Complaint: XXXX XXXX XXXX holds the former VA Land Contract on a home I have owned for 20 years. I am XXXX years old and now want to part with this property. I have had it up for sale for a few months and now have a CASH offer which would not only pay off my loan but provide some extra cash for my wife and myself during our retirement. When I went to get a payoff the company had the WRONG address as being the property under loan. Then when we went to close, they said it would take 2-3 weeks to provide a deed even after the payoff was received. They have literally just about lost this sale for us and I am extremely upset as I have been paying this company 7.5 % on this loan for years. What can I do?

Complaint: Carrington Mortgages is unfairly rolling adjusted Escrow outstanding balances into your loans without giving Mortgage Owners an opportunity to pay off the outstanding balances. At the end of XX/XX/XXXX my mortgage payment was {$880.00}, My mortgage payment for XX/XX/XXXX was {$910.00}. When I contacted Carrington Mortgages, they informed me that my escrow account was delinquent by {$290.00}, They also advised that they sent out a notification, which I did not receive. I have loans with two other banking institutions and I received their XX/XX/XXXX escrow summary report. XXXX Mortgage contend that I did not receive the escrow summary because I opted for electronic notification and correspondence. Carrington did allow me to pay the escrow balance in full. If I did not contact the bank, the {$290.00} would have cost me {$390.00} for this year and {$3900.00} for the remaining life of my mortgage. I do not understand why banks are allowed to practice this type of fraudulent activities without getting into trouble. This is the second time that Carrington Mortgages has done this to me, Can they be investigated for this unfair practice,

Complaint: My wife and I are behind on our home mortgage payments and we had a foreclosure sale date scheduled for XX/XX/2019, which forced us to file bankruptcy to stop. We are not really sure what it will take to keep us from losing our home, but Carrington Mortgage have never provide us any options to get back on track with our mortgage. We think that they are obligated to offer some help to struggling homeowners, but they have never sent us a letter or made a phone call to see how we can work things out. We purchased our home about 15 years ago and when we were in trouble ten years ago we had a modification that helped out tremendously. However, I had a very serious health issue and my wife and I separated for a period of time. This caused us to fall behind on the mortgage, but we are now in a better financial situation and want to get caught back up. We are hopeful that Carrington Mortgage will perform a new review based on our current financial circumstances that will lead to mortgage assistance. There must be a solution that will help get our mortgage back in line, but they have failed to reach out to us to initiate some sort of help. Our current income is sufficient enough to make a reasonable mortgage payment and we would be very appreciative if you could get them to stop the foreclosure proceedings on our home and initiate a proper review to resolve our mortgage issues.

Complaint: Carrington Mortgage has not made any attempt to help us save our home from foreclosure I did fall behind on my mortgage, but I was unaware that the payments were delinquent, since my daughter was suppose to make the payments. Only when we were in foreclosure did we realize that our home mortgage was delinquent. As soon as we were aware of the delinquency we contacted Carrington Mortgage, but all they said was that we were in foreclosure and we needed to pay the entire past due amount. This was impossible and they never offered any other solution. As it turns out, if they would have offered us the opportunity to begin a loam modification process, we would be able to save our home. We now have a foreclosure sale date scheduled for XX/XX/2019 and we are afraid our home will just be lost through the sale. We moved out of our home to take care of XXXX brother who needed constant care. My daughter stayed in our home and was making the payments since she had a great job. However, she lost her job and got hurt, but didnt let me know she had financial difficulties and was behind on the mortgage. If we had known of the delinquency, we would have stepped up and made the payments. However, now that we are in foreclosure, we do not have all the money up front. We tried to work things out with Carrington, but we were given the cold shoulder. There was no discussion about applying for assistance and we felt that there was nothing we could do. We have never refinanced or had our loan modified and just want the chance to keep our home for our retirement. We want a chance to properly have our loan reviewed based on our current financial and see that our loan qualifies for relief options. We are stable financially and can afford our house payment, but had access to programs that would save our home. I am appealing to your agency to help us keep our home.

