Money transfers: International money transfer

Complaint: I made a wire transfer from a US Bank of America account to a XXXX account for my son and daughter in law. The amount of the US dollar transfer was {$18000.00} ( which is a lot of money to them ). The amount that was credited to their account was {$16000.00}. I went to my local branch at BofA and spoke to the manager regarding the transfer. I was told that I made the transfer in XXXX ... the exchange rate was COMPLETELY unfair {$1.00} = XXXX I was unaware that this exchange rate was well below the typical rate in XXXX {$1.00} = XXXX ... XXXX ( I found this out afterwards ) This transaction of exchange cost over {$1300.00} and the overall charges exceeded 7 % of the total sent. This seems to be sooooooo unfair and in all honesty taking advantage of a naive consumer. It really gives banks a bad name. Where did that money go? I am hoping that you can help rectify this situation as my hands are tied. Please review my case and advise if their is any hope that we can receive some money back? I will be happy to give any additional information needed. Thank you, XXXX XXXX

Complaint: Countrywide Bank dba Bank of America has engaged in breach of contract and is attempting to defraud me and my domestic partner XXXX XXXX of our home by means of a false and deceptive Deed of Trust. In XXXX, we applied for a {$200000.00} loan from Countrywide Bank in the form of a HELOC. The {$200000.00} loan was secured by a Deed of Trust. In XXXX, Countrywide Bank dba Bank of America froze the HELOC and has refused to reinstate it, thereby breaching the contract. We have stopped paying on the HELOC and Countrywide Bank dba Bank of America is now threatening to foreclose. The Deed of Trust secures a {$200000.00} loan, which Countrywide Bank dba Bank of America has failed to deliver, thereby failing to fulfill its contractual obligations. Furthermore, the Deed of Trust is null and void because it fails to name a lawful beneficiary and falsely and deceptively names MERS as the beneficiary. We have rescinded the Deed of Trust and hereby request that the CFPB ask Countrywide Bank dba Bank of America to cease and desist from foreclosure-related activity. The following documents are enclosed : a ) Demand to Cease and Desist ; b ) Rescission of Deed of Trust ; c ) Notice of Rescission of Deed of Trust. To minimize paperwork, pages from the Deed of Trust are not included with this complaint. Sincerely, XXXX, WA XXXX

Complaint: On XX/XX/XXXX and XX/XX/2016, XXXX transactions at XXXX and XXXX in California were charged to my business account totaling {$16000.00}. When the first XXXX transactions were attempted, Bank of America notified me via text and email. I responded to neither notification because I was busy at the time. The next day I check my account and see that all of XXXX or the XXXX transactions had posted and I immediately asked my partner to report the fraudulent activity to Bank of America. And the first claim was opened. We could not open a claim against the other transactions because they had not posted. My claim has been denied 5 times for XXXX different non valid reasons. Denial 1 : It is unlikely that a chip card could be cloned and used. Denial 2 : The transactions were verified via a phone number listed on the account and the additional transactions were allowed. Denial 3 : We made a withdrawal on XX/XX/XXXX and should have known that there was fraud on our account. These points were ground for denial by an investigator named XXXX. If XXXX had done any type of due diligence he would have been aware of the following. First, I provided phone records that show that Bank of America did not call us and talk to us on the number that they claimed verified the transactions. The only call that was made, was to report the fraud. Second, we reported the claim right after the transactions were made, well before the withdrawal made on XX/XX/XXXX, so of course we knew that fraud had occurred on our account, WE REPORTED IT. Third, there is absolutely no way that Bank of America 's chip cards could not be cloned, all of our cards were in our possession at the time and we were located in XXXX All of these transactions occurred in XXXX, the card was cloned and used to steal over $ XXXX. During my attempts to try and actual reach a competent investigator, I have been treated as if this was my fault entirely. Bank of America has not given me a shred of evidence that proves that this was not fraud, but yet my claim has been denied 4 times in the past 3 weeks. The most helpful person thus far, has been XXXX an Account XXXX in XXXX, who actually emailed XXXX 's supervisor with the above points that I have made. XXXX did absolutely no research on the claim and yet still denied it. It angers me that Bank of America can treat a customer of 11 years, with no history of any fraud on any account, like a nobody. {$16000.00}, may not be a lot of money in their eyes, but it is everything to my family and I. this process has gone on long enough, I am at the end of my road and tired of banks walking over people, just because they can. Here is a record of all interactions with Bank of America representatives : XXXX from Delaware XX/XX/2016 - Informed me that my claim had been denied because someone called in to BOA from the phone number on the account, and verified the transactions. Advised me that I could send in my phone records ( sent on XX/XX/XXXX ) and that would help with the reconsideration process. XXXX from XXXX XX/XX/2016 - Advised me that she had placed a note on my claims for an investigator to call me, and discuss the issues that I had with denials. XXXX ( Investigator ) XX/XX/XXXX - Called me to discuss the claim from the beginning to the end. He advised me that he would be reaching out to target and trying to get some additional information about the transactions. I also informed him that I had faxed in the phone records the previous day and that would disprove the denial that is based on BOA speaking to someone about the account. XXXX also advised me that he would be calling me back by the EOD Friday if he could, but if not, he would call by the EOD on Tuesday XX/XX/2016 ( Monday was a holiday ). XXXX did not call me back at all. He went on to deny my claims on that same day that he spoke with me, not even bothering to look at the phone records. XXXX has escalated.

