Complaint: In XX/XX/XXXX, I was given a letter from Caliber Home Loans regarding my escrow account that showed that I had a shortage amount of {$19000.00}. After an exhausting process of trying to contact someone at Caliber who knew how to assist, I was told that Caliber " accidentally '' paid the property taxes of 3 other properties that had nothing to do with me. I was told that some parcel numbers got mixed up and the only thing I could do was wait for Caliber to contact each of the Townships while they requested a refund for the error. In XX/XX/XXXX, my escrow account had a positive balance.of {$3600.00} and then in XX/XX/XXXX, my escrow account balance magically changed to - {$6100.00}. There is no details on any statements on what happened between XX/XX/XXXX and XX/XX/XXXX, but Caliber somehow lost approximately {$9000.00} and have had my escrow account starting at a negative from XX/XX/XXXX and through XX/XX/XXXX. Today, XX/XX/XXXX, as of XXXX ET, I am being told that in XX/XX/XXXX a check was sent out that was just over $ 6k and that is why my account is short. I have never received a check from Caliber, nor was anything communicated regarding this. I am demanding that someone contact me immediately to get this resolved ASAP. This is two years in a row now that Caliber has messed up my escrow account and this is getting ridiculous.

Complaint: My mortgage was immediately sold to Caliber home loans. Since then they have not once correctly calculated my escrow accounts or had accurate payments. Now they can not handle that my county has me on once a year payments and I have been fighting with them for months to update this info and re-run my analysis before my payments jump in XXXX and I just keep getting run around in circles while they perform incorrect calculations ( which they admit ) But say they can do nothing about until " research '' finishes but can't give me a timeline on that as well, even after a fairly useless escalation process. I have been working on this with them since XXXX with nothing done other than them continually running " analysis '' that has been incorrect per not only my math and the county website, but their own reps on recorded lines.

Complaint: I was contacted by Caliber Home Loans ( my existing Mortgage Company ) about refinancing to an FHA Streamline Mortgage, which I agreed to do. I had not yet made my XX/XX/2019 payment and was advised to not make that payment as I would pay that payment at closing. Closing was scheduled for XX/XX/2019, and I contacted my Mortgage company again to ensure that I didn't need to go ahead and make the payment. Again I was assured that the payment would wire and be paid before I was considered 30 days late. I paid my payment to the closer and the loan funded on XX/XX/2019. The payment posted on XX/XX/2019, causing my account to report as being 30 days past due on my credit report and my husband 's credit report ( XXXX XXXX ). I contacted Caliber today ( XX/XX/2019 ) to request that this be removed from my credit bureau report as I was advised this would not be an issue and reassured on more than one occasion. The agent advised me that due to FCRA, they can not remove this negative reporting and that collections continued to contact us during this process. I advised that the collections department did call my husband and he advised we were in the process of refinancing and their only response was that they are unaware of the process that goes on related to refinancing.

Complaint: We were working with a company called XXXX who I looked into and was a good company.we received a letter from calliber who is our current mortgage company that said we hate to see you leave Give us a chance to beat so we called them and were being taken care of by XXXX XXXX who was a license home loan accountant from caliber. She was able to do the loan for us turned around and got fired after she explained to us we didn't have to make our payment it went 30 days long she got fired I got screwed. I have never been late on any payment ever on twenty years. I would not of never been late if she didn't tell me to. She said worst that would happen is I would have to take late fee. The appraisal was completely done bug inspection was completely done She instructed us not to make payment XXXX has ruined my credit score. Cause me to practically go bankrupt. And has caused me to not be able to get a VA cash out. If diamond didn't do nothing wrong why would they let her go. I can't understand how they can get away of running XXXX veteran. Which I suffer from XXXX. The say phone calls are recorded but they control which ones they use. There is a website that XXXX XXXX could of looked up our appraisal that was completely finished She never did.it is a va website all company use. The date is on the report when it was completed. We also electronicly signed all papers we were suppose to. Everything they told us we did She choose to get off rival company we were going to use. They are not responsible anymore Once I completely signed all close Ing papers. The loan number is XXXX. XXXX XXXX works someone else But reluctant to be apart anything with caliber or her. But calliber is trying to lie to cover mistakes They are trying to cover fact they made major mistickes. And it has ruined my credit and family.