Complaint: Due to money stolen from me by my ex-husband and son I became late with mortgage payments. I applied for a loan modification but was denied by Carrington Mortgage Company. I met with a Maryland state mediator and an attorney for Carrington Mortgage Company since I was denied a modification and my place of business was closing. I entered the loan repayment plan because if I did not I would lose my house because the mortgage company said a temporary reduction in salary or temporary loss of employment would automatically disqualify me from remaining in the home I purchased 25 years ago. The loan repayment plan requires that I make a payment of 5100.00 a month for six months. My initial monthly payment amount was 2100.00. Prior to entering the repayment plan Carrington Mortgage was holding ( XXXX of my money in a separate account because they said it was not the total amount of money I owed for a payment before entering into the loan repayment agreement ) During the mediation meeting in XXXX between ( myself, state mediator, and attorney for Carrington Mortgage ), I was told that I could use the {$1800.00} toward one of the {$5100.00} payments, I would just have to call prior to the payment and make a request to use my money they are holding toward a future payment. I called in XXXX and requested to use that {$1800.00} toward my XXXX payment. When I called in XXXX to make a payment minus the {$1800.00} that they were holding I was informed that I could not use this money until I completed the repayment plan. I was also informed that no supervisor would speak to me and that they did not have to provide me with any documentation reflecting that they have the right to hold my money and not use it toward a mortgage payment. Carrington mortgage is holding my money and refuses to apply it toward a mortgage payment. I have two more payments to make. Due to a decrease in work hours and no overtime pay I do not know why the mortgage company refuses to allow me to use the $ XXXX towards my XXXX payment as agreed to verbally during the mediation meeting. Why should the company hold on to money and not apply it toward my monthly payment since I am going through a hardship. So far I have made 4 out of the six payments I agreed to pay.

As of XX/XX/XXXX this has not yet been done with any of the major credit bureaus : A ) I have 3 HARD Inquiries from XXXX done between XX/XX/XXXX and XX/XX/XXXX when only ONE was needed and per Underwriting ( Mr.XXXX ) should have been done.This has had and currently having a deleterious effect on my report. B ) Also, as of XX/XX/XXXX CMS is reporting I am 120-149 days late. This is ludicrous since the account is a brand new Modified Account with final documents just signed off on and I have made every single payment on time per FHA Guidelines and in agreement with CMS. The above two needs to be corrected as soon as possible as its putting an undue hardship on me financially, not allowing me to gain credit and significantly harming my credit scores.

Complaint: XXXX XXXX XXXX XXXX XXXX/Carrington Mortgage Service is denying me a loan modification. I have had a medical hardship which temporarily reduced my income. They say that an investor or group of investors wont approve my loan modification request even though I have enough income to pay my monthly mortgage payment and had been paying a payment each month demonstrating my ability to pay. Apparently XXXX XXXX XXXX XXXX XXXX XXXX is the trustee for the investors. I would like both of these companies to be contacted about my complaint. I believe Carrington is a dishonest servicing company based on the misinformation they have given me and failure to provide responses in a timely manner as required by law. My second major issue is they have failed to have a face to face meeting with me or respond to my letter requesting that. I spoke with them on XX/XX/XXXX and they verbally tried to discourage me from a meeting, saying the meeting would do no more for me than what I could do by phone. I pushed for a response to my written request and was placed on hold while a manager was contacted. I could not speak to the manager and was told the same thing again and also that I would have to drive 200 miles for the meeting that they would not come to me. I said fine, I continue to request the meeting. The gal said she would give another message to her manager and they would call me but if I didnt answer wouldnt leave a message. I do not know who my actual mortgage holder is and can not make any headway with Carrington in order to save my home. I have a substantial amount of money to pay towards the past due, but they refuse to negotiate. The only option they have given me is to pay XXXX on the XX/XX/XXXX but they cant guarantee they will accept that after that or tell me how long I have to pay that amount. I almost have that total amount and will have it on the XX/XX/XXXX and will attempt to get them to accept it. They are shady and dishonest and havent been following their own information and timelines they provide in writing. The servicer also changed the terms of my original mortgage holder and started refusing to accept late payments on different terms than the original mortgage holder did. They also failed to pay my taxes on the property for one of the parcels and then when I found out they raised my monthly mortgage payment to make up for their mistake. I would also like a copy of the note or deed for my home that shows who supposedly owns it now. My mortgage had changed hands so many hands I no longer no who I actually owe the money to and how to contact them. I really need help dealing with them.

