Complaint: On XXXX at roughly XXXX CST, I attempted to visit rocketmortgage.com to find a calculator as to what I could afford based upon my salary. After filling out my information, I received notices that a hard inquiry was run against my credit, even though I answered that I was only researching options. I reached out to the credit agency XXXX about having the hard inquiry removed and they let me know I had to reach out to RocketMortgage to have the inquiry removed. I contacted RocketMortgage and let them know I had no intention of submitting a hard inquiry, that I was only looking for a calculator type tool to estimate the amount of home I can afford. I was transferred a few times before reaching an Account Executive who let me know that because it was not identity theft he could not have the hard inquiry deleted.
I did not intend on filling out information with the goal of a hard inquiry. This may not have been identity theft, but I do feel I was misled in using their website. This has resulted in both my Wife and I having a hard inquiry on our credit reports that will last for two years because of using rocket mortgage 's website.

Complaint: In XX/XX/2017, I contacted Quicken Loans regarding general information to refinance my home. It was not my intent, nor did I consent to having an application or credit inquiry submitted. I was simply wanting to obtain generic information on costs, and average interest rates. However the phone call resulted in an application, resulting in a credit inquiry, without clear consent from me, or even providing acknowledgment that they had done so.
I was not made aware that Quicken had submitted an application/credit inquiry, until be notified by the financial institution I chose to do business with had alerted me. Although I have over an 800 credit score, this delayed the overall refinance process, and required additional documentation that otherwise would not have occurred had Quicken not done this.

Complaint: During the month of XX/XX/XXXX, we were set to refinance our 1st and second mortgage, aka HELOC ( quicken/XXXX ) loan. We called quicken to request a pay off and was told this would arrived via XXXX, which it did not. The closing was set for XX/XX/XXXX and included the pay off of our HELOC, however this did not happen. As a result, confusion of the payoff and payment became an issue. Although the pay off was sent secure email, this was not sufficient according to our loan processor. This is an erroneous error that caused grave consequences in our family 's attempt to move forward after experiencing a financial set back after hurricane Harvey XX/XX/XXXX.
Our property remains in a disaster affected area but quicken loan has reported a 30 day late payment twice during this time. We ask quicken to rectify this as soon as possible.
In addition, this is the second time we ask quicken to address the issue of payments during families effort recover from Hurricanes as we do what we humanly can to get back on track.

Complaint: 1. XX/XX/2018, I chose not to renew my Hazard insurance carrier to be effective XX/XX/XXXX, on the date of the policy expiration, 2. I purchased a new carrier on XX/XX/2018, which notified the Mortgage company Quicken Loans on XX/XX/XXXX, so that there would be no lapse in coverage.
3. On XX/XX/XXXX, the old carrier notified Quicken that my insurance had expired and that I was no longer covered 4. XX/XX/XXXX, I received a letter from Quicken datre, XX/XX/XXXX, stating that there was no coverage on the property and they would set up lender-forced insurance coverage ( single interest ) insurance.
5. After several calls to my agent and my new Carrier, it was proven that Quicken was notified by the New Carrier on XX/XX/XXXX that coverage was in place and that Quicken was appropriately listed on the policy as the lender, 6. XX/XX/XXXX, I asked Quicken to remove the letter from my file. They refused. I sent an email making the same request, and again they refused to remove the negative letter to induce lender-forced insurance ( single interest insurance ) 7. I sent an email to Quicken and asked them to place all my email request along with the " negative letter ' ) document to show that indeed there was insurance and that they acted hastily and without review before sending the notice to induce single-interest insurance on my account.
8. Quicken has agreed that it will send a " notice of correction '' to indicate that there is " Proof of Coverage '' as a follow-up to the Lender-forced Hazard Insurance letter, but will not remove either letters from my file.
Resoultion : Because I consider the notice for Lender-forced Hazard insurance partially meets the requirements as " Letter of Error '' ( not as a violation of foreclosure act, but it was a early and unneeded initiation of a letter that should not be in my files, regardless of its limited impact ( such as future forced escrow accounts, or denial of coverage for failure to pay insurance, etc ) and should be removed from my files in its entirety, even though no purchased of the Lender-forced insurance policy was initiated.

Complaint: I contacted Quicken Loans about possible considering a home equity line of credit. XXXX XXXX, who was assisting me, obtained my private information and at no time told me she was going to pull my credit. I monitor my personal credit daily and at no time during the conversation did I advise her to pull my credit. What she did was illegal and unauthorized. If the phone call was recorded, at no time did I authorize XXXX XXXX or Quicken Loans to pull my personal credit.