Complaint: NEW UPDATEXXXX After receiving a vague letter from BofA stating that the research was completed I spent another 1 hour & 47 minutes on the phone with XXXX HELOC representatives at BofA today going over my complaint for the umpteenth time. ( see attached ) I would like to state that I was promised a call back from XXXX XXXX XXXX x XXXX at BofA on XXXX XXXX at XXXX and I NEVER received a phone call back AT ALL from ANYONE at BofA since my last complaint to you was submitted. 1. Attached - please find my HELOC loan statements from XXXX through XXXX & spreadsheet of my loan payments ( all made EARLY + extra principal Please note that at NO TIME do the statements show that we were late or that we were charged a late payment fee or were short a loan payment. This is my complaint. If we had been notified on our statement we could have paid the difference & not been assessed any late fees ( now totaling {$260.00} which I 'm requesting be reversed. 2. The fees do not show up until XXXX yet the difference between the amount owed and the balance due started in XXXX. XXXX/XXXX/XXXX : Spoke with XXXX at BofA Ref # XXXX - Home Equity Line of Credit - Florida & collection agency : We were given the wrong payment amounts - BofA was quoting the wrong amounts. We were told they would " research the late fees '' but that our account did not qualify for fee reversals. We were told that BofA did n't start notifying us that we had late payments until XXXX XXXX - We have made every single payment EARLY - but the original payments were n't made in the correct amount. This could have been immediately corrected if we were notified on our statements - the bank did n't notify us of these late payments until XXXX XXXX and the payments that were short began in XXXX Bank of America has been fraudulently charging us for a late payment since XXXX XXXX on our HELOC - XXXX - Ref # XXXX - In XXXX our HELOC converted to a fixed payment amount to pay the principal & interest from interest only - BofA says that we are paying 1 mo. behind even though we pay our HELOC early each month & make additional principal payments - apparently they 've been using these funds to cover hidden fess and not notifying us- We have an account manager and this issue was : 1 ) not stated or shown on our monthly statements 2 ) never mentioned by our account manager This is absolutely unacceptable. We want to make an additional payment for this mysterious " past due '' amount and have it backdated to XXXX XXXX when it originally due & have all associated fees & interest reversed. We dispute the response from BofA for the following reasons : 1. When our 2nd mortgage loan converted to a fixed rate loan XXXX/XXXX/XXXX the regular " interest only '' payment was made automatically rather than the NEW Fixed payment. 2. There was not a single notification on any loan statement that showed the missing payment amount or any late charges in XXXX. 3. Once we found out about the " late fees '' which showed up in XXXX, we have tried to investigate what happened with our conversion. 4. We have repeatedly tried to make a payment to pay the difference between the NEW fixed rate and the old interest only payment. 5. The bank did NOT notify us that any payments were made in the incorrect amount or that there were fees until XXXX. 6. We were told that our loan is in " default '' status? Please provide some proof that this is the case as we have not had a single notification that it 's in default. 7. Bank of America has to comply with consumer protection agency laws and show clients when they charge " late fees '' 8. We have been clients since XXXX - we have our 1st & 2nd mortgage - business accounts, merchant services, bank accounts, kids accounts ALL through BofA - I can not believe how we 've been treated for a year - Reverse {$260.00} please.

