Complaint: I am writing in regards to my current loan with Freedom Mortgage Company. Freedom Mortgage Company purchased my original loan with a correct estimated escrow amount of {$140.00} per month for county taxes. They were provided with this information for the escrow from the previous lender who showed the {$140.00} per month escrow amount value for my loan. Upon being contacted by Freedom Mortgage Company advising me of an option of refinancing my loan, I agreed to go through with the refinance. When I completed my refinance, my new loan then had an estimated escrow amount of {$43.00} per month. The average county tax for a townhome in my area is estimated to be around {$1400.00} per year. It was not until I received my recent statement in XX/XX/XXXX, that I first noticed a shortage in my escrow account, as my payment had increased by {$290.00}. I had not received any previous correspondence from the company advising me of this. I then had to call them to get the escrow shortage letter forwarded to me via email. After further review I called the company again advising them of the mistake that was made, I was told I could only dispute in writing and nothing else could be done. I have sent an email to the company 's Customer Care unit as directed. I have been told a response can take up to 30 days. Instead of my escrow estimate being based on the correct county tax amount of {$1400.00} per year it appears that the county tax amount used was based on the pre-construction value of my home. The {$1400.00} per year is the tax assessment value that should have been used when calculating my refinance.

Complaint: My hazard insurance for this property expires XXXX XX/XX/2018 and of course, my premium has increased so I am in the market for another company to service this requirement. Sometime in XXXX I called Freedom Mortgage, the mortgager, and gave them this information : do not pay the current insurance bill since I am actively pursuing quotes from other companies. I do have a quote I intend to accept but I am awaiting results of a wind mitigation inspection I decided to purchase in hopes of reducing my premiums even more. I went online to my mortgage account today to let Freedom Mortgage know that a new policy was forthcoming. However, it seems this mortgage company has disregarded my request to withhold payment to current insurance company and paid them the increased insurance premium. Now I will have to pay the new insurance out of pocket which is what I wanted to avoid. I know I should get the paid amount refunded but that could take weeks and I am on a strict budget. Freedom Mortgage has been an absolutely horrible company since day 1 when my original mortgage was sold to this organization. WHY don't consumers have the right to select their own mortgage company? Because Freedom Mortgage would surely go out of business as I know many other veteran homeowners who are as frustrated with them as I am. While writing this I am on hold with Freedom Mortgage waiting for customer support. The recorded message claims they are handling calls from hurricane affected people but the hurricane is still active. I can see an insurance company being overloaded with calls but a mortgage company? This early in a hurricane? Come on! You are supposed to be a consumer protection agency yet NOTHING is done about Freedom Mortgage from what I can tell. They should in the very least be barred from providing, administering and servicing VA Home Loans!

Complaint: Freedom Mortgage is reporting me late XX/XX/2018 and they are in violation. They recently took over servicing of my loan from XXXX XXXX XXXX in XX/XX/2018. For one- there is a protection period once a loan is transferred for servicing : ( 1 ) Payments not considered late. During the 60-day period of the servicing of any mortgage loan,. a payment may not be treated as late for any purpose. For 2 : I had set up auto draft with Freedom already in XX/XX/XXXX and the XX/XX/XXXX payment was to be drafted. This was their error not mine. I am NEVER late on anything and have always had auto draft for my mortgage payments with XXXX XXXX and when you guys took it over it was a big mess.