Complaint: Summary : CHL disclosed fair rates and no discount fees, asked for up-front money, and then added in enormous fees and rate increases just before closing. We were left with the choice of cancelling the contract, coming up with cash on our own, or paying their jacked up price. CHL 's management decided that the original/disclosed rates & fees weren't " enough profit '' and would no longer approve the loan. In short, it was a bait & switch. Details : I used CHL on the recommendation of our realtor. Early in the process, I was told by the loan officer ( LO ) that there was a cap on interest rate at 5 % due to the low loan value ( {$65000.00} ), and as long as I paid the {$1300.00} ( very high ) processing/underwriting fees, then CHL would cover any cost to get the rate to 5 %. She said I didn't need to worry about " locking '' since my rate was capped and fees were fixed at {$1300.00}. This was reflected in a Loan Estimate that I was asked to sign on XX/XX/XXXX XXXX attached ). They asked that I pay {$500.00} to CHL for the appraisal up front, which I agreed to because the rates, pricing, and fees were quoted at maximum according to the LO. This is the amount I am disputing, since it is useless to me now and was paid before pricing changed. On XX/XX/XXXX, my LO called to say that management was unwilling to approve the loan because they " weren't making enough money on it. '' She said that I'd need to pay around $ XXXX {$3500.00} in fees and she wanted to know if I could split those with CHL. We politely requested that CHL honor the disclosures we'd signed on XX/XX/XXXX and move forward with the loan at 4.95 % with 0 points and {$1300.00} in fees. They refused, and I asked to speak with the LO 's supervisor, XXXX XXXX. He just kept repeating that I was getting the best pricing that CHL could offer. I'm not sure he ever understood my frustration on the bait & switch. He did agree that if this fee hadn't been disclosed and CHL said in writing that all fees were disclosed high, then he would honor that. I found in email where my LO had said : " If we do not disclose ALL possible fee 's in the beginning, we have to eat the fee 's that may come up later. '' " All of our fee 's and other lenders on the initial disclosures are high. '' " So we over price all initial fee 's to ensure we do not eat the cost of fee 's. '' " None of these fee 's are set in stone and are all over quoted. '' I can provide these emails if requested. But still, he refused to honor these statements and CHL 's loan estimates/disclosures because CHL wasn't making enough money on the loan. On Friday XX/XX/XXXX was the first time I received an updated loan estimate in writing, which showed {$2300.00} in " discount fee '' in addition the {$1300.00} for the same rate, which amounted to 3.5 points on the loan. Market pricing had changed less than .1 points over this time frame, a fact which I have confirmed independently with multiple other lenders. I spoke with XXXX XXXX on Friday XX/XX/XXXX ( regional VP at CHL ). I explained that I had been disclosed 4.95 % with 0 points and told verbally the rate was capped at 5 % and told in writing that fees were capped at the disclosed amounts, and I expected CHL to honor their own loan estimates and the statements from their own LO. She also refused to honor these, but did offer a {$250.00} credit if I closed with CHL. Unfortunately, the {$250.00} credit towards the {$2300.00} price increase didn't help at all. I have purchased 2 homes before this one and been through one additional refinance, so I've been through the loan process several times, but I've never dealt with anything like this. Final note : The loan estimates included a " rate lock '' page, but my LO said not to worry about this since my rate was capped at 5 %. Also, the disclaimer says " I am assuming the risk of any market rate changes between now and when I do elect to lock ''. And as mentioned, the market changes were effectively zero during this time frame ( 2 days ). The pricing changes were purely due to management 's profit scheme.

Complaint: I've been making my payments via phone to Caliber Homeloans and pay an extra {$8.00} a month. Never missed a payment nor has one ever been late. This week I get a letter due to so many insufficent funds I now have to get a money order. I've called numerous times they said I set up a automated account which I started to but I have never used. Caliber has tried taking my money. XXXX XXXX has now blocked Caliber. All my payments are from XXXX and have been on time for 3 years. Today I had to pay {$25.00} to have my check over night sent. I asked if caliber could make my payment date the XXXX since I get paid on the XXXX they said no unless I want to refinance.IVE NEVER HAD A LATE PAYMENT.