Complaint: I am writing to Dispute two letters I received from Carrington Mortgage. I have attached both letters and documents for review to support my dispute. The Servicing of my home loan with XXXX XXXX XXXX was transferred to Carrington Mortgage Services , LLC on XX/XX/XXXX. ( Please See Attached Document A ). Under this Contractual agreement My monthly payment amount should not have been affected by the transfer. In fact, my payment amount was changed, and this caused an effect with my monthly payments. Due to this change my payments were forced into unapplied funds and caused my payments to be thrown off. This change also caused my account to become delinquent, and payments that I paid to also disappear. I have also attached an example copy of A notice of a Mortgage payment Change form ( Please See Attached Document B Part 1 ) Under Bankruptcy Court this form is to be filed when a payment change is done. Carrington did not complete this process. My Bankruptcy was filed with XXXX XXXX XXXX on XX/XX/XXXX. The first Payment was due XX/XX/XXXX for the amount of {$670.00} not {$680.00} ( Please see Attached bank statements outlining these dates ). My mortgage payment was changed in XXXX, and I was forced to make 4 payments in the amount of {$670.00} which should have been {$640.00}. I was forced to pay the increase. ( Please See Attached Document B Parts 2, and 3 ). On XX/XX/XXXX I received a notice of intent to foreclose. ( Please See Attached Document C ). According to Carrington I was in default for three Monthly payments due on or after XX/XX/XXXX for the amount {$1900.00} with {$280.00} held in unapplied funds that belonged to me. There was a payment plan made with Carrington in XX/XX/XXXX. I made my payment on time in the amount of {$640.00} plus {$1000.00}. XX/XX/XXXX, I made another regular payment in the amount of {$640.00} plus {$300.00}. XX/XX/XXXX, I made another regular payment in the amount of {$640.00} plus {$300.00} ( Please see Attached bank statements outlining these dates ). I have been cheated and defrauded by my mortgage company. I have been forced to pay more money than I owe. I am also being harassed and threaten starting Before, during, and after my bankruptcy discharge. I am still being charged for inspection fees, and I was forced to make a payment in the amount of {$60.00} for XX/XX/XXXX. It clearly states in the discharge notice from my Bankruptcy that, Any Creditors who attempts to collect a debt after receiving a discharge notice can be fined. Another example of these harassments includes reporting false information to the credit bureaus. ( Please See Attached Document D ). On XX/XX/XXXX Carrington Mortgage reported incorrect past due balances of my account that was included in Bankruptcy. I filed a separate dispute with the Credit Bureaus, since then has been removed from my credit report, but the aggravation and the impact that my credit score has taken since then is still being affected. This is another example of the hardship Ive suffered. I owe no debt ; therefore, I am requesting all the money that was wrongly taken from me back, and I would also like to compensated for anxiety and stress. Complaint: My husband and I were forced to file bankruptcy ( Chapter XXXX ) last yr due to health/job loss issues- our Mortgage company Carrington Mortgage is now sending us notices saying we are behind in our mortgage payments which is totally false- we have proof that we made 11 mortgage payments in XX/XX/XXXX, which paid us up through XX/XX/XXXX. But our mortgage company is falsely stating that they havent received a payment sinceXX/XX/XXXX. We have contacted them multiple times and tried to get to the bottom of the discrepancy and they always give us a different story. They refused to give me a local Carrington Mortgage office location so I could bring in PROOF of payments- so I had to look it up myself. I need some guidance on how to deal with this fraudulent activity.