Complaint: Loan No : XXXX Freedom Mortgage keeps applying Escrow balance to every months auto payment. They know that I have selected no Escrow for my mortgage where I am paying separately for Mortgage insurance and city taxes. In-spite of calling every week and this issue is ongoing for the past 6 months, Freedom Mortgage has failed to resolve this internal clerical error that they have. They are not helping. It is unethical to charge a customer Escrow balance for insurance when I told them I do not want their bank issued insurance coverage. I have provided proof of coverage continuous since 2014. My Mortgage payment has gone up because of this unethical and unauthorized escrow balance. Freedom mortgage has created a Escrow balance of {$11000.00} that is entirely fraudulent. I called Their bank owned insurance company and there is no insurance policy set up. They are figuring out these alternate means to cheat customers and collect additional funds beyond the normal interest rate they earn through mortgage. I did a little bit of research for Freedom mortgage and there are many complaints about this mortgage company applying the same schemes to cheat customers and collect additional unauthorized funds on the mortgage. I believe serious actions need to be taken to penalize this organization for their unethical business practices. I have wasted hours over the phone every week trying to resolve my situation but the outcome is going nowhere. I have statements from XXXX XXXX that accurately reflect Escrow and Principal amounts along with correct recording of my payments and property tax payments. I also have bank statements that prove I made these payments. XX/XX/XXXX - XXXX XXXX deposited {$3600.00} into my escrow ( from my loan ) XX/XX/XXXX - I made my XXXX mortgage payment to XXXX XXXX for the amount of {$2800.00}, {$500.00} extra was applied to principal, {$500.00} was for escrow, the remaining was applied to principal and interest. XX/XX/XXXX - I made my XXXX mortgage payment to XXXX XXXX for the amount of {$5300.00}, {$500.00} extra was applied to principal, {$3000.00} extra was applied to escrow, {$500.00} normal payment to escrow, remaining amount applied to principal and interest. As of XX/XX/XXXX, XXXX XXXX correctly identified my principal balance as {$230000.00}. As of XX/XX/XXXX, XXXX XXXX correctly identified my escrow balance as {$7600.00} On XX/XX/XXXX, XXXX XXXX correctly paid my tax bill of {$2500.00}, leaving an escrow balance of {$5100.00}. -I received notice in XXXX that Freedom Mortgage would start servicing my mortgage on XXXX XX/XX/XXXX. XXXX - I received a statement from Freedom Mortgage that I was due to make an XXXX mortgage payment, my escrow balance was {$1600.00}, my principal balance was {$230000.00} -WRONG- -I contacted Freedom Mortgage Customer Care XXXX several times stating that have already made my XXXX payment and that escrow and principal numbers are incorrect. Nothing changed. -XX/XX/XXXX & XX/XX/XXXX - I emailed bank statements, and XXXX XXXX documents to XXXX to further support my claim that Freedom Mortgage number are not correct. -I have recently found that Freedom Mortgage also made a tax payment and now refuses to request a refund from my town hall. They made this transaction prior to the XX/XX/XXXX, service date start. I have a document that proves my XX/XX/XXXX, tax bill already paid. -I have called spoken with Freedom Mortgage Customer Care so many times ( Wednesday XX/XX/XXXX with XXXX , Agent # XXXX ) and nothing, nothing has changed. XXXX - I made my XXXX mortgage payment under the threat from Freedom that my credit score would be affected if I did not pay by XX/XX/XXXX. But the numbers they have are WRONG! I should be able to apply extra money towards my principal, i.e. take the extra money from escrow ( that should be there ) and apply towards principal ... .but they are denying the money exists!!! I am also scared they are not accurately accounting for my principal amount!!!! I have ZERO trust for this company. What can I do??? XXXX - Sent email to XXXX to request they stop servicing my escrow. I will pay my own tax and insurance from this point. I don't know what I can do about my town-hall as they refuse to refund me.

Complaint: I refinanced my house in 2012, instead of an actual appraisal the company used the county appraisal value of the home $ XXXX as a cost saving measure instead of full appraisal. The refi amount was $ XXXX. Fast forward today the loan value is $ XXXX and current home value $ XXXX. I have asked for the removal of escrow ( taxed & insurance ) no PMI ever on this property. The company is telling me that escrow cant be removed because my LTV based on the original inaccurate appraisal is above 80 % and my balance would need to be $ XXXX in order to remove. I have spoken to numerous customer representatives and I am constantly provided a different reason for not being able to remove this escrow

We are unable to determine when it was actually provided to the US Mail service, as the postmark is not canceled. Your correspondence denotes the use of bill pay of which is not used by the borrower. Thus highlighting the fact you are not understanding or reading the correspondence sent to you. Your correspondence states that enclosures are with the correspondence but there are none. As you received payment for XX/XX/2018 and failed to credit the payment thus causing a late payment in XXXX and XXXX the late payment is due to your actions not the borrower. Wherefore the payment did and was verified to have made to your bank account thru your action of depositing the check, you did receive payment. Therefore your actions of demanding a late fee '' and inspection fee '' are fraudulent. You have had sent to you copies of the canceled checks for the month of XXXX and several months prior to XX/XX/2018 showing that you did in fact receive payment. Your choice to ignore the fact you did receive payment and make claims of late payment to credit agencies to damage the barrowers credit represents your flagrant dishonesty. All contact shall be thru correspondence. Freedom Mortgage shall provide to the borrower thru the US Mail an FULL accounting of all funds received and dispersed from the inception of Freedom loan # XXXX ( XXXX XXXX # XXXX ) showing how each payment was applied to the principal, interest, escrow, taxes and all other disbursements made. All disbursements shall be clearly described. The description shall not be deceptive, the term fee or other shall not be used.

