Received an advertisement email dated XX/XX/2019 at XXXX Hours CDT stating " Our records show you are still carrying an adjustable-rate on your mortgage. As your mortgage servicer, we strongly encourage you to consider moving this to a fixed-rate, as it may greatly benefit you. '' I have NEVER consented to changes in my mortgage terms, and this mortgage company is stating their records indicate I have an Adjustable Rate Mortgage of which I never consented to.

Complaint: XXXX XXXX and XXXX XXXX have sent Carrington Mortgage multiple different mortgage modification packets. They continue to claim they don't receive the right information. XXXX has kept thorough records of everything that has been sent numerous times. The latest letter is dated XX/XX/19 and is asking for more documentation to be sent by XX/XX/19. This is humanly impossible. The sherriff 's sales is set for XX/XX/19 and they can not trust that Carrington Mortgage is going to try to work with them due to the multiple times of sending informaiton, not having a single point of contact, and no options. XXXX and XXXX 's original mortgage was with XXXX XXXX XXXX which was later sold to Carrington Mortgage. XXXX and XXXX can now afford the mortgage payment if Carrington will agree to a special modification of putting the past due on the back of the loan and setting up a new payment arrangement. The approx. value of the house is {$160000.00} and they owe approx. {$120000.00} due to the very large down payment they made originally. It is a FHA loan. Please help us to get Carrington Mortgage to provide a fair and equitable service. Thank you in advance for helping us.

Complaint: Recently my mortgage was transferred from XXXX to Carrington Mortgage Services. Carrington did a escrow analysis dated XX/XX/19 which showed a shortage of {$710.00}. My property taxed and homeowners insurance did not change. My property taxed are paid in XXXX and XXXX. Before the loan was transferred XXXX paid the XXXX property taxes. The escrow analysis by Carrington shows them paying the taxes in XXXX and XXXX. I do not understand how they can pay the taxes in XXXX when the tax bill does not come out until XXXX. I believe that by showing an additional tax payment being made in XXXX that is causing my shortage. My monthly payment is going up $ {$59.00}. I do not understand why it is going up so much if nothing changed. After spending hours on the phone with Carrington they did agree to redo my analysis. I have little faith in them. I confirmed with the county treasurer when the tax bills are due. Carrington told me they send the payment in XXXX so it gets there on time. I find it hard to believe that in this electronic age it takes 2 months to get the payment sent. They do not seem very competent. They also told me that the county would refund me if there was an overpayment, which the treasurer said is not standard procedure

Complaint: Initially on XX/XX/XXXX sent documentation to company for modification of my loan all documents requested were sent how ever there was always something more requested each time i would get another person on the phone who would tell me different things every time a document was sent that was requested i was told that it took at least 5 days to verify receipt.on XX/XX/XXXX the modification processed was closed to me for not having certain documents sent eventually spoke with a supervisor who show there error and the remod was reopened on or about XX/XX/XXXX .this same situation continued to occur it seem as though a systematic way to deny me access to even be reviewed for a modification because even this time it never went to under writing for a decision to be made.I have had to file Bankruptcy just to keep my home and this lender has refused my rights to be considered a modification please help.

Complaint: I applied for a home loan from company XXXX XXXX company who is associated with Carrington Mortgage located in XXXX, TN XX/XX/XXXX. My loan officer name was XXXX XXXX. It took her about a day or two to see if I qualified credit wise and I did. My credit score got me qualified for an FHA loan and I asked for XXXX mortgage loan. She got all of my documents and told me that she couldn't use some of my income because it was from my business and I need to be in business for at least 2 years in order to file it. So she denied me for the loan BUT she never ask me if I wanted a smaller loan. I actually had to bring it to her attention if I qualified for anything lesser than I originally ask for. Because I ended up finding a home for a little of nothing and I was going to fix it up. I asked for XXXX mortgage loan and she said yes I can do it. That's when things went left! All of a sudden she had so many meeting that she wouldn't answer the phone and could barely email me back in a timely fashion. She would ask for additional types of documents and bank statements which I indeed provided to her. On XX/XX/XXXX I asked for a Prequalification letter, she hits me with I have additional questions I need answered and I answered those as well. I asked her what was the need for the additional questions she replied, so we won't have to do them after I get the loan. The last time she ask me a question and for documentation was on XX/XX/XXXX and again indeed sent it to her. I never received my pre-approval letter! On XX/XX/XXXX I tried calling her no answer so I emailed her and she replied I never received the documents I asked for on XX/XX/XXXX and I replied I did send it to you and I even copied and forward the information to her. Also on XX/XX/XXXX I email her supervisor XXXX XXXX and explain to him what was going on and I was waiting on my approval letter. Guess What! ... I never got a reply from loan officer XXXX XXXX nor her supervisor XXXX XXXX from the email I sent both of them on XX/XX/XXXX. I feel like I was done this away because of my race and I'm deeply hurt by this experience.

