came to such a conclusion on my income. At this point, I have no other option then to request the assistance of a Government Oversight Agency as I have exhausted all avenues to rectify the situation.

Complaint: My spouse and I are retired XXXX XXXX and XXXX XXXX XXXX veterans. Our complaint is regarding an inaccurate balance Freedom Mortgage is reflecting for our mortgage. We also would like to report the poor customer service they are providing when we continue to contact them regarding trying to audit our account to receive the correct balance. We recently completed our Chapter XXXX bankruptcy in XX/XX/2019 ; at completion the Trustee sent Freedom Mortgage a check for Notice of Final cure Payment in the amount of {$16000.00}, the amount required to cure the default in the claim ( document 1 ). On XX/XX/2019, we received a demand for payment notice from Freedom Mortgage in the total amount due of {$17000.00} ; for payments for the period of XX/XX/2019 XX/XX/2019. This total is a compilation of {$16000.00} in principal, interest, & escrow, {$220.00} in late charges, {$1300.00} in fees and costs to date, {$1000.00} in less amount in suspense ( document 2 ). We have Freedom Mortgage statements dated from XX/XX/2019 - XX/XX/2019 showing the irregularities from statement to statement. The Freedom mortgage statements for XXXX and XX/XX/2019 shows a credit of {$900.00}. We have uploaded the payment history for our account showing money begin posted in suspense which is accruing interest and late fees. We have contacted Freedom Mortgage on several occasions requesting an audit on our account and have been told that they can not discuss our account directly with us however, through our bankruptcy lawyer. We contacted our bankruptcy lawyer and he stated there was nothing he could do, as we are out of bankruptcy as of XX/XX/2019. We are request assistance in receiving an accurate amount concerning our mortgage balance. Any assistance in this matter is greatly appreciated.

Complaint: In XXXX of XXXX I received correspondence on behalf of Freedom Mortgage that my house at XXXX XXXX XXXX XXXX would be going into a foreclosure sale the XXXX week in XXXX. County records show that on XX/XX/XXXX the Home was sold ( wrongfully ) Due to forced legal difficulties {$130000.00}. The house was then sold for {$140000.00} to a XXXX XXXX XXXX Minus the approximate {$150000.00} I owed. this would leave a deficit of {$16000.00}. The VA gave Freedom Mortgage over {$33000.00} for loss on this home. Freedom mortgage still claimed I owed them after receiving the money from the VA. They continued for almost 2 years and still continue to this day report this Foreclosure as openly active. If the Home was sold in XXXX No more data should have been reported after then. They continued to report this erroneous information to all 3 credit bureaus. On XX/XX/XXXX I called Freedom Mortgage with an XXXX Customer Service Representative on the Phone. They told the rep in recorded conversation that the house was in foreclosure and everything was being reported correctly. I then told them they wrongfully foreclosed on my home and I had previously sent them letters and notices which they just blatantly disregarded. After our phone call I sent them over the letter from one of their many mortgage servicing companies and told them that this should have been sent over with my file since the gentleman on the phone XXXX stated that all information should have been sent over when my loan transferred, but Freedom Mortgage has been penalized in the past for not keeping updating records and for fraudulent records. Which in a prior phone call that same day another agent in a recorded conversation said that he couldn't even find an account for me after searching using my phone number, name, email, address, and social security number. In the email I sent along with the letter I informed them that the VA said they would have to have a court order to foreclose on my home. I then called again on Sat XXXX the XXXX and was told that they are no longer trying to collect on the account and that it was a {$0.00} balance. I then proceeded to ask for the Trustee Sale Deed from the house and a statement account showing a {$0.00} balance. The agent said that the soonest I would receive those instruments was on XX/XX/XXXX. I said ok. I called again on XX/XX/XXXX and in a recorded conversation the agent was saying things like " whoa how did this happen '' " wow '' " we definitely got the ugly side of the stick on this one, I'm not saying its your fault. I just don't see how it happened '' I then asked him for the Trustee Deed from the foreclosure sale and the statement from my account. He then proceeded to tell me it would take a week. He apologized over and over that this had happened and that they should be taking care of their veterans. He then in so many words tried to blame me saying it was due to my name change and all of that and I proceeded to tell him I had ben reaching out for almost 2 years to get this resolved. Again conflicting information just over a few days. I asked him why and he said it had to be created. Interesting. Shouldn't this be something already on file. I printed out my statement online and it is so contradicting. Dates does not add up amounts does not add up or any of those things. The information they give over the phone and the information on their website is so conflicting and contradicting.