This has been without my consent. I contacted the company numerous with attempts to question why, and I had not completed a application the times the inquiries were made ( XXXX, XXXX, XXXX, XXXX-twice ) In XXXX I connected with a person who identified his self as XXXX, a manager in Client Services, who spoke with me on a recorded. XXXX confirmed the problem was real, and it had been happening to others. I asked XXXX where did you get my information from? He stated, XXXX sold them my social security number, but they should not of made the hard inquiry without my authorization or an completed application on file. XXXX, said the problem would be escalated, and the inquiries removed immediately, but I would hear back in 24 hours from the sales Manager, this never happened. although XXXX provided his phone number, he never ever took any further calls from me, as I attempted to reach him afer " not '' hearing from the infamous Sales Manager with no name. After checking back with the credit bureaus suddenly the inquiries disappeared frm XXXX, to only reappear on XX/XX/XXXX. After many attempts I was able to reach someone that identified themself as a sales Manager named XXXX XXXX, Who said he too would look into. He also provided an email address, and ask for proof which was sent to his email. I have not heard back from Mr. XXXX either this was a week ago. My Husband has experienced the same.

Complaint: We have submitted 2 loss mitagation hardship packets to Freedom Mortgage. Both packets were rejected, due to missing documents. We have submitted the documents that were advised were missing in the initial submission, both times, and also resubmitted the documents a second time and was still rejected due to these documents not be received/processed or even lost by the mortgage company. The first loss mitigation packet was submitted in XX/XX/XXXX, and the reported missing documents were sent within a week of receiving the letter on XX/XX/2018. And with the 2nd packet submitted, we received a letter on XX/XX/2018 that also said there were missing documents. We submitted these again by the XX/XX/XXXX. I also spoke to a XXXX on XX/XX/18 and she said the documents were received and submitted for processing. I believe that the mortgage company is not accepting my wifes paycheck stubs on both occasions. We have made several attempts and phone calls to Freedom Mortgage and they have continued to reject our loss mitigation application.

Complaint: This started in XX/XX/XXXX I lost my job. I started a temporary job making {$4.00} less per hour XX/XX/XXXX to XX/XX/XXXX. We were paying the current mortgage but were unable to catch up the two months we were behind. At that time we were one to two months behind on our mortgage. I called the Freedom Mortgage company in XX/XX/XXXX/XX/XX/XXXX and explained the current situation. They told me I should do a loss mitigation packet. Then in XX/XX/XXXX I hurt my XXXX and was unable to work and we started to get further behind. I sent a packet myself with no assistance to them. They responded saying I needed to redo 4506-T. I complete the form with a customer service rep from Freedom Mortgage. I sent the mortgage company this for and my taxes from XXXX and XXXX, The mortgage company responded by sending me a new packet and the 4506-T form was still incorrect. Freedom then sent a letter stating we needed to go to a HUD housing place to assist me with the loss mitigation. In XX/XX/XXXX made appointment with XXXX XXXX XXXX. They submitted the packet and the mortgage company continually asked for information we had already sent. I requested a meeting with XXXX in XX/XX/XXXX. I was still getting notices from Freedom. I then received a letter hand delivered to my door trying to see if we live there but it was not stamped. XXXX suggested we do a whole new packet. I did not understand why that was needed. They had contacted Freedom but was unable to explain what was going on. In XX/XX/XXXX we received a foreclosure from Freedom. I contacted Neighborhoodworks asking what we should do what was happening. He did not know and was also frustrated with Freedom. We asked to be referred to another agency. I was referred to XXXX ( XXXX XXXX XXXX ). We sent another packet. The did respond saying 4506-T was incorrect and we need to send taxes XXXX, XXXX, XXXX. In XXXX to present Freedom has refused to accept our current mortgage payments. So as of today we are now behind six months. Additionally an individual who was from Freedom and wanted to take pictures and verify we lived at the house. Freedom officially accepted the loss mitigation packet in XX/XX/XXXX. We were verbally informed that Freedom had made a decision and emailed it to us. The letter supposedly stated we would need to {$2300.00} per month to catch up. Our original mortgage payment {$890.00} including taxes and insurance. As of today XX/XX/XXXX we have yet to receive anything from Freedom nor has XXXX. We believe they are trying to take our house. It is unclear why they will not continue taking payments while we work through this.

