Complaint: I pay my mortgage in two semi-monthly payments. My current mortgage company, Freedom Mortgage holds the first payment until the end of the month and then applies both to the principal and interest at that time. This means they hold that first payment ( not earning interest for me ) and charge me full interest on my loan for the whole month instead of immediately applying the first payment to principal and interest. They also keep the two additional payments that I make a year and apply them in XX/XX/XXXX even if it means they keep the money for for a full mortgage payment for many months. This seems to defeat the purpose of saving on interest payments by paying bi-monthly. Is this legal? I had no choice in who I got as a lender ( my mortgage was sold to them ). If their behavior is legal, outside of refinancing, is there anyway to get another lender with better policies? I would like my payments credited when they are received. This company has been terrible to work with- they do n't seem to know how to work with someone who manages their credit well and who is financially literate.

Complaint: I refinanced my home through XXXX XXXX XXXX XXXX in XXXX 2016 and it was immediately bought by Freedom Mortgage. Freedom Mortgage then failed to pay my supplemental property tax bill from my escrow account that was due on XXXX/XXXX/2016. When I contacted them to notify them of the missed tax payment and penalty assessment, they said to email them the documents and they would take care of it. They immediately paid the tax bill, but also paid the tax penalty from my escrow account. When I called to complain that the tax penalty was due to their failure to timely pay the tax from my escrow account, they said they were not responsible for the supplemental tax payment but made it for me as a courtesy. The supplemental tax bill was issued months before I refinanced by home and prior to Freedom Mortgage purchasing my loan. In short, Freedom Mortgage bought my loan, failed to pay my property taxes on time, and then said I was responsible for the tax penalty for their failure to pay my property taxes on time.

Complaint: We have trying to close on a VA refinance with Freedom Mortgage since XXXX, 2016 - A company agent assured us we would close in XXXX, 2016, We followed up on every & anything additionally the company requested - This company holds our mortgage now - and every month they come up with something new & often redundant to seemingly delay the process - The current adjustable rate we have is due to change XXXX XXXX - The last excuse is that a " consumer fraud alert '' came up on our application so the closing is again pending until the underwriters investigate & remove that warning. I called today & spoke with a customer service rept & left messages for XXXX XXXX who usually sends out the notices to us - that the processing is delayed because of something - that they always have prior to her sending out the notices. WE were also promised a interest rate of XXXX - that the company has not locked in for us to date - but verbally agreed to after we complained about the initial rate was high and the loan officer assured us we would get the best offer if the rates went down since and the rates did drop.

I applied for my townhouse refinancing to Freedom Mortgage Corp XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, NJ XXXX Initially, we talked, and I clearly stated, that my gross income was around {$45000.00} yearly. According to market estimate, my house worth {$170000.00} and refinancing amount would be {$130000.00}. I 've bought this house in XXXX 2009. The person, who I spoke to, said that it 's kinda tight, but after checking on my credit score, he said that they could do it, and took my application over the phone. He was some kind of supervisor there, and later transferred my application to one of the loan officers XXXX XXXX. I received electronic package, signed all documents, tho some was not exactly correct, but he said, that we could change it later. I 've also supplied 2 years of tax returns, bank statements, and all the other required documents. At the end of that day, I got a call from him, and he said, that my application was denied cause my income is not {$45000.00} but {$30000.00}. {$30000.00} was not my gross income but adjusted gross income, meaning after personal deduction, and IRA contribution. I pointed to that fact to him, but got borderline rude response. After that I emailed him, and asked for that explanation in writing, but got no response. About 2 weeks later, i 've got a letter from Freedom mortgage Corp where no reason for denial was stated, it also did n't say anything about where they obtained my credit information. What was in that very strange letter ; - Withdrawn. WE HAVE ACKNOWLEDGED YOUR WITHDRAWAL REQUEST!!! I did not request anything! I 've called them following that letter, and got the promise to call me back, and resolve the issue. One week later ... I got nothing! I also going to file a complain with the XXXX, cause i do not believe such a practice deserve an XXXX rating.

