Complaint: I bought a house in XXXX XXXX with an FHA mortgage. In XXXX XXXX, my mortgage was resold to Freedom Mortgage Corporation. Every month a portion of my payment to Freedom Mortgage is escrowed and they are responsible for paying my property taxes.
In summary, my property taxes were due to the City of XXXX by XXXX XXXX, XXXX and as of XXXX XXXX, they have not yet been paid. I have spent over three hours on the phone with both Freedom Mortgage and the City of XXXX revenue department ( which is not at fault in any way and is trying to help me through this process ) to resolve the situation.
Here 's a chronological list of the steps taken : XXXX XXXX - I received a tax bill from the city and called XXXX Mortgage to notify them. On this call they told me they received a copy of the bill and it was scheduled for payment by the due date of XXXX/XXXX/XXXX.
XXXX XXXX - I received a notice, dated XXXX XXXX, from the city stating the tax bill was delinquent and interest had been added.
- I called Freedom Mortgage about the delinquency. They told me a check was mailed to City of XXXX on XXXX XXXX and advised me to call the city.
- I called the city, which instructed me to get a copy of the check sent by Freedom Mortgage so they could try to track it down and as proof that a payment attempt was made.
- I called Freedom Mortgage a second time and requested a copy of the tax payment check. The customer rep told me that my record showed the payment never reached the city because it was returned, and if the last customer rep had scrolled down my record they should have seen that. They then told me to send an email to XXXXXXXXXXXX to formally request a written statement that my check had been returned, so I could pass the statement on to the city to avoid further penalty and going to collections. This conversation was the first time I was able to get an email address for Freedom Mortgage, they do n't publish one on their website.
XXXX XXXX - I sent an email on XXXX XXXX requesting the written note about the check being returned.
- I received a second delinquency notice from the city, dated XXXX XXXX and stating the bill was still delinquent and more interest had been added to the amount due.
- I called Freedom Mortgage a third time on XXXX XXXX to request a written statement, stating when the payment would be made and the payment amount. I spoke with XXXX customer reps and both told me they were unable to send me anything in writing. They told me a check was initiated on XXXX XXXX and " the process would be complete '' by XXXX XXXX, so to follow up on XX/XX/XXXX to make sure it was complete.
Please help. Freedom Mortgage is 6 months overdue on my tax bill. My name and property are tied to delinquent tax balances on XXXX public property and tax websites. My past due tax bill has now gone to a collection agency, jeopardizing my credit. Freedom Mortgage will not send me anything in writing either explaining where things stand or affirming that proper action is being taken, which leaves me to rely on their verbal word - which has proven to be untrue at every interaction thus far.

Complaint: Freedom Mortgage, the company that currently holds the note on my primary residence, sent me a letter in XXXX 2016 indicating that I could refinance my primary residence for free. I took them up on the offer, and began the process. Now, more than 3 months later, they have still not finished the refinance, they continue to ask for meaningless information, and have increased the amount owed at closing to over {$2000.00}. Freedom has not done their due diligence to complete my refinance on time. In addition, they have displayed a gross lack of integrity by getting me to begin the process by offering a " free '' refinance, and then increasing the amount of cash required at closing to over two-thousand dollars. That is called a bait-and-switch scheme. They have also not adjusted the term of the new loan over these past three months, even though I have been paying my mortgage. That means they are illegally increasing the term of the loan. Their complete lack of integrity, fiscal responsibility, customer service, and due diligence thus far has been more than disappointing ; it is criminal.