Loan servicing, payments, escrow account

Mortgage: Conventional fixed mortgage

Complaint: Bank of America did not pay my real property taxes due on XXXX XXXX after the county in which my property is located split my property from XXXX parcel into XXXX claiming the parcel numbers had changed. This should NOT have been an issue as I had called BOA on XXXX/XXXX/16 to provide them this updated information and they instructed me to send the information via fax to their Mortgage Loan Servicing Department which I did. As a result of the initial non-payment I incurred penalties and interest on the late payment totalling {$100.00}. Bank of America assured me since it ws not my fault that the payment did not get made that I would NOT be responsible for the late fees and interest penalties. After XXXX phone calls to Bank of America they finally made my property tax payment on XXXX/XXXX/16. However they charged me the {$100.00} for these late fees and penalties. I have subsequently called Bank of America on at least 7 occasions from XXXX/XXXX/16 to get the {$100.00} refunded. Each time I have been assured my complaint has been " elevated '' and assured my escrow account would be credited within the next 5-7 business days. As of XXXX/XXXX/16 this has not yet happened. The representatives I speak to have repeatedly indicated they use a third party vendor and have put the request in to the vendor, yet the refund still has not occurred. This has been a frustrating experience as the time it takes to get through on the phone and the repeated holds they put me on while they check into the matter averages at least 20 minutes per time I have called. The current call I am on now has already kept me on the line for over 30 minutes while I try to escalate the problem to a Manager for a final attempt at immediate resolution. During my time on hold I have managed to complete this complaint filing

Settlement process and costs

Mortgage: FHA mortgage

Complaint: In XXXX 2011, my mom and I purchased a multi-family house in need of renovation, from Bank of America for $ XXXX in a short sale. At the time, the Bank of America loan officer handling the short sale ( XXXX XXXX XXXX ) told us the house would not qualify for a financing via a conventional fixed mortgage with 20 % down, due to the condition of the property so he arranged an FHA loan, even though we had enough cash on hand to buy the property outright at the time and would have preferred conventional financing. The FHA loan came with a mandatory 5 yr PMI payment that we were told we could remove once we reached the 5th year by providing documentation of the increased equity value from the renovations we were undertaking and paying for a new appraisal to verify the improvements. To date, we 've improved the property by more than {$95000.00} in materials and restoration work. At closing when we asked again, the Bank of America loan officer repeatedly assured us that upon presentation of the completed renovations including all new windows & door, new porch, new deck, new kitchens, new bathrooms, new plumbing, new hot water heaters, new furnace & updated electric, we would be able to remove the PMI. It has now been 5 years and upon contacting Bank of America, we are being told something entirely different. They say we can not remove PMI unless we make an equity payment of a lump sum to bring the loan value to 78 % of the original purchase price & appraisal value ( which is significantly undervalued because of improvements ), even though we were specifically told otherwise as we went through the loan process and also upon closing. This is not what we agreed to nor did we sign anything that said that.

Other fee

Credit card:

Complaint: I received a statement for my credit card, which shows {$1.00} as a Fee Charged in the Account Summary box ( in the top left of the first page ). Then in the Transaction Detail box ( in the middle of the first page ), it lists the {$1.00} as " Minimum Interest Charge. '' But when I look at the Interest Charge Calculation box ( in the middle of the third page ), it does not reflect any dollar amount as a " Balance Subject to Interest Rate. '' I do n't understand why I was charged the {$1.00}, and I do not know if the provider does either seeing as their statement is so conflicting with the information. This looks to be a UDAAP violation as it is unfair to charge a fee that I can not trace its origination, as well as deceptive.