Complaint: Our mortgage was sold to Freedom Mortgage in late XXXX 2016. Our previous mortgage company sent a check to pay for the ( entire ) homewowers insurance ( {$1800.00} XXXX on XXXX XXXX. Then, Freedom Mortgage sent another check ( for {$1800.00} XXXX on XXXX XXXX, paying it twice. We found out about this when we received a check from our homeowner 's insurance for this double payment. My husband called Freedom Mortgage and ( after being told it was " impossible '' for it to have been paid twice by someone at Freedom Mortgage XXXX, was told to send a check with out account number and a note to " add to escrow shortage '' to a specific address. A check with those specifications was sent to the address given, and it was cashed in XXXX. I have a copy of the cancelled check from my bank. In XXXX 2016 we got an escrow statement showing our escrow was way below what was required by law -- -because they had never credited that check it to our escrow account. I have no idea where it was credited, but not to our account. We called and we were told to submit a copy of the cancelled check and a description of what happened to their customer service email address. We did on XXXX XXXX. And we heard nothing back. Then I sent another email ( forwarding the original with a new note saying we had n't heard anything regarding the issue ) on XXXX XXXX. I sent a XXXX email on XXXX XXXX, asking to please let us know the status within 24 hours. Nothing. So I wrote again yesterday again asking for an update within 24 hours, still nothing. I want to know what happened to our {$1800.00} and have it properly credited to our account!

Complaint: My wife and I bought a home at XXXX XXXX XXXX, XXXX XXXX , Oregon in 2002. We bought it for {$81000.00}, and a payment of {$720.00} at 7.5 interest. My wife left me about 2 years ago and refuse to pay anything on this house. She did sign over a quit-claim deed. I went to my mortgage company, Freedom Mortgage, and ask if I could apply for a hardship program due to loss of income from my wife. I am XXXX years old, XXXX on Social Security income only, a XXXX veteran and a XXXX I suffered in a car accident when I turned XXXX. The mortgage company put me on trial basis and lowered my payments per month at {$590.00} per month. I have always paid what was required every month without missing one payment, but they are saying in one of their letters they have not received any payment - that is not true, they received the lesser payment required of me to pay. During this time, the mortgage co., kept adding on extra charges per month the difference between the trial payment to the original payment. When I asked them about this extra charges, they told me not to worry about it. When the modification came for me to sign, it requires my wife 's signature to go through because her name is on the mortgage contract and she refused to sign. When I asked could my name be listed only on these papers because she gave me a quit-claim deed. They told me they could and re-issued me new papers with just my name, I went to the housing authority and had this papers signed, notarized and sent back. In one of their letters they denied my modification as they say I did not send in the paperwork signed and assisted by HUD. That is not true! I sent them the paperwork on schedule. 5 months later they come to me and tell me they still require her signature and if she does not sign, I am going to go into foreclosure, because adding the difference between my trial payment to the original payment, I am delinquent with my mortgage and owe them {$5300.00} and if I do n't pay this amount up to par by XXXX XXXX, they are going to start foreclosure procedures on me. My home right now I owe is {$63000.00} and I feel what this mortgage co., has done to me is unfair practices. I need help!

Complaint: Freedom Mortgage Corporation is denying receiving monthly payments that were withdrawn electronically from checking account by their bank, XXXX XXXX XXXX. Freedom Mortgage has taken no action to track done these payments through XXXX XXXX even though they were given the Trace ID numbers. The only response to date on my requests to resolve these payments issues are letters saying they need 30 days to research, but it 's now nearing 60 days old and no response. I need assistance to resolve this issue as Freedom Mortgage only cares to charge me interest on payments their Bank withdrew and has no incentive to cooperate with me as they would prefer to foreclose and take my home. All request to talk to a senior supervisor while on the phone have been denied. Freedom telephone response is either their Cash Department or Research department will look into it. The problem began when I changed my checking account and bank routing information using Freedom Mortgage online system. Freedom says I closed my reoccurring payments, but their bank, XXXX XXXX XXXX, continues the unauthorized withdraws from my checking account without anything being posted to my loan. It appears Freedom Mortgage system did not properly transmit the correct data to XXXX XXXX XXXX. XXXX XXXX continued the withdrawals in XX/XX/XXXX, XX/XX/XXXX, and XX/XX/XXXX, and this money is either going to someone else 's loan or being deliberately stolen my employee theft. Freedom Mortgage has charged me interest on my account for the mistakes made by them and XXXX XXXX, which is illegal and fraudulent. My bank has been on the calls, agrees with this assessment, and has never seen such bizarre behavior.