Complaint: In XXXX, XXXX, my husband and I paid off our mortgage to Freedom Mortgage. XX/XX/XXXX, we began getting letters and phone calls from Freedom Mortgage ( here after called FM ) stating our payment was late and we would be charged a late fee. I called them and talked to XXXX at FM. She stated our payment had been misapplied and she would apply our payment to the payoff of our mortgage. It did not happen. I talked to XXXX on XXXX/XXXX/XXXX, XXXX on XXXX/XXXX/XXXX, XXXX on XXXX/XXXX/XXXX, XXXX XXXX and XXXX on XXXX/XXXX/XXXX. All stated the payment we made would be applied to the final amount due on our mortgage. It never happened. In the meantime, we received another bill, doubling the amount due and it also included a fine for a late payment. XX/XX/XXXX we began receiving eviction notices. On XXXX XXXX, XXXX, my husband sent a certified check to FM. XXXX said the reason our first check was cashed and put into a funds held account instead of being applied to the principal was because it was not a certified check. She said it was illegal for them to take a personal check for the last payment. So we sent the certified check. That bill included unpaid principal, late fees, accrued interest, and a statement fee. We paid it all because they told us to, then they would reimburse us. They also assured us none of this would effect our credit score. It did. They reported us to FICO and said we had missed a payment. XXXX from FM assured me it was XXXX mistake, they had not reported that ( she said XXXX had done that to her personally several times ). On XXXX/XXXX/XXXX I was advised by XXXX to contact their customer care department by email. I did so. They do not correspond by email. I received a letter in the mail stating we would hear from them in 30 days. We did not. I wrote them 3 times, the last time I received the same letter on XXXX/XXXX/XXXX stating we would hear from them in 30 days. We have not. On XXXX/XXXX/XXXX I talked to XXXX from XXXX. She did a conference call with FM. After a long wait, XXXX came back on and stated yes, we had been reported. And yes, it was incorrect. XXXX asked if she could remove the item, and XXXX said no, she did not have the authority to say that. Thankfully, XXXX contacted her supervisor and they did remove the complaint. I have included several names of people we talked to at FM. But there were many more XXXX XXXX XXXX, XXXX, XXXX, XXXX, just to name a few. We tried to resolve this issue many times with Freedom Mortgage. Each time getting a different answer, sometimes rude, sometimes hanging up on us, sometimes kind but ignorant answers.

XXXX Mortgage was lien holder of this property. when loan was paid we never received a lien release and did not realize this till we sold our home and went to close on XXXX XXXX, XXXX that their ( XXXX/Freedom ) name was never taken of title. XXXX is now/Freedom Mortgage ( the Lien was in XXXX and XXXX XXXX name ) I have been in contact with them multiple times and just last week they finally sent me to a place called XXXX they said give them 5 working days today is the fifth day and no response I have submitted paper work to them showing where the loan was paid and as of today have not gotten a lien release. I am not sure how long my buyers will wait.

Complaint: I am trying to refinance my home. On XXXX XXXX I was told I should n't have a problem my son 's name is on the loan due to the fact when I brought the house my credit was n't good, and my daughter co signed. 5 years ago my daughter 's name was take off. Freedom Mortgage is giving me a hard time because they said my daughter 's name is still on the loan even though my current mortgage company told them no. I have been making the mortgage payment and have never missed or been late on a payment I have sent them my bank statements because the mortgage payments was coming from my bank account bi-weekly, however Freedom Mortgage wont ' accept that. My credit score is over XXXX, but that is n't good enough for them either, they said I need more income. So I told they I get XXXX for taking care of my brother, and I have power of attorney now they are telling me I need guardianship. I have had XXXX different processors so far. XXXX XXXX told me as long as I have my credit score is over XXXX I can be put on the loan. My name is on the deed, but FM wont ' accept that, they wo n't accept my bank statements because it looks like if came off line. I work part time for XXXX and they wont ' accept that either unless I go see an accounting. They want me to pay an accountant and lawyer money. XXXX and XXXX XXXX refuse to give me the underwriters name because they are blaming it on him saying the he 's the one not accepting anything. I have had my same job for almost 15 years and pay my bills now even though in the past I have problems due to divorce. My son has been in the same position for almost 10 years now, and his credit score his close to XXXX. Yet Freedom Mortgage won ; t approve us and wants us to put out money. Complaint: I have been charged late fees and have received late notices as a result incorrect information. This is in regards to my account. I am certain this is a result of my escrow account ( homeowners insurance ), where they say I have insufficient funds to pay my homeowners insurance. The insufficient amount is approximately around {$1.00} XXXX - {$2500.00}. I can not understand this negative balance. I do suspect the amount is not correct just by virtue of having made all of my scheduled payments without any being past due. They sent me a notice in XXXX 2016 stating my monthly payment would rise from {$370.00} to {$540.00}. In order to start to pay down the insufficient escrow balance and it would be current in one year. I disputed over the phone w/ a Freedom Mortgage Representative. They said their records indicated I had a negative escrow balance. At which time I accepted their analysis and stated, I could not afford to pay {$540.00}. And I requested a smaller payment amount where it would take a year longer to reach a positive escrow balance. A representative was able to make the necessary arrangements where my new payment would be {$450.00} for 2 years.
I started making that payment amount in XXXX 2016, XXXX 2016 and XXXX 2016. Each month was paid on time and before the late date. I have the cleared checks from my financial institution to verify all payments.

