Complaint: I submitted an application for a mortgage refinance loan with Quicken Loans on XXXX XXXX. The terms of the loan were conventional loan with LPMI, no appraisal required and the rate was 4.125 %. I submitted all the required documents and the loan processing started. On XXXX XXXX I received an approval letter from Quicken Loans confirming that I had been approved. During this time I contacted a few other financial institutions to shop around a bit because the fees that I was being charged from Quicken Loans seemed a bit exorbitant. XXXX lender referred to the Quicken Loans loan estimate as predatory lending. I did not feel comfortable with this information and on XXXX XXXX I contacted Quicken Loans to request that my mortgage application be withdrawn effective immediately. On XXXX XXXX, a lady named XXXX from the Quicken Loans Executive office contacted me to ask me why I was withdrawing my application and to determine if there was a way they could keep my business. I informed her that I was moving forward with another lender and then I asked her to confirm that the loan application has been cancelled, which she did and she said I would receive a letter confirming this in the mail. On XXXX XXXX, I received the letter but the reason listed in the letter was incorrect. The letter was worded that they could not offer me a loan because of my 'unique ' financial situation. This was really upsetting as I 've never been declined by a financial institution in my life. I immediately contacted them to have this information corrected. XXXX XXXX called me on XXXX XXXX and apologized for the letter and stated that by law they are required to send out a letter when the loan process does not complete. I told him that the letter should state the real reason, not a made up one. He agreed to send me an updated letter stating that the reason was that the customer had withdrawn the application. I received a letter from him via email but the letter did not have any information referencing the loan number or his signature. I responded to him on XXXX XXXX to let him know that the letter was not acceptable and his coworker XXXX XXXX ( he was out of office ) informed me that they could not change the letter. I do not feel comfortable with a letter with made up information on it. Quicken Loans needs to correct this. They said it 's not a big deal but the fact that they are fabricating information about my withdrawn loan application is a big deal for me. It seems malicious and like they are retaliating against me for withdrawing my application.

Complaint: Rocket Mort gage ( XXXX XXXX ) s ent me an offer to refinance my home loan. I accepted and everything moved along quite quickly and was approved. Then home loan interest rates jumped up, and than began to stall the process. Finally they fabricated a problem where I owned a property in Kentucky a place I have n't even been to in 37 years. After delaying another week they admitted that it was an " error ''. Then they brought up other " issues '' about things that were clear from the first day. This allowed them to delay the process until the " lock '' had expired. Rocket mortgage just utilizes fraud as a means.

Complaint: I refinance my house on XXXX XXXX, XXXX and opened mortgage with Quicken Loans. My monthly payment on 30 years fix interest loan was XXXX On XXXX XXXX, QL against my knowledge and my wishes created an Escrow account that is attached to my 30 years mortgage. Since XXXX XXXX I made over 10 requests to close Escrow account. QL refuses multiple requests to close escrow account unless I apply for new higher percentage loan. QL uses an Escrow account to frequently modify the amount of monthly payment, and charge me a fee if I can not pay new payment within the grace period. In XXXX XXXX clerk at XXXX XXXX collector office told me in person that I could make payment on real estate tax anytime until XXXX XXXX without incurring any additional fees. QL did not inform me about its intent and on XXXX XXXX, XXXX decided to pay XXXX XXXX collector office and present me with a bill. On XXXX XXXX, XXXX QL purchased second real estate insurance ( in addition to one I already had ) for the amount of XXXX. I complained and on XXXX XXXX, XXXX, QL issued a refund of XXXX. On XXXX XXXX, XXXX QL decided to pay XXXX XXXX collector office again and present me with a bill. My real estate taxes was paid by me in XXXX XXXX ( one month prior ) and QL issued a payment on taxes that is not due yet. Furthermore, QL paid on taxes that are not billed yet. I am asking QL to issue a refund of {$3800.00} because I already paid the second installment of XXXX taxes on XXXX XXXX, XXXX, close escrow account, and stop making payments on my behalf to entities that not even requesting payments.