Complaint: Consumer Financial Protection Bureau, The following situation occurred when I was trying to refinance my house in XXXX Co., TN.
Below, In parenthesis is an email sent to me by XXXX XXXX, Quicken Loans Client Relations about a lien issued in Illinois and placed on my property in XXXX, TN.
( 1 ) The lien should have never been issued and place on my property because Attorney XXXX XXXX never did any work for me.
( 2 ) I was never notified about this lien in the XXXX Co., Illinois Court nor through the XXXX County, TN Court system in order for me to contest the lien.
( 3 ) Also, in the document, ( Lien ) issued to XXXX County, Tennessee on XX/XX/XXXX there was never any reference to Statutory Interest being addressed and applied to this lien.
( 4 ) The payoff of the lien should have been addressed through the XXXX County, Tennessee by Quicken Loans for the amount of {$15000.00}. However, I was told by Quicken Loans the lien had to be paid off prior to me refinancing my property. I was conned into sending Quicken Loans a check for {$21000.00}, which included {$5800.00} for statutory interest and the Lien paid off on XX/XX/XXXX.
( 5 ) My rights to contest this lien were violated because neither Attorney XXXX nor the XXXX County, TN provided me any notification about a lien on my property. Also, there should never have been any Statutory Interest because the interest was not addressed/approved or listed in the lien.
Attached is a copy of the lien issued by Illinois to my property in XXXX County, TN!
The overpayment of {$5800.00} for statutory interest should be returned since the court never addressed Statutory Interest Regards, XXXX XXXX XX/XX/XXXX Hello XXXX, The payoff of your lien with XXXX XXXX XXXX & XXXX XXXX. {$15000.00} was the amount of the judgment issued, however, the amount that was sent included statutory interest which had accrued through XX/XX/XXXX. Interest was accruing on the judgment at a rate of {$3.00} per day, resulting in us needing to pay the additional {$5800.00} to reconcile this lien and remove it from your property. Complaint: Trying to use a " XXXX XXXX '' online calculator, I inadvertently submitted a request for mortgage brokers to contact me. QUICKEN LOANS immediately contacted me by phone. I told them it was premature because I needed to fix some things on my credit report, including waiting a few more weeks for some hard inquiries to go away after two years. I explained I did NOT want them to do a hard inquiry because it was premature. I explained the situation, because I was willing to work with them when the time was right. After my explanation, I asked " what are the next steps? '' The male person on the call ( there were two, one was female ) said the next step would be to pull a credit report, and I said OK, acknowledging that such would be the next step. I expected him to continue by giving me contact information that I could use when I was ready to run the report. Instead, he ran a hard report in direct contradiction to my express instructions. That hard inquiry is now on my report for two years, and has already negatively affected my credit. I told them to contact the credit bureaus and explain that it was their mistake but they refused. I am extremely angry because I have been working on my credit. I need to refinance and this will negatively affect me.

Complaint: I recently refinanced my home through Rocket Mortgage ( Quicken Loans ). I was told my loan was due on the first but I had until the XXXX to pay before my loan will be considered past due.
It was going fine with auto pay until Rocket Mortgage ( Quicken Loans ) decided to change the date for their billing statement to the XXXX of the month. No advanced notice was given that if I did not change the date of my auto pay that I would be considered past due.
It was not until I received my last billing statement in the mail that my loan showed that I was past due by one payment.
I consider this a deceptive practice by Rocket Mortgage ( Quicken Loans ). If I now had to show my billing statement to someone in order to obtain a new loan it would show that I'm late by a payment.
I contacted Rocket Mortgage ( Quicken Loans ) and they advised I'm not really late and it just shows that I am on the statements. This makes absolutely no sense. If I'm not really late why are my statements showing that I am. Since I am very concerned about what is on paper along with what my credit report shows this has forced me to move my auto pay date to the beginning of the month. Moving the auto pay to the beginning of the month also forces me to move up my payment by one pay check which impacts my overall budget.
Rocket Mortgage ( Quicken Loans ) should be ashamed of themselves for such an underhanded and deceptive practice. They advertise a mortgage experience engineered to amaze and this definitely does not fall into that category. I'm completely disgusted by this billing experience.
I would like my mortgage statement fixed to show that I was never past due since according to them I'm not and it just shows that I am.
It makes me wonder it they think they move the statement date up that they can have more funds on hand sooner to originate more loans. If this is not the case I would like them to explain why they would do this.

Complaint: Recently we have had to replace 2 transmission and was just told that we now will need to replace the motor in my husbands vehicle. As we were trying to find a resolution to paying for the motor we discovered that we had a negative report that resulted in our inability to secure a way to pay for us to replace the motor. Currently we have Quicken Loans as our mortgage lender. Mortgage payments were made through automatic draft through our checking account. In XXXX of 2018, Quicken adjusted the escrow changing the monthly payment. Quicken sends an enormous amount of advertisements so we often do not open mail from them as it is always promotional items. We did not get anything in the mail from Quicken that stated must open important information enclosed until XXXX, nor did myself or my husband receive a phone message that Quicken needed to reach us regarding a change in the mortgage. Once we were notified by a letter stating, " non advertisement must open '' stating that the escrow had changed we changed the payment and sent in the additional amount. However, since it was not remedied until the XXXX payment Quicken reported that our mortgage payment was late. My payment was never late because they received the payment and kept the payment, therefore reporting that it was late is incorrect. We paid the payment as agreed and were not notified of the change that Quicken made. Quicken did not send our payment back stating that they do not take partial payments, they kept the payment therefore they can not say it was late as they had the payment nor were we notified appropriately that the escrow was changed to make the changes in a timely manner to prevent an underpayment.