Complaint: In XX/XX/2019, I was informed that my escrow account had a shortage just under {$900.00}. I called Freedom Mortgage and informed them that the shortage amount was incorrect due to an inaccuracy in my school district residence tax. The shortage should have been around {$750.00}. I had a pleasant experience with the customer service representative, who asked me to submit for a new escrow analysis in writing. I did this on XX/XX/2019. I was required to submit the shortage amount before the end of XXXX. I had not heard from the company before calling on or around XX/XX/2019. It was at that time that I was informed an additional escrow analysis could not be performed because it was under the companys required difference amount of {$250.00}. I was quite frustrated with this case, and let my displeasure be known. Afterward, on or around XX/XX/2019, I paid the full escrow shortage of approximately {$900.00}. In the meantime, I was looking to refinance with another company. On XX/XX/2019, I called Freedom Mortgage to see if my escrow account could be dropped. I was sick of dealing with shortages and terrible customer service, and wanted to settle taxes and insurance on my own. I was informed that in order for the account to be dropped, I would need to have no liens on the property, have good payment history for 12 months, have a mortgage that is over 2 years old, and also have 80 % loan to value based on the original sales price ( not appraisal value ) of the house. Upon hanging up, I talked to a trusted mortgage broker who told me this practice was unlawful. I immediately called Freedom Mortgage back and informed them of such. The tune very quickly changed with this customer service representative who told me she was unaware of the 80 % LTV practice and that the only stipulations were to have no liens, have good payment history for 12 months, and have a mortgage that is over 2 years old. Since I met these requirements, she suggested I submit in writing to the company my request for removal from an escrow account service. I sent an email to this effect on XX/XX/2019. Additionally, during this second phone call, I was informed that a second escrow analysis was conducted in XXXX, which resulted in the lowering of a monthly payment by approximately {$10.00} and also reimbursement of approximately {$170.00} from the overage escrow payment in the amount of approximately {$900.00} from XXXX. On XX/XX/2019, I was informed that the stipulations are as follows : would need to have no liens on the property, have good payment history for 12 months, have a mortgage that is over 2 years old, and also have 80 % loan to value based on the original appraisal value of the house. The company would not honor a reappraisal of the property. I firmly believe this practice is predatory and requires consumers to have funds in escrow much longer than what they should be, since the appraised value of a home will generally increase over time. To not honor a reappraisal is poor business practice, which only benefits the business and not the consumer.

Complaint: In XXXX I received a mortgage for a home address : XXXX XXXX XXXX XXXX XXXX, Tx XXXX. In XX/XX/XXXX I was forced to declare Bankruptcy due to a XXXX Medical condition. The home was listed on the Bankruptcy. After the Bankruptcy I was never told by the company that it had listed the account " included in Bankruptcy ''. The continued through XX/XX/XXXX to demand Mortgage payments and negotiate payments. I discovered in my credit report that they had closed the account on XX/XX/XXXX. The listing was closed included in Bankruptcy. In XXXX of XXXX I discovered the account was closed by them in XX/XX/XXXX and requested a Deed in lieu of foreclosure for the Veterans Administration to update the loan included in bankruptcy. I was told by the Veterans Administration that as of XX/XX/XXXX they were continually listing the house as payment overdue and still were listing the account as open. The account was closed by them due to Bankruptcy and they have yet to send the VA their needed documents or list the account with the VA as closed included in Bankruptcy. I have conversed with them many times and have been told they do not do that. I have had my Bankruptcy Attorney write them and it was ignored. I can only view this as intentional harassment. And a effort to impede me from getting a new house.

Complaint: Freedom Mortgage Corporation assumed my Mortgage Loan a year ago. Soon afterwards Freedom Mortgage refinanced my Mortgage Loan and then lowered the interest rate with IRRRL. Because of the above transactions Freedom Mortgage was given all information about my property from the title company concerning taxes, liens and owners. I am a 100 % XXXX Veteran thus my property taxes are exempt by the authority of the State of Pennsylvania. Freedom Mortgage Corporation was made fully aware of this fact during the three transactions that passed. Freedom Mortgage Corporation has demanded that I pay an increased Escrow amount every month although my taxes are exempt. Freedom Mortgage Corporation also refuses to document that my taxes are exempt due to being a 100 % percent XXXX Veteran and continues to erroneously evaluate and calculate my monthly mortgage. I have contacted Freedom Mortgage Corporation over six times and was referred to a tax department. Their tax department told me that Freedom Mortgage Corporation tried to contact the XXXX County Tax Department but did not get an answer. I am asking for the Consumer Protection Financial Protection Bureau to remind Freedom Mortgage Corporation that my property taxes with XXXX XXXX XXXX are exempt and that All Veterans that are 100 % XXXX are entitled to the Tax Exemption Benefit that is Authorized by the State of Pennsylvania and Shall Not be denied or Inhibited by any mortgage company or corporation. In light of this I am asking that Freedom Mortgage Corporation adjust my mortgage to the correct amount. I am asking for Freedom Mortgage Corporation to Honor the State of Pennsylvania Tax Exemption for 100 % XXXX Veterans without further delay and to document such status at the very start of the every VA Mortgage Loan and to place such status on file to be reviewed and considered before taking collection action upon any 100 % XXXX Veteran with a Mortgage Loan and to consider the fact that since most 100 % XXXX Veterans have enough to struggle with when dealing with everyday life and they really don't need to worry and struggle with paying extra mortgage that is not due. I have provided Freedom Mortgage with a copy of my Exemption Approval along with my parcel ID Number issued by XXXX County PA.