Complaint: I have a loan with CARRINGTON MORTGAGE SE XXXX. I have always made all of my payments on time. One day I decided to check my credit on XXXX when I saw an alert come up on my phone, I immediately went on my computer, and I realized that there was a late payment on my XXXX, XXXX and XXXX credit reports. As you can see, I have always had a stellar payment record with this company. I tried contacting XXXX and CARRINGTON MORTGAGE SE with no successful resolution. XXXX, XXXX, and XXXX are all reporting me late. There was definitely an error on their part, I always made payment on my mortgage a few weeks earlier than the due date, and always on time. I was never 30 days 60 days and 90 days late multiple times.

Complaint: I called my mortgage company to ask for help to avoid foreclosure around XX/XX/XXXX. I spiffily asked for a modification package they advised me it was to late because my account was in foreclosure. My daughter -n- law told me on XX/XX/XXXX to print package off and send in because they can't deny a complete package. We called them on XXXX, XXXX, and XXXX trying to check status of package. My daughter-n-law sent authorization to help with me and they told her it would take 30 days to confirm written authorization. They were giving me the run around for a week and they finally spoke with her and me XXXX and said they declined the package. They said I didn't print my name on the XXXX page of financial page but my signature was on the paper. They said I didn't send XXXX form no one called to advise me of this, but we spoke with supervisor and emailed documents XXXX. They said they are not sure if they will have time to look at package I advised you have a complete package on XXXX how long will it take to review. Supervisor advised she didn't know but to callback on XXXX by XXXX. I'm doing the complaint because if she would have told me I could print package on XX/XX/XXXX we wouldn't be going through this. Also, because they say their process is 30 days to confirm authorization and most companies take 24 to 48 hours. Also no one told me I could have gave my daughter-n-law verbal position for 30 days until XXXX when she asked how to get authorization on the first conference call we have on XX/XX/XXXX. Please help in any way you can. Me and my husband are elders and my I lost over 2000.00 in income and my husband just got out of hospital.