Complaint: 11 months ago I submitted a loan application with Quicken Mortgage Loan Company to refinance a home loan. I provided all of the information the representative requested, an appraisal, pest inspection, XXXX for me and my wife an array of different documents and information all over a two month period to be told that the loan was not approved. the expense incloded {$400.00} appraisal, {$25.00} pest inspection and a XXXX point drop in my credic score because the company ran my credit report several times under different company names. Each week a representative from the company would call making additional and repetitive requests for the same information implaying that the loan was in the approval stage to string us along to the point that we could not go through another company to seek a lone because Quicken ; s multiple inquiries precluded us by dragging down our credit score. Unfortunately, Quicken failed in their promise to complete the loan. Two weeks ago my wife made an inquirery with Quicken again to secure a VA mortage loan. Again we provided all the information. The representative stated that the loan was in the approval phase. Today the representative stated that he needed me to file my XX/XX/XXXX taxes which are not due until XX/XX/XXXX. I informed the representive that I may have to request for a tax extension because I have business deductions. He stated that although he has my XXXX for XX/XX/XXXX, Quicken needs my XX/XX/XXXX taxes to be filed before the loan can be approved. I think that I have been mis led by deceptive loan practices and I feel betraied by the mis representation by Quicken and their loan agents and practices. Quicken could have informed be prior to me signing th papers for my credit information that I could not have income tax which showed adjusted income on my tax information. Quicken representative should have informed me that the amount of the loan request required me to have a specific income to qualify for the loan. If I could have been informed on the front end, I would have not have proceeded with the credit request, Now although I don ; t have any negative results on my credit score because of all the inquiries by quicken my score droped. Therefore, if I wanted to obtain a loan through another lender my score after their inquiries prevents me from applying to another company for two years. The inquiries that Quicken will remain on my credit file for a two year peroid. Quicken is not a prudent company and their loan procedures are deceptive and misleading.

Complaint: Representatives tell you to sign and they have different numbers, that we are only signing estimates, then we put down the good faith deposit, which since we wanted better numbers, he said he would get them to us before they processed the withdrawal, we received the charge immediately, but did n't have the estimates to say if we wanted to even continue with the loan. stated we would get the full {$500.00} deposit back, since we were not doing the appraisal, and I advised them on credit fee as well. They agreed to do the full {$500.00} back, but as of now, they said what ever the rep said over the phone did n't matter because they have a written confirmation that says they would take out fees. Also the loan has been withdrawn and they state they will not release or start to process those funds back to us for over 10 days! we were told this would be immediate, but as stated again, they refer to the agreement which does n't have a date, it literally says when your loan is withdrawn you will be refunded, not 10+ days later.

Complaint: As someone who was doing research on FHA loans for a mortgage I was required to put some basic info in the FHA website to see details. After I had done so I started getting calls and email from people even though I already had a lender lined up. After being contacted by XXXX XXXX from Quicken loans I right away looked up info on them. I replied to her emails saying I was n't interested in working with them and thanked them for the time. After which they sent me more info to try to get me to push forwards with them. I sent her another email saying no. Further to the point her phone number was a dead end and did n't even have a voice mail. About a 1 1/2 weeks later I get a letter in the mail saying they denied me, I never even applied and for all I know they ran my credit, I gave them no permission to do this. Needless to say they are very unprofessional, they lie, and this kinda thing should be illegal. I get it they do n't care how they affect people but buying a home is no small matter and this is just bad business.

Complaint: In XX/XX/XXXX my fianc had to be placed on short term XXXX to prepare for his XXXX. The XXXX took 6 weeks to kick in and I was worried since he was over half of the house hold income that we would fall behind on the mortgage with Quicken Loans. I was looking on the website to see if there was a 'skip a pay ' option like with my car loan just so we would n't be late the one month. I came across a " Application for Success '' form and filled it out thinking it would help us with the one month payment we were worried we would n't be able to make. Upon completion of the form I received a phone call explaining to me that the form was for a loan modification. I explained that a loan modification was n't for me, as I was not looking to harm my credit and modify my mortgage agreement. They said I could cancel it as it never happened. I never submitted the signed application as they said I could just cancel. A month later I received a letter from Quicken with an adverse action notice on my credit report. I again called quicken to see what it was about. They said it was part of my loan modification process. I explained again that I did NOT want a loan modification that I did n't understand what I was filling out because no where did it say anything about a loan modification. They said they would fix this and get back to me. They never got back to me. Now there is a {$120.00} fee on my monthly payment for the modification I supposedly applied for that I never wanted. They will not take off the fee. I needed help as we were drowning in bills missing 60 % of our household income, not added bills causing me to be late on the mortgage. I have requested calls from managers to explain why I am being charged for something that I never wanted and have not received a call. I have a few emails from a customer service rep assuring me someone will call but its been almost two weeks and no call. In the meantime my payment went from {$950.00} to {$1000.00}. I feel cheated and scammed.

