Complaint: We obtained a 30 year fixed mortgage from Dovenmuehle Mortgage Inc. on XX/XX/2017. We bought the property for {$150000.00}. The appraisal came in at {$240000.00}, and our loan was only for {$150000.00}, which gives us approximately 40 % equity in the property. Even though our equity on the property is significantly over the 20 % equity required to waive PMI, XXXX refuses to waive it claiming that they honor the appraisal or purchase price whatever is lower. This seems completely unfair and is just a way for Dovenmuehle Mortgage Inc. to make additional money for something that is not necessary. We have an excellent credit score and we have significant assets to cover this loan which was shared with the bank at the time of the application. We are not a high risk customer, and with over 20 % equity owned in the property, Dovenmuehle Mortgage Inc. should be fair and waive this PMI requirement immediately.

Complaint: I contacted Dovenmeuhle as they are the mortgage servicer for XXXX to resolve a dispute over a mortgage payment. The company had me showing as past due even thought I have made additional payments and should be paid more than two months ahead. I was advised by the representative that I am not allowed to make additional payments and that even when I do, they are put into a suspense account and are not applied to my loan, thus decreasing my principal balance and, over the life of the loan, my interest costs. This does n't sound right to me. As long as I am meeting my contractual obligations to them I should be able to pay as much and as early I 'd like as there was not stated prepayment penalty in my loan note.

Complaint: A disbursement was made from my escrow account for homeowners insurance when it was not due. Then another disbursement was made when the premium was due 4 months later. When mortgage company was contacted about duplicate payments with in the time period, they sent work order for research and investigation. When I called back about findings on this work order-there are no answers on where the 1st disbursement went, check number or reference number. Numerous phone calls have been made to mortgage company as to where the monies are. Insurance company did not receive the payment that the mortgage company said they sent on the first disbursement. The mortgage company clearly did not send the monies for insurance or even taxes, but did withdraw it from my escrow. This has caused my escrow to be behind for three years now. Each year my payments go up due to the missing amount of escrow.

On XXXX/XXXX/2017 there I received an email from my mortgage servicer that they had received {$350.00} which went towards escrow. I did not request this payment and frankly did n't plan financially to make an additional payment this month. When I called my servicer they said " oh, must have been a mistake '' but were unable to stop the payment from going through.

Complaint: This is a follow up complaint regarding DovenMuehle Mortgage. The original issue has not been resolved. My issue with Dovenmuehle Mortgage Company ( DMC ) began in XX/XX/XXXX ; they still have {$10000.00} as of today, XX/XX/XXXX. Short background : I am the trustee for my best friend 's estate. When she died I sent documents to DMC asking to transfer the mortgage into the trust. I received a letter in XX/XX/XXXX stating " We are pleased to inform you that the issue in your correspondence has been addressed ''. As trustee I had to manage the financial and logistical issues surrounding damage to the home she owned. That home holds a mortgage with DMC. On XX/XX/XXXX, I received XXXX checks totaling {$15000.00} from the homeowners insurance for repairs to the mortgaged property from a flood. Since the checks listed DMC and my name ( as trustee of the Trust ) as co-payees, I submitted that check to DMC with a letter asking them cosign and return to me. Heard nothing for over a month. I called and they said that the checks would be forthcoming. Two weeks later on XX/XX/XXXX, they sent me the same checks that I had sent them, asking for me to cosign and return them to them ; which I did on XX/XX/XXXX. On XX/XX/XXXX, they cashed the checks and put the money in escrow and released {$5200.00}, in a check made payable to the estate. Since there was no estate, just the Trust - of which I am the trustee, I had difficulty depositing that check. The bank relented but said that they would not make that exception again. That check came with a lien waiver but no explanation. I called and asked them why they kept the money ( and made the check payable to the wrong payee ). They said that they needed the contactor to sign a lien waver to release the funds. Since the work was not done and the contractor not paid, I had to find funds from other sources to complete the work, pay the contractor so that he would sign the lien waver. I submitted that lien waver to DMC on XX/XX/XXXX with a letter indicating that the work was complete and DMC should issue the remaining funds. Due to the lack of communication, the length of time, the terrible customer service and the withholding of funds due to me, I filed the above listed complaint ( Case number : XXXX ) with the CFPB. DMC responded to that complaint with a lengthy letter enumerating what they had done to resolve this situation. More than 90 % of the items they listed, they had not performed and the 2 checks for the remaining funds were issued. Two checks arrive on XX/XX/XXXX. One in the amount of {$10000.00} and one for {$35.00} presumably for interest, though there was no accompanying documentation. Problem solved? No ... the checks were both made payable to the Estate. The bank, not surprisingly would n't cash the checks, saying that I could only do so if I opened a separate account, in the name of the estate - but I could only do that if the estate was probated, which is one of the reasons trusts are in place. There is no estate ; there never was. There is a trust. I hired an estate lawyer ; I was advised that an Affidavit of Small Estate should be sent to DMC. I complied and sent that with other documentation and the unredeemed checks back to be reissued on XX/XX/XXXX. Weeks go by and once again the XXXX hole that is DMC did not respond On XX/XX/XXXX, I called XXXX ( XXXX ) in DMC-Loss Draft and left a message. Three days later she returned my call and said that there was nothing DMC could do. Her supervisor ( XXXX ) said the same thing. According to them, I had reached the end of XXXX road - no resolution. I asked what I could to do resolve this problem and they simply repeated that they could n't help me. I asked for the name of someone in a legal division or estates. Complaint: My new mortgage obtained by XXXX Mortgage in XXXX AZ was sold to XXXX Mortgage in XXXX. I received a notice from XXXX Mortgage about the transaction on XXXX/XXXX/17. I made my first payment in XXXX as instructed by the XXXX Mortgage letter. It 's been almost three months and I have not received anything from Dovenmehle ( no statement of account, no information about the mortgage, nothing! ). I tried to set up an account on their website, but got an email notice that they would need some time to establish the account and would notify me when it was live. Nothing happened for two weeks. I called them repeated, only to be cut-off after hearing an automated message. Today, I finally reached a live person after two attempts and 34 minutes of wait time. The agent told me they had the wrong mailing address ( certainly they had the property address! ). Then I wanted to make payment on the account, but had to be transferred to another dept. ( scary because of how difficult it is to get someone live ). I did get a collections agent, I was late in paying because I did n't know if this was a scam company because of their lack of communications and the extraordinary difficulties I had in reaching them ). She took my payment and before I could ask questions about setting up automatic payment arrangements, she actually hung up on me. She was very rude. This company is operating in a very untrustworthy way : they 've established so many barriers for their customers, it 's next to impossible to conduct business with them.