Complaint: Our mortgage is with Freedom Mtg & a few months ago, they contacted us asking us to refinance. After some convincing, we agreed as they would be paying all closing costs and lowering our monthly payment. We were told by their agents, XXXX and XXXX, not to make our XXXX payment as it would just be refunded. I asked several times if they were sure we should not make the XXXX payment and was reassured that we should not as long as we closed before XXXX. The closing was XXXX. I cancelled the already scheduled payment. On XXXX XXXX, we began getting delinquency calls from Freedom. Each time I would explain they asked us not to make a payment, gave their disbursement date, got the run around, they said it was automated and would probably happen again and there was nothing they could do. It happened many more times, sometimes twice a day. We were never delinquent in our loan and only cancelled the payment at their request. We also got delinquency letters and statements. I called again with the same response, it is automated, nothing they can do, each department blaming the other ( refi and mortgage ). Spoke to XXXX weeks ago, asked him to look into it and have it stopped, he promised he would get back to me but never did. They sent escrow refund dated XXXX XXXX for {$310.00}. They sent another delinquency notice dated XXXX XXXX saying we were 48 days delinquent, but zero owed. See statement attached, see XXXX page for delinquency notice. It is abhorrent that they are unable to figure out how to make their left hand speak to the right. If you are refunding me for the same account, why are you accusing me of delinquency? I spoke to them again, they said it should not have happened but can not say why it did, or how they will fix it. For a month and a half, we have been getting these calls and letters accusing us of being delinquent. We do not pay our bills late. The only time we had an issue with late bills was when we bought the new house and there were mail delivery problems because the neighborhood was so new. To repeatedly be accused, for such a protracted time, is harassment and it needs to stop. This should not be happening to any customer refinancing, much less a customer they asked to refi with them and told not to make the payment. If we were actually delinquent, I would not have a problem with the contact because it would be my own fault. However, this is rising to the level of absurdity.

Complaint: To whom it may concern, On XXXX was the last day my husband has worked he was having XXXX and we where going from doctor to doctor. on XXXX had to be admitted to the hospital for XXXX. My husband was in the hospital for 12 days, had a XXXX ( XXXX ) and had a XXXX. Discharged on XXXX and on XXXX we were told by the XXXX he had XXXX. My husband who is a Veteran and was XXXX XXXX during the XXXX could XXXX and could not work. Our initial Home loan was through XXXX but they transferred our loan ( after sending the initial modification packet ) to Freedom Mortgage. on XXXX I called Freedom Mortgage for the first time to see if they had my Modification packet from XXXX. Freedom Mortgage said they did not have any Modification packet. On XXXX I left a message for XXXX never heard back all though she was my XXXX Teller number XXXX. Received an advertisement in the mail from a Company to assist us with getting a Modification. on XXXX we signed up with XXXX XXXX XXXX to get a modification, we paid them a total of {$5200.00} to represent us in getting a modification. This complaint is against Freedom Mortgage on XXXX I received a letter to Accelerate and move to Foreclosure. We have never received anything in writing stating that we were denied a Modification. We have never received anything stating that we need to be placed on trial payments. We have answered and sent in everything that has been asked of us including : paystubs several times, bank statement several times, last years take returns more than once, Hardship letter more than once. I never received a letter stating what we could do. My husband was granted 6 weeks of XXXX through his Employer that ended XXXX. Then we could n't file for XXXX XXXX XXXX until XXXX. We did and we had to go through several steps in order to get XXXX when it was finally granted was XXXX. I sent in the paystub from the XXXX XXXX XXXX so that the Freedom Mortgage Company would know that we had some additional income. At that point we could not pay all of the rears but again, we thought they were working towards a Modification. Since XXXX XXXX was representing us, we were told to allow them to handle communication regarding the modification. This is very stressful for us. My husband has had a major health issue. We have gone through a lot as a family. People should want to work with us. in XXXX I did get a promotion and I let the mortgage company know that when they asked for another hardship letter and I added that information to the initial hardship letter. I want to keep my home, there are XXXX people living in our home. XXXX adults, XXXX teenager and XXXX grandbaby they all rely on us keeping a roof over their head. I have a fixed rate that can go up. I want that rate at 2 % and see if they can give me a little more time added to the loan that would bring it down enough where I can handle the home payments on my own. Freedom Mortgage sent me a letter on XXXX asking for Federal Tax returns, Dodd Frank Certificate and 30 days most recent bank statements. I sent that by the due date. On XXXX Freedom Mortgage sent me a letter requesting Letter of Explanation, 1 months most recent bank statements and 30 days most recent paystubs. I have sent that, and at no time did I get a letter stating that I was turned down for the modification, or asking me to make trial payments. It is unfair to send me a Foreclosure notice that is dates XXXX but I did not RECEIVE IT UNTIL XXXX A MONTH LATER. IT is unfair, I do n't feel that they are willing to work with me, I do n't feel that they want to us a Veteran and his family to keep their home