Complaint: I am filing this complaint against Bank of America in XXXX XXXX, California. Yesterday I went to the branch to place my wife 's automobile title into our safe deposit box. A bank manager led me into the vault where we both discovered my box drilled open and my documents and cash removed from the box ( see attached photos ). There were XXXX bank employees in the vault with several plastic bags holding documents from other customers ' boxes. I asked where my documents were and they produced a sealed plastic bag with my documents and cash inside. I asked why they removed my documents from the box and they initially said that it was due to non-payment of the box fees. Then they changed their story and said that they did it because they did not have all my wife 's information. I asked what would have happened had I not shown up to discover this. They answered that they were going to send all the contents to a " holding facility ''. The bank manager who led me into the vault was as surprised as I was. The XXXX employees seemed surprised as well. I said : " Let me get the straight. I come in here to find my personal documents and thousands of dollars in foreign currency removed from my safe deposit box. You have my phone number, my email, my BOA account on your website, and you could not contact me? Had I come in tomorrow all my personal belongings would have been gone. '' My question is : Is this legal? I never received any notice of delinquent fees, nor any notice of my wife 's information being incomplete. They have my physical address, email, my phone number. I use the ATM at the branch weekly. They could have blocked my use and sent me a message to see a bank officer. I feel that our privacy has been violated. Among the many sensitive documents in the box, the documents included our marriage license, my wife 's Social Security Card, our parents ' living wills, our Pre-Marriage Agreement and our birthdates and social security numbers. To me this is a direct violation of the trust agreement between us and Bank of America.

Complaint: Describe what happened so we can understand the issue ... This is my SECOND complain about Bank of America. I did contact my bank several times about cancellation MIP but they refused to do so even after my first complain to your agency which I submitted on XXXX/XXXX/XXXX. Today I received phone call from XXXX XXXX Resolution Specialist Regulation Complaints Bank of America. He told me that he can not cancel MIP because of my outstanding balance. I bought my house on XXXX/XXXX/XXXX when it was appraised as of XXXX/XXXX/XXXX at {$210000.00}. Per FHA REGULATION my MIP MUST be automatically canceled " WHEN THE LOAN-TO-VALUE RATIO REACHES XXXX % OF APPRAISAL VALUE BASED ON THE ORIGINAL AMORTIZATION SCHEDULE ''. ( see attachment ). Which means that XXXX % from {$210000.00} appraisal value ( see attachment ) is {$170000.00}. On XXXX/XXXX/XXXX my balance was {$170000.00} but on XXXX/XXXX/XXXX my bank again charge me {$130.00} of MIP. And after my complain to your agency on XXXX/XXXX/XXXX they charge me again on XXXX/XXXX/XXXX {$130.00}. I am a citizen of this country and I refused to be ABUSED by Bank of America and their employers who stilling money from hard working people. I will never stop complaining until bank of America return my money. I will go to a media, I will get a layer, I will reach FHA loan administration and let them know how Bank Of America abused their power and stilling money from people. And after that I will take my mortgaged to a different bank.