Complaint: Submitted application for Loan Modification to Dovenmule mortgage companies loss mitigation department..They have not stopped collections activity even though they have the application package return with all the documents. They sent someone out to my home today with documents to sign. I was not at home and they would not tell the person at the home what it was in regards to. They only stated that I needed to call the mortgage company. This is harassment. They are taking their sweet time process the application.

Complaint: I am in the process of trying to close on a mortgage. The seller, XXXX XXXX, who will also be filing a complaint, refinanced the house appx 7 years ago. The original lien-holder, Dovenmuehle Mortgage Inc. filed the release of mortgage incorrectly. When the title company found this when she was trying to sell it to me, they contacted Dovenmuehle to get them to send in a correction. This was in XXXX. There have since been at least XXXX corrections filed, all incorrect, and clearly in violation of the Residential Mortgage Satisfaction Act. I am asking for help in getting this mortgage released so that we can continue with the closing process. The title company XXXX in XXXX, Oklahoma has repeatedly asked for a copy of the release before it is filed to make sure it is correct, and Dovenmuehle has refused every time.

Complaint: My mortgage lender sold my mortgage, at the same time the amount was adjusted to cover escrow. Somehow I missed the slight uptick in the amount ( {$47.00} ) so the mortgage company posted the money I did paid at " unapplied. '' I then saw the error, called the company, was given the run around and finally the clerk told me she could not give me the new mortgage amount until I submitted the {$47.00}. I mailed a check that day and still received a threatening letter. Given the sale of the mortgage, the new amount, and my call to the company I would have expected more courtesy. So apparently they get to " hold '' my payment as " unapplied '' - which seems grossly unfair. The company is Dovenmuehle Mortgage.

Complaint: Brand new mortgage, first payment due XX/XX/2016. Payments are {$1100.00} a month. Made two {$600.00} payments in XXXX, none of which was applied to the XX/XX/XXXX payment despite the fact that both payments were made before the XX/XX/XXXX due date. Made inquiry and request to have the payments from XX/XX/XXXX applied, which they did. Was informed that they " do n't accept partial payments because their systems ca n't handle it ''. I was also told that if I make partial payments, they will likely not get applied to my account. I have received nothing from the servicing company, ever, much less anything stating this policy. My financier 's statement clearly states that partials will be held in a suspense account until enough is paid to cover a full payment.

Complaint: My husband and I were self-employed up until XX/XX/XXXX when we had to close our company and lost all of our income. We had made every mortgage payment to our lender on time from XX/XX/XXXX to XX/XX/XXXX. I immediately reached out to the lender to inform them of what had happened and begin the process for a modification or forbearance on our home temporarily until we could obtain employment. I submitted all documents, forms, etc. and kept in close contact with them the entire time. I was first to obtain a job, but it was only part-time. The mortgage company denied our first application for not enough income. However, my husband obtained full-time employment in XX/XX/XXXX, making considerably more money than me. I resubmitted the application, with proof of his job, and they denied us again, this time for too much money, no hardship. One thing they do n't realize is in order for my husband to have this job, he must live in another city during the week, which adds another rental payment for living quarters, subtracting from his monthly income, not including travel and other living expenses. We are n't able to meet all of our expenses even though he has a good paying job. Apparently, they ignored this information and denied us anyway. I had attempted contacting them myself and was only met with hostility and told there was nothing more they could do. I did n't even receive actual denial letters of the reasons for denial, it was just verbal over the phone. In addition, when I would try to call, the person handling our case was never available and of course, they never returned my phone calls. I recently began working with a third-party company to assist us in going back to the mortgage lender for reconsideration. The individual at this third-party company was able to get to the people who had " our file '' and was told by a person in their underwriting department that technically, we should have been approved for a HARP modification, but the " investors '' denied it and will never agree to the modification. The person also stated that our lender denies 95 % of relief applications, regardless of the validity or hardship, and the company is not a good lender to have a mortgage with. I do n't know what else to do. We have full intent to keep our home, but need some relief for a bit until we can get our lives and financial situation back together. This mortgage company refuses to work with us, which is unfair, and someone needs to investigate them. We are not the only homeowners suffering because of this lender and they need to be stopped. We want help to save our house, but they wo n't help us.