Complaint: We went into contract to sell a parcel of land on our property in XX/XX/XXXX. In XXXX of XXXX we notified Carrington Mortgage that we needed a partial release of the lien on the mortgage to complete the sale. We began the process of obtaining a partial release of the mortgage for our property at XXXX XXXX XXXX in XXXX New York. We were told it would be processed by XXXX XXXX the We were informed on XX/XX/XXXX by XXXX XXXX XXXX and Escalation Specialist with Carrington, that there was a problem with the assignments not being recorded. There are three assignments missing including the assignment to Carrington who says they hold the note. It is now XX/XX/XXXX. We do not have the partial release of the lien. And now we don't know, nor can Carrington prove, that they hold the note. Carrington 's customer service line will not let us through to legal department, lien department or the escalation department so we can not get answers. We have asked customer service reps to relay the message that we need to talk to them but no one returns our calls.

Complaint: Hi, I have an FHA loan with an origination date of XX/XX/11 and have been paying monthly PMI since then which is about 8 years now. Per online regulations at the time and some real estate help and HUD guidelines, was told that once your " loan to value '' ( LTV ) ratio reached 80 % of appraised value, PMI should be cancelled. My house value has gone up considerably and I have written to Carrintgon Mortgage Services couple of times asking to have the PMI removed, they come back saying ( to suit their convenience ) that they will not look at the current value but, the original appraised value. This is really unfair, since when I bought the house in 2011, this was the expectation. I have not missed any payments and feel that CMS can not use whatever suits or benefits it to not waive my PMI. This is per HUD guidelines, and it is important that rules also help FHA loan consumers while protecting mortgage companies. Thanks in advance for your help in removing my PMI by Carrintgon Mortgage Services and use current value of the house for LTV, with loan origination in 2011 and no missed payments. Kind Regards.

XXXX XXXX XXXX XXXX was also [ n ] ot licensed or registered to operate in the State of New York according to the New York State of Department of Financial Services ( DFS ) on XX/XX/2011, whom can be reached for verification of this fact at ( XXXX ) XXXX or toll-free ( XXXX ) XXXX ( Monday through Friday, XXXX XXXX to XXXX XXXX ). XXXX can not demonstrate an agency relationship between itself and the note holder that gives XXXX the authority to transfer assignments from one entity to another. Furthermore, it would be against XXXX procedure of operation to make an assignment yet XXXX acknowledges in its very own Procedures Manual that it can not make any transfer of assignments to another. XXXX own admission : XXXX can not transfer the beneficial rights to the debt. The debt can only be transferred by properly endorsing the Promissory Note to the transferee. ( Page 63 ).