Complaint: Freedom mortgage prolonged my loan modification process and then when it was too late they filed a foreclosure on my home. I was turning in documents for over four months. They played a strategic game of deception : they would ask for the same documents over and over again. Two weeks before the foreclosure, they had requested for me to resend some documents that I had sent two months earlier. Then after I sent the documents they said it was too late and the foreclosure had to proceed, because the date was within 37 days of the sale date. They strung me along during the loan modification process, I sent in all the documents they requested. I should have received a loan modification, instead they foreclosed on my home and they did not give me a chance to do a short sale. I hired a realtor after they told me they were going to foreclose on my home and no longer review my loan modification. The realtor submitted one offer for approximately $ 500k. Freedom mortgage was reviewing the offer with my realtor on a Friday and Saturday. on Monday morning at around XXXX XXXX I get a call from Freedom Mortgage saying that the foreclosure sale would be in about a half hour at XXXX XXXX I asked him well what happened with the short sale that we submitted. Freedom Mortgage responded this is an FHA loan and we need to net profit {$510000.00}. One hour later that Monday morning, my house was sold at the foreclosure auction for {$500000.00}. This was under the {$510000.00} that Freedom Mortgage claimed they needed because it was an FHA loan. More importantly they started the auction at {$390000.00}. I called Freedom Mortgage that Monday morning and asked them why did they let the property sell for {$500000.00} when I had a short sale offer from my realtor for the same amount. Also I asked them why did they start the opening bid at {$390000.00} when they said they needed to net {$510000.00}. They told me to write a letter and they would try to give me an answer. I would never recommend Freedom Mortgage to anyone.

Complaint: I have been contacted several times by a particular agent with Freedom Mortgage, XXXX XXXX XXXX. ( ID # XXXX ). This particular person contacted me asking if saving {$20.00} or {$75.00} on my mortgage payment monthly sounded like a good savings. I replied and told him neither as I would not be interested unless I could save about {$200.00}. He then proceeded to ask what I would like my payment to be at. I responded and said below {$100000.00}. he came back and said what if I could do {$1000.00}, I said no. Then he said about $ XXXXI said no. then he said {$990.00}? I again said no thank you. He proceeded to tell me about the loan process and refinancing option that I had. I kindly told him that I was looking around at other mortgage companies because Freedom Mortgage screwed me over about a year or so. I told him what happened and he said that he can assure it would not happen to me this time around. I told him I was weary based on the information he was providing me around the escrow analysis process. ( This is how I got XXXX last time ) He offered to send me the documents to review the numbers and terms of the loan, I said great. Mind you throughout our conversation he kept saying " I don't think you understand what I am saying, let me re-explain '' he said this about three or four times throughout our conversation. He was not listening to my questions nor what I was saying because he had tunnel vision of a possible close on a refi. I had to tell him three times to get off the phone to send me the documentation and I would be in touch. He kept going! What part of I am not interested at this time don't you understand. I finally hung up. I got an email that says, please review and sign your loan documents. WHAT?! I didn't agree to anything first of all. I can not view the documents unless I start signing them. Then I got a follow up email that says " URGENT- reminder to e-sign your loan documents '' I AGAIN can not view anything without signing documents. I am so disgusted with this company at this point and how aggressive this person was then lied to get the loan documents in my email and con me into signing something I said multiple times that I didn't want to do. I can not wait till rates come back down, because I am done with them. I will not be treated this way nor be conned into something I said I didn't want to do. I want to ensure there is no loan documents in process. I do not want to refinance and I would prefer they stop cold-calling me and lying.

Struggling to pay mortgage

Mortgage: VA mortgage


Complaint: Freedom morgage bought my morgage XX/XX/XXXX and from second month they stared sending letter letters say I didn't pay my morgage payment Then six months later I started getting letters stating I was several months behind .i called and asked what months and then twice sent copies of front and back of canceled checks for those months and both times they said they didn't receive them after phone calls over several months of there personal just wanting to know when I was going to send payment XX/XX/XXXX I called and informed them I would be late on XX/XX/XXXX payment because of death in family and would pay extra each month to make it up.then I received five letters for five different single point of contact when I called was told they were no longer employed They started forclosure at end of XX/XX/XXXX I sent five copies documents for modification and they rejected all I've got canceled checks for several months they say never received Had a court date of XX/XX/XXXX and on XX/XX/XXXX received letter from there attorney canceling the motion and court date. On the XX/XX/XXXX I received lazier from master commissioner for sale date of my home motion was dated XX/XX/XXXX I was never informed of second court date or not e they started forclosure again. I have all bank statements and Morgage statements with other issues like missing funds from escrow I'm 100 % XXXX and a DAV and this home is all I have An you help