Complaint: To whom this may concern This is the second complaint I am filing with carrington mortgage. I feel though my first complaint has not been answered these are issues that have been happening and are still ongoing. Issues with carrington mortgage Part 2. I never received notice my mortgage was transferred Carrington wasn't reporting my Loan until 3 weeks ago when they finally showed up on my credit report. They are reporting me 60-90 days late. They also are reporting that the loan is 9 years and 2 months old. It's saying opened since XX/XX/XXXX which is inaccurate. Carrington is NOW telling me my loan was behind when it was transferred. I spoke with XXXX XXXX XXXX. And they confirmed that my loan was up to date when it was transferred. I was able to access in account online. And it was very confusing. It's showing a unpaid not made on XXXX I was still a boa customer. In fact I made a payment to boa on XXXX. And the XX/XX/XXXX payment still is not posted to my account. So as of today almost 2 months later that payment issue is still not resolved because my account online does not reflect that I still can not make a payment online. Is my 1098 from carrington is not accurate. Payments are not reflected on the interest. - just looking online at my payment history by the interest paid by the payments received my 1098 should read XXXX paid to date. Yet it reads XXXX. - XXXX reports from my XXXX XXXX interest paid to date - Between both mortgages I paid a total of XXXX. With a average of XXXX paid of interest per month - I still do NOT understand or have any explanation from any representative for claiming my loan is delinquent even after consistent emails, phone calls and follow ups. From looking in payments made to carrrington, I have 3 payments made to them on XXXX XXXX XX/XX/XXXX XXXX. Yet my 1089 from carrington does not reflect that And the most recent payment I sent by mail on XX/XX/XXXX. If my loan started on XXXX. That would be 5 months intern with carrington. On my end I owe carrington XXXX addition payment To be up to date. I still have not received a account statement and have never received a statement on a breakdown of my loan Carrington is leaving unsealed, hand deliver notes on my door with all my personal informations I received several letters from carrington all conflicting. From suggesting I have property damage to mortgage assistance All which I faxed over to Carrington with concerns I am constantly being told of in danger if foreclosure when all I want it to pay my mortgage and my account to be accurate. You can not email Carrington. Not even they they website. You can not upload documents with proof or concern you can only fax and even then Carrington will not confirm documents are received They also claim they can not make outgoing calls when requested Since XXXX I been working With a associate XXXX XXXX on getting my account update. I requested since there's so many issues that I only Want to speak with her reguarding my account until all issues are resolved which she understood and agreed. I still get and are getting constant calls for other agents from carrington. My last payment was made XX/XX/XXXX which I sent by check and a required signature since my bank blocked any Carrington payment because of the unauthorized attempts in XXXX My bank flagged them as fraudulent. Till this day I do not even know where my account stands. I get conflicting stories even time i speak to XXXX XXXX of other issues. Looking over my account statement online I was charged fees that nobody can explain to me and fees which I did not agree to. Every statement since I been with carrington I was charged a XXXX for a home inspection. I was always charged a XXXX service fee to make my payment online. Neither of these fees existed were my originated from XXXX XXXX XXXX. Fees only started when carrington took over my mortgage Carrington also stated I am delinquent From XXXX from my online statement yet I was still a XXXX XXXX XXXX. I made my last boa payment on XXXX Lastly Called XXXX XXXX XX/XX/XXXX to confirm payment as disscuss Left voice mail for call back Additionally Called XXXX - XXXX XXXX Followed up with 3 email addressing concerns With no emails or call back

Complaint: have been trying repeatedly to get my mortgage modified by Carrington Mortgage Services which is a devision of XXXX XXXX and have been told that it wasn't received to send it by email. When I tried that approach their site would not allow it to be done so I called and told them and was told to send it in asap. So I filled out another set of forms and sent them and all documentation by 2nd day mail requiring a signature and they waited until the XXXX to sign for it then till the XXXX to look over it just to tell me that now it was too late to do that. When I pointed out that I sent it requiring a signature etc I was told to send the proof in which I did by fax. The very next day they once again denied it for being too late even tho I was informed by a supervisor that they could still do it. I was then told to send it in one more time and again the very next day it was turned down for the same reason. My intentions have always been to keep my house however I had lost my job and am now finally starting a new job. Due to all of this happening my house is now under water as far as what it is worth compared to what they now say I owe yet I'm sure that they will find someone to say it is worth more than what I owe.

Complaint: I own a home in XXXX where I am originally from. The market for properties over {$400000.00} is very bad there. I lost my old job and found a job two hours away in XXXX, DC. We tried to rent or sell the property for months, listed at mortgage balance price, and received no offers. I reached out to the mortgage company, Carrington Mortgage, who explained that I was approved to do a deed in lieu of foreclosure or short sale because I had to take a job in XXXX, DC and move from where the home is in XXXX. I start a new job on XX/XX/2019 and will make half what I made before. XXXX said that they, and the VA, approved the mortgage for both a DILF and a Short Sale. They spoke to my agent and had him change the listing to be an approved short sale, which he did. They then reversed course a month later and said that the request was denied. They are making me reapply for a short sale again to supply the new income information. I feel this is inappropriate activity and am trying to work with Carrington but they are acting in bad faith. The negotiator told me that his manager told him that they are revoking the approval to do a short sale after five weeks of listing. We have repeat tours from a possible buyer and the mortgage company is playing games. The mortgage loan is # XXXX at Carrington Mortgage Company for a property we have vacated at XXXX XXXX XXXX XXXX, XXXX, PA XXXX.. XXXX XXXX. XXXX XXXX