Complaint: I have a sale date of XX/XX/2019 very shortly and I applied for a loan modification and was denied! I called to ask why and was told to appeal it. So I then spent time again filling out all the paperwork to then be denied and when I asked why I was denied the first time they said based on income but I showed them my income and it was a mistake they had the wrong income so then on the appeal I was denied again and when I asked why they not in so many words said because I was on state disibility and I couldnt understand that because I have been a XXXX XXXX for well over 10 years and I make yearly around XXXX dollars as well as my monthly take home XXXX XXXX a month on only my schedule not with any overtime included. I explained in my hardship letter to Carrington Mortgage LLC company that I fell to hard times financially this past year but things are better now and I have cash for them but was told without the XXXX it wont matter and I cant understand why they wont take XXXX and move my sale date our give me a loan modification to get the rest back to them. I worked hard to get my house and my children love there home and I cant understand how a company can take your house after one bad year on disibility. Im not XXXX XXXX my job placed me on it and wants me to return back and I have been going thru so much paperwork with this company, I never had a problem when my loan was with XXXX XXXX XXXX but now this Carrington mortgage LLC use bullying tactics and say there is nothing I can do based on me being on state disibility and I have explained to them and showed even on state disibility I can afford my house and its just a well I dont know put together another appeal. I make about XXXX XXXX a month and my mortgage is at XXXX so why is there no way to do a loan modification? I believe its because my house has XXXX XXXX dollars in equity and has great value to this company because if it wasnt about money then why cant they let somebody who has proven income and still makes double the mortgage even on disibility for the short time I was. I recently begged to be let off so that I could return to work because thats what they want to see! I dont care what I hvs todo to keep my home our pay but please help me move this sale date to a later date to give me time to get them all the cash our maybe a loan modification because Im almost there and they wont take a partial payment they want it all out nothing. I even explained my financial hardship having to get my children medical insurance as I was no longer able to get mine thru XXXX until I was returned back to work. I showed them the difference and they had nothing to say so Im out of options and I have to tell somebody who can do something that I feel like I have never felt so played with our bounced around from this to that to this for them and meet all require and still get no modification our extension on sale date. My main complaint is with the company Carrington mortgage company LLC because after reading there consumer reviews Im not the first our last person to get worked over by this company! So Im asking to please take a look at the process they are using for the denial of a loan modification and make sure it is legal because I am beyond stunned and shell shocked that they wont even give me a offer of some sort other then have XXXX and I prob have XXXX XXXX that I can get them with a couple weeks the rest but they are going to sell my home and I will complain to whomever that there in it for themselves and not the best interest of there clients. I furthermore hope that they get closed down our a investigation so that this kind of business they do doesnt continue to happen. Complaint: My complaint is about getting a loan approval in the refinancing of my home and also getting a Closing Disclosure for the refinancing but then the loan got denied. The company is Carrington Mortgage Services and on XX/XX/XXXX, I received an e-mail from a XXXX XXXX. Her e-mail address is XXXX. In the e-mail there is information that there is a Pre Closing letter from CMS ( Carrington Mortgage Service ) and a Disclosure Cover letter from CMS. These two items did not need to be returned. Then she wrote, instructing us to sign and return the Closing Disclosure. She included a link so we could get to the secure website so we could e-sign and view as well as download the documents mentioned. The Pre-Closing letter congratulates us on our loan being approved. This letter is dated XX/XX/XXXX and is on Carrington Mortgage Letterhead. The Closing Disclosure ( CD ) has as date issued, XX/XX/XXXX, Closing Date of XX/XX/XXXX and disbursement date of XX/XX/XXXX. I read through the CD and all the information agreed with all earlier loan information that we received from the Loan Originator, XXXX XXXX XXXX ( XXXX ) of XXXX XXXX, XXXX XXXX XXXX, XXXX XXXX, XXXX, XXXX XXXX, ( XXXX ) XXXX, ( XXXX ) XXXX, XXXX, XXXX : XXXXXXXX. I then researched what a CD was and found that the lender had to send the CD at least three days before the signing of the loan documents. Since the disbursement date was XX/XX/XXXX that day would have met the three work day requirement. So on XXXX, XXXX, XXXX when I hadnt heard anything I contacted Mr. XXXX via email and he told me the loan was not done yet and the loan did not get funded. Then on the XX/XX/XXXX he asked me if we have a well or city water. I told him we have a well and he said the VA requires that private wells be tested. He couldnt tell me what to test for so I had to find that out myself by going to the EPA website. I contacted a well testing person and he told me that to get the test results back in three days instead of two weeks would cost {$160.00} on top of the {$220.00} just for the test. Otherwise it would take two weeks to get the results back. Now, we wanted to do the refi to get some funds to do some needed house repairs. We have been in this house for 14 years and it needs paint, inside and out and some of the carpeting is getting worn. On top of that we are raising XXXX granddaughters since their mother was XXXX in XX/XX/XXXX when they were just XXXX and XXXX. The girls father disappeared into the wind so there was no one else to take them. Our daughter had not worked long enough for the girls to get survivors benefits and we made too much money for state aid. I am a retired XXXX XXXX XXXX, I was working a {$10.00} an hour job and my wife worked as an {$8.00} an hour XXXX XXXX. In XX/XX/XXXX the loss of our daughter was too much for my wife and she went on SSDI then in XX/XX/XXXX I ended up going on SSDI due to recurring health problems. So, financially it has not been easy for us and our credit rating is not good. The only real light has been the XXXX girls. They give us no problems and both are 4.0+ GPA students. They are also in the band and this year the band was taking a trip to XXXX XXXX and XXXX. SO we also were going to use some of the proceeds to finish off paying for this trip. It is really the only way we can reward the girls. The cost for the trip was {$1600.00} per student and we had been paying on it for eight or nine months and still owed about {$700.00} per girl. The total amount had to be paid by the XX/XX/XXXX. We explained all of this to Mr. XXXX at the very beginning of our applying for the loan at the beginning of XX/XX/XXXX and he told us that we should be able to complete the financing by XX/XX/XXXX. So, when we got into XX/XX/XXXX I held off paying the XX/XX/XXXX Mortgage payment to XXXX XXXX XXXX, expecting the refi to go through. So, when we got the approval letter and the CD on XX/XX/XXXX with a funding date of XX/XX/XXXX I used the XX/XX/XXXX Mortgage payment to finish paying for the Band Trip. Then we found out about the well testing. However, since we live on a fixed income and get paid at the beginning of the month, by the XXXX of each month there is not much money left, so I had to wait until XX/XX/XXXX to pull the {$390.00} out of our account that was when I made the XX/XX/XXXX payment to XXXX as well and they marked it as 30 days late. However it would not have been late if Carrington Mortgage Service did not reneg on the closing. As I understand from your website the Closing Disclosure is the last step before the signing of the loan paperwork and the disbursement of funds. I wish that was the end of the story but things just went downhill for us financially, after that. The payment to the water tester had to be cash up front and pulling the almost {$400.00} out of our account left our account short. We pay many of our bills by direct withdrawal ( ACH ). When they started hitting the bank many of them caused us to have to pay {$36.00} per NSF and for anything that got returned. So as a result we are now over {$1000.00} in the red in our bank account and Carrington denied our loan ( although they are blaming the VA ) even after showing them that we had no late payments for the previous 52 months. So, we are now just twisting in the wind trying to figure what to do next. I believe that what has been done to us is unconscionable if not illegal. Please give us whatever help you can. I do not know why they played this game but they did. It makes no sense. I was only able to contact Mr. XXXX. I have no idea who he was dealing with at Carrington Mortgage Services or the VA. Additionally, Mr. XXXX told me that the Closing Disclosure and loan approval letter were just preliminary documents however that wording is nowhere to be found on the CD or loan approval letter.