Complaint: Freedom Mortgage has repeatedly not credited timely payments by holding up the processing of these payments until after the " late payment date ''. Then the following invoice includes a " late fee '' for not making a timely payment. In this case, the payment was not processed for 3 weeks after the payment was made. As this continues, late payments accrue as it is not possible to receive the next months invoice ( with the new " late charges '' ) in time to pay the next, which based on their processing times exceed three weeks. The last time this happened, they refused to apply my payment because it did not include the " late fee '' and hit me with a credit ding for being 30 days past due. Of course I had no idea it was processed after the deadline, as all of these payments are automatic through my on-line bill payment. It seems Freedom Mortgage is using this technique to skim an additional payment on each mortgage payment. It seems irrelevant when they receive payment, they only credit the payment when it is " processed '', which is entirely up to them.

I HAVE SENT THEM TO MY LENDER AND THEY ARE STILL REQUESTING FOR MY TAXES, I HAVE CONFIRMED THAT THEY HAVE ALREADY RECEIVED THE TRANSCRIPTS VIA EMAIL AND THE REPRESENTATIVE THAT I WAS SPEAKING TO TODAY STATED THAT HE DOESNT KNOW WHAT TRANSCRIPTS ARE!! THIS IS INSANE! HOW DO YOU LIVE IN UNITED STATES AND NOT KNOW WHAT IRS TRANSCRIPTS ARE, HOW CAN FREEDOM MORTGAGE HAVE AN UNDERWRITER ON STAFF THAT DOES NOT KNOW WHAT TRANSCRIPTS ARE!! I LITERALLY HAD TO EXPLAIN STEP BY STEP WHAT TAXES ARE FROM 1040 'S ALL THE WAY TO TRANSCRIPTS FROM THE IRS!! Complaint: My previous mortgage ( XXXX ) was purchased and transferred to another mortgage company, Freedom Mortgage ( FM ), on XX/XX/XXXX. They lost my first-month payment check ( {$1900.00} ) during the business transaction. I kept calling their customer service to search for help on the second month, XX/XX/XXXX. I made a lot of phone calls ( Agents XXXX, XXXX, XXXX, XXXX etc. ) and they had no help. At the third month, my bank told me that check didn't cash out for 3 months and they had stopped payment. At the period of time asking help from Freedom Mortgage, I still keep paying my regular monthly payment ( {$1900.00} ) on time. My bank ( XXXX ) also issued a letter of Good Faith to FM. However, FM still reported to 3 credit agencies to damage my credit scores and charged a fee ( {$15.00} ), due to the delinquency of my mortgage, which I didn't. On XX/XX/XXXX, Freedom Mortgage sent my so called 'Escorw analysis ' to me and ask me to pay extra Escorw payment ( {$880.00} ) either pay in full or split into monthly payment ( {$1900.00} ). I don't like change my regular payment. So I paid in full of Escrow payment ( {$880.00} ) with regular mortgage payment ( {$1900.00} ) on time in XX/XX/XXXX. Then, they miss calculated my whole account and want me to pay for more than double monthly payment with late fee ( {$4000.00} ) by the end of XXXX. Even though I called the customer service to get the correction, they still want to pay some extra money by the end of this month. Otherwise, the customer service agent warned me that they will report to credit agencies again. Every time they messed up my account, they charged extra fees ( {$15.00} ). I don't want to pay for their mistake, but they tried to use the Escrow payment to cover them now. I think it is the wrong way to use my Escrow account. Now, I see my account is totally messed. It showed that I didn't pay for my Escrow account and my Escrow payment was used to pay for something else, I still am charged for higher monthly payment ( {$1900.00} ) for my next payment and couples of extra fees. I feel I was mistreated by this mortgage company and try to search for help and advises. It is no help to call Freedom Mortgage customer service. I tried to contact 3 credit agencies to hold or correct my record and no positive responses. I can provide my more details of bank account, regular payment, and their messed mortgage statements as evidence. Thank you for help