Complaint: On Tuesday, XXXX XXXX, 2018 at XXXX EST, I received the Closing Disclosure from Quicken Loans to sign off on. I was scheduled to close on XXXX XXXX at XXXX EST. The closing cost stated on the closing disclosure that I signed was {$24000.00}.
At the closing table on XX/XX/XXXX, the closing costs had risen without being brought to my attention to {$29.00}, XXXX. I was told that the reason for the change was that the title transfer tax was not listed on the Closing Disclosure that was submitted to me for signing. This change was never mentioned to me until I was at the signing table.
On XX/XX/XXXX, Quicken refused to rectify the situation and I did not close on the house. The title company told me, the day of signing and numerous times since, that this is a fine tolerance cure that I should file a complaint over.
On XX/XX/XXXX, Quicken offered to credit my closing costs with {$1200.00}. I closed on the house XX/XX/XXXX with this credit applied only because I had received numerous threats from my realtor ( who was assigned to me by Quicken ) that I would be sued if I did not close.

Complaint: I applied for a an FHA loan and they gave me a preapproval of XXXX then as soon as they got my credit card information and i put the deposit of {$500.00} they broke contact with me and revoked my loan approval on grounds of which were already discussed before they gave me the approavl which was my tip income not being counted. Then XXXX XXXX wrote me an email saying my credit ard would not be charged / I would be refunded the XXXX deposit as no services were received but yet they have failed to stop the payment charged on my XXXX credit card and I now have the charge showing as a payment due. the following is the response eail from XXXX regarding the XXXX deposit - On Wednesday, XX/XX/2018, XXXX XXXX CST, XXXX, XXXX XXXX wrote : Good Afternoon : Thank you so much for reaching back out to me. I am terribly sorry your loan is not moving forward and we have found ourselves in this position. In regards to your deposit, I will be making sure we refund this to you in full. Complaint: Quicken loans Inc. served me with a complaint for declaratory releif and judical forclosure of deed of trust. It is for a house my x-husband purchased after the divorce. It says i must appear or the other side will win. I have only a few days left. I am XXXX living on Social Security. Legal aide will not help. It says i am the defendent and i am a judgement lein claimant of record and may claim interest in the subject matter by way of a Domestic Relations Dissolution. Judgement was entered XX/XX/XXXX and may be found in official records in XXXX County courthouse. i do not have a form or know how to fill it out plus they want me to pay a fee. Any debts from the marriage was in the Dissolution of marriage and my x-husband XXXX XXXX was court ordered to pay.The divorce was XX/XX/XXXX. Quicken loans will not talk to me because i am not on the deed. I was served with all XXXX 's personal business even though we are divorced. Attorney General is just sitting on a claim it has not been assigned to any one they said to fill out the form online so i will get it in on time. I am running out of time.

Complaint: I approaced Quicken Loans in XXXX for a mortgage refinance. They were offering a " Match or Beat Offer '' where if they can't match or beat the offer they were to send a {$250.00} gift card. I decided to pursue the refinance with a different company because of a better rate and then later approached Quicken Loans to obtain the gift card on XX/XX/XXXX. At that time they asked me to send all documentation which I did and they responded stating that the gift card should be issued to me and that I should expect in 4-6 weeks that takes us into early XXXX. I received the gift card sometime in XXXX. I did not try to use it until XX/XX/XXXX then again several times in this year. All my transactions were rejected. I called the customer service number on the back of the card but they could not find my card. Then I decided to call Quicken Loans and they asked me to check the expiration on the card. The expiration date was set to XX/XX/XXXX and this was a card that was issued in XX/XX/XXXX. They stated on the call and in emails that it is wierd for a gift card to expire in 3-4 months from the issue date and agreed to look into the matter. But all my attempts at resolving the dispute amicably ended in trash. In my latest email conversation they stated that they changed to an yearly expiration on their gift cards after XX/XX/XXXX. But even with this story, since I received my card in XXXX, it should have had the right expiration of 1 year instead of 3-4 months. Please help me resolve this incident.

Complaint: I refinanced my home mortgage loan with Quicken Loans back in XX/XX/2018. In XXXX I received a letter stating that my Escrow account was $ XXXX dollars short. Part of why it happened is they received notice from XXXX XXXX that I might be switching to a home insurance policy that costed approximately {$150.00} more than what I was paying at the time I took out the loan. I called Quicken to say that I was not changing my insurance and to question why there would be a shortage when my old home insurance did in fact go up $ XXXX, but the tax payment was exactly what was stated at the time the loan was taken out. It seemed and seems to me that they didn't give me an accurate account of what my monthly payment would/should be. The Quicken person said that they'd be reevaluating my escrow account and would send me a report- this said I owed them {$430.00} and my monthly payments would go up about {$40.00} a month. It seems like there was a misrepresentation of what I would have to pay since nothing has changed significantly since the time I took out the loan in XXXX. They either miscalculated or this is something they pull to further entice people.
