Complaint: My name is XXXX XXXX XXXX and my daughters name is XXXX XXXX XXXX. We own a single home at XXXX XXXX XXXX, XXXX, PA XXXX at which we reside, Parcel No. XXXX in XXXX County. XXXX name is on the note from Wells Fargo N.A. In XXXX of XX/XX/XXXXXXXX husband, XXXX XXXX, XXXX, and of course that lead to financial upheaval. I tried to help her as well as I could but hat my own financial debacle in XX/XX/XXXX XXXX applied for a modification three times and appealed. The decisions on XXXX, XXXX, and XXXX were all denied. XXXX filed Chapter XXXX bankruptcy on XX/XX/XXXX, one day before an answer was due for due for foreclosure. XXXX refiled on XX/XX/XXXXXXXXBankruptcy was dismissed on XX/XX/XXXX. We received Notice of Sheriffs sale for XX/XX/XXXX. Our complaint is that Wells Fargo, et al. used deceptive practices to affect a foreclosure and sale of XXXX XXXX XXXX. They used dual tracking in violation of the XX/XX/XXXXNational Mortgage Settlement Agreement. The assignment of the mortgage is void under the XXXX and New York State Trust Law, the SEC, and IRS regulations ( tax exempt status can be withdrawn if there are any irregularities in the assignment. The assignment was 8 years after the closing date of the XXXX XXXX XXXX rust in violation of New York State trust law. Complaint: On X/XX/17 my account overdrew however I had the funds in my savings account to cover the transaction. Wells Fargo then charged me a XXXX overdraft transfer fee since they moved the funds from my savings account to my checking account. Then I had a transaction that hit my account which caused my account to overdraw once again and was charged a {$35.00} overdraft fee. Upon calling the bank, I was transferred to a different department where I voiced my concerns. Upon threatening to report to CFPB the rep didnt even know what I was talking about. She placed me on hold to notate the account then she then proceeded to tell me about the convenient services that I was signed up for and explained the fees. I told her it was n't very convenient beings that I was being charged to move my own money from one account to another. At that point I removed overdraft protection from my account and the rep agreed to waive the {$12.00} and half of my over draft fee. I told her I wanted the whole fee waived since I would have never had it in the first place if I wasnt charged the XXXX. She would not agree so I asked for her supervisor, she stated that she was the highest level of personnel I could get, I did mention that it was sad since she didnt even know what the CFPB was and that I was still going to file the complaint.

Complaint: Approximately 6 years ago, I was going through a divorce after being a XXXX for 16 years. Having XXXX children in college and desperately needing money, I accepted a credit card from Wells Fargo. Sadly, I used to pay bills which led to me reaching my max amount very quickly. Everything was fine until I missed a payment and my minimum amount was increased to a point where I could n't afford to pay it anymore. I tried calling to make different payment arrangements and was told " use your tax refund to pay us ''. I have struggled so much financially and emotionally over the past several years and they only made everything worst. Now they sued me, put a lien on my house, and are garnishing my wages even when I do n't even make enough to pay my bills. I feel Wells Fargo targets people like me who are vulnerable and desperate. They knew I no income and still issued me a card knowing that owned a home. They took advantage of my situation based on the information they have about the equity in my house ( they are my mortgage company. I hold my self responsible, but I also want something to be done to prevent other people from going through suffering an experience like this. Wells Fargo should not issue credits cards to people who are not employed knowing that they can after their property.

Complaint: Call for help XXXX XXXX XXXX, I was starting a separation/divorce from my now ex wife. She, a former XXXX of Wells Fargo, had taken the role of managing our finances including all bank accounts. I, myself, have had an individual checking account with Wells Fargo since XXXX. On this XXXX day I went to the Wells Fargo branch in XXXX, Georgia to simply open a new account. As I walked into the branch, I stated to the lady at the teller desk that I would like to see the manager. Without my permission, the manager, prior to even speaking to me, sent a message to my ex wife telling her I was at the bank. The manager then came up to me asking why I was there. Immediately she says I can sign and the account will be placed back in my name only. Previous to this date, I was instructed that in order for my ex wife to be removed from my original account, now joint, both parties would have to be present. Embarrassed and feeling upset by this treatment, I signed the documents presented by the manager and left. I have complained to upper management, wrote emails, but I was treated as a joke. I am in financial ruin as I now can prove my ex wife, along with others have funneled money through mulitiple accounts over a span so far of two years. This has been made difficult to prove actually as Wells Fargo bank, since my first request in XXXX XXXX continues to deny me access to my own bank statements. I feel that Wells Fargo has assisted in my financial ruin. Why cant I find anyone to take just a extra few minutes to look closer? Why have I been shut out and denied my rights to my own information? Anyone can see that I am being discriminated against and not treated as a costumer of any bank should. I pray you can help. At this point, I dont know what else I personally can do. As I sit now just days away from loosing my XXXX parents home, I wonder when will someone take just a small amount of thier time to offer a helping hand in solving this matter. sincerly XXXX XXXX

