Complaint: On XX/XX/2019, I applied online for a mortgage loan. During the online chat session I was told that based on a government collection that was on my credit report, I would not be eligible for mortgage financing. A few days later, I received via postal mail, a letter about my credit report being pulled and information on understanding my score. It also references getting a free annual copy of my credit report from XXXX from each of the nationwide consumer reporting agencies. My complaint is since I was denied mortgage financing, I am entitled to a free copy of my credit report from the agency that the company used to pull my credit report ( XXXX ), according to FCRA, based on being denied credit. But the letter does not provide that information which is required by law nor does it state that I have been denied. As of yet, I still have not received a letter stating my application status

Complaint: My house was hit by a tree XX/XX/2018. My insurance company responded promptly. Being that damages were over 40,000.00 I had to sign the check over to Quicken Loans in XXXX Michigan, they received it ( according to their records ) XX/XX/2018, I sent it in XXXX. This is the beginning of my nightmare ... my insurance company gave me startup money in which I immediately hired a contractor. The roof was replaced and new siding reconstructed, All walls, cabinets and carpeting tore out, new electrical ruffed in and flooring fixed. Now Im out of money and have been since XX/XX/2018. I have been through six employees and one executive officer at Quicken Loans, sent all required paperwork six times which they continuously lose. My contractor has contacted them, sent them the same paperwork ( the paperwork trail is way too much to include here! ) and the copies of Georgia Law on homeowners can be their own contractor on house repairs or they would not have given me a building permit, and the phone number to our local Codes and Enforcement Office so that Quicken Loans could inquire for themselves! I have requested the interest on the monies they are holding and they stated it would be applied to my mortgage-as of yet it is not accounted for on my statements. My husband had a XXXX over all of this and XXXX! My insurance company should not at this point have to continue paying for our temporary housing Quicken should! A total waste of insurance money. All I want is to get my house fixed and move back home! This is a total violation of my homeowner rights and I have found I am not the only person this has happened to! And today I get another request for the same paperwork Ive sent them six times before! I am so XXXX XXXX I have lost weight to XXXX pounds and I am not in good health either with XXXX and no iXXXX XXXX. XXXX causes XXXX flair ups so Ive been to the doctors to try and circumvent that.

Complaint: I have been paying my mortgage lender Quicken Loans on the same date since the inception of my loan via automatic withdrawal Suddenly two months ago XXXX my bill for my loan reflects that I owe two payments and I am one full payment behind. The loan service representative assured me I do not owe two payments. She then stated that quicken loans changed the date that they process the bill and therefore your bill will always appear as over due. This is unacceptable to me as Ivhave never payed payments out of the grace period. And although the bill do not show that later payment fees are due. But it states I owe two payments. After seeing how the banks and lenders previously took everyones homes during the mortgage crisis about 10 years ago ... I am concerned about predatoryvaggessive collection set up whereby it would reflect if someone such as myself fell behind in one paymentbit would show I was behind And owing 3 payments. You should look in to this. Is it legal to change the condition of a loan such as the payment processing date so people are two months behind in payments? I am going to contact legislators to inform them of my serious concerns. Please respond.

Complaint: I became XXXX in XX/XX/XXXX, my income dropped to less than 1/4 of my previous salary, after I exhausted my 401K and retirement benefits before my XXXX benefits were approved. I applied for a home modification loan with my lender Quicken Loans. I started a trial modification in XX/XX/XXXX. At the time, the terms of my loan was : unpaid principal balance : {$110000.00}, the new principal amount : {$80000.00}, with the interest rate going from 4.375 % to 4.75 % for the term of 30 years. The other {$34000.00} was attached to a promissory note, non interest bearing, payable on XX/XX/XXXX or at time of sale or early payoff of original loan which was secured through HUD. The problem that I have with this whole process is that I could not find answers to my concerns of questions regarding this modification and whether I was afforded the best program/solution to meet my needs and allow me to have a successful outcome. I spoke with the HUD housing counselors " XXXX '' on several occasions and received various and conflicting answers/explanations. I was referred to legal aid and other so called help website, all of whom could not offer me any assistance in my area, understanding this loan modification process. I feel that I am at the mercy of Quicken Loan and their network and lawyers and the like, yet I can't find any to work for me.