Their investigation did not fix an error on your report
Complaint: Had an issue with " caliber home Loans '' Made a payment 7 days before the 30 days due date because of an error. Check was dated before the 30 days But they don't receive checks electronically so they received it 2 days after the 30 days and report me. When their rep called me for the payment I payed on my online banking with him on the line, he didn't tell me it takes them time to receive checks. I was never later for a payment before, ever. Spoke to XXXX their supervisor He said he see that check was dated on time but they received it after a week. Didnt want to help me or even to at least post that payment was made one day after the 30 days late. I need to obtain a mortgage and I need this to be corrected. I desperately need your help. Complaint: I have an FHA mortgage originated XX/XX/XXXX. The original mortgage was with XXXX XXXX. It was acquired by Caliber Home Loans less than a year later. The terms allow the MIP to be cancelled once the LTV drops below 78 %, which is did on the XX/XX/XXXX payment. From XX/XX/XXXX through XX/XX/XXXX there was anotice on my online account stating " Because your load is FHA, your MIP will be cancelled XX/XX/XXXX. No action is needed by you. '' On XX/XX/XXXX, Caliber made an MIP distribution of {$330.00} to FHA. I contacted Caliber requesting confirmation the MIP had been cancelled. Caliber acknowledged receipt of my request, but never responded to it. On XX/XX/XXXX, I received a hard copy letter stating I was eligible to " Refinance my loan and remove my MIP, saving {$4000.00} a year '' The loan was at a higher interest rate than my current loan, which is at 3.25 %. There was nothing in the letter referring to my request to confirm the MIP has been cancelled. There was nothing in the letter informing me I did not need to refinance my loan to cancel the MIP and I would be saving the {$4000.00} without refinancing to a higher interest rate. When I checked my online account on XX/XX/XXXX, another FHA distribution of {$330.00} for MIP had been made and the message that my MIP would be cancelled with no action needed on my part had been removed. I sent a follow up inquiry for an explanation and have received none thus far. NOTE : Both emails, online messages and letters have been coming to me all year pushing me to refinance at a higher interest rate than my current loan stressing I could get rid of my MIP and save " {$4000.00} a year '' and have lower mortgage payments. Never did any of these messages identify my loan as an FHA that was eligible to have the MIP removed without refinancing, how much I would save, and what my payments would be after the MIP was removed. I believe this is at best, deceptive, misleading advertising with the express intent to get more money from the customer without giving them the facts that it would actually cost the customer more as well. At worst, it is outright fraud. I would guess there are thousands, maybe tens of thousands of Caliber customers with FHA loans originated before XX/XX/XXXX that have been subjected to this same misleading advertising. And some who have undoubtedly fallen for the tricks.

Complaint: Caliber home loans sent me a preapproval letter to take out a new 30 year mortgage on my house at a HIGHER interest rate. Because the principal has been paid down, my monthly payment would be about {$70.00} less. They are advertising that I will see an annual SAVINGS of {$740.00} while my new APR is .1 % HIGHER than my current APR. obviously this is not a cheaper way to go, to effectively pay off a lower interest loan by taking out a new higher interest loan. The fact that they mislead customers by telling them they will save money should be illegal. Its outright dishonesty.

Complaint: I was never notified of the foreclosure/auction date. I happened to get a notification last week from XXXX regarding my property and the auction. I instantly reached out to the Mortgage company to see what was going on and they said that I had been notified and that they would not speak to me regarding a modification. The company that I hired to help me through this process told me the name of the mortgage companies attorney. I called them looking for assistance and they told me that they sent me notification of this and when I started to ask them for copies of information, I asked her what address they were sending it to and they were sending the info to an address that I haven't lived at for OVER a year! I know the mortgage company has the correct address because they still send me statements. I called an attorney for myself and he reached out to the mortgage attorneys who said that the have advised their customer to postpone the auction and foreclosure until I have been given proper notification. My representative from the company that is trying to counsel me, has also reached out to the mortgage company and they are being very emotional over this. They are in the wrong as they did not provide me with the proper paperwork or time to try to rectify this situation. Hopefully allowing me the time to try to get a modification. The mortgage company said no and was still going ahead with the foreclosure. This doesn't seem right. All I want to do is work out a modification or payment schedule to keep my home.
