Complaint: My current mortgage serviced by Specialized Loan Service XXXX # XXXX ) recast or reset with payment increasing approximately {$2800.00} per month. I processed check payment and was {$200.00} short. Specialized Loan Service did not call me and leave a message or write to me that the loan payment was short. Instead, they reported a 30 day late payment which reduced my scores over XXXX points for my wife and I. Once my lender pulled credit, I called them and they refused to remove 30 day late. I have never been late ever on this loan

Complaint: Specialized Loan Servicing , LLC was my loan servicing provider. We did a refinance with new company. They would not refund my property tax escrow account and would only add the monies in escrow to the payoff to reduce the loan amount. They sent XXXX payoff statements at {$25.00} each that were all incorrect. SLS then demanded that I provide {$4800.00} with our payoff amount to cover property tax bill, while there was {$7700.00} in the escrow account they controlled. We paid the the property taxes before the loan was paid off and they say they paid the property taxes and have not refunded {$4800.00} plus {$120.00} for incorrect payoff statements plus a {$140.00} fee for late payment which was incorrect as well. We are seeking a refund in the amount {$5000.00}.

Complaint: My mortgage servicer, Specialized Loan Servicing LLC ( SLS ), appears to be acting in very bad faith and is attempting to wrongfully ( and fraudulently ) foreclose on my home. They have outright ignored written agreements, and are purposefully stalling the evaluation of my Home Affordable Foreclosure Alternatives ( HAFA ) short sale, so that I will miss the XXXX/XXXX/16 HAFA program deadline. I have consistently submitted all required documents in a timely manner, and have precisely followed SLS 's instructions ( both verbal and written ). SLS 's actions also reflect the illegal practice of " Dual Tracking '' as defined by their regulatory agency, the Consumer Finance Protection Bureau ( CFPB ). These are strong accusations, but only a brief review of the attached documents ( see highlights ) support my claim : 1 ) '' Change of Intent '' letter ( sent and received before XXXX/XXXX/16 due date ) 2 ) SLS 's HAFA Matrix ( downloaded from SLS 's website ) 3 ) Making Home Affordable ( MHA ) - Supplemental Directive ( SD ) XXXX, pg XXXX ) CFPB statement - illegal " dual tracking '' I would greatly appreciate any help in compelling SLS to act in good faith, and cease such deceptive and damaging practices. Complaint: Specialist Loan Servicing is doing eveything in their power to deny my loan for any assistance. I have reapplied numerous times however, they keep using less income then what I summited in my application for mortgage assistance. I have appealed and have provided proof of my income but SLS is refusing to use my whole income, making me look like I can not afford my house. I am tired of the excuses they are giving me when I have provided my bank statements for proof that I received direct deposit from my job and also I am collecting rent. I have provided SLS the rental lease as well, I honestly do not know what SLS intentions are at this point. I have tried to work directly with them but once agin this issue is not been resolve. I am falling more behind because SLS is prolonging purposly my loan so, it will me more hard to be approve for any government modification. I have a surplus of {$300.00} left after covering all expenses, inculding mortgage payment. SLS want to floreclose my property by making me fall more behind. I am running out of options and it is really upsetting that even with proof I have provided, SLS does not want to offer me a modification. My home is under water and I want to be provided an affordable mortgage payment, so I can get back on track and save my house.

Complaint: I am livid of the way SLS has handle my loan, in order to prolong my case further more behind. I have summited a complete modification packet for review. However the account where I deposit my husbands contribution and the rental income I am collecting, is a savings account I open with XXXX. This bank can only provide me with a statememnt every six months. I have fax SLS my history of transactions showing the contribution and rental being collected. But SLS is refusing to use my Transaction history because they want an actual bank statments. I have provinded all that I can and now SLS is stating that all my documents need to be in before XX/XX/2016. If not my file will be close, I belive SLS is doing everything in their power to deny my loan once again for any assistance. I am in desperate need of assistance I am fighting to stay in my house.I have summited a letter from my bank XXXX explaning the reasons.