Complaint: Carrington Mortgage Services has employed accounting practices that maximize the interest accrued on my mortgage rather than paying down my principal. I intentionally pay extra every month in order to minimize the interest I am paying, but Carrington 's policies and practices will not allow this by default. This mortgage was originated in XX/XX/XXXX and has always been current and in good standing. Details : Carrington Mortgage Services purchased my mortgage from XXXX on XX/XX/XXXX. Since then I have made 3 payments of {$3000.00} each on XX/XX/XXXX ( due XX/XX/XXXX ), XX/XX/XXXX ( due XXXX XXXX ), and XXXX XXXX ( due XX/XX/XXXX ). Each of the {$3000.00} payments sent to Carrington included ~ {$1100.00} excess funds which should have been applied to my principal when each of the payments were received. However, Carrington did not apply the funds as expected. ( 1 ) for the XX/XX/XXXX payment, Carrington applied the funds as expected with excess payments being applied to principal. However, this payment was reversed and reapplied on XX/XX/XXXX with the excess payment ( {$1100.00} ) being swept into " unapplied funds ''. Carrington only applied the MINIMUM payment to my principal for the bill due XX/XX/XXXX. ( 2 ) for the XX/XX/XXXX payment, Carrington also only applied the MINIMUM payment to my principal for the bill due XX/XX/XXXX. The excess payment ( ~ {$1100.00} ) was swept into " unapplied funds ''. OnXX/XX/XXXX, the balance in " unapplied funds '' was then used to pay the mortgage bill due XX/XX/XXXX. Again, the MINIMUM payment to principal was made. ( 3 ) for the XX/XX/XXXXpayment, Carrington swept the entire payment to " unapplied funds ''. Under my former lender, my principal decreased by ~ {$1200.00} per month but under Carringto n they are only allowing my principal to decrease by {$450.00} per month. I have called Carrington weekly to try and understand the situation. Carrington has been able to explain their practices, which are the root cause of this problem. The only solution that Carrington has to offer is to watch the account and then call them if I do not agree with how they have applied my payments. It is clear that Carrington is applying my payments in a manner to maximize the interest accruing on the account while leaving my extra payments in a non-interest-bearing " unapplied funds '' sub-account. Basically, I get no value from sending extra principal payments and they get all reward.

Complaint: Carrington Mortgage Services ( CMS ) XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, XXXX CA XXXX Carrington has countered the buyers offer to $ XXXX. They have not done an interior value done on the property. They are simply averaging the XXXX, XXXX, and XXXX estimates online. XXXX shows value at $ XXXX and XXXX shows it at $ XXXX THE ENTIRE REAL ESTATE INDUSTRY KNOWS THESE VALUES ARE NOT RELIABLE. Additionally, after several discussions with XXXX XXXX and the rest of Carrington and reminding them that we, RE XXXX XXXX is the primary contact and authorized negotiator chosen by their borrower, they are still refusing to contact us to discuss the short sale. Carrington has not done their due diligence in their valuation review. I want an interior value done and I want the foreclosure date postponed to allow for the short sale review.