Complaint: In XXXX I purchased a mortgage from company A, which finance the first and second mortgage. Company A recorded both sales in county of deed office. ( Today I will be talking about the 2nd mortgage ). Company A sold the 2nd mortgage to Company B. In XXXX company B modified the 2nd mortgage and recorded the modification in the record of deeds office. In XXXX Company A recorded an Corporate Assignment of Mortgage for the 2nd mortgage to company C. However there is nothing recorded at the recorded of deed office stating the Company A is the owned of the 2nd mortgage, in XXXX Company B was the owner. How can Company A sell Company C and Corporate Assignment of Mortgage if they do n't own it? My Compliant is : For the 2nd mortgage : under the Federal Servicer Act, which is a part of the Real Estate Settlement Procedures Act, 12 U.S.C. 2605 ( e ). Specifically, we are disputing a ) the identity of a true secured lender/creditor, and b ) the existence of debt, and c ) your authority and capacity to collect on behalf of the alleged lender/creditor. Because of extensive criminal activity and fraud in this arena, we require proof of the chain of secured ownership from the original alleged lender/creditor to the alleged current lender/creditor. Further, we require proof that you are the entity that has been contracted to work on behalf of the alleged lender/creditor. Complaint: My daughter and I applied for a mortgage with quicken loans. The broker lead me on that the interest rate would be 4.25 % conventional with 20 % down and told me the estimated closing cost would be about {$6500.00}. He never sent me a good faith estimate of the closing cost. After we started to loan process on of the documents that he wanted us to approve was a 2.5 % fee for that rate. ( {$4100.00} ). If we did n't want to pay the fee the rate would be 4.75 %. We did not sign that document. I immediately called him and he said that was the cost for that rate and could not be changed. We sent him an email to cancel the application and return the {$500.00} that my daughter paid him. We were able to find XXXX companies that gave us that rate with no cost. He refuses to close our application and offered to match the offer. We again told him no and he went through with an appraisal after we told him to stop. He again emailed me to talk to him about a different offer.

Complaint: Concern : I called Quicken to look for opportunities to refinance my home which is mortgaged with XXXX. I was reluctant to permit Quicken for running a credit inquiry but they kept insisting that they will not be able to process until they run my credit report. During oral interview everything looked good and they asked for my consent to run a credit inquiry. I consented reluctantly as I had no choice then. Quicken ran a hard inquiry on my credit history. The hard inquiry shows very good credit history but did not show my XXXX as a lender. It never occurred to me ( and for that matter for any potential customer ) that my loss mitigation application with XXXX, although current with payments ( it may have not shown on my credit report ) and therefore I will be automatically disqualified. I am concerned as I was surprisingly never asked any question so that I could have avoided this during the interview. That was not fair as Quicken with few interview questions was quick to run my credit report. When I called to resolve this situation, they on the other hand blamed me for not letting them know. This matter can be resolved. Resolving this issue : My credit score has been seriously affected by this inquiry. I am humbly requesting a letter from Quicken to be submitted to the credit agencies to delete the hard inquiry from my credit report. Their answer : I apologize for missing your call. I can understand the frustration that was caused by your credit being pulled when we were not able to lend due to your loss mitigation. The credit impact can be XXXX points which can add up if you have multiple inquiries done in one year. The credit bureaus consider removal of credit if the credit was pulled fraudulently. Based off our findings, we do not find this to be a fraudulent pull. Quicken Loans obtained permissible purpose to pull credit for the intent of doing a refinance loan. It was n't until after credit was pulled, that discovery was made with the mortgage which would result in Quicken Loans not being able to lend. We share in your frustration that we did n't have an opportunity to lend at this time. However, the credit inquiry would not be removed as permissible purpose was obtained. If you have any additional questions or concerns, you can reach me directly ... .. My rebuttal : I respectfully disagree with your explanation. My credit report hard inquiry by Quicken Loan may not have been fraudulent because I consented, but note ( can pull our phone conversation records ) that I reluctantly consented as a consequence of introductory questions asked of me before coercion to participate into the credit report check process. Please note that my credit score is very good and would have otherwise qualified easily for a refinance and lending. As a unsuspecting consumer such as myself was not made aware for e.g., " loss mitigation '' process, BEFORE running my credit report, lending or not lending would have been out of question. But that did not happen. Unable to lend decision was orally conveyed to me after that fact. I am humbly requesting again that the hard inquiry be removed from my credit report. Thank you.