Complaint: I was contacted by Quicken Loans to see if I wanted to refinance my home mortgage. They asked for permission to pull my credit in which I denied. After we get off the phone, I get a notice on email that my credit was pulled anyway by them, contrary to me not giving them my permission. I called the representative XXXX XXXX who advised that he made a mistake by pressing a wrong button and pulled my credit anyway. There is no mistakes in pulling someones credit when I just got off the phone with him denying him that access. My credit was not AUTHORIZED to be pulled on XX/XX/19 by XXXX XXXX from Quicken loans

Complaint: This past Friday ( XX/XX/2019 ) I was the seller for a transaction closed by Quicken Loans and their attorney XXXX XXXX XXXX of XXXX MA. When I received the seller CD I noted two junk fees totaling {$250.00}. I requested they be removed but they were not. I requested a check for my proceeds be brought to the closing but was told the attorney had no checks and therefor he needed to wire the money. He sent the wire at the end of the day even though the transaction went to record at XXXX XXXX The wire was credited to my account today ( XX/XX/2019 ) and was short {$740.00}. The amount did not equal what the seller CD said I would be getting. I emailed both the closing attorney and my attorney first thing today. Having not hear anything for a few hours I looked the attorney up online and learned that the email address provided on the CD was not his work email. He has an email address and the domain for his law firm but gave a XXXX email address on the CD. The are multiple violations of TRID an probably a criminal complaint for the funds.

Complaint: I tried to get a mortgage approval through Rocket Mortgage. At the moment I originally applied, my credit was around 608. After reviewing my credit, they said the system required a " dispute removal ''. They would not process my loan unless I agreed to this dispute removal process. After this procedure, they reran my credit and it tanked to XXXX. I did not qualify for FHA loans without a 10 % down payment due to my credit being to low ... but only after THEY RUINED IT! Rocket Mortgage refused to manually underwrite the loan. STAY FAR AWAY FROM ROCKET Mortgage!

Complaint: Closing date number 1. XX/XX/2019- postponed due to missing paperwork. Rate lock extended without consent from myself. A fee was charged to me. Closing date number 2. XX/XX/2019- postponed due to mortgage company 's lawyers delaying on paperwork. Rate lock extended and another fee added at cost of myself. Fault of Quicken Loans and admitted as such. Closing day number 3. XX/XX/2019- postponed due to seller not being out of house. No fee added bc was still in new rate lock. Closing day number 4. XX/XX/2019- Postponed due to mortgage company 's lawyers failing to provided all needed documentation and a tax check. Assigned lawyer " on vacation '' and no one could locate paperwork. Paperwork found on XX/XX/2019 but unable to schedule new closing by new rate lock deadline of XX/XX/2019. New rate lock extension added, cost to myself. Quicken admits fault on their end but still charges me. Closing day number 5. XXXX- Quicken contacts my attorney and states that I requested a new closing for XX/XX/2019, which I never did. Quicken also messages me at XXXX the day before asking for more paperwork that needs to be to them by XXXX that day for closing to happen on XX/XX/2019. Knowing that this was impossible since I was at work from XXXX to XXXX. They know my schedule by now, also the same person had contacted me on XX/XX/2019 asking for different information, which was provided, but know needed more. Again, another delay. So far delays caused by Quicken and their lawyer has costed me over {$1400.00}.