Complaint: Freedom Mortgage acquired my Mortgage from XXXX XXXX XX/XX/2015. I paid XX/XX/XXXX and XX/XX/XXXX payments in XXXX 2015 from their website. Beginning XXXX, I set up autopay for bi-weekly payments of {$1000.00} + additional {$50.00} in principle with each payment.
Since XX/XX/XXXX, I started getting letters that I did n't make a payment. After number calls to resolve it with them, there was no resolution and they reported delinquency to XXXX and XXXX credit agencies. I disputed with both of them by providing bank statements but there was no action.

Complaint: XXXX ( " XXXX '' ) was my mortgage servicing company. My monthly mortgage was and continues to be {$1400.00} ( P & I ). Commencing XXXX/XXXX/XXXX until XXXX/XXXX/XXXX, in addition to paying the mortgage to XXXX, I pay extra into principal on a biweekly bases {$84.00}, once on the XXXX of each month and another {$84.00} on or after the XXXX of each month.
On XXXX/XXXX/XXXX, I paid {$1500.00} and an additional {$84.00} on the XXXX of XXXX to XXXX for my XXXX/XXXX/XXXX mortgage. This is undisputed. It is my understanding that after XXXX/XXXX/XXXX, Freedom Mortgage ( " FM '' ) took over the servicing of my mortgage loan from XXXX. I was not aware of this until XXXX/XXXX/XXXX, when I actually received an introduction letter from FM. See attached, a copy of said letter addressed to me without the Suite `` # XXXX '' thereon, which made my mailing address INCOMPLETE. The reason I did not receive FM 's letter, dated XXXX/XXXX/XXXX, until XXXX/XXXX/XXXX was because the letter never reached me because the " Suite XXXX '' was not printed on that letter.
Obviously, XXXX did not have my full mailing address so I never received its Goodbye Letter by US Mail. I have called and advised XXXX about the incomplete mailing address on MULTIPLE occasions during the month of XXXX XXXX. When I called FM to inquire about the veracity of the loan transfer to it from XXXX, I had asked that FM send to me an Introduction Letter by US Mail and via email. In summary, I did not receive the verification/introduction letter from FM until XXXX/XXXX/XXXX. ( see attached letter ) On page XXXX of this letter from FM, it specifically states : " Under Federal law, during the 60-day period following the effective date of the transfer of the loan servicing, a loan payment received by your old servicer on or before its due date may not be treated by the new servicer as late, and a late payment may not be imposed on you. '' [ emphasis added ] Despite this clear notice to consumer, FM repeatedly called and harassed me during working hours daily until I received its Introduction Letter, dated XXXX/XXXX/XXXX but received on XXXX/XXXX/XXXX. Only upon receipt of the FM Introduction Letter did I initiate a payment online in the amount of {$2900.00} for both XXXX and XXXX XXXX mortgage payments. See attached screen shot of my mortgage account with FM. The screen shot will show that on XXXX/XXXX/XXXX, FM website reflects the payment of {$2900.00} had posted to FM.
The notice above from FM regarding what the Federal law states would have given a consumer like myself 60 days to make my first mortgage payment to the new mortgage servicing company, here, FM. As I stated earlier, I already made my XXXX/XXXX/XXXX mortgage payment to XXXX ( old servicing company ). That means I had, for the next 60 days, or from XXXX XXXX to XXXX/XXXX/XXXX, which I would have had to pay the new servicing company ( FM ) my XXXX XXXX mortgage payment. I paid on XXXX/XXXX/XXXX, which is TIMELY and no default could have occurred.
However, before I could make my mortgage payment to FM I had to do my due diligence in confirming that they are in fact a legitimate mortgage servicing company. I do not blindly make mortgage payments to any company seeking same as this would be easily have been a target for a scam or fraud. Credit fraud is rampant so I was extra careful because I have EXCELLENT credit ( FICO XXXX ). Since I did not receive a verification or introduction letter from FM until XXXX/XXXX/XXXX, I did not make any mortgage payment to FM.
Yet, on XXXX/XXXX/XXXX, I received another letter from FM ( see attached letter ) in the mail stating in relevant parts : " Our records reflect that your loan is now one payment overdue. The total amount due to cure the default on this account is {$2900.00}. This information has been reported to the credit bureaus. '' FM illegally reported negative comments to credit bureaus and this is a false reporting affecting my perfect credit! This is my chief complaint against FM for its illegal reporting of false info