Complaint: I am a veteran of the US Military and I have a XXXX since XX/XX/XXXX. My state recognizes that fact and allows me tax exemption on my mortgage. I recently refinanced with Freedom Mortgage in XXXX XXXX and did let the loan officer know that I was tax exempt but she did not include it in my paperwork, but as soon as I got the letter and the required stamp from the tax assessors office which was XX/XX/XXXX and my first was not due until XXXX XXXX, I call Freedom Mortgage and they advised me to fax them a copy of the letter I complied. Two weeks went by and I did not hear from them so I called back XXXX XXXX XXXX. I was told they did not receive my fax so I re-faxed the letter, at that time I called to verify that it was received, it was verified. From that point on I would call them every two weeks to get an update. I paid them the full payment to include late charges for XX/XX/XXXX. For XX/XX/XXXX I informed them that I needed this issue to be resolved because I am on a fixed income and could not continue making higher payments. XX/XX/XXXX I tried to make the payment anyway because I did not want a hit on my credit. I was told they would not take anything less than XXXX+ late charges. Unfortunately I could not afford the total amount and took the hit on my credit rating. I received a letter today showing that they made the adjustment for XX/XX/XXXX. but refuse to adjust for XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX. I am now facing a bill for XXXX due XXXX XXXX XXXX, which I definitely can not pay. I am prepared to pay the adjusted amount for XX/XX/XXXX and XX/XX/XXXX, it seems only fair that the payment be adjusted since they received proof of the exemption, verified XXXX XXXX XXXX.

Complaint: Freedom mortgage received double payments on my monthly loan. When I realized what was going on I asked them to stop pulling payments as I had payments already pulled for my loan. I asked for the additional payments to be refunded back to me. The customer complaints escalation team confirms 3 bi-weekly payments were duplicated. However each time I call in - NO one will give me a number to call them back and NOONE has a direct line or an extension for me to call back to. Each time I have called I speak with anyone new. each time we have the same conversation ... they want to only reimb me 1 payment. Each time it always concludes with yes they owe for 3 bi-weekly payments and that the money will be mailed. I wait, after NO refund -I call back in and start the complaint all over again. NO notes are placed in my file, No one that I talk to has a direct line or even an extension for me to call. They all promise to expedite the refund, but no payment is recieved. I started this process on XXXX XXXX! on XXXX XXXX I was given only a portion of the full refund owed me. Again when I called, I was told they first show no refund, then they will pay one and then this last time they need my XXXX payment in full before they can reimburse the " additional " payment that has been on my account since XXXX. I feel I have been patient long enough. I also feel that if I were late on my payments I would be charged interest and a late fee! My bill stated if my payment is not received by a certain date I will be assessed a {$42.00} late fee. I now think they should pay me interest as well as a late fee for the days I have waited for my refund.

Complaint: I recently refinanced my mtg from Freedom Mtg to Freedom Mtg. On my closing disclosure, the initial escrow payment at closing does not match what was actually deposited into my escrow account. I called the title company and verified that {$830.00} was the initial escrow payment at closing. Freedom Mtg only deposited {$480.00} which caused a shortage to my impound account, and now they are billing me for the shortage causing my house payment to go up. I have been trying to get his straightened out with Freedom Mtg since early XXXX.