Complaint: I received a notice in the mail, dated XXXX XXXX, XXXX, from Wells Fargo Home Mortgage stating that I had a escrow account shortage of {$4900.00}. My mail was being held by the post office, so I did not get the mail notice until today, XXXX XXXX, XXXX. The shortage was caused, allegedly, by Wells Fargo buying home owners insurance due to a cancellation of my policy. In fact, a cancellation notice had been sent due to a late payment. Full payment was made and a reinstatement notice was sent. Wells Fargo claims it never got the reinstatement notice. My insurance broker stated that if Wells Fargo got the cancellation notice, it got the reinstatement notice, Wells Fargo 's attempt to get {$4900.00} from our mortgage account is the result of gross negligence or a deliberate attempt to bill for unneeded insurance..

Complaint: During the relevant XXXX to XXXX period, I was a customer of Wells Fargo Bank in XXXX, MN, harmed by the banks unsafe or unsound sales practices, as described by the enforcement actions on or about XXXX, XXXX by Office of the Comptroller of the Currency ( OCC ), and the Consumer Financial Protection Bureau ( CFPB ). Wells Fargo was ordered to contact, and make restitution to customers who were harmed, such as myself, but has not contacted me. I am not a customer of the bank currently. The sales practices the OCC found to be unsafe or unsound included the unauthorized opening of deposit or credit card accounts and the transfer of funds from authorized, existing accounts to unauthorized accounts. In my case, I had Wells Fargo checking and savings accounts and WF branded visa debit and ATM cards. I worked then as a XXXX XXXX of several different agencies, had a low income, and wanted an account to deposit paychecks, receive direct deposit, receive tax refunds, and use an ATM, I found that money was constrantly shifted between accounts without my knowledge, causing overdraft and other fees, that wohk explode into negative balances, and I was having my accounts closed, then reopened without my knowledge or consent. Direct deposits, and scheduled payments would fail, my ATM card would be declined, or I would go to the bank Friday to make a paycheck deposit, and find that my ATM card and accounts would be closed. The teller would inform me that this was due to '' inactivity '', because I had not returned a " personal banker '' sales call, or they would have no explanation, but always cheerfully opened new accounts and cards in minutes. I had to go along of course if I wanted to have any money from my check that weekend. Until I saw this consent order I had no idea why this happened numerous times. Customers eligible for restitution include those who were financially harmed as a result of the unsafe or unsound sales practices. I was financially harmed as well as subject to needless hardship, and frustration. My bank was in a low income of XXXX XXXX, so I assumed Wells Fargo did not want my business, since I was not wealthy. I felt powerless to complain because I needed a checking account and ATM card, and feared WF would put me on the XXXX black list if I did not pay the fees and overdrafts and accept all these and churned closed and opened accounts. I am concerned that Wells Fargo will try to shift the burden of the investigation on me, but it is not reasonable to expect a customer to provide the bank with records of acts done " without their knowledge or consent '', to make a claim, since by definition these are sales and internal records that are non public Wells Fargo has sole, exclusive access to these records, and it was apparently part of an internal sales commission program out of my control. For good cause shown, I respectfully ask your agency to investigate, facilitate my claim for restitution in this matter ; and advise me, or take any action on my behalf you find appropriate.

Complaint: I received a letter about my Wells Fargo branch closing in the future about a week ago. Last Tuesday, XXXX XXXX, I called the number provided in the letter, ( XXXX ) XXXX, for next steps as I have a safe deposit box scheduled for closure. I requested an appointment as soon as possible, but because of XXXX and XXXX XXXX closures, my appointment was made for today, XXXX XXXX, XXXX at XXXX. When I spoke on the phone to the branch last Tuesday, I was assured that I would have an appointment at both the XXXX XXXX branch as well as the XXXX XXXX branch where I would be relocating my safe deposit account to. In order to make the transfer, I had to close the box at XXXX XXXX and reopen at XXXX XXXX. The closure at XXXX XXXX went smoothly, however the XXXX XXXX branch did not attempt to make an appointment for me at XXXX XXXX until today, the actual day of the transfer, and only while I was closing my account at XXXX XXXX. Upon arrival at XXXX XXXX, the bankers were not expecting me and informed me that Wells Fargo is having a systemwide inability to open accounts, and has been since Friday, something XXXX XXXX failed to make me aware of. As a result, I was able to close my safe deposit account at XXXX XXXX but unable to open one at XXXX XXXX. As such, I have government-issued documents that are difficult to replace in my possession. After speaking with XXXX from CFPB this morning, at around XXXX PDT, I have decided to file this complaint, particularly in relation to the oversight of being allowed to close my account at the XXXX XXXX branch when the bankers should have been aware that I would not properly be able to open an account back up at XXXX XXXX and because they never made the appointment they promised me over phone at the XXXX XXXX branch until after I was well into the account closure process at XXXX XXXX XXXX