Complaint: Engaged with QuickenLoans/Rocket Mortgage on XX/XX/XXXX, the last day of their end-of-year 'special sale '. Stewardship on the uickenLoans/Rocket Mortgage side provided by one XXXX XXXX XXXX. She impressed me with how their electronic system is set up, and how fast they can move because of that. We agreed that mine was a challenging scenario but Ms. XXXX was able to run it through the echelons and come back with a pre-approval the same day. She also offered a pricing package that was reasonable. Then she ordered an appraisal. The appraisal was conducted on XX/XX/XXXX, results delivered on XX/XX/XXXX on the RocketMortgage portal. The appraisal came under the 'street value ' for the neighborhood but still with a good loan-to-value proportion. Then the RocketMortgage portal informed me that a second appraisal was conducted for my property, and the results were posted on the website. Neither QuickenLoand nor Rocket Mortgage notified me of the requirement or possibility thereof for a second appraisal. The second appraisal was conducted by the same appraisal company/ agent, and the agent put in a closing note that the lender, i.e. QucikenLoans/ RocketMortgage directed him to specific addresses in the neighborhood against which to compare my property. Accordingly, the second appraisal came in way lower than the first one, and by that token the loan-to-value proportion changed significantly. That procedure did not seem fair, therefore I advised QuickenLoans/Rocket Mortgage in writing on XX/XX/XXXX of my decision to cancel the refinance application on the grounds of a corrupt appraisal process. I also asked for a refund of the costs of the appraisal amount of {$500.00} charged to my credit card. The lender did not acknowledge my cancellation notice.

Complaint: We applied for a cash-out mortgage refinance through Rocket Mortgage in order to pay off some credit card debt back in XXXX of 2018. Our loan officer chose to put us in an FHA loan even though we had more than enough equity in the home and both my wife and I have excellent credit. Before closing on the loan, there was only a mention of MIP or 'upfront mortgage insurance premium ' as a line item in our closing costs. There was absolutely no mention of that money ( {$5600.00} ) being non-refundable, as we came to find out a year later when we recently refinanced in order to move to a conventional mortgage. Our new loan officer assured us that at least a portion of that {$5600.00} would be refunded after the new loan funds and the old FHA mortgage is paid off. He stated we can use our FHA case number to apply to have a portion of our MIP refunded totaling around {$3900.00}. This became a deciding factor to move out of the FHA loan and into a conventional mortgage. However, when I called FHA HUD they gave me a different story, stating the money we paid last year is now gone, and we are not owed a refund. How is that possible?? We basically paid almost $ 6k for the pleasure of having an FHA mortgage for less than a year. Had we been made aware of this ( non-refundable ) payment back in 2018 we NEVER would have agreed to the FHA loan, and it was the responsibility of Rocket Mortgage to make that fully clear. This is a lot of money that we are out, for no reason at all.

Complaint: when I applied for this loan I was informed I had plenty homeowners insurance 5 months later I received a letter stating my wind and hail insurance had lapsed, witch I never had. XXXX XXXX stated they would cover 1 year at no cost of wind and hail insurance. my response was that was a band aid. while looking for another loan 2 hurricanes hit the state of NC. I had my payments set on auto pay ( XXXX ) XXXX XXXX took ( XXXX ) witch was unauthorized transaction, I stopped auto pay to prevent that from happening again now I pay manually

We have provided certain information but never authorized to run a credit report. Credit report was obtained without our authorization. Credit report was obtained individually on XX/XX/XXXX ( individually ) Credit report was obtained jointly on XX/XX/XXXX ( jointly ) Mortgage was obtained from Quicken Loans ( XXXX XXXX ) subsequently. I requested Quicken Loans to remove one of the inquiry, but they refused by justifying their pushing and unethical practices. Bottom line is reports were obtained before authorizations.were given. This is not about what may or may not impact our credit report, its about obtaining credit report without authorization and without letting us know as consumers. even though I did my best to resolve this situation by reaching out to them on XXXX XX/XX/XXXX with XXXX XXXX XXXX. XXXX XXXX Quicken Loans Executive Office | Resolution Advocate Direct : ( XXXX ) XXXX Fax : ( XXXX ) XXXX Toll Free : ( XXXX ) XXXX Ext. XXXX XXXX XXXX XXXX XXXX refuses to remove my request of XXXX XX/XX/XXXX inquiry, furthermore justified that this inquiry was necessary by Quicken loan in order to obtain VA re-financing. ( one day apart ) XXXX XXXX XXXX also explained that he did his due diligence and based on the investigation he conducted their company has proper authorizations to pull our credit report.