A paragraph below you say that when I reach 78 % which will be XX/XX/XXXX my PMI will automatically drop off ... How come if I am there already. WHY then do I have to pay {$35.00} per month until XX/XX/XXXX. Then I call and leave a message and XXXX XXXX calls and left a message saying I could get it removed if I pay {$490.00} for an appraisal of my home, thats a joke. you should do the math.. I think I need to wk for you as this will cost me more money than paying {$35.00} for next 6 months ... I did n't know you were that desperate for {$210.00} ... My home was bought for {$84000.00} and I have put siding on it, done landscaping and put a Gazebo in ... so it is worth much more, but lets just leave it at your figures ... .. I do n't like to be ripped off ... ..and I am rather upset ... I pay my money on time and have done business with you more than once and recommended people to you, this is not acceptable ... Complaint: Summary - we are distressed homeowners with a short sale in our history ( dated XX/XX/XXXX ). We are eligible for traditional FHA financing 3 years from this date per multiple sources. We contacted Quicken Loans to see when we would eventually be eligible for mortgage financing again. The representative we spoke with ( XXXX ) repeatedly assured us we were eligible for FHA financing at 4.25 % ( with 3.5 % down payment ) with a manual underwriting process immediately. She obtained our credit report in XX/XX/XXXX. XXXX up-sold our eligibility to us and our realtor for approximately one month. When we eventually found a home, and submitted a contract, XXXX asked for a {$400.00} good faith deposit, and an application. Our loan process was then handed off to manual underwriting in mid-XX/XX/XXXX. Immediately, the representative from Quicken Loans Manual Underwriting told us that we were not eligible for FHA financing due to late payments from the short sale in XXXX. This was information available to XXXX since she ran our credit report. Then the manual underwriter sold us on a ARM 5/1 product with an interest rate of 7.325 % with 20 % down payment that I could of obtained from a local broker. At that point, I began to wonder if this was a bait and switch operation, requiring {$400.00} payment before speaking with the underwriters, and upselling a higher rate interest rate product after a home contract had been established ; thereby taking advantage of potential home owners that are emotionally vested in a home. This was simply unsatisfactory. Since we have been declined, I have repeatedly attempted to retrieve our {$400.00} deposit, get an apology for being misled, and obtain compensation for our time, and our realtor 's time wasted over the past month. Complaint: Around XX/XX/2017, a company quicken loans called me to offer a cash out service. I spoke with their representative and during his conversation he ran my credit report without my permission. I was shocked when he told me what is my credit report. I asked him if he ran my credit report and he said yes. I told him that I did not authorized him to do it. I explained him that he supposed to ask my permission first and then if I authorize, then I would allow him. he started mumbling and excusing the reasons he ran the report. I asked for a supervisor and spoke with XXXX. I explained him that it should not be that way and I would like to ask to remove my credit report. he checked the voice conversation and promised to correct that. he did not get back to me on a solution so far. at this point, I spoke with their corporate office as well and they were not willing to remove the credit report they ran without my permission. The rep never asked me if he is allowed to run my credit report and the managers stated that the rep ran the credit report while he stated that he is going to do that. I disagree on it and I still need them to cancel the report they ran on me. please your assistance on this.

Complaint: Attempted to get a re-fi quote from Quickens loan. I initiated a chat with XXXX XXXX, provided him my details and got the info I needed. I advised him to send me the breakdown of his offer. I was then asked about other options I have taken. I asked him why? He the proceeded to use scare tactics.See below : Absolutely. I will send that over right now. XXXX what other options are you considering if you decide not to move forward with this? XXXX XXXX at XXXX, XX/XX/XXXX : why? XXXX XXXX at XXXX, XX/XX/XXXX : The reason I say that is because this is saving you over 300 dollars a month and the credit score is at XXXX. If it falls one point you will not be able to do a loan anywhere. This is a start for you to start paying off debt, it gives you an opportunity to start doing something with the debt.