Complaint: Our mortgage was sold within a year of purchasing our new home. We have never missed payment on our mortgage, however it shows up on paper that we missed payment on our mortgage because we were never contacted by the new mortgage company ( XXXX XXXX XXXX ). We also have a new problem, because our mortgage was sold again in XX/XX/XXXX and our mortgage has been incorrect for three months and the new company ( Freedom Mortgage ) has not corrected it. There was an escrow shortage that we paid in full to XXXX to reduce our monthly mortgage. As soon as we paid the escrow shortage our mortgage was sold to Freedom Mortgage. We have had to call for three months to get current amounts due corrected and this XX/XX/XXXX will be month four. Every time we talk to Freedom Mortgage, they tell us they can see that we paid the escrow shortage and will get it corrected however it has yet to be done. Due to all of these problems our credit has now been negatively affected when there should have never been a problem because every mortgage payment has been paid in full.

Complaint: Freedom Mortgage has been jerking us around for almost a year. They claim to have not recieved paperwork 4,5 and 6 times over, then they claim paperwork is outdated and needs to be resubmitted. The only reason any paperwork has ever been outdate is because freedom has waited around for it to expire so they have another excuse not to stall our short sale request. Its pretty clear at this point that they just dont want to let us continue with the sale of our home. We have submitted every single paper requested over and over again and its never enough.

Complaint: I financed a home with an FHA mortgage in XXXX, XXXX, which was then sold to Freedom Mortgage. Because interest rates dropped, I refinanced the loan in XXXX, XXXX on a streamline refi. The title company, mortgage broker, and I all tried to obtain a payoff for the end of XXXX, but were unsuccessful until XXXX XXXX, which meant that the loan could not possibly close by XXXX XXXX. During this time, Freedom called me to see if I would consider refinancing with them instead of my current broker. I declined but they still did not provide the payoff until XXXX XXXX, which was good only until XXXX XXXX. After approximately 10 days, I called Freedom to see when I would receive the refund of my escrow account. I was told that it took three weeks because they had to determine if charges were pending against my account. I asked them what would be pending, and after looking at the account, they told me there were no pending items and I should receive the balance of my account ( est. {$2400.00} ) in approximately two weeks. I received a check from Freedom but for {$1400.00}. I called several times to get an explanation from Freedom but was told it was all mortgage insurance premium ( MIP ). Finally, the last representative told me that {$290.00} was MIP, and the remainder was a full month 's interest that they were required to charge on FHA loans since the loan did n't close by the end of XXXX. First, I do n't know how there could be additional MIP when I was told earlier that there were no pending charges on the account. Second, the FHA rules changed for all loans originating after XXXX XXXX, XXXX to require interest only to the date of closing, not for the full month. When I told the Freedom representative that, he said their training requires a full month, and that my mortgage broker and I were both wrong. They have not refunded the additional {$1000.00} due to me.
Based on the responses I received from Freedom, I believe that this is a systematic effort on their part to overcharge consumers for MIP and interest not due to them. I believe that if you investigate all FHA mortgages owned by Freedom that originated after XXXX XXXX, XXXX that were refinanced, you will find that they have systematically overcharged consumers for both MIP and interest, and that they have deliberately delayed provision of payoff amounts to maximize the interest retained by Freedom.

Complaint: I filed a BK that we discharged XXXX XXXX XXXX at the time, I was approved for a loan modification to make extra payments over 6 months to bring my mortgage current. i have since made XXXX payments and my mortgage is current. My loan was transferred to Freedom Mortgage in XXXX. 2016. Freedom mortgage is holding my payments and not applying them to my balance. They told me they were waiting for there underwriter to release the funds but in the meantime I am getting foreclosure notices. They are also charging me fees to have inspections done on my home to make sure I have not abandoned it.