Complaint: Carrinton Mortgage was paying on two home owners insurance, in XX/XX/XXXX they were notified of that policy being closed, Carrington was given the correct insurance company which was XXXX XXXX. Again in XX/XX/XXXX Carrington Mortgage company was paying a insurance bill on a closed policy with XXXX XXXX in XX/XX/XXXX after i had put them on notice in XX/XX/XXXX. Due to this irresponsible error, my escrow account is - {$3500.00} and my house payment went from {$800.00} to {$1200.00} and they have me in arrears, due to the inflation of house price. I have put this company on notice twice, I do not believe this is my place, they have been notified and now my credit shows i am behind, which i am not. Then I receive a registered letter on XX/XX/XXXX of intent of foreclosure, when I called XXXX the CSR says I do apologize! This is clearly this mortgage company 's error, XXXX said when carrington receives a bill they just pay it, i believe the closed account info I provided to them should of been enough for someone not to make a careless mistake. So my escrow is negative, my house increased {$400.00} my credit has been hit for late payments which i am not, and yet nobody wants to be held responsible. I am working with XXXX, ext. XXXX employee number # XXXX and he was going to open a incident report on Friday XX/XX/XXXX and get back with me and i have called and had to leave messages for him to return my call, I cant get a hold of him, and i cant get anyone to send me to the extension.

Complaint: I have an account with the worst Mortgage Company in the World, Carrington Mortgage Company who obtained my Mortgage from XXXX XXXX XXXX in XX/XX/XXXX. When I was struggling and needed assistance, they played games, prevaricated, used trickery and deceit and pretended like they did not receive documentation that I sent to them and started foreclosing procedures on me in XX/XX/XXXX. I was able to get assistance from XXXX XXXX XXXX XXXX and they brought my loan current. Carrington agreed to accept the payments that brought my account current along with all fees associated with the delinquency at the time. I have been in constant turmoil with them regarding their *UNETHICAL BUSINESS PRACTICES* and have written numerous letters regarding such along with erroneous late fees, inspection fees, uncollected fees and any other unjustly fees that they have assessed me with. I sent letters to them approximately in XX/XX/XXXX. I tried paying over and beyond my Regular Payment to go towards my Principal Balance on numerous occasions and they would deny that and apply towards trumped up charges in an attempt to keep me form paying down my principal balance. My account has been current and in good standing and they have not reported this to the 3 Major Credit Bureaus, however when I was struggling and needed assistance like a Loan Modification, etc, they unjustly denied it and aggressivesly started FORECLOSURE along with expediting negative reporting on my credit. Now since I have been current for almost a year they have not aggressively reported any POSITIVE REPORTING, for example wth XXXX no current and positive reporting for 4 mos, XXXX no current and positive reporting since XX/XX/XXXX, and for XXXX no current and positive reporting since XX/XX/XXXX, 4 years which is absurd not to mention that this has damaged my credit as I am trying to refinance and get this loan away from them and they have sabotaged my every efforts. I tried to lower my escrow and this was a challenge and a disaster. I tried to have them remove PMI and they refused even though I have equity in my home. My Home Payment increased without an explanation as to why and a lady Representative spoke with my son in regards to my account releasing my confidential information without my persmission apprximately a year ago, She recited the Mini Miranda to him and he is not obligated to my debt, his name is not on my account nor has any authorization been given, thereof. They have violated the law and made numerous mistakes and have violated my rights not to mention failing to accurately and fairly report my positive credit, therefore damaging my credit worthiness. I believe that if this was a XXXX Woman she would have received better treatment than myself being of XXXX American descent. I believe that I have been dealt harsly with because of my Race, XXXX, XXXX, Age, XXXX and Gender and believe that I have been discriminated against because of the reasons stated above. I believe that my rights have been VIOLATED by Carrington Mortgage Services , LLC and instead of making excuses for their mistakes so that they won't be held accountable for them they have resulted to prevaricating, cover ups, deceit and trying to hide their errors. This matter have been going on for far too long and need to be rectified. They should be fined and sanctioned for the sloppy, unprofessional and unethical way that they have handled my account and the damages I've suffered with inaccuracies on my credit report which is damaging to my credit worthiness and it needs to be rectified expeditiously.