Complaint: XXXX FL XXXX XX/XX/2016 BANK OF AMERICA CORPORATION PRINCIPAL ADDRESS: XXXX - [ PRES. / DIR. ] XXXX NC XXXX REGISTERED AGENT: XXXX FL XXXX RE: BANK OF AMERICA XXXX FL XXXX XXXX COMPLAINT AGAINST BANK OF AMERICA EMPLOYEES: FOR DENIAL OF BANKING SERVICES// UNDER CFR: TITLE 14 - CHAPTER V - PART 1250 - SECTION 1250.103-2 - SPECIFIC DISCRETIONARY ACTS PROHIBITED/ VIOLATION OF FINANCIAL INSTITUTION CODE OF ETHICS GUIDELINES - FOR DISHONESTY, CONSPIRACY AND COVER-UP'S/ AND FOR BEING GROSSLY INCONVENIENCED ON THE DATE OF XX/XX/2016. I XXXX, WENT TO THE BANK OF AMERICA LOCATED AT: (XXXX, FLORIDA XXXX) TO CONDUCT A SIMPLE BUSINESS TRANSACTION. UNBEKNOWN? WHAT I WAS ABOUT TO ONCE AGAIN EXPERIENCE. I PROCEEDED INSIDE THE BANK, WITH THE EXCEPTION OF CASHING MY CHECK. UNFORTUNATELY, THE EMPLOYEES AT THE BRANCH HAD OTHER THINGS IN MIND. I OBSERVED THEM PROFILING ME, AS I STOOD IN LINE, AND WAITED, AND WAITED, AND DONE EVEN MORE WAITING. APPROXIMATELY THIRTY MINUTES HAD ALREADY PAST. THE THOUGHT'S THAT IMMEDIATELY FLOOD MY MIND, WERE... "AM I ON AMERICA MOST WATCHED"? I COULD ALSO SEE XXXX AND XXXX, (FROM THE NAME'S ON THEIR NAME PLATES) EXCHANGING WORDS. EVENTUALLY, I WAS FINALLY CALLED TO THE SERVICE COUNTER. XXXX SAID, "HOW MAY I HELP YOU"? .. AND I REPLIED, "I WOULD LIKE TO CASH THIS CHECK". SHE ASKED, "DO YOU HAVE AN ACCOUNT WITH US"? AND I SAID, NO! AND SHE MADE IT APPEAR, AS IF SHE WAS TRYING TO PROCESS THE CHECK. SHE ABRUPTLY STATED..."I WILL HAVE TO GET A MANAGER TO VERIFY THE CHECK". SHE SIGNALED TO THE MANAGER, XXXX. WHOM CAME OVER TO SERVICE COUNTER. XXXX THEN BEGAN TO EXPLAIN WHAT SHE REQUIRED OF HER. AND HANDED HER THE CHECK AND MY CREDENTIALS. XXXX, THEN LED ME AWAY FROM THE SERVICE COUNTER, OVER TO THE ATM TELLER SERVICE. AND ONCE AGAIN? I FIND MYSELF, WAITING IN ANOTHER LINE. SO, I EXPLICITLY EXPRESSED MY FRUSTRATION;...OUT, ALOUD! AND SHE SUGGESTED, THAT I MOVE TO THE FRONT OF THE LINE. NOW THEREFOR, IF THE CHECK NEEDED TO BE VERIFIED BY A BANK MANAGER? AND THE ONLY WAY TO ACHIEVE THIS... WAS TO COMPARE THE SIGNATURE WITHIN THE BANK OF AMERICA COMPUTER SYSTEM; WHILE PHYSICALLY VIEWING THE CHECK. WHY THEN? ..WAS I MISLED, TO BELIEVE, THAT IT COULD BE DONE AT THE ATM TELLER MACHINE. AND WHEN I THOUGHT, THAT THINGS COULDN'T GET ANY WORSE?.... IT DID! ..AND FOR NO GOOD REASON, WHATSOEVER... THEY INTENTIONALLY CAUSE THE ATM TELLER SERVICE TO SHUTDOWN. AND IT SUDDENLY BECAME INOPERABLE. THE ADDED DELAY'S WAS MANUFACTURED TO FURTHER INCONVENIENCE MR. MATTIS. BECAUSE, THEY KNEW... THAT THEY WERE BEING DISHONEST. THE FUNDAMENTAL CONCERN THAT I'M HAVING ISSUE'S WITH , IS THIS? EVEN THOUGH THE ATM MACHINE PLAYED A SIGNIFICANT ROLE. IT WAS NOT THE PRIMARY CAUSE TO THE PROBLEM. (IT WAS THE HUMAN FACTOR!!) WHOM ORCHESTRATED AND CAUSE THESE THINGS TO HAPPEN. SO, IF YOU (ELIMINATE OR MINIMIZE) THE HUMAN INTERACTION WITH BANK CUSTOMER'S. AND INSTALL FULLY FUNCTIONAL AUTOMATED ATM SYSTEM'S. IT MAY STOP SOME OF THESE CLAIMS, THAT BANK OF AMERICA WILL FACE IN THE FUTURE. ANOTHER THING?...I DID NOT CAUSE THIS UPON MYSELF. I WENT TO THE BANK FOR ONE THING, AND ONE THING ONLY! AND THAT WAS? TO CONDUCT MY BUSINESS, BY CASHING THE CHECK AND GETTING OUT OF THERE. . PRIOR TO THIS? ON TWO OR THREE OTHER OCCASIONS, AT THIS PARTICULAR BRANCH; ...I WAS ABLE TO CASH CHECKS. THAT WAS ENDORSED BY THE SAME ACCOUNT HOLDERS NAME, THAT'S PRINTED ON THE CHECK. SO THEREFORE, IF THE CHECK WAS FORGED? ..(WHICH IT WASN'T.) THE ACCOUNT