Complaint: In late XXXX of this year a contacted a lender about refinancing my current mortgage. During that process it was discovered that I had a past due amount for property taxes totaling XXXX. I checked with the county and sure enough my property taxes had not been paid. This was the first time that I became aware of this. I escrow my property taxes and insurance into my mortgage payment which has been paid on time every month. I contacted my current mortgage company, Freedom Mortgage to find out why they had not paid the taxes. They assured me that they made the payments. In fact, they claimed to have made three ( 3 ) payments ( XXXX, XXXX & XXXX ). After some research on their part they discovered that the payment they sent in XXXX was returned because it was for the incorrect amount. When it was returned they failed to issue a new check and get my taxes paid. I inquired as to why so many checks were written to pay my taxes ( as they were not partial payments but full payments ). They did not give me a clear answer, only that they send bulk checks to the county. However, they claimed that the three checks that they sent on my behalf were not bulk checks but individual checks just for my account. Despite this, they do not know what happened to the XXXX and XXXX check as it was only the XXXX check that was returned for the wrong amount. It would appear also that they waited until the very last minute to pay the taxes because the bills go out in XXXX ( in XXXX county we have until XXXX the following year to pay ) yet they did not send a payment until XXXX. In good faith I make my monthly mortgage payments which includes escrow so I expect my mortgage company to pay my property taxes in full and on time. I have now suffered harm as a result because in the process of my refinance the delinquent taxes will now cost me money because it will have to paid by new lender and added onto the loan. Therefore, Im forced to take a higher loan amount if I chose to go through with the refinance due to my current lenders incompetence and what appears to be funneling of money. They need to be thoroughly investigated. Ive uploaded a copy of my annual escrow statement which was sent in XXXX which shows how much was paid into escrow and how much they claimed to pay out, yet my taxes are delinquent. Also uploaded is a copy of the county 's invoice.

Complaint: My escrow account has risen twice in the past year. When I looked through the escrow, Freedom mortgage is charging me for two insurance plans. In XXXX of last year they paid {$690.00} for XXXX XXXXXXXX XXXX for my up to date insurance that is from XX/XX/XXXX-XX/XX/XXXX. In XXXX they again charged me for {$1400.00} for XXXXXXXX XXXX which I had cancelled in XXXX of last year. I have sent the appropriate emails for an escrow analysis four times with no response and have called the company three times. I was told the escrow analysis and change would happen no later than the XX/XX/18 and I still have not gotten any response. This has been ongoing for 2 months and I have never been late on my payment, but I should not have to pay the substantial increase on my mortgage payment d/t a mistake on their part. Complaint: In XXXX of 2017 My house burned. I had to have a public adjuster group assist in getting fair value. They took $ 30K of all monies. XXXX gave all monies to the mortgage company Looking at the Freedom Mortgage web I was given {$140000.00}. {$140000.00} - {$30000.00} = {$110000.00} Freedom Mortgage gave me $ 40K and said when done 50 % they would give more. How do I get 50 % done on $ 25 % of the monies. I fought for more. finally got it and completed 55 %. They gave me another $ 25 % and said I get the rest when 100 % done. I fought again How do I finish 100 % on 75 % of the monies. they finally gave me another $ XXXX and I am at 80 % complete. I have been fighting to get the remaining $ XXXX to finish rugs, doors, dining room floor and molding. They will not release it. My mortgage is only {$720.00} per month. In essence Freedom is holding 22 months of mortgage payments. The monies given to Freedom were about $ 40K above the actual mortgage and they did not even put the monies, that were technically mine in an interest bearing account. I take care of a homeless man and his XXXX XXXX XXXX son which also contributes to expensis All the above letters, inspections, and requests to Freedom Mortgage can be found on their web sites. Complaint: Back in XXXX of XXXX XXXX Louisiana had a flood and at the time I was employed at a car dealership the flood made it difficult to sale cars and I got in a bind with paying my mortgage. I reached out to freedom Mortgage to see what could be done to help with the situation and they asked all about the flood and whether or not i was affected by it. I answered all the questions and was given the opportunity to take a forbearance on the loan. It was explained to me that for 3 months I would have no payments due but would still acquire interest. The 3 payments would be put on the back end of the loan and I would assume regular payments at the end of that. At the end of the 3 months freedom mortgage told me the I had to pay all 3 of the months at the moment. I have been trying to get this fixed for over a year now and its making it very hard to catch up on my payments with late fees and all. please look into this all I'm asking for is to be allowed to opportunity to catch up like they told me I would be able to.
